I might never return after the treatment my fiance and I received. It was over 100 degrees today and we wanted to walk our little corgi around the mall because it was too hot to be walking our dog outside. Walking outside in that weather or even anything over 80 degrees is dangerous to dogs, they can have heat strokes or severe burns on their paws. We never had problems walking our pup at indoor malls. On many occasions coming here to do errands I would see others bring their pups, so today I brought mine with my fiancé to go shopping and spend family time together. Our dog is small and well behaved, he doesn't bark and if he does it's usually because he's super excited. Sales associates and kids we passed by loved him and petted him. He was being a good boy. However, we were told to leave the property by atleast 4 security guards, all within 5 minutes! So ridiculous. Even as we were leaving we kept getting stopped by one asking us to leave. I don't understand the harshness of these guards, do they not know it's literally scorching outside? I get dogs are not allowed here but I've seen many times people bring their dogs. Why target us? I'm not sure what the problem is with these security guards. There are other things to be worrying about. Real unprofessional for a "upscale" mall,

On the first floor, you will see numerous tea shops, toy stores, health related areas like nails,…read moreskin, and dentists, and a food court. There is a big stage on one side of the mall, a place to host events and cultural events most likely. There are many seating options as well so if you get tired or need to people watch I highly recommend coming here. The second floor is mostly jewelry shops and they also have a mini arcade station, and outside is a patio with lots of bench seating and a mini stage there as well. There are people guarding each section of the mall which I didn't mind but it does feel like you're being watched. Overall, it was a good experience and very lively with people and music. There is a night market that happens (I went on a Sunday night) and a lot of older people and younger people alike go outside to dance as the performers sing on stage and many vendors for street food come out. It feels like a true community is established for Vietnamese people to come together and enjoy festivities. One thing to note is the parking. There are many spots available around the market when you go further back, but if it is full, go to the plaza across from it and park there, and walk towards the mall.

I remember coming here as a child and thinking this place was so much fun. There seemed to be tons of little stores, restaurants and food vendors downstairs, along with toy shops and all kinds of things to browse. It felt busy, colorful, lively and full of energy. Coming here was an experience. I hadn't visited in quite some time, and when I walked in a few weeks ago, the difference really struck me. The mall just felt tired and much less vibrant than I remembered. Some areas looked dated, the bathrooms were under repair during my visit, and overall the businesses didn't appear to be thriving the way I remember them. There just wasn't that same sense of activity or excitement. Of course, some of this may be nostalgia. I'm seeing the mall through adult eyes now versus remembering it through the eyes of a child. Retail has also changed tremendously over the years, so I understand that places like this have had to adapt. Still, I wish there were more investment in Phước Lộc Thọ. This isn't just another shopping center. It's an important part of Little Saigon and holds so many memories for Vietnamese and Southeast Asian families who grew up visiting Bolsa. It would be wonderful to see the property refreshed, the facilities improved, and more restaurants, food vendors, unique shops and younger businesses brought in to give it some life again while preserving its cultural identity. I don't want to see it disappear or become something completely different. I actually want the opposite--I would love to see Asian Garden Mall thrive again. I'll always have a soft spot for this place because of my childhood memories. I just wish walking through it today felt as joyful and alive as I remember it being.

I came here on a Saturday and it was fairly crowded. [Parking]: Parking for the marketplace is free. If there's a parking sign stating "$20 for American Sports Centers" then don't worry about it. Just tell the parking attendant that you are here for the swap meet. [Amenity]: Restrooms are acceptably clean. There's an outdoor patio area just outside of the food court and the Marketplace offers live entertainment on Saturday and Sunday from 12 PM to 6 PM. [Shops]: This indoor swap meet is a lot bigger and cleaner than I had expected. Specialty shops include auto center (stereo & alarm installation, auto accessories, window tinting, smog check test only, tires & rims, auto glass, auto upholstery - located on S Anaheim Blvd side and there's an outdoor car entrance to the center), a car dealer (yes you can buy and sell used cars just outside of the main building entrance), beauty shops (nails & salons), bridal & quinceañera, children's Wear, cosmetics, electronics, gift shops, flower shop & decors, houseware & furniture, jewelry, medical services (acupuncture), men's wear, phone repairs, shoes, socks & underwear, sporting goods, sportswear, t-shirts, tattoo & piercing, watch repairs, toys, games, vitamin shops, women's clothing, accessories, luggage, etc. Heck there's even a 99 cent bargain store inside of the marketplace. To my surprise, few shops actually sell really cute Hello Kitty plushies and anime merchandise. [Food]: The marketplace has plenty of snack shops and a good selection of Mexican food at the food court with tables. [Conclusion]: Frankly this is one of the best indoor swap meets in LA & OC that I have ever visited - clean restroom, solid food selection, and P.S. - There's even an A.I. The phone doesn't even fully ring before you get sent to voicemail so I want to assume they're declining the call, but hopefully I'm wrong. Called since their opening and between the hours and still no luck talking to someone. They don't respond to their socials either. This feels very unwelcoming to new folks trying to stop by and support their shop. Unfortunately I cant comment on anything else from this shop as this was enough to deter me and my friends from wanting to visit, but it's great to hear from their community about their situation which clearly means their locals are happy playing there.

