I really wish I could give them no stars. I want people to be aware of my experience. I rented from American homes for rent for 7 years. My ex-husband never wanted to go into a mortgage and so we kept renting. After I divorced him, I waited a couple years to get my act together and decided to purchase a home. It just so happened that American homes for rent was looking at getting rid of the homes they owned in the development I was in. They didn't get along with the HOA. I had to beg borrow steel Chase. You name it just to get them to go under contract for the house. Once we were under contract we set a closing date. It was agreed upon by everyone and they decided 2 weeks before the closing to drop the bomb that they had all these HOA violations including having to paint the house, which I know for a fact because I verified with the HOA company they knew about prior to going under contract. Because of them we didn't close three times. On the fourth time we closed. They charged me rent after they screwed up the closing dates, they made me pay way more almost double what the rent actually should have been. And they scammed me on utilities too. I switched the utilities to my name before the second closing date and they charged me for 2 days of utilities that were already under my name. In addition to that, they were rude, inconsiderate, and unhelpful every step of the way. In addition, the closing company they used was inept, did not do their job properly, and caused a lot of stress and anxiety for me. While I lived here as a renter they were no better. They price gouge, they try to make you cover things that aren't in the lease. I had to fight for a lot of stuff over the 7 years. Years that wasn't my responsibility. Short story long, I do not recommend them for renting and I do not recommend that you go through the process of buying a home from them. Consider yourself warned. Not sure what the experience of someone who purchased one of their homes without living in it went, But based on my experience, I do not recommend even trying to buy a home from them let alone go into a lease with them. read more

Do not rent from AMH. Terrible experience with resident manager. We told her the post office wasn't recognizing the address before we moved while we were forwarding mail. She blew us off; said we had to go to the post office in person. We moved from another state so impossible to go in person. We went to the post office and they said AMH had to go to the county to register the address. She still wouldn't take us serious and we are 2 weeks in and can't receive mail. Next issue, no trash bin. Was told to order it through Conservice. The only way to order one is through a portal that wouldn't advance the screen until you agree to a price. Why should we have to pay for a trash bin we never received? Notified the manager who said we should have received one already. Initially didn't offer to follow up but with some persistence, she finally ordered another one. Still haven't received it though. Ants found throughout the house the night we moved in. Ant mounds in the garage and ants throughout bedrooms, bathrooms and closets. Submitted a work order and they sent an inspector out to confirm ants were present 3 days later and pest control is supposed to come in 2-4 days but found out the pest control company they mentioned doesn't have a contract with AMH. AMH uses a virtual assistant so trying to speak with a person is next to impossible and the hold times are long. read more

Here is my experience with AMH thus far: Day 1, refrigerator does not work. I recommend swapping it out with the refrigerator in the VACANT house across the street for an immediate solution. Over the next 4 days and 9 phone calls, I was told it can't be done and that I need to call the manufacturer of the refrigerator. On day 4, AMH did exactly what I said and swapped out the refrigerator with the one across the street. By this point, I have LOST over $150 in frozen steaks, pork, eggs, cheese and other food items as well as an additional $350 having to be spent at restaurants because we can't prepare a meal at home because all the food we paid for went bad. their solution, I think it was a $30 credit????? This past week, I emailed and sent two maintenance requests for our breaker box issue with the microwave. A full week plus later, they fixed it. A WEEK of having to go to the garage every hour and re-set it. This past week I have submitted two.... TWO maintenance requests for our refrigerator because it is making a very loud noise at times like the fan is burning up. The quick solution is obviously to swap out the refrigerator with an empty unit across the street. almost two weeks later, NOTHING has been done to solve the problem. NOTHING!!!! read more

