I had a very bad experience with ESOG and would not recommend them. Below is the final email I sent to Chuck, Luis, and Jay which describes my ten year long experience with them. They ignored my email and never responded. Their contracts are vague and they have not honored their warranty. When you came out, I told you that I had been told by other foundation repair people that the wall was bowing and that they had recommended Carbon Straps. I asked you about doing block fill with rebar as I had instructed you to do on the previous repair that has held up well. You persuaded me that the problem was settling and that piers should be installed instead. After the pier installation, the cracks continued to get worse and I finally called the warranty people in 2019 and Keith Cunha came out. The cracks continued to get worse and I called you in June of 2020 to discuss. You said would order a benchmark test and that you would come to my house and look at the wall. You never came out to look at the wall. The warranty people came out a few more times but they kept checking the floor and I kept telling them the repair was for the wall. Finally in 2024, the wall was starting the shear and the cracks had continued to get worse so I escalated. Luis came out and I told him I had originally hired ESOG to fix the wall, not the floor. It seemed like he did not believe me so I asked him to confirm that with you. He later told me that you said you did not remember. I sent you an email asking you if you had confirmed this with Luis but you did not respond to my email. Luis said he would install the carbon straps for 1800 (maybe 1850) and that would basically be at his cost. Luis now says he does not remember telling me that. I wanted another opinion so I asked Randy Greene to come out about a month ago and said that if ESOG would install the straps for $1800 then I should do that so all the work would be under warranty with the same company. So, I reached out to you one last time with the hope that we could move forward and finally get my wall repaired correctly. Now, ESOG is not going honor the $1800 dollar quote Luis gave me so I am not interested. Back, in 2015 when I originally ordered the work, I had quotes that were less expensive. You said that your business was slow, so I went with you to help you out. Also, I trusted you and believed you would make it right if something went wrong, but I guess I was incorrect. You could have stepped in and straightened this out over these past years but you did not. I don't think you are the same Chuck Irby I knew 20 years ago. This work should really be done under the original warranty because providing the wrong solution should be under the "workmanship" portion of the warranty. I have tried everything I can to work this out with you guys, but it seems you have no interest in making this right. It is bewildering to me that you would prefer to get bad reviews, Better Business Bureau complaints, and Ga Secretary of State complaints when all you have to do is the right thing and honor the warranty and fix the wall that I hired you to fix 10 years ago. From reading other reviews, it appears many other people have had experiences similar to mine. We had Engineered Solutions of Georgia come out and give us an estimate on foundation repair. We then added a vapor barrier to the quote. Zach was very helpful, friendly and nice. He listened and even told us we didn't need some things we thought we did. We signed the contract on Friday, Mar 6, 2026. ESOG had a job in our area starting Monday, Mar 9, 2026 (we were told) so we were told we should be on the schedule for that week. On Mar 10, I texted to see the status of our schedule and did not get a response. Today, one week later, Mar 13, 2026, we have yet to hear from anyone! No one called after we submitted the "contract" to schedule a start date, or collect the deposit they wanted. I had texted and called on Tuesday, Mar 10, 2026 to see if we had been scheduled and let Zach know we had not heard from anyone. On Mar 11, I texted him again, and sent an email to him and Kevin Jordan, Sales Support Manager. Reminding them we cancelled the contract, and I asked to be sent confirmation of cancellation. On Mar 12, 2026 I texted again and emailed again, again-asking for confirmation of cancelled contract. I also called the office on Mar 12, and left a message with Mike? (I was transferred to him after I explained to Samantha (at the office) what was going on) As of today, Mar 13, 2026 at 3:00 pm, we have still yet to hear from anyone in the company. Consumer Warning: Avoid Engineered Solutions of Georgia if you expect professionalism, accountability, or a proper structural inspection. I hired them for what should have been a full home structural inspection -- only to receive a report with glaring inaccuracies that cost me thousands of dollars in repairs. When I reported the serious issues, instead of addressing them, Engineered Solutions of Georgia gaslighted me, falsely claiming the contract was limited to the mechanical room -- a blatant misrepresentation. A full inspection, for home purchase, is standard unless explicitly narrowed, which was never the case. Multiple other professionals, including licensed structural engineers, later reviewed the conditions and agreed the issues were obvious structural problems. They questioned how any competent engineer could have missed or failed to identify them. Their behavior was unprofessional, unethical, and misleading. They refused to accept responsibility for their errors or work toward a fair resolution. Future consumers beware: based on my experience, Engineered Solutions of Georgia cannot be trusted to deliver accurate work or stand behind their services when mistakes are made. What started off with a thorough and professional evaluation which built trust was diminished by a crew manager/foreman who recklessly cut through internet cables although it was well marked. His response and attitude was cavalier and like ..."so what?" Losing internet service that day impacted my work and eliminated all communication and entertainment services in my home for two days, including checking on flight information and checking in for a flight leaving early the next day. AT&T charged me to come out and reconnect service. The salesperson and scheduling manager were empathetic but the impact to me was extreme stress. If you have underground cables involved you probably should arrange to be there to oversee the work. The final result was good, but I would have to think twice about recommending ESOG due to the on-site crew. read more

