Horrible mgmt. They have increased due to building siding and are demanding we now come up with another up to 100 more a month. No one had a vote on this. And when we did have a chance to vote they scheduled the meeting at 4:00 so no one could be there read more

This is the worst experience i have ever had with an association. The neglect over the last 20 yrs is beyond ridiculous considering the amount collected from monthly dues. Now that neglect has turned a problem into a huge problem. Time to go im sad to say. read more

simply put this is the most unprofessional, ill experienced company I have ever dealt with. They do not return phone . Again very unprofessional.we purchased our home in Maple Hill in 2003. In the fall of 2026 It would've been 23 years. On average, the HOA fee has gone up $15-$20 a year. Years ago we were approached about getting our deck replaced. They came out, looked at our deck did some measurements and told us that we were next. It never happened. When we ask why they said that it would be $1500 out of our pocket to get them to do the work. Although it was promised. We had a 4 inch divot in our front porch right in the middle due to ice dams on the roof. The rebar had rusted through and the concrete was disintegrating. It took eight years to get it fixed. How nice of them to do it the year we're selling and moving out. Also over the years they had to cut down some trees. When we bought our home, part of the reason was due to the beautiful foliage. They cut down nine trees surrounding our building. With promises to replace them all if not some. Do this day they replaced ZERO TREES! They want us to pay for half and use their arborist Co. BULLSHIT read more

If I could give them - 1 star I would!!! Our experience with Associate Partners has been consistently disappointing and deeply frustrating especially with Arlene. Not sure how they are hiring people, but for sure they are NOT looking for not the best and brightest. Despite repeated requests and documented issues--including pest infestations, broken vents, deteriorating concrete, and neglected landscaping--the company has failed to take meaningful action. Communication is evasive at best, and service requests are routinely ignored or delayed without explanation. This is not a matter of minor inconvenience--it's a pattern of neglect that compromises safety, property value, and quality of life. The management team unwilling or incapable of fulfilling their contractual obligations, and the board's continued tolerance of this performance is unacceptable. If you're considering this company for your property, be warned: transparency is nonexistent, accountability is absent, and basic maintenance is treated as optional. We've had to invest our own time and money just to maintain livable conditions. I strongly urge others to document everything, demand access to contracts and bylaws, and explore legal or regulatory remedies. Property owners deserve better. read more

The consistent 1-star reviews say it all. API management is lazy and incompetent. Lori is arrogant, unresponsive, and has the customer service skills of a rabid dog. The issues have been consistent and persistent over the course of the 15 YEARS that I have lived in the Oakhurst community. Despite emailing them proof of payment from my bank, they are still billing and adding a monthly late fee for an October 2003 assessment fee that fell through their cracks when they switched management companies, as they have done several times. Obviously, I absolutely will not pay it as a year later they still have not corrected THEIR ERROR. As others have mentioned, I've made several complaints over the years, with pictures, regarding the subpar snow removal. Our assessment fees have increased each and every year, while the level of service has decreased. I bought my townhouse in 2009, so this is a review from someone with a LONG history of dealing with these people. Yelp really does need a zero-star option for companies like API. 1-star is far too generous. read more

We pay HOA fees and they even have 2 snow plows on site but don't plow. They also takes several days to even respond.

Terrible, negligant association management company. Our homeowners spend $3800-$5900 to replace decks. Decks were build with poor material and stained 1 year later, incorrectly. When notified of the issue they mentioned it would be corrected before the contractor was paid. It never was corrected. To top it off they claimed the company that did the work scammed them! Ha. Fast forward a couple years now new decks are needed for a cost of $4000-$6000. When landscapers broke a window the association refused to get involved and refused to pay for the broken window. Apparently it's the homeowners responsibility when landscapers on common property break your window. Crazy. Last of all if you have any concerns/complaints the staff will NEVER return your call. It's great paying $300+ a month knowing a % goes to this fantastic organization. Bless their hearts at Association Partners. read more

