Maintenance and Michael Paul are excellent. Otherwise, communication and care for residents is low. Noise is high due to daycare and landscaping vendor seemingly always being on site with multiple pieces of equipment. I would not recommend living here. read more

STAY AWAY! DO NOT LIVE HERE IF YOU VALUE ENJOYING YOUR HOME IN PEACE AND NOT BEING HARASSED! If I could give this place 0 stars I would. It has been nothing short of a nightmare living at Avalon Marlborough. Since 3-4 months into my lease, I have suffered continued harassment orchestrated by my neighbors and the incompetent property manager Elizabeth Murak. It is a known and documented tactic that as soon as a Black person moves into the neighborhood and a neighbor starts complaining of odor, it's racially motivated. They came to my home and have even looked through my trash, CONFIRMED there was nothing coming from my unit -- in person and in writing. They have done an "inspection" over 3 times AND STILL continue to harass me. When the tactic of saying it smells like trash didn't work, they then moved on to say the smell must be coming from my dogs. They completely LIED and MADE UP that my dogs relieve themselves inside my home and that there are pee pads everywhere... AGAIN, WHAT!?? How is it possible a neighbor is allowed to fabricate and lie to this extent and when confronted, the office does nothing about it? In fact, they are fueling her racially motivated claims. I have video footage of the day the office came to my home, in which you can clearly see the home is clean, no pee pads, and my dogs' area is spotless. I have no idea of the communications between the neighbor and the office or who exactly is saying what. They come to my home whenever they want and disrupt my day. I have a job, I work from home, I don't have time for this. I know for a fact they have not harassed the neighbors to the same extent they have harassed me. When I asked why, they said "because we know from the side where the smell is coming from." WHAT DOES THAT EVEN MEAN??? Clearly a bunch of geniuses are on the situation. To paint the picture, what separates my unit and the neighbors is the garage, and probably the kitchen has a shared wall. My dogs' room is in front of the house. Do you know how strong of an odor would need to be present to go through my dogs' room, through the garage, to their unit??? Nobody is using their brain when making conclusions, because that is absolutely the most ludicrous thing. Anyone walking by would then be making a complaint. You would be able to smell an odor from the outside of my home if a smell is SO STRONG that it's seeping through rooms and a concrete garage. I have VERY severe asthma. I am extremely sensitive to odors, dust, mold, etc. Besides the fact that I'm personally an organization and neat freak, I keep my home in immaculate condition. My home is professionally cleaned at a minimum 1-2 times a month, and I additionally regularly schedule bulk pickup to remove larger junk or trash (anything I can't donate to charity). I've been getting rid of old furniture and old items since moving in. I usually put anything into those large black contractor bags because it's easier. I've also ordered new items, so I have a lot of cardboard and packaging. Apparently, I'm not allowed to do that. They sent me a letter stating "There was large amounts of trash seen being taken away from your home in October." Thanks for confirming I'm under surveillance and you're watching me. But also, why am I not allowed to clean my home and make room for new things?? And how is it that you came to the conclusion that "odorous trash" was picked up from my home? Additionally, particularly where I live, it smells of marijuana, cigarettes, and the smaller dog park always has poop and the fake grass smells of urine. It's completely unsanitary. The people in this neighborhood who own smaller dogs do not pick up after their dogs. So let's be VERY serious -- there isn't an odor coming from my home. It's pure laziness and gross negligence on behalf of Elizabeth Murak and Avalon Marlborough. I'm not your scapegoat, and I'm not going to continually be harassed out of my home. These people are absolutely insane. I've had to leave my own home for extended amounts of time just so that I can try to relax. My hair is falling out due to the excessive stress they have brought upon my life from their lies and harassment. I've been living in housing communities for over a decade and have never experienced this level of discrimination or harassment. I've had to engage my counsel and the proper authorities to deal with this matter. It's an absolute waste of time and money. I regret nothing more than the day I moved into this property. If you are Black, you are not welcome in this neighborhood. Stay far away. The 2 guys from maintenance have always been kind when I interact with them. They are always quick to respond and very helpful. So I guess they can be excluded from this. read more

