They don't seem to take good care of their properties. I could name off several things in my apartment that should be fixed before anyone moves in, but I'll leave it at the following I get splinters walking around the hardwood floor apartment, and I can literally see through the cracks on my front door. Literally the worst property management I have EVER had!! If I could I would write an article for all the local university student newspapers to warn students and others from ever living in an area managed by them. Here's just a few of the many reasons why not to: -A man who worked in their office came in our house when none of us were there to take pictures of our rooms, my roommate walked in on him having no idea when or if he was supposed to come to check out our rooms! -Every time I have tried talking to them on the phone they act short with me and refuse to answer basic questions if it has to do with the reasons for additional charges. For example, I got a call telling me to move out a desk and chair that I had left because it was not provided earlier and she said it needed to be moved out before the next tenant would move in, so then I asked her if I could have to keep paying until my lease ended since there was going to be a new tenant taking over before then, she then responded saying, I cant disclose that information, we are unaware of when she is moving in. So I told her, "but you just said to me that the desk needed to be removed before she moved in which is tomorrow?" -That is a sign that they are trying to get two rents out of two different people at the same time for one room!! -They complained saying that we were never home to do maintenance check, so they constantly left flyers on our door. They only called one out of the three roommates to confirm a date and if that one didnt answer the phone, they would later send an email to all of us saying we never answer the phone. -When we finally did make a confirmed appointment, twice they were hours late to their appointment. Basically I wish I could freaking egg their office and leave flaming bags of dog poop on their porches. If only there was a way for enough people to know about this to BOYCOTT this property management!!! read more

I had a TERRIBLE experience with them. And I'm not alone. I've spoken with other landlords, and tenants, who have nothing but awful reports of their interactions with Armstrong Property (mis)Management. I never got timely responses, did not receive funds as promised from tenants' rent payments, and caught them several times in outright lies. They're extremely disorganized - each person I contact sends me to someone else, who gives different and conflicting info than the previous. So incredibly dishonest. Absolute thieves. STAY FAR AWAY!! Absolutely TERRIBLE!! Liars, cheaters, and thieves. Was out of state (for work) and unable to hand in my rent payment by the deadline (as they were unable to process online or over the phone payments) I called them several days in advance to get something worked out. They agreed to allow me to pay up to 3 days beyond the "grace period" with no late fees. Handed in my rent check 2 hours after I got off the plane (I was 2 days beyond the "grace period" and one day early as per our agreement), thanked them for their willingness to allow me this one any only favor (every month for a year prior and a year after were 100% on time). The following month they called and said that my rent check was insufficient due to $300 in late fees from the previous month, since there was no documents supporting the agreement I was forced to pay. (Lesson learned) The bottom floor (split level) flooded when a sprinkling system pipe broke outside my back door. They tried to tell me that I or my renters insurance would be paying for the damages. Fought it and won, but the repairs were shoddy at best. Tried for months to get them to come back to fix/finish the repairs all to no avail. They had central air installed. The installers came outside of the legally required 24 hour notice. Like a week after, with no legally required notice to me. Had cash laying out to pay for my daughters daycare. I get home to see that their guy (not the installer) was sitting on my couch watching tv and my $200 missing The property owner(s) got so fed up with Armstrong property management, and their terrible service they switched ALL their properties to new management. That was while I was moving out. The new managers received almost no paperwork from APM and maybe half of the rents and deposits. It's taken them 3 months now to get most of everything from them. Now I am battling quite a large bill as they have no initial inspection report (I kept the origionals and gave them copies) no record of any security deposit (I have record), and no record of repairs from the flooding. I am not battling the new management, I'm battling the lying, cheating, and theft of APM. Do yourselves a favor, and stay away from these crooks. read more

Poor customer service. Questions or requests are met with an attitude and condescending tones. Takes multiple calls to get a "contractor" to do sub standard work. They call back late or never. Bottom line: rent from someone else. read more

This company doesn't deliver any of their promises. They won't fix anything when you're living there but the moment you move out they say they fix everything and charge you. After meeting with a variety of property management groups, this one by far is the best. Very friendly and helpful receptionist and property owner helped us move in the next day after we sent in our applications, because we didn't have a place to live. The rooms, carpets, walls, and bathrooms were all clean and move in ready. Very helpful and fair to service all of our needs. I would recommend this group to anybody looking for a place to live! read more

