I have been a resident here for 16 years and have used the pool every year it has been open. Over time, it seems that new rules are being added each season, but the most recent change is particularly concerning. Residents are now being told that it is a Massachusetts state law that everyone must leave the entire pool area whenever the lifeguard takes a break. During these breaks, all residents are required to wait outside the gate for approximately 10-15 minutes until the lifeguard returns. In previous years, the rule was simply that swimmers had to exit the pool and remain clear of the water while the lifeguard was away. At no point during the past 16 years has there been a requirement for all residents to leave the pool enclosure entirely. I have reviewed information from Mass.gov and other sources and have not found any state law requiring all patrons to leave the entire pool area during a lifeguard break. If this policy is based on a specific state regulation, I would appreciate being provided with the exact citation or source. My concern is not only whether this rule is being accurately represented, but also why a policy that is now described as mandatory was never enforced or communicated in previous years. If this is a local policy rather than a state requirement, residents should be informed accordingly. I respectfully request clarification regarding the legal basis for this rule and the reasoning behind its implementation. read more

Over the last year, there have been many changes here including the loss of two long-term maintenance men who were friendly and completely responsive. Unfortunately, it is no longer a positive experience, as a resident. I have lived here almost 3 years. As of the last year, the office staff has come become completely non-responsive, and the maintenance service is non-existent. I do not recommend living here. The cost is excessive for what you receive in return. read more

I lived at the Avalon apartment in Northborough for 2 years during the pandemic, and the care they gave to everyone, through information and assistance, was wonderful. I moved because I bought my house. I had a wonderful experience in every way. I made friends there, the office staff and maintenance people were always respectful and careful with my family. My daughter played with her friends and when I didn't see her around, the staff who worked there always let me know where my daughter was, in the park area or in the pool area. When I needed assistance with my refrigerator, they helped me the same day, so I have no complaints. I felt very happy and welcomed the entire time I lived at Avalon! read more

Do not rent here - this place is a nightmare. Avalon Northborough has shoddy buildings prone to massive leaks, exploitative fees, and an alarmingly rude and unprofessional office staff. Water Leaks Due to a faulty pipe joint, my apartment suffered a massive water leak in the downstairs walk-in closet in February 2024. Everything in the closet was destroyed. Maintenance told me that when the Avalon Northborough was built the original construction consisted of these faulty joints and they are starting to break "all the time." I asked if the Avalon is going to proactively replace them. Maintenance told me they can't because there are too many and they are in hard-to-reach places. I was told that Avalon Northborough's strategy is just to clean up the water leaks when they occur. Northborough Office Staff Every staff member I dealt with was incredibly rude and unprofessional. After the water leak, I tried to put in my notice to vacate. The staff fought with me every step of the way. I was told that "things happen in an apartment" and a water leak was not grounds to break my lease. I was charged an exploitative fee to vacate two months before my lease ended. Fake Reviews The office staff constantly solicits the residents to leave positive reviews for the maintenance team. This is done deliberately to cover up the negative reviews for everything else. Save your money, do not get scammed by this company. There are plenty of other apartment communities in the area. read more

Sherman is part of the maintenance team. He is a superb human being as well as a great .ember of the team. Jumps right in solves the problem and gets things fixed in as fast as he can. He checks outside vendor's. Plumber, work. Reassures you all is well He is a great and valuable member of the team. read more

I come here to explain my negative experience with the condominium, I arrived here I don't speak English at first I bought a car and I didn't have a car sticker for a few months because I didn't know it was necessary, the parking policy has been changing and I saw that it was necessary from the emails that They sent a request for a sticker for the rental car that was until I picked up my permanent car. I informed them by email that I would keep the rental car until December 1st. Before that date, I picked up my car and requested the sticker for my permanent car. One day I arrived and they had towed my car even with the identification that the office had given me. I questioned the security guard. He said I would have to pay 200 dollars to return I said I had the ID he called someone he said they didn't use it that the ID was valid that the office hadn't notified him, in other words I was harmed due to lack of communication from the team, I lost two days of work because I didn't have a car to get around, I lost more than 700 dollars, I complained to the office, they said it was all by email, notifying me of the rental car, they said they would bring my car back, but they could only give me 100 dollars of discount on rent. I wasn't wrong, I have all the emails I communicated about the rental car and I lost money due to their mistake, I am very dissatisfied with this condominium. read more

Really an amazing place to live. We moved out here from Boston to cut down the commute for our kids to day care. The complex is fantastic, the gym is new and clean and the best part is the responsiveness of the team to fix anything when broken. I have put in work orders for everything from doors off track, broken sink disposals, to halogen light bulbs needing replacement. The crew comes within hours of the submission to fix. They are very considerate and make sure to take off their shoes so as not to track any dirt into our home. Lastly, the location is great. We literally have Starbucks, BJ's, Wegmans, Toys R Us in our parking lot. Really a great place to live while in transition. read more

BEWARE living there ! The office team on site are great, the maintenance guys are helpful, HOWEVER, when you leave them, the maintenance supervisor Miguel will makeup stuff to make you pay for anything not your responsibility. In my case I was asked for a whole apartment carpet replacement whole I have pictures that the carpet all over is in it's original state except for a 2"*2" in one bedroom that only this bedroom carpet could be replaced while still Matching the rest of the apartment. Wow how a good way to collect money! I'm not the only one who had this complaint. In addition to a neighbor who suffered mistreatment from Avalon management there ! They called me now to collect money and gave me 10 days to pay before they take me to collection !! BEWARE!!!! read more

