This place is an absolute scam. You're paying unbelievable amounts of money to live in a place that looks nice.. and that's it. The staff is rude, the management is awful and if you have something wrong with your apartment, it will never get fixed. I lived here for 2 years and finally moved out of that hellhole. Here's a list of reasons you don't want to live here. You're going to be paying an insane amount of money for the incredibly small amount of space you get. If your dishwasher breaks.. good luck it won't get fixed. If anything breaks for that matter, a maintenance person will come look at it, and then never come back. The elevators are constantly broken, if you live on one of the top floors, you're going to be waiting a very long time for the elevator to get to you. Oh the pool looks nice right? No it's disgusting. They clean it once when it opens up and then they never touch it again. It's green, and absolutely disgusting. You want your packages that you paid for right? Nah they'll probably get stolen. And you'd think the staff would be helpful about that? No, they just say file a police report if it matters that much to you. They say they'll check the cameras, and then nothing ever comes of it. And here's the worst thing. When it finally comes time to move out, and you've cleaned up your entire apartment and made sure everything looks nice, they'll charge you $1000 or more, and give no reasoning. They probably saw a small little mark on the wall and were like "well this seems like $1000 worth of damages! Let's go mess this persons entire month up by charging them that." If you want to live here for over $1000 a month, get a tiny room, and tiny common area space, and MAYBE free pizza once a month, be my guest. I've never left a yelp review but this place is such a scam it feels almost criminal to not warn people. From the outside it appears as a luxury high-rise apartment with tons of amenities and great views. Not wrong there. But the quality of life and building management will ruin it all in an instant. Unless you've gotten in good with or are friends with management and maintenance you're SOL. When you move into your unit there will probably already be something broken or about to fall apart (Insane, seeing as the building was opened only in fall 2022, so its a very new building) that you'll likely have to pay for. But good luck bringing those issues to management/front desk, they'll treat you like having to do the job they're being paid to do is the bane of their existence and will put it at the bottom of their agenda (and most likely do absolutely nothing about it). I think a big selling point for the building is its outdoor pool, gym, and other amenities. They clean up the pool all nice for move in, but in my time living there the pool was a biohazard most of the year. It gets so bad that it's often green and murky with algae floating around and grime on the floor so thick that residents actually started writing words and phrases in it at some point, like you would in the snow. And if it hasn't hit that point yet, trust that some kids partied in it the night before and left various hazardous items floating in the water; you'll probably have some glass bottles and sharp crushed cans to keep you company while you swim! And if you've gotten lucky and haven't had to witness the above, theres usually some guy spitting and throwing water bottles off his balcony so try not to get hit. Not much to say about the gym, pretty decent gym with big windows. As with the other amenities (excluding seating, pool table, and the FOB access areas) don't rely on any of the food vending machines or the recording studio on the rooftop. You'll pay 3x the price for a single Gatorade and the recording studio costs $$$ per hour (because with rent being this high god forbid they actually include an amenity that may actually be worth your money). For a 460sqft studio you'll be paying a sum frighteningly nearing two grand a month, for essentially a glam shoebox. The trash chutes located on each floor are often times clogged, ensuring the hallways smell like hot garbage at all times. Once you've finally had enough and decide to end your lease they'll tell you that YOU have to find someone to take your place then sneak in more fees for you to cover once you do. If you're a college student supporting yourself don't waste your hard earned money by living here. And if you've got someone helping financially, save both of y'all's dimes. Theres more affordable housing in RVA that will actually give you your money's worth. read more