At the end of the project, they informed me that it would be an additional $4,000, which is a 50% increase, but they would only charge me $2,500. I spent over $19K with this company to perform work underneath my house, including waterproofing. Despite reviewing the issue with them before getting their scope of work, they failed to waterproof the entire area I hired them to work on (obviously). They then failed to stand behind their work, blaming an employee who was no longer there. The work they actually performed was ok, but I am beyond disappointed they failed to consider the entire problem when I hired them, so they failed to remedy it. I do not recommend them. EDIT TO ADDRESS OWNER'S COMMENT: An accurate estimate on the work that should have been done is the bare minimum a homeowner needs in order to accurately evaluate whom to hire. I contracted ESOG to perform the following work. Had to get a loan and also permits from city of East Point. ESOG was very understanding, communicated well and was amiable. This was a big job and they completed the work over the Christmas holidays 2023 when I was out of town. Wife was around to represent us. The work was done very well. Make sure you read the contract and understand all the details. We added in requirement for city permits. From previous work done 2017 by Aquaguard on my house we had issues with how Aquaguard left things. I got quote from Aquaguard for 2023 work but did not feel the personal touch that ESOG provided. I would use ESOG again for large jobs like mine. Compaction Grouting of the Garage Floor Slab Installation on (1) new Construction Pier and (1) new Steel Support Post on top of in the center of the garage. Replacement of (1) section of Concrete Driveway immediately in front of the garage. Installation of a New Trench Drain in front of the garage door. New concrete will be "graded" for water to flow into the trench drain and away from the garage door area. Filling of the hole behind the garage. read more

Understood, it's Covid. I think this company has grown too much and could care less about I don't know their business. I received a quote from them back in 2017. Little over 3k to have joist work in an addition that was here at least 8 years ago when I purchased the house. I called them to come out again as I am now ready to do the work and before checking the project again I am told "it's going to be double what you were quoted before" I I understand many people are working on their homes, however, familiarize yourself with the job before stating this. He checks and looks around and says the owners are at a meeting and he will get the quote over to me soon. 3 weeks later I call the company because I never heard from him. I am provided his cell phone number and told to call him. I call, I leave a message and about a week later receive a text stating-- I'm out sick, I'll get your quote when I return. Never heard from Engineers Solutions again. I knew they had grown since I began seeing billboards but didn't think it was to the point of not needing the business. Luckily I had some other work done on my house and our other property. That company was amazing and able to handle the work I looked to engineered solutions to handle. ESOG Recently encapsulated my crawlspace, sealed vents and installed a commercial grade 70 pint dehumidifier to condition the space and minimize moisture. They also evaluated my home for possible placement of drainage tubes around the periphery of the crawlspace and a sump pump. This was not done. I felt the initial evaluation of my crawlspace was very thorough and accurate. The project went as planned. The crew was courteous. The work took a single day to complete. read more

For my project the Polyurethane foam did not produce results. The attempt to lift the concrete slab on my front porch was unsuccessful. The contract to start the project was a minimum of 10 gallons of polyurethane foam with an additional $85 per additional gallon. Unfortunately there was absolutely no movement to the concrete half way through the job. Instead of a sales person; I recommend that Engineered Solutions of Georgia send the actual engineers who perform job task's everyday to the proposed work site/location to provide an honest inspection. The work engineer will let you know beforehand whether the condition of your structure is severe or not. Otherwise you'll be wasting money, left disappointed, and performing the wrong procedure with no solution. *Buyer beware. read more

