When we were finished renting the upstairs of our mother's home through PMI we were required to sell it through them. They locked the front and side doors and left the basement door with its original lock so I could still get in to remove our property from the basement. Then without notice, Danial our realtor, locked the basement door so I could not finish getting things out and finish a wall repair. II called to ask Danial to let me in and to return things that had been taken. He said call your brother and hung up on me. He blocked all my phone calls. I had to go to another relator to get into our home. By then many more things had been taken. The realtor who let me into my home asked if I could open the garage door. Her client wanted to see how well the garage door opened, but she could not do it. Before I could look she said, "oh, the wires have been cut." I said, "that would be Danial. He will do anything to keep me out." Danial's write up on the house had many untruths, but he would not change it. He listed it as having double pain windows when there was not one in the whole house. He said there was a built in microwave oven, when there was not even a dedicated place for one. Then he would not list the things we wanted to list the most, like a washer and dryer. My brother asked Danial if he would turn on the gas meeter for tests to be done the next day. Danial said he would do it and that he has done it many times. I thought great, maybe Danial is not so bad after all. However, In the morning I found a text from our homes back yard neighbor. These are the exact words she texted me: "I smelled gas quite strongly outside before going to bed and so I called the Enbridge emergency line. After a lot of searching, they discovered that the gas meter at your mom's house was partially taken apart and was blowing natural gas everywhere. He is fixing it right now (at 2:45 am) and expects all to be well after he has reassembled the meeter. If we continue to smell gas we should call the emergency line again. I'll call you in the morning once I'm awake. It's has been an exceptionally long night!") It is difficult for me to believe someone would do this on purpose. I choose to believe his intentions were good but that he clearly does not know how to turn on a gas meeter. Because of all the theft, I reported Danial to the Utah Division of Realtors. Danial called my brother and told him if I did not cancel my complaint with him that he would take us to court and it could cost us tens of thousands of dollars and may take many years. My brother went ballistic. I have never heard him so afraid. I had not told my siblings I had filed a complaint. They don't live close and I had taken care of my mom and her house for many years. I had to resend my complaint for fear of our safety, both mentally and physically. * Dan never returned a single thing that was taken from the house. * PMI said they would return money left in my mom's account, but they never did. read more

