What was once a peaceful and pleasant community has dissolved into a dangerous and disrespectful mess, while premium rents are still being collected. There was an armed robbery in the buildings park garage just last week. A massive pipe burst in February damaging 30% of units. Hundreds of residents were displaced and management has failed to handle the situation professionally and efficiently. Emails go 30-40 days without responses and when responses are received, no follow through is taken. Location, amenities and units are great but I cannot wait for my lease to expire and leave her thanks to the last 4 months of living here. read more

I had a really awful experience living here. A pipe burst caused major damage and forced many tenants to move out temporarily. Management told us we'd be getting a free month of rent but then went back on that and said we are rent responsible. It honestly feels really unfair and misleading. We couldn't even live in our apartment, and now we're expected to pay like nothing happened? The communication has been all over the place, and it's clear they're not standing by what they told us. This has been one of the most frustrating living experiences I've had, and I would strongly warn anyone considering moving here. A pipe burst caused major flooding and damage throughout the building, and many of us were forced out of our apartments. We literally could not live in the units we were paying for. What makes it worse is how poorly management handled the situation. We were clearly told we'd be getting a free month of rent because of the displacement, and then they completely went back on that. It feels incredibly dishonest and like they're taking advantage of tenants. The repairs have dragged on, the building still has visible damage, and communication has been inconsistent at best. I lived at ARQ from Nov 2021 to Oct 2025. I started in a 1-bedroom, then a 2-bedroom, and finally a corner penthouse (northwest). Here's my very honest breakdown of pros & cons by category MANAGEMENT PROS: Matt (GM) was always SO HELPFUL when he needed to step in, and he was there before I was! I appreciate him for all he does. CONS: There have been a few different managers over the years... and management really makes a difference. BUT Shoutout to Brandon! He's hands-down the best manager ARQ has ever had (and honestly one of the best anywhere I've lived). Genuine, helpful, personable. He truly cares. Leaving was hard because I knew the building was finally under great management. MAINTENANCE PROS: Every request I ever made was handled quickly and kindly. The maintenance team truly cares and things are included in rent. Special shoutout to Hernan! No CONS tbh. ‍ AMENITIES PROS: Even when the building was at full capacity, the amenities rarely felt crowded. You can work, read, or relax without a "party vibe." Residents tend to keep to themselves, which I liked. Often maybe of us would be reading books and minding our business by the pool. CONS: You're technically limited to 2 guests per resident in amenity areas unless you pay to reserve a space. It's understandable (to prevent crowding) but can be inconvenient when you want to host a small group. MAIL & PACKAGES PROS: Super organized system. You get text and email notifications, there are cameras, and nothing ever went "missing" for me. CONS: A couple of times over four years, mail carriers accidentally delivered to the wrong complex... not ARQ's fault, just annoying. CONCIERGE / SAFETY PROS: By the time I left, the concierge team was great - personable, helpful, and added an extra layer of security by screening guests before granting access. CONS: High turnover over the years. Sometimes there's no one at the desk (they're organizing packages or on break), which means delivery drivers or residents have to wait. Don't expect hotel-style concierge service (no valet, no bringing up groceries or packages). They mostly manage calls, packages, and communication. Also, the phone system is slow! You have to go through multiple prompts to reach someone, which can be frustrating when you need quick help. PARKING PROS: You pay for your space, but you can always count on it being available. They tow if someone is in it. CONS: There are only 4 guest spots now! Guests can park across the street at Whole Foods (paid) or sometimes in retail parking and sometimes they validate? Tbh it's hit-or-miss depending on who is working at concierge. Definitely something ARQ should streamline asap. COFFEE PROS: There's a coffee/tea/water machine available. CONS: It used to be unlimited, but now you get 30 free cups per month and need an account. So if guests come, you pay if it's past 30 cups. SAFETY PROS: I always felt safe living here. Incidents that happened were rare and targeted, and ARQ tightened security since then. Garage gates close quickly, only residents can access their floors, and there's 24/7 security walking the property with tons of cameras. CONS: It should be easier to reach security or concierge in urgent situations. Other luxury buildings use text-based systems for packages, guests, and emergencies - something ARQ could really benefit from. RESIDENTS PROS: This building attracts genuinely great people. I've met lifelong friends here - people who are kind, hard-working, and respectful. Most keep to themselves and are friendly when you see them. CONS: Very few! Occasionally, you'll smell someone's "medicinal" habits in the hallway or elevator, but it's rare and brief. OVERALL I loved living here. I've only moved in a week ago, so this rating is based on my experience so far, but everything about this building compared to previous apartments I've lived in has been an incredible, upgraded experience. My initial tour of the building was led by Amani, and she continued to be my point of contact throughout the entire leasing process, which was long for us. I was set on this building, just waiting for the right floor plan to open up, and she was extremely helpful in coordinating my lease while I was in Europe the whole time. She helped follow up on everything that we needed prior to moving in, and it was very refreshing to have such proactive support there. Brandon, the current building manager, and the rest of the front desk concierge have all also been very nice and friendly. I've had extended conversations with pretty much everybody I've met so far, and they've all been helpful with everything we've needed during the move in, even helping me move some heavy furniture out of the package room! The unit we moved into unfortunately did have some damage from the previous residents, but the maintenance team and Brandon have been very helpful in fixing up everything they could or scheduling replacements to be shipped. So far, everything here has been a 5* experience. read more

