First, the experience I just had. We needed a venue for a work project that required a venue that could host and house 40+ guests, and it needed to come together in less than 3 weeks. By some stroke of pure luck, we came across Marybeth (MB), who graciously agreed not to paint her venue in order to accommodate us. I'll say that at first, I was hesitant, and some of my initial reactions were on par with the more negative reviews below. However, after just having concluded my event, I can tell you that those reviews couldn't be farther from the truth. Yes, MB is a strong personality - but it's worth it. MB and her team put on a flawless, thoughtful and incredibly joyful 3 days for our guests, including an important client. She'll tell you repeated to just trust her and that she knows what she's doing. And you know what? SHE DOES! I wouldn't have had my event at any other venue with any other person running it. And will definitely be keeping MB and her space in mind for future opportunities. I can't stress enough how amazing our time was. Let her do her thing and you can sit back, relax and trust that you'll have an incredible event on your hands. read more

Do NOT let the reviews from over a year ago change your mind! I got married here and cannot find a single thing wrong with Marybeth or Apple Barn Farm. MB was able to make my day the most wonderful experience of my life. There was not a single problem (that I was ever made aware of). Everyone told us we had the best wedding they have ever been too! MB set us up with the vintage china, a hayride, had my father bring me to the aisle in a vintage truck. I have never heard so many "Wow! This is an awesome touch!" So many times. I come from a large family and everyone kept saying that this was the greatest wedding they have ever been too. MB and her staff were wonderful, the guy driving the hayride brought us close to the trees to pick some apples and through out the rest of the farm. When I came to MB with any concerns about anything she had it taken care of IMMEDIATELY! I wish I could get married again because she puts on an EPIC wedding. This review is for the experience with the barn, not the actual space or wedding day. After dealing with the woman who runs this barn, we couldn't go through with it. But I hope this review is helpful - when I was searching for reviews on this place, I wish there was a review like this that would have saved me time. This venue is absolutely gorgeous and I'm sure that if you decided to have your wedding here, your wedding day would be great. However, the period leading up to your wedding may be a bit of a nightmare. My fiance and I were going to book this spot but changed our minds after several negative interactions with the "Wedding Planner" that comes with this space. You have no choice - if you book this barn, MaryBeth, the planner/coordinator comes with this space. After our initial meeting, we agreed that she had a very strong personality but if she could take care of all the details, it would be less for us to worry about. We verbally agreed to take the barn and started the process of sending a contract to her. For some reason, she wasn't in a rush to take our contract and deposit to lock us in - which was great because we changed our minds. In the interim, what made us change our minds was her attitude whenever you had questions. First - she only talks in one volume, so you have to be OK with someone screaming at you. Second - you have to be OK with someone screaming at you telling you that she knows what to do, and you don't, and if you don't want to do it her way, then she won't accept your contract (can be scary if you're desperate because these barns go so quickly). Third, she made a mistake when she hung up and butt-dialed us and we overheard her conversation about us talking about how we just weren't worth it (I know brides can be crazy - but I just didn't want to book some crappy hotel she said I HAD to book, and how I ABSOLUTELY HAD TO use her school bus to transport my guests - so I don't think that was crazy). After being screamed at a few times, we just realized that this was not the wedding planning process we wanted. We wanted to enjoy the process, and if we wanted to use a different bus, we just wanted to use a different bus! So if you have a certain vision of your wedding, or even if you don't want your guests to be picked up in some nasty old school bus, or if you don't want them to be at some budget hotel - trying to do this is a HARD process. When I said I wanted to book another house for my friends, that was cause for her to yell at me about what would happen if the reservations fell through, and suddenly, she had all these people calling her on the wedding weekend. I told her they wouldn't be calling her and she told me that they'd have her number from the wedding website or they'd google it - "THEY WOULD CALL ME, THEY WOULDN'T CALL YOU! YOU'RE THE BRIDE!" and so on.... I had even reached out to a couple of brides who had their weddings there and they told me that the day of was great, that MaryBeth did her job and their wedding went great. But a couple even joked that they thought of forming a support group for the process leading up to their wedding date. We were sad to finally withdraw from this place because every barn we found within a 3 hour drive from NYC was booked, but we didn't think we could withstand this kind of stress. Lucky for us though, another beautiful farm in PA, owned by a woman who has been a dream to work with (Fiddle Lake Farm), had a cancellation and we snapped that date up! If you decide to go through with Apple Barn, we wish you the best of luck. You have much more patience and thicker skin than we do. read more

