    As an avid real estate hobbyist and a resident of Natick for more than 3 years, I feel Deerfield Forest is a fantastic community to own a property in. The location, the school district, the "value for money" and a well planned floorplan are few of the many advantages I found here. Due to these, it's very much possible that the real estate value might appreciate here in future. Even for rental, this community makes a great avenue - and I personally feel it hits you differently than the neighboring zip codes. I highly recommend someone trying to invest or stay here for a long term and raise a family.

    I've been a resident in this community for a year now. It's very peaceful and I honestly feel that is one of the major factors we need in day to day life. Here is my review for this community: Management: 5/5 Friendliness: 5/5 Amenities: 4.5/5 Commute: 4/5 Safety: 5/5 Floor plan: 4.5/5 Future: 5/5 This place is unique in its own way, due to the fact that it is surrounded by greenery and not a concrete jungle. Some of the things I felt not-convenient are a slight drive needed everytime you drive out of the community (which is manageable) and parking is not covered (which is difficult to get unless you go for a single family home in general). Rest assured, choosing this community will never go wrong!

He is very well behaved and so happy, he holds the doors for people as they bring their groceries in. He's a good boy. Some people look down on people with special needs. To add more misery, I was diagnosed with colon cancer and now have an ileostomy. It's messy and the Avalon maintenance manager wants me out and is bullying me along with the Natick management but they are too scared to face me. They sent a threatening letter saying I would be evicted and I cannot renew my lease. "Chris D" at corporate is too cowardly to put his last name, email or phone number on my eviction notice. He is a bully and a coward. Feel free to reach out you pathetic man.

They…read morego after handicap receipts I was told many times not to come into the office until I hear I use hearing aids and I'm legally deaf. I also use a wheelchair and many times the doors were broken on me. The management called animal control for a puppy who is going through a puppy stage. I was threatened many times and I paid well over market value never missed a day of rent. All of my reasonable requests were approved, approved by legal however never actually granted I was accused of doing something I physically could not have done and taken to court and settled had to retake them to court because they refused to make good on their part of the court settlement where they would say that I've that I did what they had asked I was embarrassed in front other residence by the manager, standing outside the gate to a resident event telling me my president was no longer wanted or needed in front of other residence. I was stocked by maintenance. I had the police called on me. I was told one time when I was struggling to bring something in that they didn't have the time to help me that they were short staffed. I didn't even ask for help as I had learned my lesson. After I left, I was continued to be stocked by an ex employee when I mentioned this to their lawyer, they told me I had to go to court and get a restraining order against her. There was nothing they could do. The place was full of dog feces. The package room was often blocked for me. When another dog was barking. They went after my dog who was in a not barking she's been trained only to bark to alert as she's a service dog or at the time of service dog in training I was told they called the border of health however, then they said oh we didn't. I was taken to court, and their lawyer actually kicked my service dog. The first lawyer did not but the second lawyer did under the table. He kicked her several times while she was trying to do a job of tucking I paid top dollar to be treated like crap. All I can say is the best thing that happened to me was having to leave cause I'm so much happier where I went I got tired of being lied to humiliated stressed. And harassed on a daily basis if you look, this is a pattern of the Avalon that they discriminate against handicap people.

    MALEVOLENT MANAGEMENT, COCKROACHES, BLACK MOLD, DEER TICKS, CARS TOWED--NO WARNING, FILTHY DUMPSTER…read moreAREA, IMPOSSIBLE TO DISCARD LARGER ITEMS, CAN'T PARK WORK TRUCKS, LADIES CUSSING AT CHILDREN IN PLAY AREA, UNFAIR CHARGES, HUGE POWER LINES (HIGH EMF). THAT'S ONLY HALF OF IT. But one set of issues deserves special attention... COCKROACHES In the summer of 2024, while our daughter played in a neighbor's condo, she noticed an alarming amount of cockroaches. When we saw the first roach in our unit, we immediately reported it to the office. We were told that pest issues are the responsibility of each unit owner, that they couldn't do much unless others started reporting. We then decided to reach out to the neighbors with the infestation, asked them to report it to the office and they agreed. After they reported, their landlord had to treat their unit and we stopped seeing roaches. But there was no follow-up treatment (or traps set to monitor activity), and in January 2025, we saw a roach again, and our upstairs neighbor saw her first roach too. We both planned to call the office asap. We figured the condo must step in at this point since the roaches were not only back, but had spread to the second floor. Not so. MALEVOLENT MANAGEMENT My wife called the condo office as planned, feeling hopeful, but it was an awful conversation. Brittany (the residence manager) was attacking and accusing from the very start. She said pest control is the responsibility of the individual unit owners, not the condo. She said we're the only ones reporting the issue, which we knew for a fact wasn't true since our upstairs neighbor had already called to report that same day. When confronted on this, Brittany changed her wording as if that's what she was saying the whole time: "Until TODAY, no one else has reported an issue." Feeling that we had no recourse, my wife said ok, that we'd go ahead and hire a professional to treat just our unit. Well, Brittany finished the conversation by saying in a threatening tone, "Make sure we have the certificate of insurance for the company you hire--if they SET FOOT on the property before we have the COI, we will charge you $300." UNBRIDLED INCOMPETENCE We did hire a company to treat our unit (after much difficulty getting a COI from them that Brittany would accept--she rejected it at least four times, for a different and previously unstated reason each time). The pest company has come at least 6 times, costing us over $1,000 out of pocket. We also got a hold of the board and voiced our concerns. Now they're finally addressing the problem building-wide, but the incompetence and inconsiderate behavior continues. For example, they knew very well that we were trying to keep treatment of our unit "organic" (which has been effective in our unit) because I'm sensitive to strong chemicals. Well, they decided to force every single unit--and with very little notice (a weekend)--to get SPRAYED with strong pesticides, and with absolutely NO NEED to such recourse: two different people from their pest control company told us so. The reasonable solution our pest control company has advocated from the get-go (since August 2024), was to inspect and treat every single unit with bait--exactly what we were asking from the beginning, but which they refused to do. That's why we're still dealing with this, more than a year later. NEW MANAGEMENT, SAME OLD A couple of weeks ago, the board decided to hire a management company (Barkan) to take over operations here, so we were feeling hopeful. But guess who Barkan hired? Brittany--the most obvious source of this community's endless headaches with the office. It is, however, the Board of Trustees who is ultimately responsible for all that's going on, since it is they alone who have the power to change things, and haven't. So the office sucks, yes, but I suspect there's something rotten in the Board of Trustees too. IN CONCLUSION If you're looking for a healthy and peaceful place to live, do yourself a big favor and steer clear of NATICK GREEN.