I am writing this review to warn the public about a completely ridiculous and offensive experience I had at ARQ at Cumulus. After taking time out of my unpaid lunch break to tour an apartment, I was met with an absurd and discriminatory financial requirement that was not disclosed upfront. The leasing representative waited until the very end of the tour to inform me that I would need to have $158,000 in my bank account to be approved to move in. This is not a typo. They require you to have one hundred fifty-eight thousand dollars in cash just sitting in your bank account, which is a completely unreasonable and classist demand. This was sprung on me after I had already told her I was self-employed as a rideshare driver, and I swear I could feel her attitude shift immediately after learning my profession. It seemed she was waiting for the perfect moment to deliver this "gotcha" and dismiss me. What makes this even more insulting is that the apartments themselves are not even that great. The bedrooms were tiny, and the views were obstructed by power lines, yet they have the audacity to demand such an insane amount of money. This company is not just wasting people's time; they are actively discriminating against people based on their financial status. I handled it by calling her out on the absurdity of the situation and walking out. I hope this review saves someone else the time and frustration of dealing with this disrespectful and out-of-touch management. read more

If you're a person that cares about reviews read very closely. This building will do everything in their power to screw you over. Once you sign your name on the dotted line they own you and will start using technicalities to facilitate any discussions. They won't reply to emails until they it gets so serious then they only want to speak over email and reduce any in person conversation to zero. There is no consistency amongst staff or management. One person will promise you the world then leave another staff member to either relay the bad news and bully you into compliance. Please head my warning and do not lease an apartment here. You will save yourself a lot of anxiety and mental anguish. Also be very careful who you sign a lease with, they will not help you in any capacity if your co-tenant relationship goes sour even if there is domestic abuse involved. The gym, pool, hot tubs, rooftop are the best of its kind comparing this to similar properties and we saw a lot of what is out there. I am relocating to Culver City without an appointment, and I stopped by the leasing office to inquire about ARQ apartments. A charming woman greeted me and did her best to accommodate me without an appointment. We chatted about floor plans and my budget of what I was looking to spend. She mentioned that VOX is across the street, and I might find it "cheaper." I left my email and mobile number for the leasing agent to contact me: three days and no response. Yup, I never did. In response to 05/31/2024, to this review, Anasha, the community manager of this property called me and wanted to hear of my disappointment. She was very apologetic, which I appreciated very much. I've toured here 3x. I live in a building sort of near The Arq, in Culver City. During my apartment hunt this was definitely one of my top picks. However, they didn't have the unit that I preferred available so I decided I would not move forward. I've toured a lot of buildings in LA so here's my honest opinion about this one.... Let's start with the Pro's: * Love the rooftop pool, and the rooftop deck that is available for all of the residents to net work, work, and just enjoy the beautiful breathtaking views. * This building feels very safe and secure. The parking structure seems secure. I don't think there would be an issue with feeling safe here. Which is a big factor for me * the inside of the units are gorgeous. You can't beat the Cityviews! * it seem like there was a really great community there. This is one of those buildings that if you move in you won't have to leave much because everything you need is located in the building. * the gym was huge and had really great machines * tons of amenities. There's lots of things to do on this property whether it be playing pool, hanging out on the deck, or doing business in one of the offices they have. * also I loved the professionalism of the staff. Seems like management is really on top of it here. And there were genuinely good people. Now the cons.... * The bedrooms units are definitely smaller as well as closet space. *Kitchens are pretty small too. * I don't love the location. The surrounding neighborhood have a lot of crime. Some people might love that area but for me it's not the safest area I'd want to live. * I believe that the price for what you pay for unit wise here is a little over priced. *No Valet All in all, this is a beautiful building. That was the 1st thing that attracted me about this property...how everything is within walking distance (given I am a New Yorker who has been in LA for 5-6 years). Shay (at the Front Desk) kindly checked-me-in; I appreciated her demeanor, as she was the 1st "in-person introduction" to the property/brand. Senior Leasing Professional Robert Dalcin gave me the tour...he is very knowledgable, plus incredibly nice and professional. We both have a Finance background & we are both LA transplants - which was quite a coincidence. "You get what you pay for" is very applicable to living at Vox Residences. Where do I start? Let's start with the traffic and constant noise pollution from La Cienega. You would think that the noise would drown out being so high but it doesn't unless you're at the top of the building but even being that high up comes with the price of having to constantly wait to go up the elevator for the rest of the people to get off. There is no where to relieve your pet or walk to. Absolutely no greenery to walk around and you're on the edge of culver city and in West Adams where it gets pretty dicey. Yes, there's the convenience of being close to Whole foods but beware of the ongoing traffic when turning into the building complex as multiple car accidents have happened. Dangerous coming into the complex and exiting. Ask about breaking the lease. You have to pay 2+ months plus concessions if you want to break the lease. You always hear the pipes when someone flushes their toilet. Very strange and when you look at your bill, you're paying $40 and more for trash on top of electric and gas. read more

