    AMH is the worst! Not only are we the first ones to live in a brand new house that they own but our AC has been out for 10 days now and they keep giving me the runaround on getting second opinions and saying that they can't do anything for me other than trying to get it fix. First gentleman that came out had a quote ready to go to repair and they said it was too much so now they're getting a second opinion and if that's too much, I'll have to get a third. My house is currently been on 85 or higher for the past 10 days. This is ridiculous. I would never have written with them.

AH4R is focused on maximizing profits at all costs. Several maintenance requests go weeks/months before they are every resolved. On almost every occasion, I had to follow up to get anything done. We were left with no AC for over a month(IN FLORIDA). The 2nd floor was unusable as it would get up to 100 degrees. We were all sleeping on the couch with 4 fans running. After deciding to give this company a second chance, we regretted it immediately. As we moved into the home, we found that it was infested with roaches. The walls were poorly painted and the floors were destroyed and needed repair. The company was excited to get a new tenant in quickly and skipped the restoration of the property. Sadly, the management team provide little to no compensation or credits towards your account due to their negligence. As expected, they company charged us $300 of interior repairs upon moving out, including a filter that we changed the day we moved out. When I reached out for clarification of the charges, the property manager, Tina Aranda, hid in the corner and never responded.

    A HEED OF WARNING!!! DO NOT WASTE YOUR SANITY!…read more I'd give th is place a no stars if gave me the option. but I digress. THE MAINTANCE SUCKS A*&. The excuse is they have only two maintance people working to do the job. MAYBE HIRE MORE PEOPLE!!! Since day one, the carpet was never changed, things started to fall apart not even a year in, apparently now you can't even submit requests through their app or through the resident portal for whatever reason. The A/C is the only thing I can say that actually works and to answer your question about the washer and dryer. They don't have them in the units. Save your time and money and actually look elesewhere. I'm so sick of this place. Yes I am purposley blasting to the company on social media to see if they actually do something about this and yes BLUE ROC, I hope you are looking at this. !!UPDATE!! They said they would come to address the issue's with a letter they slapped on my and I assured my dog was not in the apartment that day. Yea they never came also. Trash here we only have one and if ya look at the picture it's always like this. OH AND ON TOP OF IT THEY ARE REFUSING TO RELASE MY RENTAL HISTORY???!!! With what policy and authority are you not allowed to release my rental history???!!! I genuinely am looking for a place in 2025 when my lease is due for renewal in which I will not! You are witholding information that is needed and have no obligation to retain this information. So now I have to do the leg work because YOU DON'T WANT TO PROVIDE THE INFORMATION!!! MAKE IT MAKE SENSE.