Very disappointed in the apartment management. They are banning my dog from the dog park based on somebody's allegations that she is "aggressive" - without even doing me the courtesy of speaking with me first. Got a letter from the apartment's lawyer out of the blue. Very disrespectful and unfair way to treat a dispute between tenants. Looking forward to moving out. read more

My company leased an apartment for a visiting executive and his family for a 3 month stay at the Avalon Northborough property recently. The experience was above and beyond the most professional, courteous and easiest I have ever had as an Office Manager in my career. Deanna in the leasing office was amazing! She helped with everything from giving me information to getting utilities set up, to furniture rental company names, to cleaning companies etc. Whatever and whenever we needed help she was fantastic. Customer service is their number one priority and it shows. I would recommend this location again and again to any looking for corporate housing. read more

I have lived here for 4 years. It's a nice place to live and it's very quiet considering all the people that live here. It's clean and everything is nicely taken care of. The maintenance crew is responsive and helpful. The only negative I would say is all the change in Management since I have lived here there has been 4 different people in charge, some better than others! It's frustrating when you have a question about your bill or statement because no one in the office seems to have an answer. My lease renewal this year also was very long and every time I called the office no one seemed to be bale to answer my question--- I had done this 3 other times w/never a problem.... read more

I've lived in an apartment at Avalon Northborough for the past 2 months and so far I am very happy. My leasing consultant (Mike Paul) did an awesome job explaining the leasing process to me and ensuring I had everything ready for move-in day. The process was so quick and straightforward. I've had a couple of simple maintenance issues since I've been here, but the maintenance team have been right there to deal with it, sometimes within an hour and sometimes the next day depending on when I report it. They have been exceptional and it helps to know that such a great team is available to help out should anything happen to the apartment. I am a dog owner and I love the fact that my dog is welcome and that there are dog stations throughout the community, unfortunately it does seem like not all dog owners use them! But so far I love it here and would definitely recommend to others! read more

Have lived here for a few months now and have had a pleasant experience with the leasing office overall. The three star rating is because of the experience with neighbors and the community overall. Example: I left my key inside and I called a neighbor who i was familiar with to let me in the building and she gave me a very hard time, in freezing temperatures. She said "don't do this again" after eventually letting me in. Another neighbor has yelled at me from her window for no apparent reason and this has happened on more than one occasion. The sense of community isn't here and if you are stuck outside in New England with no phone or keys, be prepared to stay there because your neighbors have no empathy and will not help you. read more

Very expensive for what you get. No covered parking. Ground maintenance is lacking. The exit doors to the building I was in would be blocked by snow and it was over a day before anyone shoveled anything after a snow fall. Ice melt buckets were placed at the entrances of buildings and tenants were responsible for dispersing ice melt until grounds keeping would get around to it. $500 pet deposit for one cat which took an act of congress to get refunded. No trash pickup and one trash station for the entire property which was overflowing onto the ground most of the time. read more

I simply love our sweet home at avalon Northborough. I was longing to book an apartment for rent since 3 months and got it finally. I like the quick response on service requests and especially the ambience is amazing. It's pet friendly and also love the idea of trash recycling within the building( only in 14000) which is very convenient. Glad to reside at avalon. read more

This is Upscale living at its best . I moved 35 miles from where I used to live and I cant be more happy . Leasing office is not just nice when you move in, They are courteous , go above and beyond to ensure you are happy . I need to call out names because they are awesome . Kim is the most nicest person I have ever seen in an apartment leasing office :) . Maintenance staff - take a bow ! . I had few minor issues which were taken care of immediately. They were professional and at the same time very friendly .. Dean Scott for fixing the washer issue and Saul Garcia , he is the man . Saul is super friendly and always smiling. It's been five years and I cannot emphasize enough how much it has changed and not for the better. I actually miss the old management team! Just as an example, last year they changed my yearly lease to a 10 month lease, and of course, I needed to extend my lease by 2 months before I could actually move, which really should have been part of my original yearly lease I had agreed to. I agree, the maintenance staff is great, but I just don't think the price to live here is worth it. It took almost a year for them to get their act together and finally set a policy on delinquent dog owners who were leaving dog feces everywhere. (After NUMEROUS resident complaints.) Their new policies regarding pool use is ridiculous, and way to send an update to your residents after having several resident complaints about not informing us readily about guest passes etc. It's not worth it to live here, ask someone who knows, and has lived here for 5 years. read more

Many of the reviews you see are regards to the move in or currently living in residents. I would like to see more of the move out reviews. The move in process wasn't that bad, but the move out process was atrocious. Buyer BEWARE, you will not get back your security deposit, they will find ways to charge you for every and anything. The Clean & Sweep service is NOT optional like they say. I spent 5 solid hours cleaning the nooks and crannies of my apartment and still got slammed with a cleaning fee for it anyway. There was a full carpet replacement for a small spot that they did not even attempt to get up with a spot cleaner. If I would have known they were going to charge me for a FULL carpet replacement I would have rented a steam cleaner myself to remove the spot (and when I say spot, I mean small spot). UNREAL and completely OUTRAGEOUS. I never had a complaint with maintenance, they just do what they are told. A former employee of an Avalon Community told me that this is what they do - Replace everything they possibly can and will find anything to charge you for it to make a quick profit and to keep rent sky high. I wish I would have read some of the reviews out reviews before I decided to move to this community. I will never ever rent here again or recommend it to anyone. I am an incredibly clean person, I have no kids and no pets and have never ever in all of my 15 years of renting lost a security deposit or had to pay for any type of replacement or turning over of an apartment for the next tenant when I moved out.