I'll preface this review by stating I am not the owner of the unit I currently live in, which is managed by API, but, if I was, the level of anger I would have for paying a monthly HOA to this organization would put me at risk of incarceration. A garage door opener taking months to fix? No hot water for consecutive days, even in the midst of the coldest winter storm on record during Christmas? What kind of management company leaves residents with no hot water when it's 3 degrees outside? API does! Do your research before moving into any residence managed by this company. If you don't, you'll regret it! read more

If there was a ranking for negative stars, Association Partners would earn it hands down. This company does not appear to be well organized; yet they are incredibly adept at allegedly "managing" property that they don't bother to view. In addition, it does not appear they keep records, as they sent me a violation notice of a matter that had already been addressed. Association Partners had no issues whatsoever in cashing the check that was requested; yet sent absolutely no documentation indicating they didn't receive the documents they had requested.... if they even keep records. Upon calling the "site manager' I was informed the previous manager was "no longer with the company." Imagine that. HOA's are bad enough, but if you happen to be in the market for owning property that is managed by a Homeowners Association, I would strongly advise to reconsider if you observe that Association Partners Inc. is the managing HOA. They are honestly that bad. read more

Worst management company ever, they have an excuse for everything. Residential manager never makes monthly rounds. They promise the world and deliver absolutely nothing. It's very apparent that they just don't care. Written responses to building problems are always curt and defensive. A recent flood emergency was handled by the staff by stating, 'we put in a work order.' The only thing this company does is handle the financials, they absolutely do no building management whatsoever, just a joke, a very sick joke. read more

Review: Have had nothing but positive interaction with API and have been working with them for several years. Colleen is a pleasure to deal with an is always on top of our account. Yelp should have a place to comment when someone leaves a bad review. As a rebuttal to Vicky S's comment of 2/23/2016: It is not Association Partners fault that your Board of Directors ran out of money or that a contractor used your water and you can not blame them for the way your Board of Directors is managing them. Ultimately it is your Board's fault for what is happening and for running out of money. You can not deduct money for your HOA fees for a contractor using your water. It's again, not APIs fault. Be a little more responsible here and know what you are talking about before you write a review on a company when it is your own homeowner board that is at fault. Attend a board meeting; get involved. If you don't like the way it's being handled, it's up to you to attend a board meeting. read more

This management team is substandard. They do not respond in a timely manner to emails or phone calls. They promise things will get done and then they don't. Their prices go up and the quality goes down. They do not spend quality time on the property to see what is going on. read more

i suspect maybe a conflict of interest with the property mgr and outside vendor to do repair /replacement of decks-- prior to 2016 decks were the responsibility of the assoc--- in 2016 a new mgr hired and the rules change,. I live in trees of Wheaton and struggled big time with hoa auto pay. Also, I was sent a 2nd violation notice fine with no first notice of what I was being fined for. They said it was corrected.... then two weeks later I get the bill for the fine. There is a dent in my garage (smaller than a quarter) I got a violation saying I have to fix the dent. It is not fixable and the whole garage door needs to be replaced ~$700 The garage door repair company said they have replaced multiple garage doors for small dents similar to mine because there is a lady (Kelly K.) driving around the neighborhood purposely looking for dents in garages. So fees go up.... forced to buy new garage.... electrical box was left open and not put back from 3 months ago when they replaced flood lights.... landscape up keep is terrible, no mulch anywhere....constantly locked out of the pool.... what are we paying for? These guys are snakes. Time to move. read more

would give zero stars if I could. You pay your association fees that really only includes them cutting the grass. The landscaping looks terrible and you're not allowed to do your own landscaping further than 2 feet from your unit. They will fine you for everything at the first chance they get but won't respond to requests that require them to spend money or do work. There are residents who are on the board and just watch your every move, looking for any chance to report you and fine you. It's ridiculous and pathetic. Worst association I have ever dealt with. The association is major contributing factor tfor us getting ready to sell our condo here. read more

In my opinion, Association Partners is negligent and dishonest. Based on my experience, they provide nothing but lip service. Cate is the latest mgr we are dealing with and she has not been an improvement. They say things just to appease you while nothing gets taken care of. I would NOT recommend Association Partners. Find a better property mgt company and steer clear of Association Partners. read more

This company is ridiculously bad. The only reason they got 1 star is because a half star is not offered.