We live in 100 year old house, that we believed had already had any foundation issues addressed. Over time, we found cracks, stuck doors, etc. ESOG came to evaluate and ultimately recommended to have an engineer come and further evaluate. The engineer inspected, drew up plans, registered them with the state, and fully explained his recommendations to us. We opted to use ESOG to complete the work. They completed it in a timely manner with professional staff. My old house feels solid and we're very happy with the work. Fast forward 5+ years: We unfortunately are needing to relocate to a new home and knowing the reputation of ESOG, we made reference them in our disclosure. The buyers had some questions about the work, I called them and Luis came to the house within a week. Luis re-measured all of same points that the measured in 2018 previously and found that the house had not settled additionally. He also made himself available to the buyers for any additional questions they may have. I found that to be above and beyond service. They did waterproofing in my garage. First heavy rain it flooded again, when they came out they said it was the pump and if the rain was heavy it might flood anyway. The next really heavy rain it flooded again, when they came out they determined it wasn't their system because the wall literally right next to their system was the issue and it wasn't really their fault. They promised a call back from their manager, but he never called. Super disappointed. read more

I had some water damage in a 1st floor bathroom, which was addressed by a great remediation company (Rytech Restoration). When they finished up with the subfloor and tiling that had to be removed, I asked if the joists in the crawlspace below looked OK. This was not in their purview, but I was told that one of the joists might have had some water damage. So before retiling the bathroom, I had one of the bigger companies in the area come out and take a look. Their estimator worked up an estimate to replace a rim band (kind of like a joist but on the perimeter) that was about $5500. Also, I would need to hire a plumber to come out and remove some cast iron pipes to give access to the repair before they could start. I assume that would have been at least a thousand and probably twice that. This was certainly unwelcome news and motivated me to get a 2nd opinion. I called Engineered Solutions of Georgia. Their highly qualified guy came out and basically said it just wasn't necessary to do anything at all other than perhaps to sister a couple of joists which would be well below their minimum project cost. So in short, the integrity of the professional from Engineered Solutions of Georgia saved me well over $5000. I am happy to recommend them for any and all crawlspace work and if, heavan forbid, I have any other crawlspace problems, they will be the first company I call. read more

They filled a sinkhole under our driveway with grout. Two-day job. Finished about a month ago and everything seems to be fine. My husband would have appreciated a bit more cleanup as the brick wall on our driveway has gray splashes on it from grout. They did everything as promised in the contract though. The foreman and one of his workers got in a very loud argument (lots of inappropriate language) while I was working in the house, which was a bit unprofessional and a little alarming, but nothing bad enough for us to call for a complaint. The engineer who came out and quoted the job and spoke to us several times on the phone was very professional. They offered same as cash financing, which was good. They quoted a price that was about 2/3 of what aquaguard quoted. AG said they were the only ones who drilled into the driveway to do the injections, but ES did the same thing for less. read more

We had an unfortunate experience. When the salesman visited our house, inspecting it in order to write a quote, we spent time in the basement together, where 11 joists beneath our kitchen needed reinforcement. He was very detailed in describing how we needed an electrician to remove all wires running thru holes cut in the joists. We scheduled the electrician. However, on the day of the installation, the crew said all pipes, pvc, toilet drains, HVAC routes and more had to be removed before they arrived. It was one thing to realize the contractor did not work on electricity but really they didn't work on anything. The crew left and the company kept our deposit. Had the requirement for all of the removals been plainly clear on the sales call, we would never have signed the contract. We subsequently had the project done expertly by Eddie Ivester at less than half ESOG's bid AND they did all the work on every utility. Bad experience. read more

If you're in the mood for bitterness, resentment and distrust for mankind, these are your guys. Their website states that they earn your trust with communication, and that's the biggest lie. I was forced to use these guys on a real estate deal that almost went awry because they chose to tell me they wouldn't be able to meet their deadline *after* the deadline has passed. They swore up and down that they wouldn't disappoint me before the job started, but it turns out that they're the Olympic Gold Medalist in delivering nothing but disappointments. And when they called me to apologize, they simply apologized. Never attempted to make it right. It was a $13,000 job. They charge Nordstrom prices but deliver Walmart service. Trust the negative reviews and avoid them. If your buyer's realtor asks you to use them, point them to this site and run for the hills. read more

I'm in the midst of a dispute with ESOG. I will adjust my review if and when it gets resolved. When I purchased my house 2 years ago, we spent $4600 addressing issues of water in the crawlspace. The goal was to eliminate all water in the crawlspace, so they installed drainage on 3 sides of the house, a sump pump and a vapor barrier. Well, 2 years later, my termite inspector found standing water in the crawlspace. I contacted ESOG and they found that water was entering through a section where drainage wasn't installed for some reason. When the repairman came out to fix the problem for $300, there was so much water in the crawlspace that he couldn't do any work and had to schedule a time to come out with a full crew. Apparently, there was a lot of water in the crawl space, the sump pump is malfunctioning and the drainage basin had elevated and not working. At the same time, I can tell my hardwood floors are cupping and warping in various areas. So in 2 years time, they did not solve the initial problem of eliminating water in the crawlspace, and their installation has malfunctioned and can lead to other costly repairs around the house. Who knows how much more they are going to charge me to actually keep my crawl space water free. read more