We had a broken AC unit for 4 months in Orlando, FL (IN THE SUMMER!) with nobody coming out despite our multiple, multiple, work orders put in. THE BEST PART! was moving out and the attempted $400 charge for the oak tree roots cracking the concreate, from "jumping on the pavement". This is what we lost our security deposit over. This company charges fees upfront for cleaning and then keeps your deposit at the end for cleaning. They charge a monthly pet fee and then charge $200 out of your deposit for pet cleaning. In short they try anything to keep your deposit and charge fees for utilities etc. if you must rent find someone else the business model is to take advantage. I am absolutely furious with the way my wife and I were treated by American Homes 4 Rent and Brook Lange. We rented a home in New Tampa, with our lease clearly ending on September 2nd. That was the agreement--legally binding, in writing. But did they honor it? NO. Instead, Brook Lange took it upon herself to charge us through September 6th, without any proper explanation or reason. So we told her straight: "If you're charging us through the 6th, we're staying until the 6th. We're paying for it, and we'll turn in the keys on that date." But on September 3rd, without any notice, AMH and Brook Lange broke into our home, changed the locks, and damaged our own property by destroying the lock WE installed. We were still legally occupying that home. We had the right to be there. And they knew it. That's unauthorized entry, destruction of personal property, and blatant disrespect for tenant rights. It's unacceptable, and possibly criminal. This wasn't just a mistake--it was a disgusting show of how little Brook Lange and AMH care about their tenants. Not only are we the first ones to live in a brand new house that they own but our AC has been out for 10 days now and they keep giving me the runaround on getting second opinions and saying that they can't do anything for me other than trying to get it fix. I have rented from AMH/AH4R for 7 years now. Never had to much of an issue until recently. Long story short I haven't had working HVAC system for 6 months even though defined by my lease. Its now been 80-88 degrees in my house over a week straight as florida is heating up fast. There has been 0 urgency to get this fixed and they have sent out vendors over and over but instead of fixing the issue they have been trying to do bandaid fixes. This has now costed me time out of work, this is affecting my children in school as they are beyond exhausted from not being able to sleep. I feel like I have no recourse whatsoever. We were left with no AC for over a month(IN FLORIDA). The 2nd floor was unusable as it would get up to 100 degrees. We were all sleeping on the couch with 4 fans running. After deciding to give this company a second chance, we regretted it immediately. As we moved into the home, we found that it was infested with roaches. The walls were poorly painted and the floors were destroyed and needed repair. The company was excited to get a new tenant in quickly and skipped the restoration of the property. Sadly, the management team provide little to no compensation or credits towards your account due to their negligence. As expected, they company charged us $300 of interior repairs upon moving out, including a filter that we changed the day we moved out. Unable to reach them..typical. House had too many issue to list unsafe leaning tree never removed from last hurricane. Past time for them to give a final.statement. I paid a high deposit, vacated last month paid early term fees..yet they still charged Dec rent and fees as if I remained. I paid as late fees were a concern. I Currently have over 15 open maintenance requests, some going back 2 years. Currently the AC/Heat hasn't been working for 2 weeks. They totally ignore any request for updates. They offered me pitiful slap in the face of $50 to get a space heater for an 1800 SQF home. The head of maintenance is a lowly coward who is to much of a looser to answer the phone or talk to a resident. They just randomly close requests without any explanation. If it was possible to leave zero stars I would. I don't know where to begin. I have been a renter the last 10 years in various counties of Florida secondary to following my career. AMH is by far the worst renter company I have ever experienced. My husband and I rented a home in Lithia, FL and for starters, we knew the house wasn't new or had all the bells and whistles, but it was in a perfect location so we decided to give it a try. our first issue arose when we did the first walk through and we submitted maintenance requests for things like running toilets, shower not working etc. these maintaince requests remained opened and unfulfilled a year later. when we moved in the yard was full of dirt and leaves and the sprinkler system was on (we didn't even have knowledge that there was a sprinkler system). For both of these reasons, we immediately got fined by the HOA for the status of the yard and got billed a hefty water bill that cost over $500. For the next year, the on-going battle between AMH and the HOA was a literal nightmare as all of the issues the HOA was concerned with the rental company aka AMH was responsible for (per the contract); however, AMH wanted to make us responsible for. For ex, the status of the yard when we even had pictures to prove the status of the yard at the time of move in. To continue, the home that we rented did not have an obvious bug issue immediately but did in a short time, which was almost to the point of being identified as a roach infestation with the possibility of us having to vacate. Of note, I have lived in FL my whole life and have NEVER had a roach problem. Furthermore, at some point during hurricane season our living room randomly flooded and after weeks of pending a vendor to evaluate the issue (with multiple other storms and hurricanes that came through) they finally realized the issue was a leaking roof. In the process of that getting fixed which was over the course of months, we almost had an electrical fire in the living room from one of the light switches because of the continuous leak into the sidewall. Mind you, through all of this my husband and I had a newborn in the home. The worst hurricane of 2024 caused one of our upstairs windows to shatter for which we place d a work order and called AMH multiple times per week without any progression; therefore, we had to call the county inspector to submit hazardous living conditions and breech of contract by AMH. the inspector came to the house and sent AMH a list of items that they had said amount of time to fix (some of which included the plumbing issues that were submitted after first walk through). AMH of course miraculously approved the window to be fixed the next week but still did not address the other issues within the home. Mind you, while we are dealing with all of the internal issues of the home, AMH and the HOA are still hounding us for things like the thickness of our mulch, weeds and the fact that the house needed to be painted. To be honest, this is only the incidences and situations I can remember off hand and I'm sure there are many more. To be clear, we will never rent from AMH again and we do not recommend them to anyone. Lastly, the home is 6214 kiteridge drive, Lithia, FL 33547 and last I checked they are trying to sell the property as is. Strongly recommend against this property given all internal issues that are actually outside of state regulations. read more