The venue: Absolutely gorgeous Marybeth: HORRIFIC. NEVER AGAIN. My sister had her wedding at one of Mary Beth's properties and all she did was yell at the married couple-to-be ALL weekend long. Made the bride burst into tears on numerous occasions. This is NOT how a bride plans her wedding to be, there was nothing to stress over but this woman made it almost unbearable. She almost ruined the wedding various times, constantly yelling at the bride, the wedding party, and even the wedding GUESTS during the actual wedding. She is in desperate need of professionalism and hospitality classes. read more

Our daughter's wedding was held here on June 8th and we had a ball! Marybeth and her staff are wonderful and helped make the event the dream wedding our daughter had always dreamed of. I can't fathom how ABF got the bad reviews as we found the entire process so well handled and so professional. Listen, Marybeth knows what she's talking about and will not steer you wrong. She is very passionate and maybe some folks see that differently but believe me. She will get the job done and the wedding will be just what you wished for. We had a real problem with the caterer (Blima's) the night of the wedding and Marybeth and her staff handled everything for us and not a single guest was aware of any problems. They pulled off a magic trick as far as I can tell. The barn is spotless and beautiful and the grounds are absolutely lovely. We arrived in a vintage pick-up truck and the wedding party took a hayride. It was just a hoot and a half and more fun then we imagined. Totally unique. And the staff! Must rave about the staff as well! They were delightful, professional and so accommodating to our guests and always looked out for the bride and groom and the families even making plates for us and making sure we were eating. Too sweet! I could write volumes of what fun we had and how happy we were with everything. My daughter and I already have a plan to return in the fall just to take Marybeth to lunch...we miss talking to her! read more

This review is very overdue but recently someone was asking me about where I got married and I realized that I should have written this review a long time ago in order to warn others.... The venue is beautiful but Marybeth is an absolute nightmare. She was rude to my guests and the entire wedding kept coming up to me (the bride) to vent about things that were happening during the wedding which were things she should be dealing with and only coming to me if there was an issue she couldn't solve. She also steals and cuts corners to eliminate cleanup for herself. Throughout the day we noticed that not all the beer we purchased was out. When we asked MB to bring out the remaining keg she said there was no more. Thankfully my husband took it upon himself to go into the kitchen where he discovered our missing keg which we later were told by friends that they overheard MB saying she wanted to bring it home to her husband who loved beer. Keep in mind we paid for the beer, not her. At Apple Barn Farm you pay for every item down to each glass. When doing the order for coffee cups I had wanted to order 1 mug for each guest. MB fought with me on this and said I would be wasting my money and I only needed 20 mugs for a wedding of 100 guests. I won the fight however I now realize why she was insisting on lowering my mug order...she ended up putting out about 15 cups and 15 pieces of cake onto the dessert table before packing things up. One of my close friends went into the kitchen when she did not see cake to ask for a piece to which Marybeth yelled "it's been put away!". Thankfully I have a persistent friend who demanded her to take it back out to give her a piece but the majority of my wedding guests did not get cake or coffee. The same thing happened with our beer glasses which were supposed to go from nice glasses to plastic glasses once it got late but we literally saw MB taking the clean racks of the nice glasses and storing them to the side for the pickup service without ever using them. Finally I noticed that our white wine was running low, unfortunately after the wedding was over my husband and I found another case of our white wine in her kitchen. Throughout the planning process she fought me on every single thing and added stress to a day that is already stressful to most. She is a control freak and wants things the way she wants it and if you want different then you will have a problem getting along with her. Other issues I had with her included how she fought us on how our food should be, which vendors we were picking, how dim the lights on the dance floor were, etc. The list goes on and on. Additionally after my wedding many of my guests complained to me about how awful Marybeth was to them throughout the wedding so unfortunately her issues did not go unnoticed. The venue is wonderful but Marybeth is not worth the stress. I wish someone else would take over handling the weddings as this is really is a beautiful location. read more