Our driveway was slowly sinking in the 14 years we have lived here. Probably a construction pit from when it was built in 1996. Rather than digging all the concrete out and starting over, probably $10K, we had Engineered Solutions of Georgia out to do a poly lift. The solution (very similar to foam insulation spray) is pumped into drilled holes in the concrete little by little until each sunken section is raised as the solution expands in the void below. It took 17 gallons which expands to 10 cubic feet per gallon. Each cubic foot supports 16,000 pounds. Cody did an excellent job, cleanup was very thorough and now ready to use. My client was selling his home and need a sinkhole under our driveway to be filled and stabilized, in addition to masonry repair/work on the brick on the side bottle of the garage. The salesman (Bruce Stockdale) quoted a two-day job. Of course, they were over-priced compared to other quotes but we were forced to use these guys on a real estate deal. They claimed the job could not be scheduled for until a few weeks out. Miraculously it was scheduled within a few days. After they completed the sinkhole portion (without cleaning behind themselves) my client paid the invoice in FULL (BAD IDEA). DO NOT PAY UNTIL THE FULLL JOB IS COMPLETED. It took ALMOST 2-weeks for the masonry guy to come and finish the brick work, etc. I contacted them several times, to specify the invoice has been PAID but the job has not been completed. There was a small crack in stucco above the garage that needed to be filled. We called our salesman (Bruce Stockdale) to see if it could be completed since we already paid close to $9k. He would not let masonry guy complete because it was not included. Mind you, the masonry guy said it would cost a merely $100. read more

We were considering buiyng a house that had twice required work in the foundations (first due to water intrusion first and then due to settling), so we called ESOG to make an evaluation. Ron Braddock came to the house, he made a thorough inspection, and he indicated that everything was very well done and there was no need for further actions or any cause for concern. So while we did not have a chance to see the work done by ESOG, it was great to see that the company made an honest assessment ,rather than trying to sell us some additional work. We had some misgivings about calling a company that does foundation work to make the evaluation, because we suspected they would always try to find fault with something. But Ron explained the work that had been done, why it constituted a high-quality solution, and did not try to sell us anything. We experienced settling of our foundation, which in turn caused portions of our floor to sag. Engineered Solutions completed the work -- installed pump, raised the floor, and installed support beams... Four years later, the problem has gotten worst. We reached out to other companies to complete repair, Unfortunately, we have yet to find a reputable company willing to resolve the issue. We completed a list of recommendations, but our walls and crown molding are still cracking. The stairs are now beginning to noticeably sag as well. I've reached out to Engineered Solutions numerous times, but have yet to receive a concrete solution. We've now reached the runaround phase. read more

I have a crack across the front wall of my basement and my basement is damp. ESOG recommended carbon fiber straps stabilize the wall and a water barrier and French drain to address the moisture. They also recommended lifting my sidewalk which is sloped toward the house and adding a drain next to the driveway to direct water away from the house as part of the basement solution. My understanding, based on Clark Campbell's sales pitch, was that the foundation would be stable and that my basement air would be dry after the job was complete. When the outside work was not as expected and another rep was sent in Clark's place to review the work, I learned that the outside work they sold me would actually do nothing to address my basement issues. After some back-and-forth, I was credited for that portion of the job. I still paid a large sum for the carbon straps, water barrier and French drain. I was sick with the realization that ESOG had sold me a BS solution. A year later, as I pay off the sizeable loan for this work, I am still completely ticked off. My basement is still damp and smelly. I now know that the French drain and barrier system that ESOG sold me does nothing to address basement moisture. It also does nothing to protect my foundation. I needed a solution outside the basement - not inside. Shame on me for making such an expensive mistake. ESOG, however, obviously has no qualms about selling a customer a load of crap. I had high hopes, given that ESOG was Trust Dale certified (I'm learning that doesn't mean much) and their heavy commercial play on the radio. They seemed enegetic on the initial estimate visit. I didn't hear from them for 3 weeks. Four follow-up calls later, I was informed to expect a proposal that afternoon. The proposal did arrive, but the work detailed was neither the correct area of our home nor the agreed upon construction technique. I pointed out the errors on a fifth call, and was told I would receive a corrected proposal and call within 3 hours. I never heard back from anyone. I give them 1 star for at least making the initial sales call. read more