So far we have been very pleased with them. We have had a few issues and they have been very responsive, they return calls and emails quickly. The issues that required repairs did take a few times for them to get right, but it was a complicated issue and they never dismissed or ignored our complaints after they thought it was resolved. DO NOT USE THESE GUYS!! They are liars and cheats! While living there we had no issues, we. Ever needed to call and have anything repaired and we were never late on our rent. When moving out we were told to repair any nail holes in the wall and repaint using the paint they left us. We did so, only to realize the paint THEY left didn't match. When talking with Riley, the handyman hired by Armstrong he said that was not our fault and we would not be penalized for it as long as the holes were filled we would be fine, there was also a strip of crown molding that was hot glued/gorilla glued to the wall instead of nailed in, Riley also said that wasn't done correctly and he would put the nail in it the was it should have been done before we moved in. Riley then went against his word and charged us over $500 for labor to repaint the entire place, charged us to nail in the crown molding and even charged us for the actual paint he needed! When trying to figure out where the charges came from I spoke with Brenda Multiple times giving Riley the benefit of the doubt but each time she only complained about how busy she was and hadn't spoke with Riley in order to straighten anything out. The total run around. It's been over a month and I have zero answers, nor do I expect any at this point. I pride myself on being honest and treating people with kindness and respect! I have zero respect for this company, the way they conduct business. Zero integrity. They had at least 3 new office managers in the 1 year we left lived in our rental, now I know why!! Worst company on earth . When you call them they have terrible customer service and get talked down to with a tone that you are not as good as them . They will call you and make false accusations to try and get you evicted if they do not want you at their property and cannot provide evidence or real reasoning or proof as to the real eviction reason . Nobody at this company is on the same page and everyone has a different explanation or answer . This company has the most unprofessional staff you will ever deal with . If you ask questions be prepared to be laughed at . They tried to accuse me of smoking because there was ciggarette buts in the street . This company is the absolute most unprofessional business and most unprofessional people i have ever dealt with . This is the worst company to deal with, we had to break our contract early, which they said would NOT be an issue as long as they had someone to fill the spot which we did. The townhouse was not clean at all when we moved in, and they charged us for the cleaning fee even thought when moving in it was filthy. AC leaked water as well, and it took them about 3 weeks to fix that as well. They did not give us our deposit back and said we owed them $28.13 DO NOT RENT FROM THEM!!!!! read more

I wish that there was a way that I could rate them lower than one star. I refuse to live at any place where they are managing. They have entered our home four times without giving notice or permission. Twice, the manager, John Pratt told each of us in the house that he got permission to come in from someone else. When I spoke to my roommates, we found out that no one had given him permission. Once I was in my room taking a nap and was woken up because someone was trying to come into my room. When I opened the door I found that they were showing the place. The last time he came around 10:00 am thinking that everyone was at work and came right in without knocking or announcing himself. I had just gotten out of the shower. I quickly put clothes on and when downstairs. As I was on the stairs I heard someone rush out the door. The person was gone by the time I got to the door. I called all of my roommates and all of them were in class or at work, and the owners live in CA. They finally stopped because I told them the next time he came in without notice or permission I was going to call the cops because, by law, it is considered trespassing. They have yelled at us, threatened us, and have tried to evict us for "being late" on our rent. Luckily we were able to send them receipts and documentation showing that we were not late. Currently we have been told that the property has been sold, and that the new owners will not be using Armstrong Properties as their managers as of August 3rd. We are all moving out in less than a month, and they refuse give us the new owner's contact information so we can get checkout procedures. We have been told that we should be contacted five days before the end of the contract. We're not able to move out earlier because of this. They do not reply to emails. They won't fix anything. They are rude when you talk to them in person or on the phone. They lie and are completely shady. Bottom line: Run. Run as fast as you can. read more

I'm not usually one to leave bad reviews, but Armstrong really left a bad impression. I would not recommend renting one of their properties. They were always very slow to respond to maintenance requests (on average a month). The real problems started when we decided not to renew our contract. They did not respond to our email requests (apparently they had stopped using the email address even though it was posted on their website). They require tenants to clean carpets before they leave through specific carpet cleaners, which isn't too atypical if a bit annoying. We had our carpets cleaned and turned in the receipt for cleaning with our keys. They confirmed they received the keys, but mysteriously our receipt disappeared and they choose not to mention this to us. Instead they just subtracted $100 from our deposit (which took almost 2 months to return in the first place). We informed them of the mistake and had the cleaning company send them the receipt electronically. They have still not returned this money. Every time we call, the one person that can help us is out or has to call back (never does). Move out date was last day of April, it is now mid-August. Definitely not an honest company. We're still bothering them about the return, but it appears their business strategy is to hope people forget about the money they owe. read more
