Our dogs loved it & made our 5AM poop trip easy. Showers were clean, water hot, & plenty of it. This is an older park, older building, older playgrounds, so no fancy pool, & don't judge the place just enjoy the friendly staff & great prices. They give veterans discount A big clean laundry room (didn't use) It is close to interstate, so easy pull in then get back on road. Gas station across the street also with a subway. Sites are well taken care of & clean. We didn't really notice the interstate noise, but one of the local military jets few over rocked our world. No cable, but we knew that from the start. WiFi worked, but don't plan to stream The long term renters were keeping their areas up very well. This was a perfect "Overnight Park" for us

This is our second time here. This time we didn't have a reservation but it wasn't a problem…read morechecking in. Just look in a box & find an envelope of a spot you like! Easy! The pull through spots are spacious It would be a fantastic place to take littles! Tons of things for them to do! Playground, bounce pad & indoor pool! We stayed in our rv but you can rent cabins or even stay in a covered wagon! They had patios with seating & hammocks too! Very nearby is the "Bug Ranch" where you can spray paint VWs and a variety of other things. Across the street is another activity park. We did not go but looked fun. They also have 3 dog parks. It might've been a fluke but one had several messes that were not cleaned. Could've been a visitor but that's the only reason I didn't give them 5 stars. Forgot to add...free shuttle to the Big Texas! We will stop again I'm sure!!

By far the worst RV park I have ever been to!…read more Our RV was overheating so we decided to park in the vacant lot across the street from the park to allow the engine/transmission to cool. (There was zero signage in the lot. Only exposed power wires). I was then subsequently illegally blocked into the parking lot by a gentleman who claimed to be the owner of "Big Texan RV Ranch" Andy. The individual refused to identify himself further and repeatedly demanded money from me in the form of cash. Andy then phoned for a worker from the park to block me into the spot. The worker from "Big Texan RV Ranch" then parked his truck on my front bumper damaging it. I had my wife and two kids in the RV at the time. The police were called and the individuals were told to leave by the police or face legal consequences. If I could give less than one star I would. Horrible place, nasty owner who likes to commit felonies. Stay far away from here! I am 100% DAV. Police incident # 26-052426 Texas Penal Code: 20.02 If you are a civil attorney in Texas I would like to speak with you about this matter. Thank you for your time.

This was my mistake because I did not read on the website that they are two separate businesses. This is about 90% full timers. Right when we drove in, I had regrets of making the reservation. Very dumpy residential RV park. The only bright spot was Annie the host. She was so sweet. I asked if there were any overnight guests and she said "a couple." The only reason we stayed is because first, we were already there and it was getting late and second, because Annie said she and her husband lived there 22 years and there are no problems. I would absolutely not stay here again but thank you to Annie for your kindness.

They are constantly walking through other peoples rented spaces day and night, not peaceful camping when your dog is constantly barking in your rv letting you know people are in the "rented space" like it's their yard too, Full timers let their dogs run free ALL the time to URINATE on everyone's camping stuff,(bbqs, chairs,hoses, landing legs,tires on trailer and vehicles, other peoples personal pet enclosures ) This is more work (now cleaning all dog urine off of everything) when getting packed up to leave .- Full timers find this amusing. The owners were very nice and accommodating, but the full timers running the "park" ruin this place. If rules are written for the RV PARK- EVERYONE should be expected to follow them. No exceptions!!!
