I'm glad to not be the only who's had issues with Auben Realty not refunding the security deposit, charging extra, and not wanting to refund you. This company is absolutely crooked! Be very cautious of Auben Realty, better yet stay far away! They will make up false charges and refuse to pay back what they owe you. Upon moving out of the apartment it was cleaned and everything left intact as it was when I moved in the year before, minus one of the blinds. I was completely shocked when I received the disposition of itemized charges from my security deposit; specifically a false charge regarding the replacement of missing refrigerator shelves and drawers for $200. I then questioned the false charge and was sent a photo of an old out of date white refrigerator with missing components that was not in the apartment when I moved in or out. I explained to the property manager "Meagan Denson" that the photo she presented was inaccurate and not the refrigerator that was in my apartment. She then asked if I could provide photos of the refrigerator that was in the apartment, which I had no problem providing; along with videos. As the refrigerator that was in the apartment when I moved was stainless steel and definitely not white. Knowing the proof that I provided. I'm in court right now with auben. Judge said to pay on the first which was a holiday and their lawyer filed a letter saying I breached the agreement on the 2nd knowing full well holidays roll into the next day. I want everyone to know that its only due to loss of disability 'I am united Healthcare' that I am being evicted though there are protections in place for it. But GA is stacked heavily in landlords favor but its not that they won't get the money. Its they don't want to WAIT for it. Some real bastards! .....The eviction process is a tricky one for landlords, particularly when the tenants involved have specific circumstances that may grant them legal protection. One protected demographic is tenants with disabilities. AND Cannot evict you based on disability denial Landlords cannot evict you based on disability denial. They are required to provide reasonable living accommodations for disabled individuals1. It is illegal for a landlord to deny housing or treat someone differently based on their disability2. Now yes, they are entitled to making money but if the loss is LINKED to disability, and it was, until the appeals process is exhausted and it's not a long one, Then the tenant is not in default. Absolute worst property management company I have worked with in 20+ years as a real estate investor - They have neglected my tenants, price gouged me non-stop with their vendor/partners, have apparently no SOPs, are purely reactive instead of proactive, screen tenants very poorly, internal employee turnover is non-stop, and they have way too few personnel "managing" individual portfolios or properties to take care of owners or the tenants. Every talented human that has worked in PM for them has left and for good reason - Absolute disaster that has progressively deteriorated even more over time. Based on the comments and my own experience of just trying to view the place seems I've dodged a tactical nuke. I made the appointment to view the place, they never sent the code to get in. I tried multiple times to reschedule but I wasn't able to view the place. The road is all dug up in front of the place. There is only one space to park for the whole property for some reason and I almost got ran over so the street is dangerous. They have us locked in & paying for a month we won't even be staying there... we had DaVana as a manager which was a great experience but out of nowhere got a new person Zac who does not provide the same quality of service and works against you not with you. They convinced us to continue another 6 months with them AFTER we put in our 60 days notice initially, now they saying we forfeited our deposit and have to pay additional fees! From an owners perspective Auben is a one stop shop. They find tenants, collect rents and manage repairs. They have an in house team of maintenance guys so I save a few dollars on Easy stuff like a leaking toilet or faucet. A feature that sets Auben apart is a value added bonus that comes from the account managers and the project managers. Annually they look at your portfolio, check performance and suggest ways to improve it. Perhaps renovation to attract higher rents, perhaps a property simply needs to go. All this from experts take the stress from the owner. Project managers like Alex make sure once a repair starts it get finished and to his standard. I have had some lousy management in the past. I would give them 0 stars if I could. I got here in November and there was no heat or hot water heater. They were not going to come fix it right away either. I finally called the guy I rented from and he got someone out to look at it but he could only fix part of the problem so half the house had heat(up stairs) and half did not. he did get the water heater going. There was page after page after page of stuff that needed to be fixed and the first appointment I understood he failed to assign the task to a person to come so we rescheduled. the came out and fixed basically nothing but I'm sure he checked the boxes. I have a water leak and he told me he would come back to fix it....no return visit at all...so I called back and the dept head called me with attitude but sent the same person out. I stood over him and told him how to fix stuff...still not all stuff was done. the water leak still going strong. he told me he couldn't fix it and wold send someone that could out. It is the middle of January and no one has come. scheduled