Very bad experience with Atlantis Properties. I applied for an apartment in Belmont on Valerga Street. I paid $45 for my application and another $45 for my wife's application. The agent who showed us the apartment was rude and unprofessional from the beginning. The worst part was the application process. I was the first person to apply, but nobody ever called me with an update. Every few days I had to call them myself. Each time they asked for one more document instead of telling me everything they needed at once. First it was my proof of income, then my wife's income, then tax documents, then more paperwork. This went on for days and wasted a lot of my time. If they had asked for everything at the beginning, the process would have been much easier. Also, the application fee is non-refundable even if you don't get the apartment. I do not recommend this company. Poor communication, unprofessional service, and a very frustrating experience. read more

Went to view an apartment with another 2 people. This was on a Friday, put in an application that day. Just find out they went with the 2 other people that had viewed the apartment with me. They went with the other because that got there first. Tey moved in 2 days after viewing. They never check are application and has to refund the application fee. They moved in 2days after viewing. Property management is a thankless job. Landlords only call them when they need something. The same with tenants. No one ever calls them to thank them for doing a wonderful job. GREEDY PROPERTY MANAGERS BILL FOR FRAUDULENT CHARGES! Atlantis Properties tried to ILLEGALLY charge us $1,350.00, which would have meant we'd have lost our entire security deposit and had to pay hundreds out of pocket. Fortunately, we became familiar with the California Civil Code and successfully argued to get nearly all of the charges removed after consulting an attorney and threatening legal action. We lived in a San Jose studio apartment from 11/2022 to 1/2023. We were never able to receive mail even after we went to the Post Office, paid for new keys, did a change of address, and followed up with USPS multiple times. We spoke to Toby, the property manager and he said it was an ongoing issue since before we moved in and that it would be "the next tenant's problem." In terms of the security deposit, they tried to have us pay $200 for a cleaning service, stating that this obligation was a clause in the lease we signed. We reviewed the lease and saw that it was not, in fact, on the lease. We pointed this out and they backtracked, but still charged us $200 when they sent the repairs invoice even after we cleaned the apartment thoroughly and followed their cleaning instructions to the letter. Then, they tried to charge us $900 dollars for damages caused by prior tenants whose lease we had taken over. This goes against § 1950.5 (b)(2). Finally, they attempted to charge us $350 for damages they did NOT point out in the pre-move-out inspection in violation of § 1950.5 (f)(3). These charges included repainting, which is "ordinary wear and tear," which cannot be charged to the tenants per § 1950.5 (b)(2). During the pre-move out inspection, they had said that the walls were in great condition and we had done a good job spackling. After we met with them, they pro-rated the charges for the damage done by the prior tenants, which they would not have done if we had not pushed back. They also reduced the cleaning fee and dropped the repainting fee and a few other charges once we threatened to sue them. We wish we had seen the other reviews of this company before renting from them. We hope that making a formal complaint with the Better Business Bureau and posting this review will help save prospective tenants from the hours of legal research and meetings and the extreme stress we went through. read more

As I passed him he was texting on his phone and didn't seem like he wanted to talk or anything. I dunno I got the sense that he didn't want to deal with a person of color. I scheduled a viewing of an apartment with Jake and confirmed the reservation through their reservation form. I sent them an email to confirm and also called the day before because they did not respond. I inquired with the person I spoke to about how I could inform them of my arrival. They advised me to simply call their number. This morning, I arrived 10 minutes before the appointment and called them. I received their voicemail and left a voicemail informing them of my arrival. In addition, I sent them an email. However, they never showed up. Their reliability is extremely poor. I do not recommend doing business with them. read more

I rented a place in San Jose from Atlantis Properties for about 5 months from May 2021 to Sep 2021. When I initially signed the lease, everything looked good, but after I moved in, I found out it there were some issues. The apartment itself was fine, but there was a downstairs neighbor which made excessive noises at night on a daily basis. They also had guest parking in our very tiny parking lot which had 5-6 spots. I found out that management had known about this problematic tenant but could not do evict them due to Temporary Eviction Moratorium. While management was not required to inform me of this, it was still a very bad business practice. After numerous complaints and not much being done from property management, I decided to break the lease. When I informed them, there were no apologies or empathy at all for my situation. They don't seem to care for you as a tenant as long as they get their rent money. Save yourself some headaches and avoid renting any properties managed by this company! read more