The one star is for the Maitenance crew...they are excellent!. Other than that, get ready for the whirlwind. If you couldn't actually see physical walls, you would think they didn't exist. It's extremely loud. Better hope that you don't live under anyone, because your light fixtures are gon be shakin. If you have a garage, good for you, enjoy those 2 spots, plus a free pass to take any other parking space you find to be convenient for you. No garage? Awesome! You are the winner of being able to park far from your apartment when you get home from work. Have kids? Good for you because not only is there play parks, there's also driveways and parking lots for them to run around in. Who doesn't like dog poo....there's tons of dog poo stations with FREE BAGS. But wait there's more! There's thousands of square feet of soft grassy areas for the dog poo to dry out on. It is utter chaos. Tons of completely unenforced rules, and remarkably frustrating parking that neither Avalon, or anyone else cares about. The idea of, and esthetics of these places are cute, but it's a cash grab. HIGH TIER PRICING, MEDIOCRE TIER LIVING. Individual results I'm sure, will vary. This is just some things we noticed once we moved in. I wouldn't post if anything were addressed, but they weren't, and aren't. read more

Besides large annual rent increases and no available parking at night in front of my building, the walls in the apartments are paper thin. Haven't had a good nights sleep since I move in. I can hear every footstep from the apartment above me. Whoever runs this place is a joke. Kids should not be allowed to live above the first floor when buildings are this poorly insulated. complaints are shrugged off. Wish I never moved here. Only good thing about living here is the maintenance staff. DO NOT MOVE HERE!!!! read more

Just want to give a shout out to the maintenance staff at Avalon Marlborough. These three men Kevin Saoul and Erick are very quick to respond to any questions or concerns in regard to your apartment or the grounds including all amenities. I want to thank you for all the effort you put into your jobs for us living at Avalon Marlborough. Thanks, Rich B. read more

If you are looking for a place that will jack up the price of your apartment, while inflation and high prices are hurting so many Americans, look no further! My wife and I lived here for three years. And paid our rent on time literally every single month we were there. We expected the rent to increase a bit this last term, 100 -200 dollars. But when we got the lease renewal options it was nearly a $500 increase per month. That was over 20 percent - which is illegal in some states. We had no choice but to move out. It will be nice when you first move in- but expect to get screwed over when the rent goes up like crazy. And they won't work with you at all for a better situation. They use the excuse- well everything is inflated right now. But the reality is Avalon makes millions (probably billions) of dollars every year, and they are just trying to make more money. read more

I've been wanting to post this review for awhile now, but I've been trying to find the right words. I rarely write reviews, but I felt that people really need to know what they are getting into when they sign a lease with Avalon. I would like to start this off with the good about living here. You will not find a better maintenance staff than here at Avalon Marlborough. They are so friendly, quick, and efficient. The community itself is located in a quiet part of Marlborough which is very nice as my husband and I like the feel of a rural neighborhood rather than a city. They are a family friendly and safe community. They are pet friendly and have ample options for rentals. The grounds are beautiful, and I loved coming home here at the end of the day or a weekend in the mountains. All in all, my husband and I loved living here...until we didn't. Unfortunately, the bad outweighs any of the good about this place. After all, what is a nice apartment without a staff that actually cares about their tenants...especially the good ones. My husband and I moved back to New England after he got out of the Army. We spent weeks looking for an apartment we could call home until we were able to purchase one of our own. My husband and I have lived here for 3 years which I think really says something about a place. However, each year the rent increased substantially (by over a hundred dollars per month). Each year we said okay, just one more year; we'll make it work until we lock in on a house. As our 3rd year of living here comes to a end, we have still not been able to close on a home due to the market, and we are now expecting our first baby in January! We decided (due to my pregnancy and a previous miscarriage) that we would sign for one more year with Avalon as this has become our home, and we didn't want to put any unnecessary stress on my pregnancy such as that which is associated with moving. We were expecting the rent to increase by about one hundred dollars per month. We even budgeted for an extra two hundred per month (we knew it may increase a bit more due to inflation) even with baby on the way because we really wanted to make this work. This is where we wanted bring our baby home if we could not find a house by the delivery date. The leasing office sent an email with the new terms and prices the Friday of Memorial Weekend (huge bummer for us). We had family plans that weekend in New Hampshire, and I think I spent most of it crying because the cost of our apartment was going to go up by 500 dollars more per month. This was more than a 20% increase on a one bedroom apartment with a small loft. My husband immediately called the leasing office to see if there had been a mistake or if there was anything they could do as we have lived there for 3 years. We've never missed a payment, we've taken meticulous care of our unit, and we've been model tenants during our time here. We really made it home. Unfortunately, we received a very generalized response of, "We've been receiving these calls all week. There is nothing we can do. There's no room for negotiation because corporate sets the rates." He even suggested we look into a one bedroom apartment which would be next to impossible with two of us working remotely, in meetings all day, with a dog and a baby on the way. After this very short phone call, it became quite apparent that corporate prefers new tenants who can pay top dollar for units (who may leave in 6 months or a year) rather than tenants who are reliable and consistent. The anxiety and stress of having to find a new place to live during this time has been crippling for me. I've had to talk to my OB each appointment about it as I've already been on edge due to a previous loss, and the last thing I thought I would have to do is uproot my life to another state halfway through my pregnancy. As we are now at the end of our lease, and we have still not found a place (the market is still crazy, the interest rates have doubled, and apartments are either insanely expensive or have no units available) I want everyone to know what Avalon has done to us and to so many other families during this time. We are already feeling the financial strain of gas and grocery prices, of worrying about feeding our families, paying our medical bills, working to make ends meet, etc. Now, we have nowhere to go...because we simply can't afford it, and Avalon was not willing to budge. We'll be moving all of our things to storage and moving in with our parents in another state until we are able to find a place for our growing family. read more

