We stayed in an airbnb here. I've never seen an airbnb in an apt rental building before, so that was off to a weird start. In order to order anything at the unit (delivery etc) we had to give the airbnb hosts name on all the deliveries, so ended up not getting anything delivered. We were looking forward to the pool and hot tub, especially based on the pictures we were provided, but both were really gross. The pool was filled with dirt our entire stay. This building looks like it was a luxury building at one point, but has slowly started to not be maintained. The HVAC system inside the unit made us pretty sick, so I'm unsure the last time it was cleaned and guessing it is moldy. The views from our unit were amazing, so that was a plus. It was also in walking distance to the conference center and a few restaurants. For $400+ a night, I wouldn't stay again. read more

Not a luxury building. USED to be. Staff are mostly friendly and generally helpful that's why I'm giving two stars but this is a low income building. It isn't luxury. All the section 8 ppl are calling their friends and family and they all live here now. The entire building smells like weed. I have 3 children. No one follows the rules. Security has stated that its nothing they can do. Security used to call to make reservations at restaurants for you, call cabs for you, hold on to personal items for you. Example, one time I needed to leave my bag and keys at the front desk for my son, they wrote a note and held it. Now I'm guessing due to incidents that have occurred with the type of residents we have, they do none of that. My family was threatened by some gang member. Amenity's that used to work, like the jacuzzi, stopped working and we have received no communication regarding its progress for the summer. So I'm guessing one of those things that will never be fixed. The parking lot is always flooding. Because of the kind of the tenants that live here, I guess the parking ($8) is just way too much to pay, so ppl keep ramming through the gate and breaking it. This happens at least once/week or biweekly. But again, this is not a luxury building. At all. It's ghetto. Doesn't feel good living here. It doesn't feel safe. It was really nice living around black urban professionals. Now half the ppl in the building don't work and throw parties every night. Amazing. read more

These are very nice apartments. However the property manager watch out for her. She will make you believe she helping you with application, then deny you. And the bad part she tells you that if by any chance of denial you will get refund within 72hrs. Which turns out to be a lie. Then she says oh a glitch in system makes you have to receive a check. A check was supposed to have been issued back to me 10/23/2024 today is 11/17/2024 I still don't have my $400 refund. She give you some telephone for cooperate she made up. They block my telephone number to where they don't answer. I just want my $400 that's it that's all the same way I issued it on my card today!! Your property manager gets zero stars. read more

Zero stars. Where to begin. Wanted to like this place. Let's begin with the front door staff. My agent, my son and I showed up for a pre scheduled tour arranged directly with the leasing office to have a self guided tour of the building and unit on Mother's Day weekend. Upon walking in, the front desk staff was very unfriendly, unwelcoming and refused to discuss the tour we had scheduled saying they didn't have any information and that wasn't their job. Specifically the woman working the front desk was combative and rude. Refusing to even look at our documentation directly from the leasing office confirming our date and time of the tour. Her and my agent argued for about 20 minutes as we both had traveled from outside the city to attend this and didn't want to walk away without seeing at least the unit. This was not the greeting you want to receive when trying to make this your home, especially with your son. The staff made us feel like we were criminals and treated us as such. I most definitely did not want to see that staff daily after how rude they were but tried to get past it. Eventually the leasing agent responded back, bottom line. she failed to do her job and leave the info for the front desk. Again, this had nothing to do with us. Then leasing agent even to acknowledge her mess up and still made us feel like we were in the wrong. We were finally told that maintenance would finally let us up to see the unit itself but nothing else, and not allowed to see any of the amenities. Again, what type of property would allow staff to treat potential future residents so poorly simply because the leasing office dropped the ball. I tried putting that past and decided to apply to lease here anyways with the need for a specific move in date. Then on the move in date with no communication from agent, the move date passed and no lease was sent over, my application was not even finalized or approved and no final amount on fees due was even sent to me. I was told they could maybe get a move in 2 days after my projected date in the evening and most likely without a key fob anyways but doormen could help since office was closed for the holiday. No one ever reached out to me to confirm any of this. I was not able to move in as intended and the company leasing office is refusing to refund my admin fee. They did not do their job yet again and not on the timeline I needed to make the move, but yet want to keep my money. Thankfully I charged the fee on a credit card. Blessing in disguise I'm sure. Doesn't seem like the place I would be happy renting from. read more