After 4 years of paying my rent on time and cleaning my apartment professionally, this company would not give me my full security deposit of $1000.00. I was charged $150.00 for the cleaning of the old broken stove that will be replaced like all the other apartment units. They also tried to charge me for an extra day. I'm filling a complaint with the BBB because this company needs to be accountable for their actions. Horrible experience. My spouse is moving to the area for work and his credit is not the best. When he filled out the application he only used his information, which his fault granted, however when I called so I could apply under my name, representative stuck to policy and no discussion on how it was possible to proceed. We were explained, no co-sign, meet credit check, 3x rent and rental reference. We own our home, were willing to pay 1st, last and deposit but there was no leeway. Either their rentals fly off the listing or they go beyond and above for their property owners. Keep that in mind if you want to be a potential tenant. read more

I've been contacting my landlord for over 2 weeks now about a horrible pest infestation in the apartment I rent. Moreover the landlord promised to Schedule with all the people who live there and serve a 24 hr notice if they failed to coordinate on a time for pest control. After over a week of waiting he told me I should coordinate with them. The problem is getting worst and I am legitimately concerned for my health. We've been resting a property in Sunnyvale which is managed by Atlantis for almost 3 years now. So far, they have been terrific. We've had several maintenance issues and they have always taken care of everything quickly and effectively. Signing the initial rental contract as well as renewing it have been straight forward. Responsive, punctual and honest. Next door neighbor squatted rent free for 6 months and had to be evicted. This didn't help when the owner was forced to raise rents to cover losses. read more

My experience with Atlantis properties has been a very positive one. We rented a townhome from them from 2019 to 2020. All staff that we interacted with was very kind and helpful. All services requests were handled quickly and without incident. Everyone was very transparent with us during the move out process And with the return of our security deposit. My partner had a viewing scheduled with them. We arrived at least 15 minutes before the appointment and drove around looking for a place to park. It was a Saturday so of course parking was a hassle. No leasing agent called us to check up on us nor did we get a number to connect us directly with our leasing agent. We had to call the office and the man on the phone told us to just find a place to park. It took us about 10 minutes to settle on a place to park and we had to walk an additional 5 minutes or so to the apartment. By the time we got to the appointment, there were a couple groups of people viewing the apartment at the same time (Yes during Covid). I told the leasing agent (Stacy) that it took us a while to find parking and she says "It's always a good idea to come a little early for parking" assuming we didn't arrive early. It was rude of her to assume so especially when they never gave us their direct number nor did they give us instructions on where to park. The area we viewed was alright but the tiles had yellowing and some of the appliances were rather old. I'd rather pay more for a much nicer place with people who actually communicate in a decent manner, especially for a first impression. read more

