I had an awful experience with IBI. The entire project was mismanaged (3 different project managers…read morein a 6 month period) with poor communication, poor workmanship, and an owner (Tony) who would rather battle his clients than right any wrongdoing by his company. We had them do three different areas of tilework; kitchen backsplash, powder room floor, and a 225 sq ft sunroom. All three areas had to be redone as the workmanship was such a poor quality. I had to hire a separate company to fix the powder room floor after IBI botched the job twice (see white mosaic tile picture). The kitchen backsplash tile spacing was extremely uneven (the installer used torn pieces of construction paper for spacers) and had to be ripped out and reinstalled. The tile spacing in the sun room (10" dark gray hexagon tiles) was off by as much as .5" in places and tiles had to be removed and reinstalled. The grout color was mixed incorrectly and way lighter than it was supposed to be. On top of all that, the charged us more than double industry standard for the work. We eventually had to take them to arbitration to receive credits that were owed. Almost all of the work was subcontracted. The only work that IBI actually did was install new cabinets. The kitchen was gutted and their "designer" created a layout that could not fit a standard sized refrigerator. They did not realize this until everything was done and the fridge didn't fit in the space allotted. We were left with a damaged fridge (dented by IBI in the moving process - another matter that was settled in arbitration) that was sticking out 3 feet into our kitchen for months while we battled to get the issue corrected. They eventually had to rip out the cabinets and modify the design so that we could have a standard sized fridge. Save yourself a major headache and avoid Incredible Builders. Hire someone else who can do the job right the first time. Also, be cautious of the positive reviews that are sure to follow this one. Tony has been known to hassle customers who had an ok experience and pressure them to write positive reviews to save face for the company. If you want to get a true glimpse of who you'd be dealing with, check out the complaint section on the Better Business Bureau. Slam dunk?

We recently had Andres Roofing & Construction replace the roof on our classic Chicago two-flat, and…read moreI can't say enough good things about the entire experience. After speaking with three different companies, we chose Andres Roofing because Sergio was by far the most knowledgeable and transparent. He explained every detail about the job, including the materials they'd use, and ensured that everything would meet State Farm's requirements, which was a huge deal for us, as we were forced to replace our roof just to keep our insurance. Here's what was included: they installed 2 inches of insulation and a fully-adhered 60mil white energy-efficient TPO roof membrane from GAF EverGuard. They also swapped out our old gutter for a new 6" galvanized commercial-grade gutter, put in a new 5" round galvanized downspout, replaced two 8" roof vents, and installed a new wooden roof hatch. Everything was explained clearly, and we got to see photos and videos of every step, thanks to Sergio's drone and camera work. The project ended up costing a bit more than we planned--$28,553.50 in total--because once the old roof was off, they found 130 linear feet of rotted decking, three sheets of plywood that needed replacing, and 21 pieces of coping that were in bad shape. Sergio didn't just spring these costs on us; he showed us exactly what was wrong and explained why the extra work was needed. I really appreciated the honesty and the way he kept us in the loop. The crew was fantastic. They showed up early, brought their own portable restroom so they didn't have to come in and out of our building, and cleaned up every day (three truckloads of old roofing gone!). They were polite, respectful to our neighbors, and even helped someone carry a heavy item up the stairs--totally above and beyond. We also got all the paperwork up front--licenses, insurance, everything--which made us feel secure. Payment was straightforward: half up front, the rest when the job was done, and we got a detailed invoice. Best of all, we now have a 10-year warranty covering all labor and workmanship, so we know we're protected moving forward. If you own a traditional Chicago brick two-flat or need a commercial roof replacement, I can't recommend Andres Roofing & Construction enough. They made a stressful situation so much easier with their professionalism, communication, and quality of work. I'm genuinely grateful for how everything turned out.