This property management company is a scam. They made us pay a huge application fee for an application that was incredibly complex and took a very long time, with several redundant fees, then denied our application within an hour of submission, saying the property was already rented. There is no way they ran our application within that time frame. I also checked with them several times prior to submitting to make sure we wouldn't submit the application just to be immediately told the property wasnt available (which is exactly what happened) and was told they would refund the fee if the application was not run for any reason. Not exactly sure what is going on with PMI. Scheduled to see the house., to have it cancelled twice upon arrival. --- *first update. I was calling the company that schedules the showing's. PMI reached out to me and have since resolved everything. if you have this issue call PMI directly. 2nd update -----5/17/24. Lease has been signed!!--- The have stated fixing some issues I brought up. A/C, extra dryer(not working) dryer removed. Will check this soon and will update how things are going. ---5/21/24. The are still showing the house and have it listed. Starting to get a bad feeling when you ask why its still listed. I get a not so friendly message. In there application terms it states once the lease is sign the home will be taken off the market.. --If you have issues with communicating with PMI, try to get ahold of Angii. She is the manager, very nice, professional, no BS. Well the owner decided he does not want to invest in making it livable. Dirty rusty air ducts, front yard is washed out,(flood?) HVAC is in bad shape. One nice thing is PMI has offer to refund our application fee's Angii made the difference even though we did not end up renting from them. TENANTS, CONTRACTORS AND OWNERS BEWARE. We rented a property from Daniel Walker, PMI made Simple, Orem, Utah while my husband was deployed overseas and I was by myself with 5 little children for one year and a half. We ended our contract 5 months ago. During that time, Daniel Walker: 1.Refused to to fulfill his responsibilities and arrange basic maintenance and repairs (toilets, sinks -- "feel free to call someone" he would say in eventual messages after ignoring us for days. Throughout the contract every time anything breaks, his first attempt was trying to make us pay for it. He would also ask repair persons to "do him a favor" and work for free. This was endless stress having to fight for our basic rights as tenants. 2. Disregarded the health and safety of our family. Made our family live 8 weeks with a serious mold problem in one of the basement rooms while he delayed repairs (which in the end were cosmetic despite the foundation issues that got worse as water damage continued without repair). We asked for minimum compensation for the two months of not being able to use a big portion of the house -- none, just bad faith and rudeness 3. Fraudulently withdrew money from our bank account a month after we moved out. Our bank had to fight to get our money back after Daniel Walker ignored our calls and messages for a week after we told him to return the money, which eventually came. 4. Dishonestly kept a significant part of our deposit even though we left the house in better condition than we found it, which his own employee Rodrigo confirmed when he told us in an email that the house was in perfect condition. Daniel Walker canceled the appointment we made to be during the move out inspection and ended doing it with out us, charging us $450 for the yard and because the entry of the house was dirty -- this was the same thing for which he had apologized to us at move in for not being ready. 5.Subjected our family to stress, stress, stress while we were trying work in good faith to be compensated for the 8 weeks of mold, to get our money back which they kept withdrawing after move out, and because the unfairness of the charges to our deposit. He was unreasonable throughout. 6. Started the whole contract off wrong as the house wasn't ready to move in from the beginning. Daniel Walker apologized because the garage door wasn't working, the yard wasn't taking care of and the house was dirty. "Do me a favor," instead of fulfilling his contractual and basic decency responsibilities. We tried to be patient and resolve things directly. We reported his company at the Utah Department of commerce https://realestate.utah.gov/ when there was nothing else left. If you have had the same bad experience with Daniel Walker, you should too. We are taking the time to write this review to help prevent others future tenants from the poor experience of doing business with Daniel Walker. read more

Horrible move in experience. We'd requested a code to the lock box to get into our rental on a Sunday. Days went by and nothing. After many calls and texts to several persons we finally got a code about an hour before arriving with our load. Upon arriving we found the place dirty with toilets visibly used and soiled. This is my 44th move. I've lived around the world and NEVER been expected to move into a place this dirty. Bugs, cobwebs and dirt in the corners, dirty toilets, something that's dropped and been left in the pantry. Just not what you expect after moving, traveling for 2 days and arriving to your new place. Very disappointed. Update day 2. We still have no mail key. We're told they are overseeing one? I have expensive supplements I've ordered that are sitting in temps over 100 degrees in the mailbox that I can't retrieve. Spent last night cleaning soiled toilets upstairs and this morning cleaning pantry shelves. Still waiting on a cleaning crew to come out to clean dirty wall and floor boards. read more

Run away from them! Dan Walker and his team took advantage of our family the whole time we rented from them while my husband was deployed serving overseas. It was bad enough to be having to fight for our tenants rights every time something was broken in the house through normal use ( a house that was falling a part) PMI's first attempt was always to make us pay for the repair ourselves. Of course we didn't accept this so it took them weeks to send someone to fix the problem -- the washing machine, the garage door, the toilet, etc.... The basement flooded leaving mold all over one of the basement rooms and it took them two months to fix it! this only happened after we had to send several emails and message to please send someone to look at the problem and to finish with the repairs. Now we are out of the house, we finished our contract with them but they still are changing us rent and a "deposit fee" when we never renewed our contract with them. I had to call my bank to report fraud from them. They did the move out inspection without us present, after we scheduled an appointment to be present and they canceled. They don't respond to our emails or phone calls. We are not sure if they are going to keep our deposit and we will have to recur to a lawsuit for help. In the meantime we will report Daniel Walker's PMI for their unfair business practices to the Utah state authorities. read more