We were married last September in Hudson and MaryBeth ("MB") was our coordinator extraordinaire! I was in constant contact with her for about a year before we were married and she was always very easy to get a hold of and always very reassuring! We could not have asked for a better weekend! We had the rehearsal dinner at Red Rooster, where we and bunch of our friends were staying. We had invited everyone that was coming to our wedding (150 people) to the rehearsal dinner, so it was basically a second wedding that night! My mother-in-law wanted it to be very nice, with nice tablecloths, glasses, plates and whatnot. MB pulled it all off and it was a magical night! My husband I think actually had more fun that night than our actual wedding at Oak Hill. I didn't have to worry about anything, which is exactly what a bride needs! MB kept just telling me to enjoy myself and relax and boy did I! It was fantastic, could not have imagined it going any better. Day of wedding, MB was on top of everything. We had talked about a lot of details, and this being my first wedding, I didn't know how things were going to turn out. But again, she was on top of everything, her staff was amazing and it all just seemed to flow so naturally. She had delivered on all the details and made the barn at Oak Hill look beautiful. She is definitely type A, which works well for a wedding coordinator and always made me feel like she was advocating for me with the owner of Oak Hill (who did not make it easy for us) and all the vendors we used. Since we don't live up there, having her be our eyes and ears leading up to the wedding was perfect. I never felt like I was being ripped off because she laid out everything perfectly and was never too shy to say when she thought a certain cost was not worth it. I feel like we had a $100K wedding on 1/2 the budget. It truly was the most magical weekend and exceeded all my expectations. I think I hugged and kissed MB more times than she probably wanted throughout the night! Her rate is very reasonable, she get things done and has her finger on the pulse of Hudson. My wedding at Apple Barn Farm was amazing! Even though it was in the rain, it was a day my husband, myself and our family and friends will never forget! Marybeth was fantastic! She worked with us on price and recommended fantastic vendors! She even went herself the day before to cut all the beautiful flowers for the big day! The venue it self doesn't get any better! Our guests loved feeding the horses and if it hadn't rained I'm sure would've loved the hay ride and bonfire. Definitely recommend! Not a place for uptight brides though... just saying! read more

The location although very beautiful for a wedding has a Management Staff that is very difficult to work with. The contract was very confusing and misleading. There were many hidden expenses that became quite costly. I recommend that you get everythig in writing. I found that it is best to personally contact all the different vendors which includes a bus company (they never gave the driver the right locations for pick up so some of the guest did not get a ride), catering company, florist, DJ, rental company and photographer. Do not let them handle andything because they are not good at details. I also found some of the members of the Management Staff to be very crude and unprofessional. They approached me, my husband and the groom in the middle of the wedding to discuss tips for the bartenders because i made them remove the tip jars off the bar. I had already given them their money that should have included the tip and the fact that is was a private party with an open bar I felt it was tacky to ask my guest to tip. I must admit that the night of the wedding everything was perfect but only because my family spent the week before and the day of the wedding taking care of the details the Management Staff over looked. I would not want any one else to go to this location if their EYES ARE NOT WIDE OPEN.......BEWARE OF ALL COST. They will nickel and dime you to death over everything. read more

Unfortunately, although the venue is lovely, the management is a wedding nightmare straight out of a TLC "realty" show. Mary Beth, the woman who operates Apple Barn Farms, is a nightmare of self-righteous unprofessionalism. She was extremely rude to my brother and his now wife about even the simplest request, "shouting" at them in all caps in an email that they don't understand just how hard her job is. Because what a couple wants to hear on their wedding day is that the management can't handle it. She nearly took my head off when I tried to give her a check for the house the wedding party was renting from her for the weekend because she was "in the middle of something". (She was waiting at the side of the porch for the rehearsal dinner caterers to finish unloading.) She's like a bridezilla, except she's not the bride. I will say that the wedding came off beautifully (although she sent the clean up crew in to get the water glasses and drinks at least 15 minutes before the party ended). But my brother was so upset on the morning of his wedding, that he took me aside for a 30 minute conversation about how awful Mary Beth is. There are many beautiful places to get married in Hudson Valley. I would strongly caution you to avoid Apple Barn Farm. read more