Absolutely horrible property management! We have lived here for a year and have had MULTIPLE issues. Maintenance tickets were constantly closed without resolution. It took them an entire YEAR to fix a cracked window in the bedroom that was like that prior to move in! We also had an issue where they didn't connect the sewage correctly and our lower level bathroom flooded with human excrement. They turned our plumbing off for a day and told us to walk to another empty house to use the restroom. At the time, I was fresh from open-heart surgery so I couldn't make the walk. These are just sample issues. Now at renewal, they want to increase rent $300 even after all of our issues and no new amenities. They have another community not far from us that has a pool, gym, and more for the same rent. Do yourself a favor and avoid this company at all costs. read more

For whatever reason, AMH has decided to withhold roughly $4800 of my families, hard earned money for a rental property of which we never took possession. I am thankful that all of the phone calls have been recorded. I am thankful that all of the emails have been documented. I am thankful that the lockbox on the door has technology built-in that will show exactly when we took possession of the rental and not only 24 hours Later, the property was declined due to the living conditions and the upkeep of the home as well as the false advertising of a third car garage that doesn't work and was never intended to work. We also have pictures of the actual condition of the rental property per the advertisement that is still on their website. I'm not sure how those pictures turned out to show you what you see but I assure you they do not match the pictures that we took during our walk-through less than 24 hours after opening the front door for the first time. AM will lose and I will be back to give step-by-step instructions on how you can also, be successful at retrieving any lost money that in my opinion is stolen. Matter of fact, if you go to the Better Business Bureau this company isn't even supposed to be in business based on the complaints and the unresolved issues I am dumbfounded. AMH when I'm done with you you will give me every penny that you stole from me and I pray that I just inspire one person to do the same thing I'm doing and they would inspire more people and eventually you would not be able to do this to anyone else. Do not rent from AMH!! We started our lease back in May of 2020. The property was available and we had a self guided access to view the townhouse. Our friend resided in the neighborhood and raved about the community. That said, everything was at an average satisfaction until our last year when a new property manager was assigned for our property. This person was rude and not helpful, always quoting company policy and not trying to be understanding at all. Then when we decided to not renew, the property manager decided to charge a $125 fee for a maintenance request that happened many weeks prior. Now, if at some point we had been told that fixing a cabinet drawer would cost $125 then we most likely would have fixed the drawer ourselves. But after almost four years of maintenance request, we were used to placing the service and the kind maintenance team would just let us know when they were coming and do the service. Never had we been charged for a maintenance request and this drawer repair involved a handy man arriving and applying glue. Really a quick fix just about anyone could have done. That said, this new property manager used this request as another way to be passive aggressive and provide horrible service on our way out. Lastly, when we challenged the service cost and asked to have someone higher in management review our case, the property manager emailed us that they would and took over two weeks to reply, "Nothing we can do since you damaged the cabinet drawer." Damaged a cabinet drawer that was installed in 2010 and finally gave out? Help me understand this? After four years of being great tenants, bringing our washer/dryer, maintaining the residence according to HOA standards, and continuous rent increases, we were rewarded with property manager who doesn't care about what you think, feel, or need. Do yourself a favor and find anywhere else to rent. There are so many options right now to rent that you don't need to deal with a company like AMH and their schemes to get more dollars from you such as having your electric service set up via a third party service that also includes a monthly $9.99 Utility Fee. And if you ever have any issues with them, there is nothing you can do or say that will change their minds. Horrific service and such as shame that many others will experience this. read more