TLDR: Do not rent from them if you care about your safety, your belongings, or generally being respected. By all means, find somewhere else to live than anywhere Atlantis manages. I lived in a Santa Cruz property managed by Atlantis for about a year, 2021. I needed a new place to live desperately and was happy to find a spot in my price range quickly. I overlooked some insulation and structural issues - the windows being ill-fitting, very thin walls, etc - because I was just in need of a safe place to live. These concerns were hardly even top-of-mind, but over time "safety" was compromised over and over again with absolutely no aid from the property managers. Very soon into moving in, we experienced a leak in the ceiling of our bathroom that was dripping dirty water onto the floor. Someone came to address it fairly quickly, but they ripped a hole in our ceiling and left it there for a little over one week. The drip stopped, but we had a 2ft x 4ft hole in our ceiling. We called several times to have someone patch it up but they essentially left us hanging and it was frustrating. On top of this, we realized early on that security would be a major issue. My car was broken into twice in the span of about 3 months, having over $1,000 worth of my belongings stolen from me, and every request to add more lights or security cameras was outright denied. Our neighbors' cars were also broken into, and once again, any request to boost safety was denied and we were never offered any reasoning other than that the owner simply did not want to install cameras. I developed insomnia because I was terrified it would happen again, and I would stay up all night listening to any sounds of movement coming from the parking lot. We repeatedly had random people come into the parking lot scoping out our cars and the property itself. One time, a man came into the parking lot and ripped out sections of the fence. He hid in the bushes of the house next door until police came. We were especially concerned because this family had a few kids. Atlantis ultimately showed no concern at all, and by this point (two months into living here) we realized that raising any flags to Atlantis would be met with dismissiveness and lack of concern. We stopped calling for a while when these instances would come up because it was defeating to always be met with, essentially, a "who cares" attitude by the people who were supposed to give a damn if their property is being violated so freqently. That is, until, we got a new single neighbor who lived next to us. Their unit was previously occupied by college kids who threw parties every weekend, so we were at first relieved to know that the likelihood of hearing music and yelling later into the night would be slimmer. However, this new tenant seemed to be terribly bothered by my partner and I simply talking to each other in our own home. If I was on the phone in the middle of the day - which I was, sort of often, because I was a student at the time and remote learning, he would come knock on my door to ask me to quiet down. I can't stress enough that I would just be speaking normally on the phone and on Zoom meetings and would routinely be interrupted by this man because I wasn't quiet enough for his liking. This came to a head when my partner and I would be *whispering* to each other in our own home and this tenant would pound on the wall for up to 15-20 minutes AT NIGHT until we had been silent for a few minutes. If we started talking again, he would start pounding on the wall again. My partner tried to speak to him calmly to de-escalate, and he screamed at him and tried to threaten him. Again, this is at night and beyond quiet hours. I tried to call Toby, the property manager, that next morning to explain this situation and he ultimately blamed us entirely and made sure to give US a warning that we would be evicted if this continued. To be clear, Toby of Atlantis Properties blamed us for whispering and speaking normally in our own poorly-insulated, thin-walled apartment after I attempted to report our neighbor for disturbing the entire complex by pounding on the wall, screaming and threatening us. We were walking on eggshells every minute that we were at home because we feared that silently cooking dinner would set off our neighbor and lead to us being evicted. All of this is to say that Atlantis does not care about your safety, security, or comfort. They will actively gaslight you, blame you, and dismiss your concerns should you bring any up. I've left out several instances where this was also true, but for brevity, these are the things I think are most important if you're reading this and evaluating whether to rent from Atlantis management. read more

I am a property owner and I accidentally hired Atlantis Properties to manage my condo in Mountain View without doing due diligence and I regretted it after the first month since I hired them. They made several mistakes which had gave me more trouble than if I were to manage the property myself. 1. They took money from my rental income and overpaid HOA without checking with me. This issue is still pending to be resolved and Louis Melo has no motivation to help resolve a mistake he/his team made. 2. Today we went to view the property at 573 Shawnee Lane in San Jose and had the WORST house viewing experience I've ever had in my life. Upon arrival, we met Michael, who was very pleasant, and another woman who will remain un-named. The moment we walked into the house, we could already feel an unwelcoming presence from the woman, who asked us immediately "uh.. so what's your situation?" Once we gave her an answer, she just stared at us awkwardly until I asked if we could view the rest of the house. They did not do a walk through, we viewed the house by ourselves, and once we were finished, the first question we were asked was " so you can afford the rent?" We answered "yes." She then followed up to ask us 4 times, in the most rude and condescending tone, if we were "sure" we'd be able to afford it. Once we answered "yes" all 5 times, she so graciously reminded us the pricing for the house before once again asking if we could afford it. At this point, we were not interested in the house anymore. But to top the cake off, she proceeded to inform us, in a nonchalant manner, that the previous owner had died. We will never even be considering viewing another property from Atlantis from how uncomfortable that visit was. To the un-named woman, why the f*ck would we come out of our way to view a listing, already knowing the price, if we could not afford it? Go back to real estate school. I had the most annoying experience with them had been trying to look for a place to rent I try to stay away from companies like this just because it's too much of a hassle they were asking for so much more I had given them tax returns mind you this is during the whole Potomac they wanted this they wanted information on that two years income of tax returns was not enough they wanted more I even gave him eight months bank statements and still that was not enough we had plenty of money to rent out the place paid for for over a year in our bank accounts and yet that still was not enough I am so happy I went through a different agency found a place and I've been living happy ever cents they literally are just so unprofessional I would not recommend read more

