If i could give a negative star review I would Aborn properties is unprofessional and has done nothing but sleezy business tactics. They recently took over my property. The issues between the owner and I have been rocky since she refuses to fix anything on the property. They took over in January and served me with a three day notice to pay after I withheld rent due to uninhabitable issues in my rental. It was rescinded and I was told that the rent would be waived until the repairs were completed. First reported December of 2023. Now that they finally have found someone to complete the work, they are stating that I am still responsible for the rent from January to March but will prorate the rent while I am out of the unit. I told them that my utilities have been increased because I have to leave the heater running and window open due to mold in the house. I ask about being reimbursed for the hot water leaking 24/7 which caused the mold, as well. The Property Manager ignores these issues and does not respond. I didn't want the repairs to go undone and was trying to be civil and work with them by registering for their portal. I am not a difficult tenant; I am in the industry and have been managing properties in San Jose for 20 years now. Even though they had a long list of prospect tenants, she took care of collecting references overnight from our former landlord in Europe who only speaks French. Joi and her team at Aborn Properties managed my townhome at the Villages for 13 years. She screened tenants effectively, kept on top of repairs, and was fair to all parties. I own a number of rental properties in other areas, and this is the only management company I have used where I did not have to "manage the manager." A couple of the vendors she used would not have been my top picks, but they got the job done. I sold the property in what should have been a stress free transaction to the tenant. Joi handled that as well, and she found good solutions for unexpected issues that cropped up. It takes a certain personality type to be a good property manager. You have to be a good judge of character and able to ignore some bad behavior in your interactions with tenants and landlords. Total jokes. When they took over one of their agents came over to introduce themselves as the new property managers for the house. I was in the freaken bathroom and when I came out these white folks were inside my house without my consent at all. I was like what the f**k. On top of that they raised the rent on a property that was not up to standards yet alone have any good reason to raise my rent by $300 more. I tried to contact them for issues as well and they only fix the easy things and leave the more hatd repairs on hold ( Some issues have been in the house for over a year now). I contact them and ask them that I need to speak with the owner to adress this and they just keep on putting me on hold or say that he is not available. (Obviously they are just covering their asses at this point). Either way I would avoid these scam artist and would really advise anyone renting a property from them to have an inspector with them when they are planning to rent a property from them. Yes youll pay a small inspector fee but trust me you will save yourselves a huge headache from renting a property that is turned upside down and is just made to look nice with fresh paint. read more

Let me begin by stating that my experience as a landlord using Aborn Properties to manage my property was a great business decision. I had a situation where I was transferred out of the area and I wanted to rent my property rather then sell it. I at first thought about handling it myself but I quickly came to the conclusion that the potential headaches and challenges as an absentee landlord was a labyrinth I did not want to enter and I quickly decided that a property manager was the wisest avenue to take. Here again, finding a good manager that really meets expectations presents another problem. After several interviews with other property managers, I decided to hire Aborn. As soon as I moved out, they stepped in and cleaned up what I had missed and had tenants in almost immediately. They handled all situations seamlessly. They informed me in a timely manor of any changes. And during the whole time, there was nothing for me to do except watch my rent checks come in, always on time. Here are some examples of how they manage: --The first tenants were forced to leave early due to a transfer and Aborn had a new tenant for me within a week. --The tenant notified Aborn that there was a problem with the dishwasher. Aborn had an appliance repair man out right away to look at it. They called me and said these are the two options and the costs. All I had to do was give an approval and they had the repair man out to fix it. --They made property inspections as promised and kept furnace and refrigerator water filters changed. I was by no means their best client. But they sure treated me like I was. read more

I have 1 star because these people don't answer the phone or call back. I wanted to rent a home and left a detailed message about myself and the property. I mainly wanted to see it in person since it's always hard to tell the size of an empty house from pictures. We ended up renting a fully remodeled house about a mile away. I would like to say from the beginning of dealing with Aborn Properties, the staff was very nice. I had told them that I was in the military and would need to be let out of my lease if I got orders to leave. The few issues that I had with the property was billed to me and not the land owners. Make no mistake, the staff is very nice, but the company looks out for the owners of the homes and not the tenants. I was not let out early, and had to push back my own promotion in order to stay in the house an extra two weeks in order pay the rent. Then I am told that I can pay more in order to not have to pay the change. The bill was 1547.50, and they asked me to pay 1548 in order to not have to handle change. REALLY???? A check with the exact amount will be sent. Too much trouble.... read more

When my mom went into an assisted living facility 5 years ago I hired Aborn Properties manage her house as a rental as I live a 5-hour drive away from San Jose. Do NOT under any circumstances use Aborn Property Management as your property management company. Aborn is a complete rip off! They will rip you off just as sure as I'm sitting here! Firstly they showed little to no interest in getting our property rented. We explained to them we were under tight time constraints but they showed little to know concern if our place was rented or not. They would not return our calls. I was so upset with their lack of interest or progress I told them I wanted them to call us every day at 10am with a report. They never even called once! Well they finally got it rented. Just now we look at our statement from them and see a $100 charge for going to our house to spray for spiders!!! Another $100 charge to explain to the tenants how to use the thermostat. But by far the most shocking was when the tenants complained about a smell coming from the bathroom sink some one went over there, found nothing wrong and charged us another $100 for the visit. These charges are ON TOP of the 8% they charge! As I said before, do not use this company! read more
