I rented my first Shoreditch flat through this relatively small but efficient and knowledgeable real estate agency and would definitely use Peach again. The staff have generally either lived in the area or do so at present and are particularly knowledgeable about Shoreditch's Victorian built Boundary Estate where many local residents rent one and two bed properties. The staff were very friendly in the beginning, however, I moved in to a property that hasn't been even cleaned, with dust, spiders, spiderwebs, and previous tenants' items and HAIR all over the flat. I ended up sleeping on a friend's couch and having to clean it (and pay £80 for carpet cleaning) myself! Unluckily for me I had already booked a holiday for the week after my move-in, and not only these issues (which I have stubbornly outlined in my emails) were not only not dealt with, but they were not even updated on the inventory as they should have been! The staff generally seemed to act as if all this was 'normal' and I was just making a big deal out of it. But when I handed back my keys two weeks ago (leaving the flat much much cleaner than it was), thinking it cannot get any worse, they decided to charge me nearly £500 for these issues that I have been reporting for the past year! On a side note, throughout my tenancy I became ill and my partner agreed to move in with me from abroad. It took Martin & Co three months to prepare a new agreement (charge: £200) for us to sign. At that time, we were financially constrained as we had to live off my student loan since he could not get a job without this tenancy agreement. After two months waiting, my partner got very sick, sparking high fever and we couldn't see a doctor since he wasn't registered here, or afford to see a doctor privately as he couldn't work here without these documents. Helpless and frustrated, I emailed Martin & Co explaining the situation, and asking how long this will take. We had a response a few weeks later asking us to come in and pay the fee in order to sign. But when we went there, were told in front of everyone that they will not let my partner sign the agreement since "he moved to the UK to seek medical treatment". I have never encountered staff so rude and offensive (I don't want to use the word "racist", but it does have this vibe).

A few weeks later we found a property that suited our needs and Andrews were quick to put our offer forward and virtually had the offer accepted the same day, which was great as we didn't have to hang around for days on end wondering what was going on. Unfortunately once we had had our offer accepted Andrews seemed less interested in us, almost as if they're part of the job had been done. They even sent a letter of confirmation which essentially said if we had any questions/problems then we should contact our solicitors first. It was very tiresome and time-consuming to arrange follow up viewings so that we could take measurements etc. and even took a few weeks of asking to get them to get a set of keys from the vendor for an outside building that we had not seen yet as it was locked. Anyway, during a follow viewing to take measurements we couldn't finish it in time as we rushed out because the agent had another property to show to someone else. I'm sure most estate agents are like this.... once they have the sale, the show priority to new clients.