another appointment for today between 8-10...guess what no one came or called. I am so fed up with this company. They will rent you a broken down house and refuse to fix anything. Do not move into Walden Terrace townhomes. There are only 18 units in this neighborhood and SIX of them are vacant. There is such a turnover of tenants and I now understand why. Do not be fooled by the remodeled appearance. The façade only hides serious underlying problems such as sewage issues and lack of insulation. Defecation from the upstairs bathroom toilet comes up through the kitchen sink. The walls are simply paint over plywood with no insulation protection from the outside. (Attached is a photo of how the problem began but unfortunately, I do not have a photo of the paint completely chipped from the wall exposing the wood. The maintenance request for this was placed January 2018 and was not fixed until August.) Aside from maintenance issues, there has also been numerous burglaries of both homes and vehicles - 8 within 4 months. They send sketchy maintenance people into your home and even when you come home and walk into see the guys LOOKING THROUGH YOUR DRAWERS when they should be repairing A GIANT HOLE IN THE KITCHEN they do nothing AND send the same people the next time something breaks. The ac unit has been a consistent problem. No heat for a month in winter then the auto feature never got fixed so it only went on or off meaning if you forgot and left it on you woke up or came home to an 86 degree house and a massive heating bill. NOW it's summer and my lease ends THANK GOD in three weeks but my AC broke AGAIN 8 days ago and although the repair man came the day it broke the owner won't release the funds to have the unit repaired so I'm packing and moving in 87 degree house on corona virus quarantine stuck in this muggy heat while the rental management company DOES NOTHING to actually manage this rental property. In fact when I call they're rude, when we need maintenance we have to be home because they send the same untrustworthy people I watched open my underwear drawer in a room they had no reason to be in, and they allow home owners to break Georgia state laws. Moved to GA from MD and from the time I decided to rent my current residence, it's been one issue after another. Wish I had seen the reviews. Seems like the only people that ARE pleased with this company are the owners. Disappointed in the shape of the property when I looked @ it but since I was PCS'g from MD, I was desperate to find a place to live. I'm responsible for the landscaping but the grass was @ my calves when I moved in. Heat didn't work. Property manager double talks and is unresponsive; definitely the WORST customer service I've ever experienced. Told to not put the water bill in my name originally then month and half later sent a text that it has to go in my name. Next day water turned off. Get f**ked twice because not only do I have to pay a $50 charge from the water company but I have to pay $100 charge from Auben. Already pissed that I'm being charged $25 MONTHLY fee for a service that should be optional. That tidbit of information was left out when applying for the property. Of our most recent issues, we have noticed a large spot of mold and have contacted them and heard nothing back. I finally called them again a week later and they are just now starting to contact their third party vendor to come fix it. Highly recommend AVOIDING this company. Never thought I needed on site maintenance so much. You can contact them about any problem and you can bet you won't have it fixed in less than a month. Mold not taken care of for a month, giant hole in the wall from that repair for a month, air broke twice in the summer with a slow response time. Had a leak that needed immediate attention and their "vendor" was hard to get in contact with. Asked about adding to the place with the intent of leaving parts there to make our lives easier and they did not get back to us at all. Washer and dryer take 2 washes and 3 drying cycles and when asked for a fix, they said that we can just keep them, sell them, and use our own if we want. I not even a tenant yet...but this Realtor has lost their minds!!! I called them to tour the property...and the property manager was not very helpful at all. Rushed me off the phone as if i was a pest and instructed me to go to their website to do a "self-tour". Upon applying for this "self tour" they require a state issued ID (want you to upload pics of front & back) a selfie, and a debit or credit card for a one time fee of 99cent. I was curious and really interested in the property, so i uploaded all they asked along with my prepaid card to protect my actual debit information. My prepaid card has plenty of funds on it, but Auben Realty of Augusta' Ga. denied my entire application to tour bc i tried to use a "Prepaid" form of payment. After living in our home for over 3 years the AC unit in the attic started leaking into the hallway. Reported the leak and Auben first sent a plumber. After explaining that we need HVAC out there they finally sent one who changed the filter. We were then charged $85 for HVAC and still had a leaking ceiling. A few weeks went by & no other visits and the ceiling had now started to fall. I wrote numerous work orders and nothing had been done. We gave our 60 day notice and moved out to be emailed a $1900.00 charge for move out fees including the rugs (which were damaged from the leak) HVAC filter not being changed and other fees. I have had the worst experience with Auben Realty Augusta. The house required a deep clean when we moved in and the yard wasn't mowed. They didn't even bother cleaning after the