    After reading the "horror story" reviews I was a little skeptical about renting from this company,…read morebut with the Tampa area market not having many rentals available that fit my criteria, I decided to give them a chance.....and it has been nothing but great, yes they do have a few fees and charges but so does every other rental company out there, I have been nothing but impressed. The house is exactly what they said it would be (we traveled from TX so we got the house sight unseen) if not better. The office staff during the leasing process was great and very helpful. Once it was our move in date, they went through every corner of the house, and anything that did not satisfy us they made a maintenance order. Within 24 hours the maintenance guy was calling to come out and fix things, and only due to myself not being home within 48 hours it was fixed. They expect you to take care of the house like it was yours with minor up keep( pest control minus termites, change air filters, light bulbs, etc) and they take care of the major issues like our fence or appliances. They gave an excellent example of when you lease a car you are expected to maintain the car through oil changes etc, well the same goes for this house. If you want every little ant killed, and scuff on the wall painted this is not the company for you, but if you want great houses and don't mind changing a light bulb or killing an ant every now and then I would highly recommend this company, and no I do not work for them or have any association with them besides being a tenant.

    I personally would not recommend renting with AMH based on my experience…read more Since moving into my home, I've had ongoing issues with the HVAC system that have never truly been resolved. During the hottest part of the day, the upstairs regularly reaches over 80°F, sometimes even higher, while the thermostat is set much lower. I've had multiple maintenance visits and HVAC companies come out, and after all of that, I was basically told that because the system is technically operating "within acceptable limits," there's nothing else they're going to do. Just because a unit is functioning doesn't mean it's cooling the home adequately or providing a comfortable living environment. On top of that, my electric bill has been much higher than it should be because the AC runs for hours trying to keep up, yet the house still gets uncomfortably hot. It's frustrating paying high utility bills for a home that never reaches the temperature it's set to. The communication has honestly been one of the biggest issues. Getting answers is incredibly difficult. You'll talk to one person who tells you to contact someone else, then that person sends you back to the first person. It's constant ping-ponging between maintenance, property management, resident managers, and customer service. I've had emails go unanswered, phone calls not returned, and questions completely ignored. Even when maintenance comes out, they often don't explain what was actually done or provide any documentation unless you repeatedly ask. I've spent months trying to get this resolved, creating multiple work orders, documenting temperatures, emailing management, and following every step they asked me to take. It shouldn't take that much effort just to have a home stay at a comfortable temperature. Everyone's experience may be different, but based on what I've personally dealt with, I would think very carefully before signing a lease. If you do decide to rent with them, I'd recommend documenting everything from day one--take pictures, save emails, keep records of work orders, and don't rely on verbal conversations. If something goes wrong, having everything in writing can make a huge difference.
