Not responsive. I have waited over a month to hear back from them regarding several things that pertain to the exterior of my townhouse. Some examples include; Our irrigation and weed barriers are exposed all over the property. Rotting wood supports under my small deck. A hole in my concrete back patio (not just a chip, a hole that water and weeds try to grow out of), pests such as wasps nests throughout our neighborhood. Prior to this, it took me months to get a response regarding my last issue with landscaping neglect that was ignored for years. We pay such high dues. ON TIME! I would expect a timely response. I am shocked that they haven't been reported. And it is a shame that my builder Keystone chose them to manage our HOA. read more

I don't normally leave reviews, but I felt like I had to speak up after our experience with Advantage Management, who took over the Skyline at Towne Center HOA. We're a two-teacher, military household doing our best to stay on top of things. When the HOA switched management companies, our autopay was turned off, which led to two months of missed payments. We only found out there was an issue when we received a notice--not from the HOA--but from a debt collection attorney. We tried multiple times to call and speak with someone to sort it out, but every call went straight to voicemail, and no one ever followed up. There were no letters, no phone calls--no real attempt to reach out--before the matter was handed off to a law firm. Communication was limited to an old email address and the HOA portal. When we reached out to the general HOA help email, the replies we received were vague, poorly written, unsigned, and simply told us to contact the law firm to settle our account, with no explanation or guidance. Unfortunately, poor communication seems to be a pattern with this company. What makes this even more frustrating is that according to our CC&Rs, accounts aren't supposed to be referred to legal counsel until 120 days of nonpayment. We were barely at 60 days. Now, we're facing over $1,400 in legal and lien fees for what began as a $330 balance. It's hard not to feel like there's some kind of financial relationship with the law firm, given how quickly it was escalated without any attempt to work with us or offer support. We still haven't been given a clear explanation as to why it was handled this way. All of this could've been resolved with a simple phone call or a letter in the mail. We just want to pay what we owe and move forward. Instead, we've been left with a massive and unnecessary financial burden. If you live here, be cautious--and if you're with the HOA, please remember that your community members are neighbors, not just account numbers. read more

Management companies don't usually enforce CC&Rs - the HOA does. Our HOA has used Advantage Management for numerous years and we have found them to be very responsive. We had 1 owner who complained about slow response, but this owner refused to use the procedure that the HOA had communicated to owners numerous times which would have resulted in a faster response. We've had a good and productive working relationship with Advantage Management. read more

I would stray away and find other options if possible. They are difficult to work with, have terrible communication if you can even reach them and always provide vague answers as to why it is not their fault. We moved in and never received a key fob to use the amenities we were paying for and they claimed that it got lost in the mail multiple times and that we could go half an hour out of our way to pick one up in person when I refused it somehow made it to me the next time, shocker. They start to impose high fees and do not have them listed anywhere, I feel that they decide these on the spot rather than have a set fee to charge per item. We have had this company manage our community for a few years and they give us slow response on repairs. Management only targets the homeowner's property, not the HOA community common area as a whole. Doesn't follow up correctly on the inspection and then assumes you haven't fixed it and gives you a fine. Later, play the dumbfound game and state they are sorry. Management likes to use Zoom or emails for meetings so they can save money, and time, and not see the property. Advantage Management and Real Estate is located out of Orem. This management also likes to hire vendors upon vendors to do the work, which lowers their cost & risk but then your HOA fees go up and maybe every year, and state vendor cost causes your fees to go up. read more

I used Advantage Management to take care of our two-story home in American Fork for 4 years. In that time we had two different families rent our home. Advantage did everything possible to ensure a good renter and take care of any issues that came up. We had no issues with the first renter and many issues with the second. Advantage was very responsive and professional as we navigated a very difficult situation. Advantage Management also takes care of business with our HOA in Orem. We have been very happy with their efforts, communication and professionalism. read more

I am a former employee of Advantage. I now open a competing company and have since 2013. Jason works hard to do a great job for his clients. I'm disappointed in the bad reviews as most are about HOA policies that are out of the management companies control. It's easy to find fault, but I am confident if you work with Advantage positively and understand how difficult the job is, you will have a great experience. I don't enjoy posting a negative review but I have to because of how bad my experience has been with Advantage Mgmt. We've been dealing with them for a few yrs now and they will not do anything to enforce the CCR's or help with reported violations that our HOA board tells us to submit to them. Our HOA board has also expressed how horrible Jen (the manager) is. I've heard a couple of them say she is mean, snarky and pushes responsibility onto the police by telling the owners to call the police for everything. I've tried several times to reach Jen directly and her assistant Zenia would not transfer me to her. There are many violations happening at the property we are at and Amres won't do anything. Extremely frustrating since our HOA fees keep going up and pay for their service. I too get continued replies to call the police when the property violations are not police related. We and several others feel hopeless. Amres, do better please. read more

These guys give new meaning to the word "unresponsive." They excel at plugging their ears and pretending not to hear you. I have a very simple service request that has been ignored for over two months in spite of repeated reminders from me. And it gets worse!! They now claim to have completed the work when in fact not a thing has been done. The absolute worst at caring and responding to client requests. read more