This review is only about their pre-approval process for us as renters. As you all know, they require you to have a combined income that is 3x the rent, but they seem to only accept literal paystubs as proof. My bf and I are full time college students so our actual "paystubs" don't add up, but he's got most of his income from the military and personal business and I from my business overseas, which combined is MORE than enough, but they wouldn't allow those for reasons beyond me. They also don't allow co-sign or anything else, very inflexible with their rules and conduct, and didn't seem friendly when talking to us. Kind of a bummer since their listings always look very nicely presented, decently priced, and plentiful. But now my bf would run from them like the plague since not only would they not accept our money, they're kind of a hassle to deal with as well. (Btw did you notice a pattern with their yelp reviews? It's funny seeing that most of the good ones seem to be from property owners and bad ones from tenants. Before Atlantis Properties, my apartment search in the Bay Area had been surprisingly pleasant. However, this management company's carelessness and lack of responsibility was infuriating. I found a listing for a nice looking studio through PadMapper, for which the contact information was the phone number for Atlantis Properties, although the company name was not included in the listing at all. When I called, an agent told me that there was a viewing later during the day; he gave only the time, no other information. Once I got to the location and did not see anyone, I called Atlantis Properties again. A different agent said that the viewing was cancelled for maintenance issues, and she flippantly said that I should have checked their website's viewing schedule, as agents tell all interested parties to. The first agent had not mentioned the website at all. In addition, she said there was no onsite manager to whom I could speak, even though the listing explicitly stated that there was "onsite management." I then discovered that the agent who was scheduled to host the viewing did not even know about the cancellation until he was there, which indicates that it was a last minute discovery. Overall, the whole experience was not fun. In addition to the discrepancy between the listing and reality, the agents' attitudes were unpleasant, especially given the number of families who had traveled to the cancelled viewing. read more

Not a fan of the property management, especially the girl named Hayley who helps out from another office that is not even Atlantis Properties. They tell you to go to property manager, but he is not there when you need him, Hayley doesn't reply or answer her phone, if she does, she tells you what you want to hear. That's why I go straight to the property management office when there is an issue, not like it does anything there either. Recently they ripped out the carpet in the hallways, it took the people they hired over a month, which they put on the notices that it will only take a week, right. They stated that the new look we would love, well when you tell us we cannot leave our apartment from 9pm to 6am because the flooring guys are working, I'm not going to be too fond of the look. They thought ripping out the carpet would probably keep a clean look, the hardwood floors are dark, someone needs to keep on top of it, but they don't, dust bunnies everywhere, among crap that is brought in by people walking. Lived there for 8 months now and it took them 7 months to give us a key to the front door, by the way it doesn't work. So we have two useless keys that do not work. They were supposed to change out the washer and dryer for a new one two months ago, still waiting for that to happen, in the mean time it's really convenient to have to take it to the laundry mat down the street. Least at the laundry mat, there is more than one washer and dryer, not like there isn't 16 apartments in our building. The only person in that office that is responsive when there is an issue and actually acts like he cares is Brad, everyone else is rude and worthless. Maybe this Louis guy who is the owner needs to assess the people he hired and actually do something about it. If people are seriously talking this bad about my management team, I'd be embarrassed. If they try to jack our rent up when our lease ends, I will most definitely move and not think twice to ever rent from them again. Least living in San Jose there is rent control, can't possibly raise it that high. read more