If you want a place that is all about their own convenience and not the tenants, then this is the place for you. We moved here in early April through a relocation company until we bought a house and it had been less than stellar. The only good thing was the pool, but everything else had us just praying for the day we moved out. We've lived in lots of apartments over the years, but this place is the worst hands down. If you didn't know it you'd think it had no office staff at all. Everything is do it yourself, from getting our key to the place and figuring how to get in to getting our mail and packages (which is a complete sh%t show). Packages are just left on the floor in the hallways for everyone to rummage through if the delivery service can't be bothered to use the hub boxes. If there is a problem of any sort after they leave at five, you're left to call the emergency number and good luck with that. And just recently they put out an App that they expect tenants to use so as not to disturb them in the office during the few hours they're actually there. Give me a break. Why don't they just put a memo out saying, " Don't bother us with anything". I've never lived anywhere with such a disinterested and aloof staff. The walls are paper thin. We could hear everything going on around us. the woman upstairs sounded like Bigfoot stomping around. We could hear everything she did up there including when she flushed the toilet. It sounded like a giant whoosh of water coming past our walls. We lived next to a side entrance and the doors sort of swung and rattled when they opened and closed. The walls were so thin that we could hear them slamming all day/night long as well as the entry phone ringing when grub hub etc.....stopped by. Some of the neighbors were ok, but lots were aloof and unfriendly. A lot of the people there don't take a lot of pride in where they live. There was always dog pee in the halls in the morning and the trash room was always filled to the top and jammed because people don't break their garbage down correctly. Lots of families who think it's ok to let their kids scream at the top of their lungs in the halls. I've seen unsupervised children dropping rocks down the french drains, and throwing garbage out of the apartment windows. The balconies we're often filled with people's garbage, empty boxes, old Christmas decorations. Lots of screens and blinds all broken and damaged by children and pets. It looks sloppy. We had bugs twice in our bathroom, flies coming in from the hallways and a mouse running down the hall past our apartment. The halls reek of pot even though it's supposed to be a smoke free building. And if it isn't pot we were smelling it was the garbage from the trash room or peoples cooking smells overtaking everything. Our unit was one of the less updated ones. ( We were leasing thru a third party a corporate move) The bathroom was dark and the appliances in the kitchen are just ok. Some of the dogs that are here are more than not friendly. Seems like they allow any kind of dog to live here despite their temperament. There are a few here that really scared us when we were walking our small dogs. The poop disposal stations are not emptied enough. Lots of days it's hard to even get near them because the smell could knock you over. Maintenance is good. They respond quickly and the cleaning staff is friendly and come through every day. Some office staff were fine and other times, not so much. The lifeguards at the pool take their jobs seriously. The pool was clean and not over-crowded which was nice. Even though they seem to have people working on the landscaping day and night the grounds look shabby. The same garbage never gets picked up from the grounds. The landscapers just mow right over it. There was always a lot of upset with lawn spraying and alarm testing. They even changed the date on alarm testing without letting the tenants know ahead of time. And they would spray the lawns with chemicals EVERYWHERE in one day without leaving the dogs anywhere to walk for 48 hours except off the property. And I've heard that they are killing people with rent increases. In the short time we've been here we saw a lot ( and I mean a lot) of people leaving. We met two nice young couples who were forced to leave because of it and have seen a few right on our own floor moving out. We have looked at other Avalon apartments in the past and honestly, they are all the same. They kind of look nice at first, but they're really not interested in making the people who live here happy. Lots of places we've rented from in the past had monthly events for the tenants and mixers. This place did one thing after we left. They had a food truck come and told people they had to get vouchers for the event. All that to claim a sandwich. Sad. They make it pretty clear that all they want is your money and it's only a crap shoot if you can enjoy living here. We certainly did not. read more