Last night during our bhr HOA meeting, Ashley White was incredibly rude, classless and unprofessional. Probably not a great idea having her representing your company. She told Sophia that "she was difficult to work with". And pretty much said that she had purposely ingored her calls and messages. EVERYONE WAS STUNT! I Do Not want her handling bhr business if she's going to IGNORE us when we ask questions or require her to do HER job. OUR HOA DUES HELP PAY YOUR SALARY ASHLEY, don't forget that! You made EVERYONE in that room last night feel uneasy and you should apologize for that!!! read more

This HOA is unresponsive and rude. They flat out refused to shovel the snow from the most recent snow storm, saying that they hoped the sun would just melt it. There is no response when other valid complaints come about, such as dog feces all over the grass, making it unable to walk on the grass. Jason is responsive by sending an email telling you to just get over it. The secretary is very rude and helps Jason dodge calls when you call in. This place is a dump and you pay top dollar HOA fees for it. Don't recommend. read more

This is the worst company to have manage anything! We have had experience with them managing an hoa and an apartment complex! Not only did they say they were replacing things they weren't while we lived in another state. So stealing! We have lived in a place where they manage for the hoa! Ashley claims that they sent letters to all owners about cars and registration well alot of people didn't get itand they are owners. they also contract with a towing company that her husband owns. so the towing company is lying and making agreememts with people to drop thier cars and then goes back on the agreement for more money! Conflict of interest employing your husband! Ashley you should be ashamed of yourself for your behavior towards the people who pay you as well as the people you are supposed to be taking care of! Also fix the other stuff that actually needs fixing because you don't care about actual hazards like snow removal vent problems for fire risks. I have heard ashley myself tell a lady to get in the gutter. She is an awful person! I have worked with Jason and Advantage for the past 15 years. I am a property owner and a Real Estate Broker in the valley. I have referred them to many of my clients and to one of the Home Owners Associations that I have a condo in. They are competent, experienced and pay close attention to a million moving parts. I would not hesitate to refer them again. Yes, your tenants might not like them if they step out of line but they would not like you either if they were violating their lease and you were attempting to enforce it. read more

Absolutely horrible! Those nightmare stories that you hear about management companies are all true here. I have rented from them for almost two years and I is can't stand it anymore. I'm a perfect tenant, take care of the home, yard, pay rent on time and more. This is not an easy company to work with. The "management" is anything but that. They continually ignore requests for maintenance (for example holes in the floor!) until legally​ they are threatened. They say that maintenance requests are answered when they are not. They have payments online but it's not taken out the day it is sent in it is randomly pulled. Additionally when I finally found a new place (outside of the advantage management) I found other people to rent and sent them through THEIR application process I got berated for it! On top of that they kept secret whether or not they were running the people I sent over so I have no idea if I will even get out of the contract or not! Do yourself a favor and find another place to rent from. Your life will be easier. read more

These people are horrible to work with as a tenant. I was initially paying rent to the actual owners of the property I am staying at. This company thinks that by sending a text message they can inform me to start paying them instead without any notice from the actual owners of the place. Then when I don't pay Advantage but still send my payment to the actual owners, Advantage decides to start charging late fees. When I called to inquire about this, Angie continually interrupts me while I am explaining why my rent was not sent to them but to the owner of the property. Then she hangs up. They say the only person who can drop the late fee charge is the owner (Jennifer) but Jennifer refuses to talk with me on the phone. These are money grabbing people who should not be trusted. read more

Bought a townhome 2 years ago. There appears to be a theme. Yes, you will begin to call the landscaping company yourself. And yes you will leave several voicemails or be referred to email. They never follow up. Its been 26 days so far, where I've asked to have a sprinkler box butted up against my house to be fixed and it has not. They tell me not to worry about it. So I went to sprinkler world and confirmed otherwise. Why pay the $165 HOA? And why not man up and grow a pair and get the job done. Wasted breath. Patience is lost. And so it goes. Quote "Do not turn off the sprinkler system. 15 gallons per day is not going to damage your house in any way, shape or form. It would take literally thousands and thousands of gallons to potentially destabilize the footings foundation of your home. " read more

If i could give zero stars i would. I currently own a home and have for a few years. They recently took over and in the trailer parking area is now a mess. Which used to be well organized and managed, is now a disaster!! people now park right up to my back fence making my back access unusable!! This is my property i own and the HOA refuses to do anything about his. Don't live anywhere they manage!! This place is CRAP!! Does not care for their clients at all!! read more

Customer service is the lowest priority with this company. We had bought a property that was managed by Advantage Management in Orem, Utah. I called the office multiple times and they ignored my requests for information. Being a new owner in a new HOA community is tough when the management company does not offer solid customer service. Challenges with this company is that they throw each other under the bus, they do not respond and then they threaten you when you ask them a question. Stay clear. There are much better property management companies to work with. read more