last tenant it seems they just painted over the dirt as there was hair and other items caked into the paint. The house itself is old and full of issues. The ceiling caved randomly in the laundry room and dirt/Debris went everywhere during our stay. The cave in broke a window and they are making US pay for it. When we had a GAS LEAK we were essentially told to fuck off and call the gas company even tho the gas company had already shut the gas off and we needed aubens maintenance team to fix the hose. The woman on the line was extremely rude and this happened during the winter so we went 24-48 hours without heat, hot water, and a way to cook our food. They charged us arbitrary fees ($1800) when we moved out knowing we were deploying so we had no way to remedy them in person. The also worded the email to take advantage of the fact that we are in a high tempo environment and missed the 48 hour deadline. They will charge you $145 to change an air filter (which we changed before we left) This company takes advantage of people and uses them. The house are cheap and they do not care about tenants. Especially do not use if you are military. read more

Overall, Auben was a really great company to deal with. The process was very easy for renting, renewing a lease, and terminating the lease. It truly did not require a lot on our part. Maintenance requests were easy to submit (and for the most part at least) attended to very quickly, and without much calling or follow up on our part. Some of the contractors really did leave a mess, though that's not the fault of Auben, when I submitted an additional follow up maintenance request around this issue, citing the first maintenance request as it pertained to that, I felt the response to be a bit rude, stating not to submit anything through maintenance that wasn't a "maintenance issue" I felt it was very much a maintenance issue considering it was the contractors they hired that left the mess, however, this had already happened once and I knew the outcome, so I just cleaned the mess myself. The only other issue I really had was their "emergency maintenance request phone line"... why have an emergency line if no one answers and the call just rolls over and rolls over for hours? Seems a bit misleading to me, but the issue was eventually addressed (well over 24 hrs after having RAW SEWAGE back up into our home...). Though over the 3 years we stayed these were truly the only issues we had, maybe 2-3 amongst the MANY issues that were submitted and taken care of promptly and cleanly (generally by the in-house Auben maintenance tech, he is fantastic!) so overall I would definitely say we had a very positive experience! They charged my brother for "writing on the walls" which was a flat out LIE. He is a 52 year old unmarried man who doesn't have kids and lives alone, never had kids and actually, no kids have ever even been to his house. They charged him for a missing toilet seat cap! yes, I'm meaning the thing that goes over the screws on the seat. Never mind that HE had replaced the seat himself. They charged him 40 dollars for a broken piece of plastic on the towel rack, which was just one of those cheap, plastic ones that come from walmart for 15 dollars. They charged him for a tiny piece of 30 year old tile that came up. He trimmed the hedges 2 weeks ago but guess what? They charged him to trim the hedges!!! If you make the mistake and rent from this company, take photo's and video of EVERYTHING before you move in. GO over the checklist in detail ( which he never had the opportunity to do because he rented this house online due to the distance that he moved from ) He was a meticulous housekeeper and always has been. All of the charges that they came up with were completely bogus! If you make the mistake and rent from them, Just know that you will be billed WAY more than even makes any sense in the end. I am currently a tenant in one of their rental houses and would like to state they have terrible maintenance standards, infuriating customer help, and consistently lie and/or deny any calls and walk-ins to simply repair minor issues while also saying the trash they leave behind is not their problem. Plus they cant seem to have a plan and simple contract without changing it a few days later and not telling you then fine you for not being informed. I scheduled a showing of a property. The agent was friendly, engaging, informative. Contacted office for procedure of application process. Application fee $45.00. Rep gives specifics, preferable credit score 600, no recent evictions. Submitted app...denied. Rep states credit score below 600, eviction search states current landlord filed for eviction several times for late payments, no actual evictions. I lost my job due to illness...kidney failure. I researched credit score, 3 reporting agencies, 1 above 600, 1, 594, 1, 541...naturally they quoted lowest score. I could not find eviction filings on any credit report....rep did not rely they considered filings. Actually still reside at the complex that filed for late payment..no late payments in 3 yrs...My point...does the recent rent record of the last 3 yrs count for anything...I have no neg credit card debt...just outstanding medical debt...Is it fair to persecute a potential tenant for an unfortunate life event? Obviously, with this realtor. My point: no second chances for honest, hard working, conscientious, people, who have worked hard all their lives.(40 years)....the application states if you have Section 8...the 600 credit score does not apply...damn, go figure...those who are getting a free ride on MY TAX DOLLARS get a better break than I...I wasted my time, and $135.00.... read more