We moved to Avalon Marlborough January 2016 and enjoy living here. The apartment unit is roomy and offers plenty of space for comfortable living. We are the initial occupants to reside in our unit and it's nice that everything is brand-new. We've used all community features and amenities except for the pool which will open Memorial Day weekend. The gym has a nice equipment selection and the resident lounge (with free WiFi) is a great place to relax, or host a party. The dog run allows our four-legged friends to play off leash and also interact with other dogs and pet owners. We've used the outdoor grills and fireplace several times. both are very nice. Garbage and recycling chutes are conveniently located on each floor. There are a few areas that may need attention (hence, 4 stars instead of 5). 1.This is supposed to be a smoke free community, yet on occasion when walking my dogs I have noticed residents/visitors smoking, or evidence that someone recently smoked. 2. At times, some residents are quite noisy (TV/stereo volume, talking loudly). Not sure if it's related to the quality of building construction and poor insulation between units, or if some residents simply don't care if they're loud. 3. On windy days (which can occur often) trash accumulates in areas throughout the property, primarily in areas that have corners. The trash usually remains for several days. I believe management should provide residents more reminders on proper etiquette for apartment living, and frequently police the grounds for offenders and other things that should be addressed. Regarding property office personnel and maintenance team, our interactions with the staff have been exceptional. The few maintenance requests we've submitted were handled quickly and professionally. The maintenance crew is very knowledgeable and offered useful tips. Package acceptance service, email notification, and online rent payment option are nice features. read more

I am from Newport, RI and had to move to the "metro west" area of Massachusetts for work for a temporary time period. What I thought would be a short stay (under a year), actually evolved into 2 years at Avalon Marlborough. Not knowing the area at all, I decided to opt with a high end apartment management community because moving is stressful and I knew with Avalon, that at least some of the related moving stressors would be removed. I was right - move in was a breeze and the apartment was in immaculate condition. I chose my floor plan, did all my paperwork online and arrived right before the office closed to get my keys, all super easy and pleasant. Due to the Covid crisis and other personal reasons, I needed to move back to RI and really miss my great apartment and the awesome Avalon community area and management. I lived in a one bedroom loft style apartment and it was very lovely. Modern kitchen with stainless steel appliances, thoughtful decor and stunning ceilings. My neighbors were very nice and I loved the dog friendly neighborhood vibe (even though I didn't have a dog)! One of my neighbors had a golden retriever who got to know me and it was so sweet to see her get excited when we bumped into each other. :) The amenities were also excellent - modern gym and beautiful pool area. They have strict rules but they are necessary to keep the partiers at bay and disturbing the peace we all enjoyed. It was also nice barbecue-ing at the pool and lounging by the outdoor fireplace. The management team is on top of it here. If anything broke - it was super easy to submit a request and it was handled immediately. I miss it there but unfortunately life moves on. I wanted to write this review because moving out was also easy. I had accumulated more stuff so it was a harder move back, but maintenance stopped by and told me not to worry about cleaning the place and all I had to do was leave my keys on the counter and ensure all my stuff was out. They did all the cleaning after I left. I expected some funds to be taken out of my security deposit and was a bit concerned because we didn't do the walk out inspection (I didn't follow up on it due to the Covid crisis). But I did receive the whole deposit back and want to express my gratitude to the managers and entire team at Avalon! I highly recommend this community over all others in that area. Side note: they just built even more brand new apartments that look even nicer then mine. Also - location is great. Right off of 495 but far enough so that you don't hear it. Right down the street there is a drive through Starbucks, grocery store, B of A, and a couple of restaurants for all your needs. If I ever need to live in that area again, I'd return to Avalon. Maybe I'd get a townhouse next time! read more

There customer billing account is very unhelpful when it comes to billing. They do not help reset your account online. They do not let certain dogs on the property. I love dogs and I was told that pit bulls are not allowed on the property. I have been in and out of my apt and always see pit bulls walking in and out of the apt complex and on the property. The trash room is always filled with trash and smells disgusting. They charge you for these fees even if it is not your household leaving trash in the room and not down the chute. Walking in the entrance the ceilings have water damage from the floors above. There is a cold draft in the apt from them not sealing the cracks. The rent goes up yearly from renewing worth them. read more