They also say it will take 24-72hrs to get someone out here because A/C is not a priority. We live in Florida and every time the A/C goes out it is mid July so it is DEFINITELY a priority. Working from home in an 84 degree house is unacceptable. We also have had major issues with our property manager that caused us to have fees tacked onto our rent because she wasn't doing her job. So this is my first experience with this company. We identified a property we were interested in. The property was not available to be viewed, so we were instructed to apply, and once it was available to be viewed we would be the first in the queue to see the property, and have the right of first refusal. At least that was what I was led to believe, as well as my wife. Over the July 4th weekend they were asking for various different documents, all eager to get what was needed to be approved. Once we were approved, I got a call while on the beach with my family that they needed the deposit by Monday of $2569.00. What? I had not yet seen the property and they wanted my deposit. The woman on the phone stated this was a pre-lease agreement. I asked if I would get my deposit back if I did not like the property, she stated I would not, it would go towards another property of our liking. I then asked what if there are no other properties to our liking, she stated the deposit was not refundable. I asked to speak to the manager, he verified this. In summary, I think to put pressure on clients to get approved by submitting the various different documents required for approval, then pressuring them to send a months deposit without the benefit of seeing the property, and that now someone can rent it from under you, and your approval is now only good for 30 days, is a horrible way to treat someone, and a bad business practice to put undue pressure on someone to provide money for something not yet seen. If I had not asked the right questions and given my deposit with the assumption I would get it back I would have been forced to rent this property, or some other property so I would not lose my deposit. By looking at the other reviews, it appears bad business practices are prevalent with this company, and one should apply lots of precautions when dealing with them. read more