Don't rent here. 9 major repair days in 10 months. Waste water backflowed & the ceiling leaked. 1Within the first days in our Arrive LEX apt, the kitchen sink overflowed. I don't have words to describe the smell. Day 2 repairs completed, but left to clean up after maintenance and the plumber. 2) A few months later, agin the sink backflowed, filling the air with an offensive odor. Staff said, "it happens when you live on a lower floor." Day 1 troubleshooting. Day 2 plumber arrived. Now this is the 4th day without access to our kitchen. 3) Water was poured out of the ceiling down the wall hitting boxes and a dining room chair. Day 1 investigate. Day 2 blower used. Day 3 painters arrived. Concierge team, leasing, and the guys that clean Arrive LEX are amazing. However, we pay too much $$$$ for a southloopp unit to have maintenance in our apt monthly. We hear noise from the street on the 9th floor, clean up after maintenance repairs and cannot cook when we want due to repairs. You don't want to live here !!! read more

I left a big piece of my heart at Arrive Lex (fka The Lex). Looking back, it became more than just walls and a roof to our family. We can't say enough about our experience here. We loved it. The property is nice and modern, has great amenities (gym, pool, computer room), and maintenance was always responsive and timely. The staff was always friendly. The community was awesome and we established long term friendships. The events they held (holidays, mixers, summer pool parties, yoga, movie on the lawn) were lots of fun. So many great things about this place. I will also say that, if we ever had issues with a neighbor, management always dealt with it immediately. And we appreciated that. I'll truly miss living here --- the staff, community, and location. 4 years of cherished memories - it was a great run. read more

I've lived at the Lex 5 years. And although property managers and owners have changed from The Lex to Arrive Lex, one thing remains the same...Troy, Ariel and Frank are awesome!!! I was "coerced" into attending happy hour, little did I know I have a new group of best friends. Troy,Frank and Ariel have insured the residents have an opportunity to meet each other and network. The security staff is great (Tish & Dorsha) they are our silent warriors. I can't tell you how many times I've seen them open the door for lazy residents and keep a smile on their face when people have clearly been disrespectful. Elvir and Tomas who are the resident engineers are unmatched, they deliver service to your unit with a smile and professionalism. Great job guys!!!! read more

I lived in the Lex from 2016 through March 2018 (I will be moving out next month). During this period, I have struggled with elevator malfunctioning for months, no properly working intercom system, lack of covered access from loft to tower requiring multiple emails to management to keep service hallway doors open and accessible to loft residents, overall pool space in poor condition (cabana, chairs, etc), unfriendly concierge staff, weird crowd, to name a few things. We have lived at ArriveLex for more than a year and we have had the best experience. Truthfully, if you want to know what it is like living in the city without the hassle of overcrowding, ArriveLex is where it is at. Let's talk about it...first, the leasing staff is the BEST!!! Miah and Franc take such good care of you from the moment you tour the property to after you have moved in. They take the time to listen to what you need and really care about your happiness as a resident. Long after you have moved in, they are interested in feedback, always respond promptly to each request. Whenever our apartment needs a maintenance visit (which is not often) the property response is so quick. Maintenance is run first class (thank you Elvir, Pablo and Tomas, et al). We can request help through the resident portal app on our phone which is so convenient. They fix whatever is needed quick and they never have to make a return trip. They do it right the first time. They are personable, professional and smart. Living in an apartment building can be challenging but at ArriveLex, it is our home. Front desk concierge 24 hours staff is one of the main reasons we chose this property! Shout out to Latisha and team. They are awesome. Speaking of awesome.....The residents are so amazing. The social events of the building are put together really well, every month. We have Yoga, book club, wine tasting, happy hours, and more!! There are some amazing restaurants close by (FatPour, Pizano's, Starbucks, et al) and so many hotels for visitors in the summer. We really love living here. Don't live here if you want any peace inside your own home! a great place to live if you love to hear your neighbors partying until 3-5 am, get into drunken fights, and have no courtesy for you. The best part is that management will do nothing! They take absolutely zero action to try to fix the problem :) no action is taken against the neighbors. We repeatedly told security (who are kind enough to ask the neighbors to turn it down) but management did nothing. We then asked if we could at least end our lease early since they didn't want to do anything about the neighbors. They said no because that would be breach of our lease and that due to covid they couldn't evict the tenants (never asked for eviction, just wanted them to stop being so loud and drunkenly fighting). On top of that the manager passive aggressively told us we would have to deal with neighbors no matter where we live as if we were the issue. All this happened while I was very very pregnant and then had a newborn in this horrible building where management still couldn't be bothered to ask the neighbors to keep it down. As the other reviews suggest, they are selective in who to assist. We woke up multiple times in the middle of the night to our neighbors' music literally SHAKING our apartment. And again, I had a NEWBORN and that wasn't enough of a reason to ask our neighbors to even turn it down. I've never management that's so crass and rude and absolutely dismissive of anything you say no matter how politely you ask or how many times you notify them. My cat sitter also notified me how one maintenance worker would harass my cats while we were away and she was at the apartment so if you have pets, beware. read more

