It has been nothing short of a nightmare living at Avalon Marlborough. Since 3-4 months into my lease, I have suffered continued harassment orchestrated by my neighbors and the incompetent property manager Elizabeth Murak. It is a known and documented tactic that as soon as a Black person moves into the neighborhood and a neighbor starts complaining of odor, it's racially motivated. They came to my home and have even looked through my trash, CONFIRMED there was nothing coming from my unit -- in person and in writing. They have done an "inspection" over 3 times AND STILL continue to harass me. When the tactic of saying it smells like trash didn't work, they then moved on to say the smell must be coming from my dogs. They completely LIED and MADE UP that my dogs relieve themselves inside my home and that there are pee pads everywhere... AGAIN, WHAT!?? How is it possible a neighbor is allowed to fabricate and lie to this extent and when confronted, the office does nothing about it? In fact, they are fueling her racially motivated claims. I have video footage of the day the office came to my home, in which you can clearly see the home is clean, no pee pads, and my dogs' area is spotless. I have no idea of the communications between the neighbor and the office or who exactly is saying what. They come to my home whenever they want and disrupt my day. I have a job, I work from home, I don't have time for this. I know for a fact they have not harassed the neighbors to the same extent they have harassed me. When I asked why, they said "because we know from the side where the smell is coming from." WHAT DOES THAT EVEN MEAN??? Clearly a bunch of geniuses are on the situation. To paint the picture, what separates my unit and the neighbors is the garage, and probably the kitchen has a shared wall. My dogs' room is in front of the house. Do you know how strong of an odor would need to be present to go through my dogs' room, through the garage, to their unit??? Nobody is using their brain when making conclusions, because that is absolutely the most ludicrous thing. Anyone walking by would then be making a complaint. You would be able to smell an odor from the outside of my home if a smell is SO STRONG that it's seeping through rooms and a concrete garage. I have VERY severe asthma. I am extremely sensitive to odors, dust, mold, etc. Besides the fact that I'm personally an organization and neat freak, I keep my home in immaculate condition. My home is professionally cleaned at a minimum 1-2 times a month, and I additionally regularly schedule bulk pickup to remove larger junk or trash (anything I can't donate to charity). I've been getting rid of old furniture and old items since moving in. I usually put anything into those large black contractor bags because it's easier. I've also ordered new items, so I have a lot of cardboard and packaging. Apparently, I'm not allowed to do that. They sent me a letter stating "There was large amounts of trash seen being taken away from your home in October." Thanks for confirming I'm under surveillance and you're watching me. But also, why am I not allowed to clean my home and make room for new things?? And how is it that you came to the conclusion that "odorous trash" was picked up from my home? Additionally, particularly where I live, it smells of marijuana, cigarettes, and the smaller dog park always has poop and the fake grass smells of urine. It's completely unsanitary. The people in this neighborhood who own smaller dogs do not pick up after their dogs. So let's be VERY serious -- there isn't an odor coming from my home. It's pure laziness and gross negligence on behalf of Elizabeth Murak and Avalon Marlborough. I'm not your scapegoat, and I'm not going to continually be harassed out of my home. These people are absolutely insane. I've had to leave my own home for extended amounts of time just so that I can try to relax. My hair is falling out due to the excessive stress they have brought upon my life from their lies and harassment. I've been living in housing communities for over a decade and have never experienced this level of discrimination or harassment. I've had to engage my counsel and the proper authorities to deal with this matter. It's an absolute waste of time and money. I regret nothing more than the day I moved into this property. If you are Black, you are not welcome in this neighborhood. Stay far away. The 2 guys from maintenance have always been kind when I interact with them. They are always quick to respond and very helpful. So I guess they can be excluded from this.

The one star is for the Maitenance crew...they are excellent!…read more Other than that, get ready for the whirlwind. If you couldn't actually see physical walls, you would think they didn't exist. It's extremely loud. Better hope that you don't live under anyone, because your light fixtures are gon be shakin. If you have a garage, good for you, enjoy those 2 spots, plus a free pass to take any other parking space you find to be convenient for you. No garage? Awesome! You are the winner of being able to park far from your apartment when you get home from work. Have kids? Good for you because not only is there play parks, there's also driveways and parking lots for them to run around in. Who doesn't like dog poo....there's tons of dog poo stations with FREE BAGS. But wait there's more! There's thousands of square feet of soft grassy areas for the dog poo to dry out on. It is utter chaos. Tons of completely unenforced rules, and remarkably frustrating parking that neither Avalon, or anyone else cares about. The idea of, and esthetics of these places are cute, but it's a cash grab. HIGH TIER PRICING, MEDIOCRE TIER LIVING. Individual results I'm sure, will vary. This is just some things we noticed once we moved in. I wouldn't post if anything were addressed, but they weren't, and aren't.​

