** Update ** Following this review, I did receive a prompt call from management to follow up. I must admit that they did do a great job in listening to the problems and offered an immediate follow up visit to extend all the drains. The work was completed today, and we have not had any more problems even with some recent rain. I've updated my rating as a result, and I do want to thank Aquaguard for the attention. *** After spending nearly $30,000 for a full crawlspace encapsulation, dehumidification system, and new sump pumps, we encountered a significant amount of water on top of the encapsulation system. On re-inspection, we were told that our drainage system now needed to be addressed resulting for an additional $6,000. I am extremely skeptical of spending more money with this organization after having so much water come through a reportedly waterproof system. Our installation experience was also not without its problems, we were scheduled for three days of work, and the crew worked half days each day resulting in a lot of disruption to our house. The installation was also not performed to plan - for example, a sump pump drain was placed only inches away from the foundation. Overall, I am very disappointed in the service. While the inspectors have all been extremely nice, we have yet to have a reason for why so much water would find its way into our crawlspace through a very expensive system designed to deal with these problems.

Over $10K wasted on a low quality job- buyer beware! Meanwhile, mgmt has smooth talked and passed…read moreus from person to person with no true accountability or offer of compensation. Here's how our job went: 1. We were sold an exterior foundation support solution that I'm still unsure is appropriate for the interior settling that caused us to call in the first place. When estimator JD came out, we showed him our observations (door frames askew, wall cracks) and were sold helical piers. We discussed how an interior lift is not possible due to the basement being filled in but were assured by JD that helical piers would still be appropriate for our concerns. 2. On day 1, the crew no called no showed. We had to reach out to reschedule. 3. Crew installed push piers instead of the quoted helical piers. We were not told this UNTIL we pressed for an explanation mid-job and then were told that the type of pier doesn't matter, costs are the same and they do the same job. Felt very unprofessional and shady. 4. Crew busted a pipe while digging and when I asked to have a 3rd party plumber document the break and repair, they ignored and did it themselves. A year later, we had a massive water leak and the plumber that came out had to replace the entire piece of pipe that was originally broken and poorly repaired by the crew. 5. Crew did not complete interior benchmarking. We were told foreman Jeremy would do it and he didn't. I got Craig the supervisor on the phone, who assured me the foreman was going to do it before leaving the job. Final day comes and I see him walk out without doing them! So my husband has to remind him. He has a bad attitude, doesn't use a laser, scribbles some half ass numbers on a sheet of paper and leaves. I call Craig again who admits the foreman went explicitly against his instructions and "would be disciplined" and then personally had to come out with a laser to do it right. It was LIKE PULLING TEETH to get this basic action delivered as promised. 6. Finally, the crew did not complete proper exterior benchmarking measurements. From the start, Craig said measurements would be in our "customer portal" and would send me the access details. Never got them. We didn't get ANY documentation until almost a year later when we were contacted by AG to do 1 yr benchmarking and I had to remind them that we still didn't have the original measurements! They then inform us the mysterious customer portal is not really functional and end up sending an email with a bunch of unorganized photo links. Of note, there was no file that showed us the exterior measurements. After much back and forth with sr mgr Efrain and head of ops Kyle, we were told that an exterior benchmark log doesn't exist and is unnecessary. They said the crew uses a laser line to put in the rivets across the perimeter of the house, so there are no measurements needed to reference the elevation of each rivet relative to each other. This was despite both Craig and Efrain previously confirming those measurements existed and that they just had to find them in the portal for me. Fast forward to the 1 yr benchmarks and we find out that the rivets were in fact NOT at all placed on a level line. For example, relative to the rivet placed on the SE corner, the next rivet to the west was 1/4" higher, the next rivet was 1.5" lower, the ones on the SW part of the house were 7 to 7.5" off). Most importantly, NONE of these differences were documented, so there is absolutely no way of knowing 1 yr after install if any additional settling has occurred. In fact, the tech had to put in several additional rivets laterally across the perimeter, re-mark existing rivets, and document relative elevations of the rivets in order to enable checking for incremental movement another year from now. (read: they finally did what they should have and needed to do a year ago!!) This appt was a week ago and I've gotten no indication from mgmt that they are going to acknowledge and address this clear evidence of a very poorly executed project.

I got a prompt reply from someone named Chad, which was promising since he was so quick to respond and let me know that he could call me on Monday to discuss (this was a Friday) or I could call their office. I thanked him for his quick response, gave him my contact information, and told him I looked forward to hearing from him on Monday. Well, Monday came and went and I heard nothing from anyone, so I called the number that was listed in his reply and left a voicemail asking for a call back to schedule an estimate or discuss further. It has now been more than a month and I still haven't heard from this company. If they are this bad at communicating from the start, I would not have high hopes for actually working with them. I was disappointed since the Yelp reviews were promising. I'm glad that others have had better experiences with Knoble Engineering and was hoping I would be able to add to their positive reviews, but unfortunately that was not the case. I don't feel it makes sense for me to chase someone that I am trying to give my business to. Luckily, I found another engineer for my project that has been far more responsive.

Their second look inspection on my potential home purchased help identify a fair amount of issue that allowed for a significant price reduction on the home. They did an outstanding detailed job and explained everything very plainly. I would highly recommend them for any inspection needs or structural engineering design/support.

We paid $10,000 for our crawlspace to be encapsulated in 2023. I would think the key aspect of…read morekeeping the crawlspace dry is the dehumidifier. The one this company installed in 2023 quit working in 2024 after the one year warranty expired and I had to pay $1,000 to have another one installed. March 2025 the dehumidifier quit again. I called and they sent a technician out here and he said the company no longer uses those dehumidifiers. He inferred that they are of substandard quality and if I purchased another it would be quite expensive. He checked the dehumidifier and said my electrical outlet had switched it off. So, I paid an electrician to replace the outlet with one that doesn't automatically switch off. The dehumidifier continued to quit working. So, I asked an HVAC company to come and check it out. He said the dehumidifier is fills with water and cuts off because it isn't draining properly. He emptied it out and said it hadn't been correctly installed. He said it needed a condensation pump and the tubing needed to be replaced. I tried to reach someone at Crawlspaces and More and for weeks never received a return call. I finally received an email from Jim and he said he would come out and make sure the dehumidifier was on and charge me $200. I told them to forget it. I called a reputable company and they installed a very nice dehumidifier and replaced the door to my crawlspace. Ours was wood and rotted because it was decades old. They said Crawlspaces and More should have replaced it to thoroughly encapsulate the crawlspace. The new company installed a custom fit door that is air tight and sealed. I would not recommend Crawlspaces and More.