Review #962 2026-028…read more With the upcoming 3-day weekend, I needed something to keep my 10 YO occupied besides the screen & found the Bella Terra Kids Club: Valentine's Day Sweet Stroll on Eventbrite. It's a fun 90-min. walk through the open air mall with activities such as arts & craft, storytime, etc. Upon arrival, I was worried about finding The Green to check-in with less than 10-mins. before the event kick-off, but we saw this long time of parents with children & just followed along. We shuffled along for about 20-mins. until we were scanned in, picked up a cute pink Bella Terra tote & a map of all the participating businesses. There were 36, of which we were able to collect sweet treats from 30. It was barely 15-mins. in & Dog Haus was already out. Maybe because they were near the epicenter? But others like its neighbor, Pinot's Palette, Princess Bride Diamonds, Philz Coffee, still had goodies in their bowls. The furthest trek was out to Fogo de Chão, Luna Grill, Snooze, an A.M. Eatery. M got hungry mid-stroll & I was fortunate enough to find a TGTG surprise bag at Nekter Juice Bar (refer to Review #963) for a quick pit stop. Most of the children participants look to be toddlers or in daycare, I didn't see too many older kids like mine. If we didn't have that rest break, I think we could have finished the stroll by 12:30 PM; he was there for the goodies, not the activities. We went over by 30-mins. & was still lucky to receive a sweet treat from the remaining participants, & received a l'il extra from some since the event was over. Whoohoo! M missed out from Buffalo Wild Wings, Dog Haus (ran out after 15-mins.), Flecha, Golf Bar (doesn't seem like they were open), Kabuki, Tutu School. When M walked out of Tutu School, Nightingale (refer to Review #961), American & Thai fusion cafe, wasn't on the Sweets Stroll map, but we were invited in for their complimentary sweets... a beautiful spread of cookies, mini muffins & donuts, Ferocher chocolates. It's my kinda eats; with such hospitality, I definitely plan to come back with the fam for brunch/lunch! Since I parked near Barnes & Nobles (refer to Review #964), we closed out the afternoon with a couple of bargain books (got the 2nd one at 50% off) at the B&N, Jr. section. Most mall kids club hold events during the week & the Sweets Stroll was on a Monday, & our school district happens to be off. I think I've taken my kids once or twice to these events when they were toddlers, but they were modest in comparison to Sweets Stroll's scale/grandness: business participants, goodies, & activities. Since I'm not a regular & I don't have much to compare with, I can totally be wrong about these kids club events. My son came home with a bagful of treats, & I discovered a few places that I'm looking forward to dine at. The Huntington Center originally had 4 2-story anchor stores: Barker Brothers (furniture store), JCPenney (department store with auto service center), Montgomery Ward (department store with auto service center), & The Broadway (converted to Macy's); I've been here a few times when I was studying at CSULB. Since 2006, Bella Terra opened as a lifestyle center that's anchored by Barnes & Noble, Cinemark Theaters, Costco, Kohl's, & Whole Foods. The mall's architecture is Tuscan-/Mediterranean-inspired with beautiful archways & structures, & fountains in the village-like complex. It's been a couple of decades since I've been here so I'm looking at them with fresh eyes. Thank you so much Bella Terra for entertaining my kid! I'm definitely looking forward to returning in the near future... particularly to dine here!