This honestly has been the worst experience of my life. I live on the first floor and I can hear constant noise from the people on the second floor. It's not their fault because I lived on the second floor before it's because of Avalon's poor installation. Not only that but they stole my money for my rent that I paid and then after months of telling me that they had no clue where my money went I was able to call my bank and get my money back. They took $1600 out of my account and then told me that they had no idea where it was, luckily my bank wasn't playing that. Not only that but the maintenance people are stockers on the low, the Spanish guy always tries to flirt with me and then a few weeks ago I told him don't ever talk to me. And if you're African-American trust me they will discriminate against you, my dog got off the leash because her neck is small and sometimes she squeezes out of it and this lady took pictures of my dog off the leash but yet the following week I seen a white guy walking with two huge dogs off of the leash. Not only that but it's just a lot of discrimination here, they stare at you while you're walking and don't even say hi then when I say hi to them they act all confused. Definitely not a place I want to live that discrimination at his highest & they are more than OK with taking your money. Also the faculties are closed and they have offered no rent relief to people due to Covid. The pool is not even open, the gym is barely open and it's just not really a community I would recommend living in. Also when the pool is open only people that are on your lease can come to the pool & you have to make an appointment. the other day I left my house for about 15 minutes and my dog was barking, mind you she's a small schnauzer anyways the maintenance guy calls me and harasses me telling me that my dog is barking and I need to come home. He had the audacity to ask me what time will you be home. I was so disgusted and confused like number one why are you calling me about a dog barking? And number two I constantly hear my neighbors dog barking all day and night and I don't complain yet alone expect a call. I'm disgusted living here I wouldn't recommend living here unless your old person who lives in a box. Also I'm having an ant problem there are many ants in this house and it's actually quite disgusting. Mind you my house is clean every night before I go to bed so it's not a cleanliness thing. It's annoying hearing my neighbors making noise at 11 o'clock at night and Elizabeth the manager was responsible for taking the payment out of my bank account but yet when it came to getting my money back she didn't care. This place looks good on the outside and nice when you first come visit but once you actually move here you realize that it's not a great place to live and completely overpriced. I would definitely say save your money and live much better elsewhere!! read more

This particular Avalon seems to be withholding residents security deposit without following Massachusetts law. If you have had some or all of your security deposit kept for things like wear and tear you should contact the Attorney General Attorney General's Office One Ashburton Place Boston, MA 02108-1518 They are a great assistance and will defintley look into the matter. The most important thing you can do is file a complaint so they have a paper trail for the future. I had the same thing happen to me when I moved out of here. I don't want to go into the specifics because I believe I'll be suing. The jist of it was they wanted to take about half my deposit ($1600) after I spent 8 hours cleaning it. I have never once in my life not received my security deposit back so I was stunned. They were basically claiming they found a stain that would cost $240 IF they could get it out, otherwise, they would replace the whole carpet and to top it off another $120 to sweep. I laughed, ignored it, and will be suing if I don't receive my money back within the 30 days required by law. This company is blatantly violating laws that were made to protect consumers. If you feel you have been a target I would highly suggest contacting the Attorney General, they are really here to help. Tips when moving in: Take pictures of everything Fill out the move-in inspection very thoroughly (You have 5 days to turn this in, they will act like they want it back that day though) On move-out take pictures again Don't let this company try to bully you either, just go straight to the Attorney General. Massachusetts deals with companies who take advantage of citizens very seriously. Great site on Tenants Rights in Massachusetts: http://www.mass.gov/ocabr/docs/tenantsrights.pdf read more

Avalon Marlborough - Me trying to get my security deposit back. Was a great experience. - Apartments Near Me - Marlborough, Massachusetts

Worst apartments ever. They barely fixed anything there was old rusty dishwasher there when I moved in and they never replaced it. The washing machine was practically broken upon moving in and maintenance said it only needed to be rebalance and it continued to make the same noise the entire year leasing there. Then upon moving out they charged me for carpet replacement for 3 stains when they never had anyone clean them after moving out they just decided to replace it at my expense. Don't move here at all I guarantee you will regret your decision if you do. I WILL NEVER LEASE FROM THIS COMPANY AGAIN! read more

