    We lived in an apartment from this company for 7 months. The apartment itself was fine, old but we…read morenever had problems with appliances or fixtures. Our main issues were with the rental company. It was always difficult to contact our landlord if we had any concerns. When we were getting internet set up we called the maintenance line for assistance but the worker who answered was very rude and unhelpful. Fortunately we never had to request future maintenance service because I'm sure dealing with them would have been a pain and a half. Our apartment was $750 a month, but they also charged a $30 fee for some bullshit like the online user portal, which frankly we as tenants should be able to access for free. I should not have to pay money so that I can pay them money. That was scummy and did not improve my image of the rental company. Water, sewer, and trash was an extra $90 a month which was well beyond what we actually used between myself and my sibling who lived with me. Furthermore, they do not have an after hours lock out service, which really sucked for me when I forgot my keys while getting groceries on a Sunday. I had to pay $70 (an unreasonable price) to have a key company let me back in. Also the laundry facility was terrible. It was run down and poorly maintained and at one point during our tenancy, the power was shut off to the facility entirely. I don't know how mismanaged you have to be to let a laundry facility go without power for weeks, but it was ridiculous. Not to mention the laundry machines were pay operated as well. It really felt like they were nickel and diming us. There were also issues with their automatic emails being sent to us wrongly. We had downstairs neighbors with an animal, but we did not have one in our apartment. I received emails on two separate occassions saying we would be charged for animal waste removal services. The first time was whatever, I emailed them saying that we had received the email wrongfully. The second time was just lazy on their part. Surely you can check the email before you send it to make sure you are not causing unnecessary stress on your tenants. Another gripe I had was that we only wanted the apartment for 5 months as I was finishing my last semester of college, but they said they "didn't do move outs during winter." Why not? If I had been able to move out in December, they would have been able to find a new tenant for the spring semester. Instead we vacated our apartment halfway through the spring semester (after 7 months of living there) so if they're looking for more college students to fill their vacant apartments, they will be waiting longer. Also, the day after we submitted our intent to vacate notice, we got an email about our "Lease Renewal Fee" being overdue. Very classy. And this is a side note not about our property but about another property that we viewed from this rental company. It was clear that the property had not been cleaned in months. There were literally dozens of dead spiders in the property, it was horrifying. I don't know why they thought it was appropriate to be shown in that condition. Overall I gave two stars because I really did like the apartment, it was cozy and the perfect size for us, but my issues with the rental company left a lot to be desired.

Her numbers were better than the 6% other realtors were charging. The home sold in one weekend. ONE HOUR before our closing we got an email from First American Title Co. letting us know what our closing fees would be. Our fees suddenly had doubled. We called Tracy immediately. She tried to say that was what we agreed on. She backed down when we said we had our written contract in front of us. She said she would correct it. When we got to the Tittle company she hadn't notified them. Luckily another agent who works for Tracy was in the room, (seems Tracy had suddenly taken ill) and the other agent had the form corrected as to what the correct fees were. Another lie was telling us that our buyer was buying it for her ISU college son. We were more than willing to help out. As we are snow birds, we left the home 98% furnished with new items only used 5 months a year. We had only owned the home 5 years. Included were couches, mattresses, lamps, washer and dryer, dishes, silverware, pots and pans and even the lawn furniture and lawn mower. I even left blankets, sheets and towels. Three weeks later, I looked it up on Zillow as our neighbors said no one had moved in yet. Surprise, surprise they now had it for rent at $2450 and Homeland Real Estate was the property manager. What had really angered us was earlier we had canceled an appt. with an estate dealer to manage a sale since we didn't need any furnishings at our Winter home. We figured their son could use all we left behind. Plus to add insult to injury, I took great pictures of our property when we listed it as an FSBO three weeks earlier. I gave Tracy permission to use them when we listed with her. Now she's using my pictures to try and rent the property. Tracy is sneaky and dishonest.

Not one to put negative vibes on something like this but.. said they would over see my credit.. just tell the truth and we will work with you. so I did..told him my landlord is not friendly at all.. hasn't fixed 3 things in 8 years and is a racist and just an asshole. I even showed them the video and they said they dont need to hear from my land lord.. that was good enough. He said put in your app and pay the $45 app fee and you will be fine ( before the video) ( because I explained it to him).. is there anything else I should know.. he said..I said I have a brother that had hip surgery and shoulder surgery and helps take care of my son for me.. they ask how long will he be there and I said about a month from moving in. everything was great.. I had a couple of choices to choose from.. I was very happy.. then the day before I was to pay my deposit. I get a phone call saying I talk to your nm landlord.. and you didnt tell me the truth about your brother.. do he now will not except my application.. what is that.. H e said the amount of time he was here with me.. one it doesnt matter how long.. he was taking care of my son while I was working and I make 4100 a month alone.. 2 his hip surgery was a while ago but have been having defective problems and has been going to the doctors.. 3 he is at of here in a month like I said.. bottom line is o was truthful with everything but he used my brother as i was lying to him.. so i was denied and they got my app fee.. thought they were nice people but if you do that alot you can take a in on those app fees.. paid my rent on time for 8 years and was an excellent tenant.. never had a crazy party except for my kids slumber party..LOL..

    By far the absolute WORST rental company in this area. Not only did they charge me a double…read moredeposit just becouse my credit was less than "perfect" they also forced me and my family to move during the Covid pandemic and maid outrageous claims to saying I "Trashed the place" after my husband and I spent 6 month's fixing it up becouse it was in almost un livable conditions when we first moved it. We refinished the kitchen cabinets that were falling apart from mold, steam cleaned the carpets in the entire house, planted grass in front and back yard, added a island to the kitchen to make it more chief friendly and was in the process of refinishing the bathroom when we were told we had to move.. Then they charged me an extra amount and sent me to collections on an unfair claim...yes I have picture's and all my proof... NEVER EVER rent from Jacob Grant I don't know how they're still in business.

    Decided to rent from them and have only had problems since May 2017…read more Rent is nearly $1400 a month at the property I live at. The water heater is from 1989 and is supposed to be changed 8-12 years. There should have been 3 installed at this property.... Every bathroom in the house isn't up to code. There is no way for any of the heat to escape because there isn't a vent or window. It took 7 months for them to install a vent fan in the main bathroom. But, the walls look TERRIBLE. There is streaks of water/ paint all over the bathroom. When I asked Jacob Grant to clean it, they sent the mainlanders guy over to tell me that "they can try to clean the walls, they won't paint it, and I have to pay for the labor." How bad of a management company can you be?!? Anyways I'm so fed up that Dorie will never call me back and that they just don't truly care about their properties or the people they are renting too. I'm going to get with legal counsel so i can make the next correct moves because the price is not worth it.