She hides in her office or fails to be there at all. You pay over 1K a month (which isn't even worth it) just for them to continue sucking your pockets dry. All I have to say is avoid, avoid, avoid. This leasing company will try to milk out any possible money from you. After I moved out, I received a bill saying they needed to replace the carpet due to damage. The carpet was in the same condition it was when I moved in. Then, when I email about my concern, they say the issue is the smell. I then asked them why they could not just deep clean it because there was no staining. I knew I had never spilled anything on the carpet, and my pet had never peed nor defected. However, they refused to respond. Fishy huh? They also wouldn't respond to me asking for a breakdown of the costs. Then, weeks go by with no response to multiple messages. It takes me reporting them to the Better Business Bureau for them to respond. They responded, "To provide the best move-in experience to the new tenant, we replaced the carpet." I find it very interesting how, when I moved in, the carpet had so many strings coming out of it. What a joke. This company is distrustful and will lie to you straight up. Make sure that if you decide to live in this place, you document everything, every little issue you have with management/ living conditions, and pictures of every inch of your apartment conditions from the beginning of your lease to the end. This company will make it seem like a luxury place to live when it is not. They want to provide the best experience, yet the carpets in the hallways when I lived there had stains and smelled like pet urine, trash, etc. Oh, but those carpets were OK, not good enough to replace? The list goes on. The elevator and floors were constantly dirty; the trash room was overflowing 80 percent of the time; the parking garage was not secure with insufficient spaces, and the walls were so thin that you could hear everything your neighbor was doing. Ensure you do not get deceived by the grand tour, which shows all the "excellent amenities," and the Instagram page that glamorizes living here. It is all a lie to get you to sign the lease. The best thing about my experience living there was the days when they would give out free food. DO NOT RENT. For the amount of money you're paying you could easily find an apartment somewhere else, where you'd get a much bigger room, better response from management, and an overall better quality of life. Stating off, depending on where you live you'll hear the outrageously loud lowes parking lot announcement 24/7 which never seems to stop, and when management is asked about this they say "there's nothing we can do about it". Secondly the hallways are filthy and humid, barely reciving any matinence from anyone besides the resident's (who for 900+ a month shouldn't have to do these things). Lastly when moving out the company will add outrageous charges to your account and refuse to give your deposit back for things as small as paint chipping, which often times has nothing to do with the residents. read more

After around a month of living here I'm already heavily considering finding another place to live next year. Paying over 1k a month for halls that smell like the dumpster cause they never clean the trash rooms, there's no accessible recycling, pool was green and algae filled after a week and was only closed when a RESIDENT, not staff or management tested the water. There's constantly trash and I cleaned amenities, charged $75 for a printer in the lobby that doesn't work. Whenever you bring something up with management they either don't know what you're talking about or somehow can't do anything about it. Staff in the lobby are barely there when they're supposed to be and when they are they're no help whatsoever. Not to mention the god awful speakers from the Lowes parking lot that no one on management or staff give two shits about. Joelle Reed and the staff scams students and are very unprofessional!! During the tour, was told wouldn't have to pay reassignment fee. We couldn't move in and let them know in April, called the next day and Shay Miller told us verbally we would not have to pay the reassignment fee because they had a long waitlist. We were charged a reassignment fee in August. Reached out via phone call on 8/10 and spoke to Joelle Reed. She said she would look into it and get back to me. No call back. I called again on 8/16 and asked for an update and said I had an email with it in writing and I would send along. No response to email or phone call back. Sent another email 8/30. No response. I've asked to speak to the property manager twice on 8/16 and 8/31 and no one will pass along my message. Called again 8/31, I spoke to Sianna today, she said now they don't waive any reassignment fees and Joelle would not talk to me. Three different staff including the assistant property manager have said they will waive the reassignment fee. They tell you one thing and then that is not the case! Do not trust anything they say because they are scamming these students any chance they get! Unprofessional because the staff will not return phone calls or emails! read more

I moved in when these apartments were first built last year and it turned into a nightmare quickly! The management doesn't care to fix your issues unless they like you. We had some of the amenities taken away from us because that residents are nasty and let their pets pee in the hallway and not clean it up. People get washed and throw up all over the place and the staff have no urgency to clean it up. When I took hot steamy showers, I would sneeze a lot, nasal drip, watery eyes so I think my bathroom had mold but they covered it up. The office staff were not inviting at all and acted like they had an attitude because you were bothering them even though it's their job! I left because I was starting to see roaches in my unit and our unit was clean, we were starting to get gnats, and there was talk about rats because people aren't clean and don't put their trash down the trash chute! Look at the low star reviews because those are true! The high star reviews are from people who have gotten a tour or from parents who doesn't even stay there! read more

I have been looking for an affordable apartment with nice amenities and great staff for so long and that is pretty hard to find in rva! I came across ascend student living apartments on apartments .com and I immediately fell in love! These apartments are priced by room not apartment all utilities included except electricity which is split between all roommates , fully furnished and so many great lounges, a resort style pool and a parking garage! I really love that you do not have to be a student to live here. They are also pet friendly! The staff at the leasing office was very welcoming and they felt like family! Kiara answered all of my questions (and they were a lot of questions) it being my first time living in my own! They offer a lot of different ways to get approved when it comes to credit checks which for people in their 20s can be very helpful!! My credit isn't the best and I was approved!! I'm definitely looking forward to moving in august 2022! read more