Keep looking... We are disappointed with this apartment community. Poor construction - we can hear neighbors through walls, just when they are talking, coughing, sneezing... normal level conversations. They go up on rent by several hundred to thousands if you decide to stay for longer. There are a lot of rentals in the immediate area with good school systems... don't rush into a place just because it 'looks' good. Note to staff: we are not interested in a 'concerned' response to this review. You were not willing to work with us when we have been excellent tenants. read more

This is the first time that I've lived in an Apartment, so I was a little concerned about privacy, noise, etc... Those concerns went away immediately once I moved in. It's very quiet here, the Staff goes above and beyond to help out with any questions or concerns. The Maintenance staff is courteous, and come right away when they are needed. It's a pet friendly community, we even have our own dog park! The pool and grilling area are gorgeous! It's actually like a retreat, that doesn't have a check-out time! There is ample parking, several different entrances. The other tenants are very nice. I haven't had any negative experiences. I really don't have any complaints! read more

We moved into our brand new townhome in November 2015. We have been extremely delighted with our new home. The quality of construction is better than we expected. Through the winter we have had no drafts, and heating bills are lower than we expected. The amenities are terrific, we use the exercise facility almost daily and the staff are great. Very responsive to all questions and needs, which have been few. Overall, a great place to call home read more

New property and good maintenance. Office staff are ok. Couple of issues: 1. We stayed on the first floor and many residents had their dogs poop right in front of our apartments and management did nothing to address this. 2. Management sticks you with a large bill when you vacate. Basically, they just scam you by finding one small issue with your carpet and then decide to replace the carpet in the entire house at your expense. Remember even if there is a one inch stain they will replace the carpet in the entire house. If you lived in a 2 bedroom house with a higher-end carpet then you are looking at a bill running into multiple thousands 3. Got the house inspected twice before I left. Was told that I just need to take our trash and since I opted for the clean sweep option they will take care of cleaning. They charged me twice for the clean sweep, never sent me any bills. Will never stay at another Avalon again. read more

The apartment community itself is nice and brand new but the office staff can be unwelcoming at times. The girls that work there have a sort of "we are right" mentality and will laugh in your face and be condescending when talking with you. I get the feeling they are super nice to your face but if you need anything actually done they are rude. I have lived at other apartments (Dolben, Windsor) where customer service is top notch and you actually feel welcome so that is what I am basing my experiences on. I am a reasonable person and I am not easily offended but the front office staff is openly and directly rude and aren't above laughing at you with their friends. They have the mentality that this is their property and they own it, when in fact they should be focused on helping their residents. If your looking for a nice place to live with new amenities this place is for you, if your looking to be treated like a person and not a customer maybe do some more research. read more

It has been very smooth from online application to move-in. Barbara showed me around the community features and ammenities before walking me to my new unit (leaving my luggages at the leasing office as I just shuttled from a nearby hotel). The apartment is really really nice! I love the large windows and the kitchen island table. The welcome package has a hand written greeting card & a bottle of wine! While Barbara and I are finalizing apartment check, Matt came with my luggages PLUS bottled water, energy bars and shower curtain! Told him and Barbara that most of my stuff from previous location is not coming until 2more days. Matt came back a few minutes later to do some paint touch ups and has been generous helping me set up my just arrived and supposedly "easy to assemble / no tools needed" bed frame ordered online. This has been the best relocation experience for me yet. Beautiful place, awesome office and maintenance team - I am looking forward to enjoy my stay here. read more