Woohooo! Avalon in Shrewsbury Home Sweet Home. Simply the best of the best. We moved to the Avalon…read morein Shrewsbury a couple years ago, first to an apartment on the second floor , there was an amazing experience no noises from 3rd or 1rst floors. They give to us all a picnick party and they celebrate several other holidays for the whole comunity and each one of the Avalon office"s staff are just amazing, extraordinary. So we decided to moved to a house we had no problem with deposit they came to check on us to see if we had everything ready they are friendly, polites . hard workers , they came in to hang our pictures. We had our heat machine with a small issue through the winter David D. (who now works for the Avalon and Marlborough) and Jay came in with below zero working outside with friendly smile and gold heart and worried with our family they took us to spend the night in one of the ir model apartment. next day they checked if heating machine was 100 per cent good and they took us back to our home. A couple months ago my son had a lunch for 100 teachers?staffs and my oven stoped working and again David D, Lori one of the managers came to the rescue they let me bake everything in the office where we have this awesome meeting?party room and David D took his break and drove me to my son high school with food for a 100 people and thanks to God And To Them we made it. THEY ARE ALWAYS THERE FOR US WITH WARMEST GREETINGS HELP,CARE AND THEIR AMAZING JOBS. There is no place like our sweet Avalon in shrewsbury. We live well with security, friends, nicest people the most beautiful clean , organized relax and respectful place. . We live our home with a such peace of mind that we are in gold hands. We thank each one of them from our hearts and give to them all not only 5 stars but our love with all our gratitude and respect for the wonderfull people they are. If anyone wants to know the feelinf of living in a paradise just come and check Avalon in shrewsbury. Thank you so kindly Lori and her whole team you all are THE BEST OF THE BEST. I am blown away with how many events and activities Audubon Shrewsbury does!…read more My kids loved the petting zoo and ice cream truck events. They've made so many friends here and the community welcomed us with open arms. They're so excited for Halloween here. The staff has gone so above and beyond as well. Every time we need some thing fixed they are on it right away and so understanding. Highly recommend for anyone looking for a great community close to the schools.

I normally don't leave reviews, but I feel it's important to warn others before renting from this…read moreproperty. Our experience moving out was nothing short of frustrating, unprofessional, and, frankly, illegal under Massachusetts tenant law. When we vacated the apartment, we were told on September 24, 2025, that we would receive a refund of $633.98 from our $3,320 security deposit. I even provided receipts for professional carpet cleaning and general cleaning of the apartment, as requested. Then, weeks later, I received a letter dated October 6, 2025, stating that our refund had been reduced to $383.98 -- with no explanation or itemized list of deductions. According to Massachusetts General Law c. 186, §15B, landlords are legally required to provide a detailed, itemized list of damages and receipts for any deductions within 30 days of the lease ending. Failure to do so means they forfeit the right to withhold any portion of the deposit. To make matters worse, the deductions they appear to be taking are not even allowed under state law. In Massachusetts, a landlord cannot legally charge for "routine cleaning" or carpet cleaning unless there is actual damage beyond normal wear and tear. Even if your lease states you must have the carpets professionally cleaned or the unit cleaned before moving out, that clause is unenforceable -- state law overrides lease language. Our security deposit was $3,320, and after $2,480.80 was deducted for September rent and trash (which we agreed upon), that left $839.20 due back to us. Instead, we were told two different refund amounts -- $633.98 and then $383.98 -- with no receipts or explanation for why the amount was reduced. When I reached out for clarification, I received no transparent response or breakdown of charges. At this point, not only is the handling of the security deposit a clear violation of Massachusetts law, but it also reflects extremely poor management practices. Tenants deserve to be treated fairly and with transparency -- not left guessing where hundreds of dollars of their own money went. If you're considering renting here, be cautious and document everything. Take photos before and after moving out, save every email, and know your rights under Massachusetts law. Based on my experience, I wouldn't recommend this property to anyone who expects honesty or professionalism in how their security deposit is handled.