I moved into this place in September 2018. There have been many upgrades to the building that have made Living here more convenient and comfortable. The front desk staff is friendly, the maintenance crew does their best to respond to work orders promptly and the amenities are clean and easily accessible. There were no lawyers involved. I was told directly from management that the tenant had been "reprimanded" and they agreed to not do it again. Again, this goes against your own lease document, which voids it. Management never even considered evicting the tenant. You can claim it takes time all you want. The fact is, you don't follow your own contracts and choose to enforce rules as you see fit depending on the resident. read more

We love how there is always something to do in the neighborhood without having to drive or travel much. We use the fitness center regularly, and the pool in the summer. Having lived at the Lex for 7 years, I have seen many changes some very nice. I have to say since Troy Edwards took over management the positive changes have exceeded expectations. The building is keep clean at all times. The maintenance staff are 1st class. As is the door staff. Troy certainty puts the residents needs as his first priority. Lived here for 5+ years, endured a management change and Covid. Pros - Units are nice enough. Building is kept very clean (public areas), daytime concierges are helpful and pleasant. Secured building. Most of leasing/management staff is nice and listens to concerns. Maintenance requests are promptly attended to in my experience, but I never had any catastrophic emergencies. There's a secure package room with text notices, which is nice. TIDE cleaners dropoff in building as well. There a couple of long-term agents who are really great to work with. You get RCN as part of your cable/internet package and I've never had an issue with service. Cons - Lots that taken individually aren't too bad, but cumulatively will cripple your experience over time. 1. As another person mentioned, kitchen vents only cover two stove burners so your front two burners are limited. As a bonus, there is no venting to outside, so your "vent" recycles the air into your kitchen. 2. Smoking is a HUGE problem in the building. Management hangs their hat on "we're a non-smoking building!" But enforcement is negligible. And you WILL smell cigarettes/marijuana in your unit. My floor had a smoker at the far end of the hall way and the person at the opposite end still had the smell in her unit. I'm not talking a faint odor, every breath will remind you that you're being hotboxed in your own home. 3. Amenities are meh. Another review stated and it's true, the gym is small and equipment is limited. Especially for a building with so many residents. Most of the cardio equipment has tv's, but all (yes ALL) of them are broken. The pool is okay, but only goes to a depth of 3 feet. Which is perfect for kids, who other tenants will bring and leave unattended for huge chunks of time. There's a pool monitor who is supposed to enforce tenant and guest restrictions, but they either sit on their phone or sleep. 4. Nightime conceirge is hit or miss. They've let people up to resident floors without resident approval on several occasions. Noise or nuisance complaints are generally ignored so I hope you like confronting your neighbors when they're being incosiderate. 5. Parking garage. Spaces are very tight and double parking is common. Also, trash is left scattered everywhere. Building shrugs their shoulders since LAZ is supposed to manage that. 6. The thermostats are janky. They used to be on/off only, which was terrible since you had to constantly be adjusting them. Building replaced all of them, but went cheap on the programmable units and it shows. They have no fan only option, it has to run hot or cold. And they code locked the settings so you can't adjust the temperature by more than 10 degrees either way. It's an all-glass building, in the summer it heats up really fast. 7. They installed low-flow toilets in all the units, but hired an outside plumber to do the work and never adjusted the water pressure. So your toilet seals may leak due to bad installation, and your waste will often require double flushing. 8. Building wifi is bad. Your in-unit wifi is great, but if you want to watch something while in the lounge or even stream music while working out, forget about it. Brought it to management attention, was told it was RCN issue that was "being looked at." About 18 months ago. I don't think you can call this a luxury apartment building anymore. If you spend some time looking at other buildings in the South Loop, you'll find lots of options with better amenities and higher quality construction/design at the same price points. Also, you may have noticed a theme in the cons of building management not taking ownership of problems. Lots of, "that's an X problem." If we're paying rent, it's a YOU problem. read more

I have lived at the Lex for two years and it has been the best place I've lived in Chicago by far. The amenities that the building provides and the maintenance staff make this building unbeatable. They're also always having resident events (like free yoga, doggie swim days, etc.). Another great thing about the building is the location. Know that The Lex is a great property to live in! The location is prime in access to CTA Trains and Buses with hotel and restaurants in walking distance.