Living here is surreal -- in the best way. This place is as beautiful as it looks. It was the first building we toured, and after seeing dozens of other luxury apartment homes across the LA area, we couldn't get these views out of our minds or the amazing amenities. From the day we moved in, we took advantage of the panoramic scenes & luxurious spaces. In the first week, we've already enjoyed a lovely welcome gift upon arrival, two days of back to back custom lattes from a lobby barista, a few yoga classes, daily Philz coffee from the magical machine, worked from the co-working space, dinner with friends on the rooftop, and the warmest of welcomes from a building full of helpful staff. The concierge have been hospitable since the day we came to tour, and every day and night since we moved in. Dao at the 24/7 concierge is quick and thorough, as are all the folks we've met at the front desk. Robert in the Leasing Office provided record quick responses to all of our questions throughout our process and cared after our newbie needs, too. He is the person who helped us find the best location and view and even recommended other Greystar properties in the area. Robert is one of the people who made it so easy to say YES to calling ARQ home. Mila is yet another marvelous person who welcomed us and has been an exemplary Resident Services Manager in ALL the ways. She's so pleasant, positive, kind, unflappable, and service minded. You may be pleasantly surprised by how nice all the residents are. We look forward to finding new friends, and building community here. It's worth a look! read more

5 STARS -- I've lived in 5 apartments all over LA before coming to the ARQ and can easily say this has been the best place hands down no contest. I moved in during pandemic as one of the OG community members and I'm looking to extend for a 4th consecutive year (Imma need an award for this one)! The overall property, amenities - gym, pool, work theatre, work areas, rooftop, second jacuzzi, the units and the towering views are truly one of a kind, which is technically true given it's the only luxury high rise in Culver City so don't @ me lol. Close to the 10/405 high/freeway, 15 min to the beach or DTLA (sans traffic), Whole Foods on the first floor, more retail coming in, all very convenient. I will state that this property is off La Cienega Blvd. which means during traffic time it's really congested, ngl. As a remote worker, I've been able to manage my time outside traffic so it's worked well for me, but just a heads up. Despite the heavy street traffic, once you're in the Cumulus District (ARQ and VOX residences), it really does feel like it's own Oasis. This was the biggest realization in comparing to other high rises in DTLA and BH/Westwood areas. Special shout out to Mila Charleston, the Resident Services Manager, who's goes the extra mile to make our living experience best in class. If she's reading this... cake over donuts unless donuts are over the cake... (inside baseball IYKYK). Highly recommend this place. We moved to ARQ a few months ago. We are paying almost $6k per month for our 1-bedroom apartment. Unfortunately, we regret our decision for the following reasons: - The unit feels cheaply finished with cupboards that don't close properly, drawers that fall apart, noisy air conditioning, and average water pressure. The sound of traffic on La Cienega and elevator noise is also easily heard with doors and windows closed. - Management is unreasonably strict and rudely enforces a two-guest limit per unit. Even though the BBQ area, movie room (which hasn't worked yet), and community areas are always empty, they charge a $500/hour rental fee to allow more than two guests. Some residents regularly do this, which then closes the amenity to the rest of us, frequently on Friday nights when we'd like to use them. - The amenities close early, despite there being no nearby units to make noise complaints. There are so many other arbitrary rules, like only allowing a two-hour use of the pool cabanas, that seem excessive and unnecessary. - They falsely advertise on their website that they have a "Pet Wash and Grooming Spa" when they have no pet amenities whatsoever. There is nowhere on the property for you to take your dog out, except for a dirt patch with a sign saying "no dogs allowed." - UPDATE. We found a room in the parking lot with a dog bath tub. - We were promised frequent community events, such as parties and brunches, but there has only been one so far. - Although it's not their fault, the area is undesirable. The only saving grace is the Wholefoods, but for anything else, expect to get in your car or brave the metro. We really wanted to love this place, but it seems like ARQ excels at giving excellent tours and then giving residents hell. We've made friends with other tenants both here and at VOX who feel the same way. We feel ripped off and would move out tomorrow if we could. read more

