I've been wanting to post this review for awhile now, but I've been trying to find the right words. I rarely write reviews, but I felt that people really need to know what they are getting into when they sign a lease with Avalon. I would like to start this off with the good about living here. You will not find a better maintenance staff than here at Avalon Marlborough. They are so friendly, quick, and efficient. The community itself is located in a quiet part of Marlborough which is very nice as my husband and I like the feel of a rural neighborhood rather than a city. They are a family friendly and safe community. They are pet friendly and have ample options for rentals. The grounds are beautiful, and I loved coming home here at the end of the day or a weekend in the mountains. All in all, my husband and I loved living here...until we didn't. Unfortunately, the bad outweighs any of the good about this place. After all, what is a nice apartment without a staff that actually cares about their tenants...especially the good ones. My husband and I moved back to New England after he got out of the Army. We spent weeks looking for an apartment we could call home until we were able to purchase one of our own. My husband and I have lived here for 3 years which I think really says something about a place. However, each year the rent increased substantially (by over a hundred dollars per month). Each year we said okay, just one more year; we'll make it work until we lock in on a house. As our 3rd year of living here comes to a end, we have still not been able to close on a home due to the market, and we are now expecting our first baby in January! We decided (due to my pregnancy and a previous miscarriage) that we would sign for one more year with Avalon as this has become our home, and we didn't want to put any unnecessary stress on my pregnancy such as that which is associated with moving. We were expecting the rent to increase by about one hundred dollars per month. We even budgeted for an extra two hundred per month (we knew it may increase a bit more due to inflation) even with baby on the way because we really wanted to make this work. This is where we wanted bring our baby home if we could not find a house by the delivery date. The leasing office sent an email with the new terms and prices the Friday of Memorial Weekend (huge bummer for us). We had family plans that weekend in New Hampshire, and I think I spent most of it crying because the cost of our apartment was going to go up by 500 dollars more per month. This was more than a 20% increase on a one bedroom apartment with a small loft. My husband immediately called the leasing office to see if there had been a mistake or if there was anything they could do as we have lived there for 3 years. We've never missed a payment, we've taken meticulous care of our unit, and we've been model tenants during our time here. We really made it home. Unfortunately, we received a very generalized response of, "We've been receiving these calls all week. There is nothing we can do. There's no room for negotiation because corporate sets the rates." He even suggested we look into a one bedroom apartment which would be next to impossible with two of us working remotely, in meetings all day, with a dog and a baby on the way. After this very short phone call, it became quite apparent that corporate prefers new tenants who can pay top dollar for units (who may leave in 6 months or a year) rather than tenants who are reliable and consistent. The anxiety and stress of having to find a new place to live during this time has been crippling for me. I've had to talk to my OB each appointment about it as I've already been on edge due to a previous loss, and the last thing I thought I would have to do is uproot my life to another state halfway through my pregnancy. As we are now at the end of our lease, and we have still not found a place (the market is still crazy, the interest rates have doubled, and apartments are either insanely expensive or have no units available) I want everyone to know what Avalon has done to us and to so many other families during this time. We are already feeling the financial strain of gas and grocery prices, of worrying about feeding our families, paying our medical bills, working to make ends meet, etc. Now, we have nowhere to go...because we simply can't afford it, and Avalon was not willing to budge. We'll be moving all of our things to storage and moving in with our parents in another state until we are able to find a place for our growing family.

We moved to Avalon Marlborough January 2016 and enjoy living here. The apartment unit is roomy and offers plenty of space for comfortable living. We are the initial occupants to reside in our unit and it's nice that everything is brand-new. We've used all community features and amenities except for the pool which will open Memorial Day weekend.The gym has a nice equipment selection and the resident lounge (with free WiFi) is a great place to relax, or host a party. The dog run allows our four-legged friends to play off leash and also interact with other dogs and pet owners. We've used the outdoor grills and fireplace several times. both are very nice. Garbage and recycling chutes are conveniently located on each floor. There are a few areas that may need attention (hence, 4 stars instead of 5). 1.This is supposed to be a smoke free community, yet on occasion when walking my dogs I have noticed residents/visitors smoking, or evidence that someone recently smoked. 2. At times, some residents are quite noisy (TV/stereo volume, talking loudly). Not sure if it's related to the quality of building construction and poor insulation between units, or if some residents simply don't care if they're loud. 3. On windy days (which can occur often) trash accumulates in areas throughout the property, primarily in areas that have corners. The trash usually remains for several days. I believe management should provide residents more reminders on proper etiquette for apartment living, and frequently police the grounds for offenders and other things that should be addressed. Regarding property office personnel and maintenance team, our interactions with the staff have been exceptional. The few maintenance requests we've submitted were handled quickly and professionally. The maintenance crew is very knowledgeable and offered useful tips. Package acceptance service, email notification, and online rent payment option are nice features.

Can someone tell me what the average cost water and sewer each month ? In other aoartmenys I've rented it was paid by the complex. Thanks

The answer depends on if you rent an apartment, townhome or a loft apartment. The water and sewer usage depends on the number of people and if you have a one or two bedroom apartment. That has been our experience often times varies month to month.

I see on their website that there's a $250 fee for parking. Are any parking spots included in the cost of rent?

They will then sick their debt collector goons on you who will harass you for years. If I could give this place zero stars I would, they do not care about the health, safety or wellbeing of their tenants, only their commissions. They will be incredibly nice through the tour, application and move in process, and then they will leave you high and dry as you uncover COUNTLESS problems (from electrical insufficiencies, to water damage, to illegal entry of our unit on several occasions). If you have children or pets, they are not safe here. The office will tell you to contact upper management with complaints, but you will never actually be able to get a hold of upper management (I'm pretty sure they don't even exist at this point, our lawyer hasn't even been able to get a response, and yes it has escalated to pursuing legal action due to the severity of the mistreatment we have experienced.) This place will neglect you and bleed your pockets dry. Also the photos online are 1000% edited and/or staged because it does NOT look that nice here, half the things in the gym are broken, the pool is almost always closed due to issues in the summer and really there aren't any other amenities despite their advertising. This place is literal hell on earth.

The care and services provided residents in top notch. I have one personal issue that frustrates me; there is not centralized WiFi/internet for residents New Horizons offers a few community PC's which until three to five years ago would have been adequate. Today however most families and seniors are very connected. Tools such as Zoom allow social interaction even when a visit isn't possible. During the COVID pandemic during serious influenza, visits may not be an option. Use of communal area PCs would greatly increase risk of virus transmission to the general population. New Horizons negotiated a price per resident for seniors to get internet ($30 per month) per resident. This is no bargain, and generally seniors are very concerned about any extra expenditures which makes the cost a battle. I hope New Horizons will upgrade their technology to equal their other service delivery