I advise to not rent from this company AH4R. They are crooks and will charge you for everything that is wrong with the rental that is normal wear and tear. The lawn was in poor condition upon moving into the house we rented and they gave us numerous yard notices trying to blame us for the poor condition of the front yard. The house was not cleaned before moving in and they charged our family over $650.00 for things that should have been taken care of before we moved in. We asked management to replace missing and burnt out light bulbs upon moving in, and they told us, we had to replace them ourselves. I don't know if our experience with this company is unique given the plethora of negative reviews, but I have to say that it may well depend on your property manager and his or her ability to get things done. We were immensely lucky to have Tracy maue Who has been outstanding in every regard. There were a lot of defects when we moved in and she had them fixed quickly. Air-conditioning has been a problem a couple of times in our 3+ years here but, again, Tracy always worked with us to get things taken care of as quickly as possible. This story is much longer than what Ive written (word limit). We're only in our 5th month of the lease & have had so many issues already. Problems are still unresolved & doubt they will improve. Please consider renting from a different company! So, I went to look at the home back in May. Once I walked in I was overwhelmed by a musty odor. I called about the rental & the man was beyond rude. I questioned the odor & he reassured me that the house was vacant for 2 months so the smell is from it not being aired out. I asked why it was vacant for so long; he said theres no issues with home, maybe rent is too high. So, I asked if they'd clean the carpets for me since I had a baby who was just crawling at the time & send out pest control (found some roaches in garage). He agreed to pest control (which I found out later they never did). He made me feel bad for asking them to do these things, saying "when I move into a new house, I prefer to do the cleaning myself. Don't you?" Yeah I planned on cleaning but I still wanted the carpets professionally done bc I thought the smell was coming from that. He wouldn't agree to do any work until i filled out the application but I didn't want to fill it out until they agreed to do it. We were at a stand still & I should've walked right then & there but at the time, the house seemed ideal. So I signed, all so they could deny my request anyway. We were finding roaches in the house immediately after moving in. I ended up hiring my own pest control company, who came out numerous times. Finally the guy told me there might be a bigger issue here; there has to be a reason roaches keep coming. By this time we've been in the home for 3 months but the musty odor was still present. He noticed it & asked if we had a leak anywhere. He looked at our AC unit & found massive amounts of mold. I contacted AH4R & they sent out a BS company to inspect the unit/house. The guy told me that he specialized in construction, not so much mold. He said he didn't really see any mold but will be back in a few days to treat. I emailed my property manager asking her to send someone else bc this guy wasn't qualified. She didn't. He came back & sprayed stuff into the AC unit. He said, word for word "I'm not sure if you have a mold problem or not, but I treated anyway for peace of mind." A month later, we're all getting sick, having difficulty breathing, etc. I said enough is enough & hired my own mold inspector, costing me $620. He took samples, pictures & provided me with a full report & lab results (previous guy never did this). Samples came back, turns out we have mold similar to black mold. So apparently that musty odor was coming from the mold inside the AC unit this whole time. I emailed & called daily for 2 weeks before someone even responded to me from AH4R. Finally I get an email asking me to send the report with pictures so they can investigate. After that, I was ignored again for awhile. Eventually the district manager calls me. He denied my request to be reimbursed the $620 that I paid for the inspection, but felt okay using the report & lab results (that I paid for) & sent it to numerous vendors. So they won't reimburse me for something they should've paid for originally, but they still want to use it. So then the manager tells me that I am exaggerating & that the report didn't look that bad. I told him I don't care what the report says, Im going by how I feel - we are all sick! He ended the conversation with saying that "we don't need to fix this because its really not bad but we will do it to make peace. However there isn't a problem with the house." I told him if he doesn't think theres anything to fix, then don't fix it & we will just find a new place to live. They ended up hiring a carpet cleaning company to come out who basically just cleaned the AC (not very qualified in mold remediation). He suggested we have someone look at the AC unit bc it has a lot of condensation. He called the property manager for us to let them know of his recommendation. This was weeks ago. Never heard anything again. I emailed the district manager 2 weeks ago asking him if they're going to send someone out like the guy recommended. No one has responded (of course). These people don't care about their tenants or the condition of their homes. They're rude & don't even have the decency to respond to you. They just ignore you and what, hope you give up? I am a stay at home mom with a 1 year old & currently pregnant; we are constantly breathing this in. Our health hasn't improved at all. The fact that they don't see this as a big deal, they don't respond to requests & they hire unqualified people to do work is so upsetting. I just can't believe how little they care. I thought their competitor company we rented from was bad, but I would take them back any day over AH4R. Update; finally got an HVAC person out today. Still massive amount of mold inside AC. Problem not fixed. Don't see this working out for us. read more

Horrible company to rent under, they give you a very large list of demands when moving out and nitpick at the littlest things to over charge you for! We left the house cleaner then we received it and were still charged half our deposit because we didn't have an invoice from a professional cleaning company even though we talked to them about self cleaning. The only thing good about this company is that they have maintenance men who will come in if anything goes wrong with the house, which trust me it will go wrong. (We had to call at least 5 times for them to take a look at the same issue within a Time stamp of 3 months) read more

Within two days of moving in we were dealing with thousands and thousands of ants making the house unlivable. There were also clear signs of termites which must have been noticed and cleaned prior to viewing the house, and again prior to the move-in inspection. Weeks later the problem is still ongoing and we're waiting for a fifth pest treatment to handle a major infestation. This property was neglected while vacant and cleaned up very well to hide the problem. A pest company just came out to confirm termites but it took several weeks and who knows how long before there will be a treatment (or tenting if needed). I will never rent from this company again unless at their expense a pest control contractor can certify the home is not infested.