Mikes ARQ review PART TWO... I literally am in heaven.Yesterday I took the keys to my new ARQ apartment.This is the home I have been dreaming of for years. My S/W corner unit views are beyond breathtaking . Sunsets over the Pacific every night. As I measured for my furniture , I noticed I had a welcoming party going on outside my windows. A red tail hawk hung in the skies just outside my unit for a good 10 minutes. Nathalia and Rudy on the ARQ's leasing staff have been great. *UPDATE* I received the refund after suggesting I would pursue legal recourse. ARQ and Greystar have been withholding two rent payments from me (over $4K) for nearly one full month with no proof of refund submission. While the team members have been courteous and respectful, it is clear that there is no internal organization or structure at ARQ or Greystar when it comes to refunding tenants money in a timely manner. They are more than happy to take your money each month, and will press hard with short deadlines (without a courtesy call/email) should you simply forget to hit submit on your payment. They know they have the leverage in the ability to report a late payment to a credit bureau however there is no way to hold them accountable (other than here on Yelp) when they withhold your money for nearly a full month. After paying rent on time for 17 months straight from January 2022-May 2023, I forgot to submit my final rent payment for my last month of June 2023. A "pay rent or quit" notice was left on my door the evening of 6/14 with a 3 business day deadline to make payment by cashier's check. Keep in mind this is over a holiday weekend where the weekend and holiday do not count. As a precaution (and courtesy to ARQ in wanting to ensure my payment was received asap) I submitted online payment on 6/15, as everything in the system looked normal on my end. The payment cleared as no longer pending in the portal over the weekend, however the funds did not come out of my bank account as of 6/19. In speaking with the leasing office on 6/19 (there is no way to contact accounting or anyone who has actual access to the businesses accounts), I was advised that they had no record of online payment and it is recommended that I bring in the cashier's check as instructed on the letter. Despite multiple errors on the note (including the rent amount), I brought in the cashier's check on 6/19 with the understanding (and reassurance from the agent) that the online payment I submitted on 6/15 would not go through. As of 6/20, the online payment amount was pulled from my bank and ARQ/Greystar now holds two rent payments. Since then, for the past MONTH, I have gone back and forth with various members of the ARQ and Greystar team over phone and email, being given a complete run around in trying to get my money back. They are still holding the payment (over $4K) and have not been able to provide any proof that the refund was submitted. They cannot cut a check, nor am I permitted to speak to the "property accountant" who is the latest contact they tell me they are "checking with". I strongly urge anyone considering ARQ/Greystar to be very careful with how you deal with submitting payments as you may end up in a situation like this where your money is in complete limbo with no sign of it being returned. My experience in this building and with the day to day management of ARQ was fantastic - everyone is kind and helpful but when it comes to your money it seems they simply do not care unless they are taking from you. AVOID GREYSTAR AT ALL COSTS. read more

*Disclaimer - I have not lived at this property. This review is for the tour of the property and amenities* I stumbled upon Arq as a result of getting to another rental property too late for a tour. I was told all of the tours for the day at the Arq were booked and I would have to come another day. Eileen, a leasing agent extraordinaire, heard this and asked if I could wait until she finished lunch and she would give me a tour. I was surprised because while looking for a place to live in LA I had a variety of experiences ranging from leading agents who did not seem to care much for selling the property to me to Eileen actually squeezing me in after what was likely a long day of tours. Eileen took me through the common em areas which are really gorgeous and showed me three apartments. While the apartments didn't fit into what I needed from a space / value perspective, the units were modern, well thought out and the views were amazing. The building is definitely shiny and new. Just an update. This apartment is incredibly poorly managed. Also, if your dog is bitten here. Procedure is for the aggressive dogs' owner to be evicted but they'll just send them over to VOX since they'll take anyone since it's struggling so bad with occupancy. So on dog walks at the "park", you'll still see the other dog who attacked your dog. Cumulus as a whole is a joke including all their staff. Concierge is always friendly and helpful. read more
