From the beginning, Ben has been responsive to all my questions/concerns and has always been honest and upfront about what I needed to do and what I should expect from him as far as costs and services. He was able to find tenants within a few weeks and kept me updated on what was going on every week. His costs are reasonable and comparable to the other property management companies in the area. And he told us that he could manage the property for us. He told us he had a cleaning crew, wanted to do a walk through with us and then have us sign a contract. Since we were already overseas, I asked my agent to contact him and scheduled the walk-through with him. My agent drove all the way from Albany to meet him for the walk-through. He seemed nice and respectful during it. However, right after, he said he had to turn us down because he's too busy and he just signed up some new clients. If he had let us know earlier that he was too busy to take us, that would have been completely understandable. However, he did it in such unprofessional way where it just wasted my agent's time.

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

Instead of managing and stabilizing my building, I lost money every month and my stress level was out of control. My priors manager's communication was terrible and to make things worse they were also unapologetic and unprofessional. I think the latter may have actually pissed me off more. After my frustrating experience, I spent a lot of time researching for a better property manager. After interviewing Kendra, I decided to switch to Chambers, and the difference has been unimaginable. Kendra and her team have been nothing short of amazing. They are incredibly professional, responsive, and genuinely make me feel valued as a client. Kendra's communication is excellent, she's quick to respond and always keeps me informed. The level of service she provides has given me peace of mind, something I desperately needed. I also appreciate having Chambers PM, specifically Kendra, to serve as a resource. My other properties are in Oakland and Walnut Creek, which is currently out of their service area, so I self-manage those rentals. And any time I have question about landlording or just need a second set of eyes on a tenant application, Kendra is willing to offer her expert advice, even though those properties aren't being managed by Chambers (yet! when/if they come to the Bay, those properties will be managed by Chambers.) My tenants are also much happier now. Kendra doesn't waste any time finding reliable tenants to fill vacancies whenever I may have one and her attention to detail has made property ownership stress-free. I feel very comfortable reaching out to her whenever any issues arise because I know she'll handle them promptly and effectively. The Chambers' team are a wonderful group who are truly engaged with their clients. Kendra's informative, has great communication skills, and goes above and beyond for her customers. She actually cares about her tenants and always answers the phone or calls back right away. If I could give more stars, I would! I highly recommend Kendra and her team to any homeowner looking for a reliable and trustworthy property manager. They have exceeded all my expectations and made a world of difference in managing my property.

    This has been the worst property management company I have ever worked with. If I could give…read morenegative stars, I would. Throughout our experience, there were repeated errors and a consistent failure to perform even basic property management responsibilities. For those who do not want to read the entire review, the biggest issue is this: I repeatedly had to contact them to remind them to collect utility payments from tenants--something that should be a standard part of property management. Unfortunately, that was only one of many problems. 1. Failure to enforce lease terms One of the provisions in our lease stated that the tenant was not permitted to remove the smoke/fire detection alarm. When we later visited the property to replace a microwave, we discovered the alarm had been removed. We informed Utopia and reminded them that this issue was specifically addressed in the lease agreement and should be discussed with the tenant. Instead of addressing the lease violation with the tenant, they sent out a technician and charged us for the service. To make matters worse, the original alarm was functioning properly before it was removed. The situation made little sense: they failed to enforce the lease agreement and then attempted to pass the cost of resolving the issue onto us. 2. Repeated failure to collect utility payments On multiple occasions, utility bills went unpaid because Utopia failed to collect payment from the tenant. Each time, there seemed to be a different excuse. One explanation was that the company had moved offices and had a new mailing address for utility bills. Another excuse was there was new staff and management so our property concerns had gotten lost with keeping up with no one managing it. The problem is that we were never informed of this change. We only discovered it after receiving notice from the utility provider that a bill was overdue and had incurred late fees. Not only were we not notified, but the tenant was also not informed about the late fees. Even after the address issue was supposedly corrected, the same problem continued to occur. I repeatedly followed up and reminded them that the new address had already been updated, yet utility payments still were not being collected properly. 3. Final utility bill mishandled At the end of the lease, we decided to terminate our relationship with Utopia because of the ongoing issues. There was one final utility bill outstanding. Utopia informed the tenants that they did not owe anything, yet the bill was ultimately charged to us. When I asked why they had not collected payment from the tenant, I was told that because we were no longer under contract with them, they would not pursue collection. However, the bill became due while they were still managing the property and while the lease was active. Why was it not collected during that time? As the property management company, collecting tenant obligations was their responsibility. Instead, the burden repeatedly fell on us. To this day, I have called and emailed regarding the remaining $215.51 balance, and I have received no response. Based on my experience, this company created more problems than it solved. Property owners hire management companies to handle responsibilities professionally and proactively. Unfortunately, that was not our experience. I would strongly recommend looking elsewhere for property management services.

In my experience, communication was difficult, disputes over my account were frequent, and resolving issues became far more stressful than it should have been. Instead of feeling like I was treated fairly, I constantly felt like I had to defend myself and keep records of every interaction. I would strongly encourage anyone considering renting from this company to thoroughly research them before signing anything. My advice to prospective tenants: * Save every text message and email. * Keep every rent receipt and bank record. * Request written ledgers and confirmations for everything. * Read your lease carefully and know your rights under California law. During my tenancy: * I was charged fees that I believe were improper. * My credit was never run despite representations during the application process. * I experienced months of repeated communications regarding my account that I believe were inaccurate. * I believe false information about me was shared with another housing provider, which I believe contributed to my inability to secure housing elsewhere. * My tenancy ultimately ended in litigation, and I have filed complaints with the appropriate agencies. Before signing a lease, I encourage prospective tenants to: * Keep copies of every email and text message. * Save every rent receipt. * Request written ledgers regularly. * Know your rights under California landlord-tenant law. * Document everything from day one.