I strongly recommend staying away from this roofing company…read more After a devastating storm hit Homewood, my home sustained significant damage. The company initially responded quickly and installed a tarp to protect the home from additional rain damage. Unfortunately, my experience went downhill from there. I was initially provided an invoice for one amount. After my insurance adjuster became involved and met with the roofing company, I received another invoice only three days later that was approximately $4,000 higher--even though there had been no corresponding change to the scope of work. My insurance adjuster also noticed that the price being charged for wood had increased within those few days. Then, after the work was completed, we received yet another invoice for an even higher amount. In total, this company gave us three different prices for essentially the same scope of work. The price increased after insurance became involved, and then increased again afterward. We repeatedly questioned these increases and did not receive an adequate explanation for why the same work continued to cost more. Even more concerning, I signed a proposal for an agreed-upon scope and amount and was given my copy. The company's version later reflected a higher amount than the document I had signed. Additional charges continued to appear throughout the process. I also found discrepancies between what was billed and what I could verify was actually completed. For example, the amount of plywood billed did not appear to correspond with the square footage or photographic documentation. Several items included within the agreed scope of work were not completed. The gutter guards were another issue. I did not request new gutter guards. I was told they were being installed at no additional charge, and I have Ring footage documenting that conversation. The company later attempted to charge me for them. Based on my experience, I would not recommend this company. Carefully document every conversation, keep your original copies of everything you sign, compare every invoice against the original scope of work, and verify that the work being billed was actually performed. I have documentation supporting my experience, including the three different prices/invoices, my copy of the signed proposal, photographs, communications, and Ring footage. I have also reported my concerns to the Better Business Bureau. I would not use this company again, and I would strongly caution others before signing anything or allowing this company to handle an insurance-related project.

From the start to finish of the project we dealt with multiple architects, designer's and project managers. Anytime we called or left a voice message we were contacted within the hour. Lastly I want to give a shout out to our project manager, ( Rick Divito ). Rick went above and beyond from the begining to the finish of our addition to make sure everything was perfect. If you want your project to be perfect I highly recommend using Designfirst Builders. They are the best !

I beliv they are running a Ponzi scheme of a company, or at least that is what it appears to be with the amount of work they are getting done around here. It seems like they used our money to get their bigger clients' jobs done and not our job. The amount of work they have finish in the past five months could have been done in 4 or 5 weeks. There have not shown up to work for muliple weeks, and when the do show up it is one or two days and they only get one thing done. Don't fall for the "you need to pay us money at differen phases" and then they don't show up. They claim this doesn't usually happen but they are NOT doing anything to get things done any faster. They continue to tell us someone is coming to do such and such work and NOBODY shows up.

Things don't always go as planned & repairs aren't always as simple as when you start from scratch. A faucet repair I had done didn't go as planned. Joe, the owner reached out to me & made things right. He truly seems like he wants to make his company the best it can be. I appreciate that kind of integrity and honesty in a company and will work with them again in a heartbeat. It's not easy finding people you can trust for home odd jobs. If my mom lived in Illinois, this is the company I'd call to help her. Initially, I had a snag with this company after scheduling them to come out and they cancelled at the last minute on the day of the appointment. The owner worked with me and after listening to my mini-tirade agreed to set up an another appointment. They seemed open to constructive criticism to set them apart from other companies. The fan was installed pretty quickly (it wasn't a straightforward install) and I felt the service was reasonably priced. I'll be happy to recommend them and use them in the future for other home repairs.

I see from at least one other post from March 2025 that I'm not alone-- Mike W. on Yelp described almost the exact same experience. Same timeline, same silence, same result. I'm still open to resolving this professionally, and I'll gladly update this review if that happens. But for now, I want other homeowners to know what I experienced.

Unfortunately my house has flooded twice with city sewage within 7 months of each other. I live in Chicago north-side. I have owned my place for nearly a decade and this was The first time I had ever experienced flooding in my life. Both times I need it substantial reconstruction. The first time it happened my reconstruction crew was just 'Okay'. The owner was a nightmare. Crew was pleasant but work with shoddy, my home is not treated with care and several personal items disappeared - allegedly "thrown out" but believe they were stolen. Also to this day, I still am paying for repairs for things the first crew "reconstructed" incorrectly. However when Dave from EcoBuild showed-up: recommended by their sister company which I used for my mitigation (Green Attic they are also fantastic), I was immediately put at ease. He has a very reassuring quality about him. My quote was very reasonable for the work that needed to be done. But more importantly his crew (Lucas and Matthew) was so efficient and professional and prompt. They did preventative things that I didn't even know was supposed to be done by the first reconstruction crew. They handled my home with care and treated it with respect. And they worked fast! When they were done they actually cleaned up and sanitized everything again. I was so pleasantly surprised by this! Lucas and Matthew made it a point to satisfy the customer. Thanks guys! After the job was complete a supervisor comes over to view the work before final payment is requested. Just the other day Dave himself, came by to touch up something that I noticed - weeks after they completed the job. That is professionalism. that is quality! I pray to God I never flood again but if I do, Green Attic and EcoBuild are who I would call and who I recommend to others.