    The basic draw of these condos is that it is very close to the commuter rail. Also, it is cheap and…read morein Natick. It also has some good businesses close by -including a Wendy's; Planet Fitness; Roche Brother's market. But, these were built to be the "affordable" units and they are not holding up well. I would not say the condo is well maintained. The garbage and storage is very far from the complex, depending on where you are, and you kind of have to drive there. It is looing kind of bad lately. I hear lots about their landscaping but for my money it isn't that great. Finally most of the units do not have real balconies. Since prices are pretty similar to Natick Green or Deerfield I think I might check them out first. Personally I think a great revenue source for this condo would be to allow MBTA parking at Natick Village (with a parking pass) and use that revenue to really update the condo / drop fees. There is never enough parking at the West Natick stop. There is plenty of extra parking in the front of the complex. But for some reason they prefer not to.

The few maintenance workers we've talked to have been nice and helpful. Laundry is expensive; up to a dollar more per wash than any of my friend's apartments. Doesn't sound like much, but adds up quick. Management are some of the biggest jerks I have ever met. I hate when I have to go to their office, because I know they will be rude. We are looking forward to our lease running out. Couldn't be fast enough.

    I've lived here for 3 months and am so happy about my decision to move here…read more I decided to write a review after reading about some of the negative comments already posted. It feels like a lot of people who have issues are highly motivated to bash this complex, however, my experience has been much different. People here are quite pleasant. I have gotten to know many residents, mostly dog owners, by chatting out front. People are friendly yet without being clingy or cliquish. As for hearing noise from neighbors, the ONLY thing I hear is when someone upstairs sneezes. Yes the train is loud, however, I don't even hear it anymore. Parking has not ever been an issue, and my schedule is erratic so I'm in/out all day and at night. The maintenance staff does one heck of a job! William is always painting something...Last week there was a guy literally washing the front doors of all the apartments on my floor! I live on 3rd floor and have yet to turn on my heat despite the frigid temps we've experienced thus far. The windows are well insulated and the heat must be rising from downstairs but it's 70° in my house. Last month's gas bill: $5.94! Alyssa in the management office has been friendly, warm, professional and incredibly responsive to me. There is a group of people, "The Complainers," who don't seem to be very nice to her but I've never met a property manager who's so genuinely concerned with doing her best and responsive. My only concern is lack of security. I feel incredibly safe here, however, I worry about my car being stolen/vandalized. Alyssa had a public meeting to discuss security issues (I was away) and the very next day ALL parking lot lights were turned on from dusk to dawn. This is a major improvement, however, installing more cameras in public spaces or, preferably, having an overnight security guard on foot would be awesome. I've moved a lot in my life and can honestly say that I'm looking forward to staying put here for a while. The quality of units, amenities and great staff are a bargain for the price. I looked at lofts in Dorchester Lower Mills that didn't come close to these apartments and for a lot more money. Commute can be a drag but with Rte. 9 only 5 min away you have everything you could possibly want in terms of shopping or restaurants. Yelp reviews usually sound like they're written by pissed-off people or friends & family. I am neither. Just someone who loves where he lives and wants to share his opinion.

    horrible, horrible, horrible!…read more so many things to note and be aware of! *noise , noise, noise, noise! as the last review said "noise pollution " the local fire truck visisits minimum 2 times per week along with the ambulance. this building is located next to a shopping plaza which is convient but the delivery trucks frequent daily starting at 3:30 am along with there trash pickup around 5:00am. unfortunately the building has changed tremendous since the changed in management. since the turnover from janet to tony ferris and heather viele. tony is barley ever in office clueless as to what is going on at the property. heather is very inappropriate and unprofessional. i have personally seen her make faces and talk about residents after she hangs up with them. they are both unorganized. it is concerning to have management not on the same page causing mistakes for tenant's. * no longer any security/doorman * lots of packages left in front/ common area daily, management will not put them in the package area! they will send it back. * no longer any theater room * no wear for visitors to park * you now have to pay for monthly renters insurance * always rent increases and unexpectedly additional lease addendums to abid by * no large items can be throw in trash or you will be fined! * not all parking is covered ( you will be on a waitlist) * you have to reserve parking passes for visitors online and print them out. * you hav to reserve the coffee room * coffee room gets locked daily around 9pm * there is a towing company that works for the building that does rounds. * proper notice to enter is not given often. * leak detecters have been implemented on the toilets, they have been not reading and given faulty reads causing maintenance to have to enter. * in the summer trash pile up in the grill area. be aware management will seem accomidatng at first to get you in, then you will be just a bother to them!