I moved to Avalon Marlborough in 2015 (back when the community was still under construction). I met with Barbara and she showed me the various floor plans (there were many units available at the time) and I settled on a 1 bedroom direct entry unit, since it was less expensive than a unit in one of the 2 towers. The on-boarding process was easy for me; I just had to complete an online application and pay a security deposit. I had no issues with the move in process. My unit is on the first floor so it doesn't have upgrades, but it's fairly large and has a patio. Since the unit was brand new, I had to work out some kinks with the maintenance team like a leaking dishwasher. There was also some damage done by the construction workers which I either fixed on my own or had maintenance take care of. With some persistence, I got most of the issues addressed. Since I moved in, I've lost heat for 1 night during the winter due to a clogged drain pipe, but I put in a ticket and maintenance cleaned the clog and heat was restored the following day. I now regularly check for debris below the coil to make sure nothing will clog it again. After I removed rusty screws and other stuff from the drain, it's not clogging as often as it use to. In terms of noise, I can hear the tenant above me walking around, opening doors and using the garbage disposal. My bedroom is pretty quiet and that's mainly what I care about. Below is a comprehensive list of pro's and con's. I'm happy to answer questions. PRO's: -Near route 20/495/90 -Newer units and wide range of floor plans available -Large windows -Gas range / heat -Nice fixtures -Central air -Alarms and sprinklers -Plenty of outlets -They do routine maintenance on apartments, like changing water filters and air filters (I don't like their use of cheap fiberglass air filters so I buy my own). Dryer ducts are professionally cleaned 2(x) year. -Mostly friendly neighbors, I rarely have issues with other tenants -Friendly maintenance staff, issues related to your apartment are addressed promptly -Grounds are generally well kept -On-site gym has a wide range of equipment -Package locker to receive packages -Nearby recycling and trash available -Pool, BBQ area, and community room -Extra storage and garages available (for a fee) -There are occasional community events and I was happy to see that they had a cat adoption event recently (it was very unexpected to see that!) -Pet owners are generally good at picking up, but be careful if you walk on the grass then walk into your apartment. I've had incidents where I tracked in waste. Walk on the pavement whenever possible. -Although their communications are not always clear, the leasing office does keep us informed of issues that affect our apartments or the community. -Plenty of sidewalks for walking. -Raised garden. CON's: -Very high rent for the location (I suggest taking advantage of a special offers if there are any available) -You pay for water and sewer. -Dryer is electric & costs more to run. -There is a fee for everything. For example, having a pet will cost you an $85 extra per month. There is even a fee to reserve the community room (other communities don't have this fee). -Turnover in the leasing office. I've seen a lot of turnover and many of the folks that I enjoyed working with (inc. Barbara) are gone now. Elizabeth has been the community manager for a few years and she's been good to work with and she's very responsive to emails. The staff seems to be approachable. They are flexible on some policies while very rigid on others. -Annual rent increases (similar to other Avalon properties, they will hit you with an increase every year until you tap out eventually and move somewhere else). They only give you 60 days notice of the increase so you don't have much time to make a decision to stay or leave. Before you make a decision, contact the leasing office if you have concerns, they might work with you but they won't go crazy to retain tenants as they know they can fill these units with new tenants very easily. -Need to put in tickets to address obvious issues with the community like street lights out or broken sprinklers (obvious issues should be noticed by staff and not require tenants to place tickets) -They rotate contractors for snow removal and landscaping. As a result, they have contractors who don't know the community very well and perform poorly. For the 2017/2018 snow season, they had a new contractor that constantly forgot to clear around certain mailbox kiosks, sidewalks, and fire hydrants. Numerous tenants (including myself) had to clear snow from sidewalks and hydrants that were missed. read more

Just moved to Massachusetts from California and I leased my apartment sight unseen. I absolutely love my new home!! My leasing experience from start to finish has gone smoothly. My Fiancé and I love living here and here is why: -Our apartment is stunning (we have a spacious 1 bedroom loft with a balcony & private entry). Everything is new and up to date. Very sleek looking. Our friends and family were very impressed when they came to visit. -Location is awesome - super close to the highway, grocery stores, restaurants, gas stations... -The office staff and the service team are amazing. Everyone has been nothing but kind and helpful since we moved it. (Special shout out to Jonathan, Barbara, and honestly the entire service team). -The amenities - Heated salt water pool, fire pit, and grills in the common area =) The gym is awesome as well. There are also a lot of fun resident appreciation events. We have an Ugly Sweater party coming up next week! We are moving into our first home in the Spring, so we can't stay another full year, but otherwise we would have loved to stay here. I would recommend Avalon Marlborough to anyone looking for a place to call home =) read more

My wife and I moved from another Apartment complex just down the road from Avalon Marlborough, wow what a difference! the tenants are nicer and I don't get sense of fake "niceness" like I did with the employees at the other place. The amenities are great, both inside the apartment and outside. They do offer apartments without the stainless and granite upgrades if you're the type that isn't concerned with those items. Tod, Eric, and Paige are the people I've dealt with in my short time there (since Oct. '15) and they have always been accommodating and willing to listen to suggestions about improvements or changes. What more can you ask for!? Avalon Marlborough might not fit into everyone's budget, but you get what you pay for. Everyone should have Avalon Marlborough on their list of Apartments to look at, you won't be disappointed! read more