Really frustrating to work with this company. So, I find out one day that I am getting written up for having a satellite dish installed. My unit never had a dish. I finally get some clarification, and find out that they did not like the wire that Comcast installed into the house. I never heard that you need to get special approval to have Comcast run a line. To make things a bit more interesting, Comcast initially installed a connection over 10 years ago, well before Association Partners took over control of the association. Recently the wire was swapped out for a new one, and the new one must have been a bit more obvious. It seems this company is just looking for ways to cheat customers by accusing them of random things to make an extra buck on their violation charges. They also seem very unwilling to compromise or be diplomatic. Therefore I do not recommend them at all. read more

Association partners is an all around frustrating company to work with. It's difficult to get a call back, and oftentimes when I've had to interact with the representatives for our association, I've been treated rudely and disrespectfully. I've been in the same community for 9 years, with one management company change (I believe), and I am finally fed up enough to leave a review. Definitely think twice before going with this management company. read more

Terrible company. If you are considering buying a house in an association these people manage, think twice. I have 3 cars and they fined me cause I have a two car garage and had to leave a car outside. They don't do very little for their associations but they are quick to fine you. Garbage company. read more

Received notice that I was in violation because my "deck skirt and stairs needed repair". That is as specific as it got. They have assessed a $25 fine and $50 administrative costs. I suspect that is their motivation for finding supposed violations. The rules say "good condition", and my deck is in good condition structurally and visibly. All I could find was a corner (2 x 1 inch) of a plank missing where a knot in the wood fell out (and has been painted over) and a 3x2 inch segment at the bottom of the stairs,( where the side skirt touches the ground) of dry rot. Not sure if this is to what they're referring, because their description was so vague as to be useless. New associate handling our community; wondering if she's trying to generate revenue or she's just got a stick up her behind. read more

I pay a monthly association fee of $202 to Association Partners Inc. which includes snow removal. In 2014, I was told by Colleen of API that the association ran out of money and would not remove snow. In December of 2013, January, 2014, and March of 2014, I withheld fees in the amount of $150 for my own snow removal expenses shoveling from my driveway and sidewalk because the association would not shovel the snow. Sadly, one morning my neighbor died shoveling the snow (as we were out shoveling at the same time) due to a heart condition because the association did not remove the snow. In October of 2014, there was unauthorized usage of my outside water from my personal faucet (that is a personal expense) by a contractor hired by API. Upon inquiry, I was told emails went out to people that had emails registered with the association. No email notification reached me and no authorization of water usage was given by me for their contractor to use my personal water for tuck pointing the association's units. In prior repairs, homeowners were given notice with notes placed on garage doors. I withheld $40 for my water usage and time spend filing police reports for stolen water and a peeping tom on a ladder looking in my bathroom window (the same contractor hired by the API). The police informed me that the association should have gotten the city's permission to use the water from the fire hydrants.I have withheld $195 in fees for these events including January's association fee when the coupon books with the increased fee were not mailed until mid January (I paid the fee by December 31 so as to not incur late fees since we had no new coupon books and was not aware of an increase in the monthly dues). Colleen at API has stated I owe $202 for these same events. She stated in email string below that if I don't pay, it will be taken out of my home sales funds when I sell. However, February 22, I received a letter dated February 16 (that was not postmarked until February 19) that I have 10 days to pay $202 or a lawsuit will be filed. When I contacted API, I talked to Marina Cavanoly who signed the letter. She said she did not write or sign the letter. This letter is from Colleen who forged her signature on the letter. Colleen with Association Partners Inc. is on a power trip and is absolutely deceitful. read more

They are awful! They're impossible to get a hold of, and they refuse to turn the heat on earlier than scheduled in our building, even though nights are getting down to 40 degrees and the units are cold. I would strongly suggest not using them!! read more
