Given the fact the home was vacant for 30 days, painters in the house and the showerhead was replaced there very well could have been a leak and will monitor it.they were great to work with after the fact. read more

We were looking to buy an investment property and Armstrong was recommended by our agent. I have worked with other home inspection companies and Armstrong far exceeded my expectations. Marc came out and got to work right away. I am used to an inspection being done without me being there, getting a report and paying the bill. Marc welcomed questions during the inspection, provided his findings along the way and even said I could call if I thought of any questions in the days following. The other reviews suggest that repairs and work was more than what was told in the report. The inspection points out potential problems but the extent of the problem is up to the customer to get further inspection for the specific area in question. Marc pointed out so many issues that we decided to cancel the contract to purchase this home. The cost of the inspection was very reasonable given how much we would of paid in repairs or problems in the future. I appreciated the detailed report, explanations, pictures and the summary at the end of the report was very comprehensive. I will need to look for another property and Armstrong will be getting the business to do the inspection and if anyone were to ask who I would recommend, it would be Armstrong. read more

Hired this person in connection with purchase of a condo. The inspector failed to figure out that the water heater was at the end of its useful life and installed incorrectly (even the earthquake straps were not correctly installed). The water heater failed within 60 days of purchase, costing $1700. The inspector failed to figure out that the heater wasn't working correctly -- perhaps because the inspection took place in summer. The thermostat failed the first time the heater was turned on. That cost another $300. The washing machine leaked from day one -- he didn't find that either. DO NOT USE THIS COMPANY!!! This company is a waste of time and money. If you inspect yourself, you will find out more. They came to inspect the property that we were buying. They missed a huge water leak on the roof, which was even apparent on the ceiling. When I called them to ask for an explanation, they became defensive and even used f... words. When asked the guy on the phone to chill out, he dropped the phone on me. So irresponsible.... Not only they left us with $1000s bills but also they were disrespectful. Also dented the metal roof when he inspected it not knowing it was a metal roof before he stepped on it how dumb can you be. We hired Armstrong Inspection Services back in July 2021 to inspect the property during my escrow period located in Incline Village Nevada, which is our 2nd home. I was present part of the inspection and walked thru some of the miner issues with electrical outlets and some plumbing and miscellaneous cosmetic problems. I paid $810.00 for the inspection and report. Upon getting the house my wife and I realized that problems were much deeper. 1) tons of electrical issues, 2) some rooms smoke detectors are missing 3) Fire place not working in the family room 4) Kitchen back splash broken tiles behind the kitchen faucet 5) Most of the house windows not able to open and close and some of the windows don't even have handles to open 6) Roof related, gutters and downspouts are damaged and missing 7) Under the deck from the master bedroom we had a mold and rotted deck support posts 8) Deck railing was very lose to the point that could have been very dangerous which is a safety issue 9) At least 11 receptacles did not have covers which is again a safety issue 10) About 5 light switches not operating, not able to turn on lights 11) Behind the stove broken tiles on the wall 12) Missing sliding door and window screens at least 5 (very expensive) I still have so many unsolved issues. When I complaint to the owner in writing his response was the house is over 43 years old and not a turn key. The point is not how old the house is. The main purpose of a home inspection is to give the buyer information needed to make an informed decision on the purchase. Another words home inspections provide an opportunity for a buyer to identify any major issues, examination of properties safety, and basically current condition that may effect the value of the property before final closing. I received a call yesterday from the inspector himself and he start apologizing to me and at the same time arguing with me and telling me that the house was full of furniture that is why he was not able to detect everything. So far I spent $11,695 to fix and correct mostly safety related problems and who knows when I am done fixing other issues how much more I have to spend in addition what I already spent. On 10/22/2021 we received the refund of the inspection fee. read more

I purchased an inspection from Armstrong back in October 2020. I was present during the inspection and requested to be walked through any issues. The inspector walked through some minor issues with windows, electrical outlets and lights not working, and some major water issues in the master bath which was obvious from the amount of broken tile and mold. He pointed out that there was water damage on the joists below as well. He also mentioned an exterior un-capped natural gas line. Upon getting the house I realized that the water damage was much deeper and not caused by a bad tile job but by a roof issue. I had a roofer come out, and from the street (prior to even being on the roof) he told me "oh no i can see you have major issues". My entire roof was installed wrong with the tiles not overlapping correctly and none of the drainage done right. This caused a hole in the roof that was feeding into the master bathroom. The roofer noticed the issues immediately after being on the roof for just under 5 minutes. The water damage from the roof also leaked into the guest bedroom causing water damage on the bedroom floor. During the inspection there was one piece of furniture in the room (a queen bed). I had a flooring person come in to quote refinishing the floors and he immediately said "I won't fix this until you fix your exterior leak issue". At this time i didnt realize it was exterior, but he could tell on the water damage which extended all the way across the room and would have not been fully covered by the bed. After finding this I wrote an email to Armstrong telling them everything that had been missed and how their lack of attention to detail caused me to have to get a new roof and rebuild part of an exterior wall to my house, things I was not expecting. The inspector called me on the phone, was incredibly rude, tried to argue, constantly interrupted me, and mansplained every single point and took zero accountability for anything. The only thing he mentioned could have possibly been his fault was that he might have missed an outlet in the kitchen that was missing GFCI. None of the major issues did he ever mention. Post writing the email I also found another exterior gas line with a sort of flimsy switch that is easily knocked open and floods the yard with gas. This was not mentioned or pointed out at all. Armstrong did end up giving me a refund for my inspection, however I much would have rather paid for the inspection in full and had someone who had truly noticed and found these issues so I could fully negotiate in the purchase of my home. In addition, the lack of accountability and absolute rudeness of the inspector after point out the issues made me absolutely sure I would never think of using them in the future. read more

I was buying a 15 year old house, nothing really wrong for Marc to find, he did what seemed to be a thorough job and I was completely satisfied with the inspection. He took time to talk to me about a few minor issues and showed me what the issues were. I would certainly recommend him for a home inspection. After I moved in I had an issue with the outlets in the master bathroom - couldn't get them to turn on. Not being able to figure out the solution myself, after a month of turning on every switch in the house, I emailed Marc asking if he had recorded those working during his inspection. He quickly answered back and explained what I needed to do to turn them on, it worked and saved me a call to the electrician.