I was lucky enough to call Avalon Marlborough home. To me an apartment is just a building unless your lucky enough to come home to people like Brittany, Barbara, Mike, Matt Chris, and Dave everyday. This group of individuals in there respective departments make coming home a joy. Things are taken care of when your gone like minor maintenance issues, emergency dog walking, package pickup and really just everything you could possibly ask for. The five star rating is appropriate as its like living in a true 5 star hotel from top to bottom. They also have neat events like BBQ's and dog swims at the end of the season things that again encompass the meaning and feeling of being welcomed home. So "Welcome Home" starting with the first call to Brittany Suarez to make an incredible first impression in finding your new home. read more

Worry free living at a great price. Avalon takes care of every amenity and is responsive to our needs and quickly remedies any issues we may have. The best at apartment living. You won't find better. read more

The grounds are well kept. Though it is heartbreaking to see the sprinklers flooding the sidewalk on a rainy day, I wish they would turn them off, it's so wasteful. The maintenance crew are the best part of living here. Friendly, respectful, always fix things in a timely manner. The construction of the apartment is just OK. it seems like they built it fast and left out an entire layer of insulation and/or flooring. We have upstairs neighbors and we can hear when they run their dishwasher and disposal. If they talk slightly too loud we can hear them. If they leave their cell phone on the floor we can hear it buzzing. If they drop, roll, walk hard, run have a dog or child, it sounds like a thunderstorm in the apartment. It's too bad because the apartments are really nice. But, if they drop something heavy on the floor we are startled out of our chairs. Our agitation level is pretty high in the evening when we are trying to relax in quiet after a hard day of work and all we can hear is pounding on our ceilings for hours. Terrible construction. If you go to rent an apartment that has one above, find out if the people above have a dog or children before you sign the lease. read more

We are extremely pleased living at Avalon Marlborough. The staff at the leasing office are always very pleasant and accommodating. i love the townhouse we live in. As another tenant commented the units are quieter and better insulated than we had anticipated. We couldn't ask for better neighbors where we are located. The maintenance crew go above and beyond in addressing any issues we may encounter in our apartment which are usually minor issues (the last few occasions we have dealt with Matt in the maintenance department who has been excellent and is an asset to the team!). We couldn't be happier living at Avalon Bay. read more

Where do I even begin? This place is absolutely amazing. We started living in a two bedroom with a loft, and once we got our 8 week old Great Dane puppy we moved into a townhome. We moved from Madison Place in Southborough, which they did not allow pets and did not have any amenities. The pool, gym and being able to have pets is what made us want to live here from the start. It's also super convientent and close to 495, RT9 and tons of backroads that can get you anywhere you need. We immediately felt welcome in this community. Between the amazing staff in the office, the wonderful maintenance staff that helps with any type of issue we may have and the super friendly neighbors we love calling this place our home. Elizabeth Murak, the community manager, has been the best of all. She is so responsive to emails and calls, she's always whiling to help with anything we may need, and she's awesome. We can't thank her enough for all she's done for us. I would absolutely recommend this property to anyone looking to rent! read more

After having been living in Avalon Marlborough for just over a month, I must say that I love it here! Down sizing from my single-family home (as many other residents, here, have done), I anticipated would be very difficult. In every way possible, the staff at Avalon Marlborough have made for a very smooth transition. The (loft) apartments are sunny, spacious and provide for a significant amount of storage. While it definitely is the case that I'm impressed by the amenities, which include an amazing salt water pool, state-of-the-art gym, club house and dry cleaning service; for me it's about the people who live here. This place has VERY cool people...particularly dog owners!! The grounds are extremely clean and landscaped beautifully. The maintenance crew is professional, friendly and exceedingly efficient. Perhaps most importantly, Avalon staff not only go out of their way to keep residents happy, but also maintain a safe and secure living environment. No regrets here... read more

My brother and I have lived here since May,2014. We have never experienced such devoted staff members at any other community we have lived in. Management is superb. If you have a problem, they will fix and make your life happy. Maintenance requests are handled efficiently and courteously. All you have to do is enjoy the beautiful buildings, the gym, the pool, and the club room where you can have friends and family over to join for dinner (or whatever) while you cook on the three outdoor grills. And they are open 24 hours a day, except for the pool. You can even watch the big TV in the club room all night! The people who live here are wonderful, friendly and go to bed early. There is no noise in the apartment, day or night. Your mail box is downstairs whenever you want the mail. The interior of the buildings are cleaned regularly. The grounds are beautiful and clean. Have you ever been pampered like this anywhere else? Don't forget the puppies. I love them all. As the Senior Community Manager, says, "We're here to make you happy." read more
