Colleen does an outstanding job inspecting and communicating with clients. She is extremely knowledgable and understands how to relay all information to the buyer in a way that it is digestible. She is thorough in her reports and if outside her scope will help buyers determine which type of professional she recommends to take a closer look at the situation. She is timely with her reports and truly everything you want from a home inspector! read more

Our client is looking to buy a new house and it is huge. We retained AmeriSpec to do a complete inspection of the house and give us a report. Talking to them on the phone was easy and they know what they are doing. The quality of the inspection was complete and they caught a list of items that we will be asking for money for our client before the contingency time is up. Colleen Brand was expert at what she was able to do and found everything. Their price was very fair and they spent a lot of time on this mansion. Never buy a house without an inspection and a termite inspection--not after close--before and demand contingency time. The report was just what we wanted and needed. We are actually getting two inspections because the sellers want millions for the house and it clearly has issues. The inspector was on time which is a huge deal to us as we are on the clock. They were just so nice and experienced. I will be using them again. They are great. read more

I worked with Colleen on our first home purchase several years ago. She was thorough, honest & patient with my long list of questions. We recently purchased a new home and refused to work with anyone but Colleen. Again she was thorough, honest and patient with us. Rarely do you meet a partner that truly cares about customers and the very many difficult decisions that go into a home purchase. I would recommend Colleen 100x over and will Continue to work with her on all future purchases. read more

I'm a real estate agent and have worked with Colleen for many years . She's very thorough, has excellent communication skills , a pleasant personality and all of my clients have appreciated her. She's well respected by my agent colleagues. I just wish that she wasn't so popular. read more

The seller's realtor told me she'd charge me more for the pocket-listing home I'd seen if I decide to buy it through my own agent. Upon entering escrow, she suggested I use her inspector, Colleen Brand, and I decided a woman inspector seemed someone worth supporting. The home is less than 1000 sq ft, so it should have been a fairly simple inspection. Colleen failed to call out (either on purpose as a favor to the seller's agent or, negligence): The home was missing air vents in the "attic"; the electrical panel against code (3 rooms were put on one breaker and the kitchen island lighting was also on the wrong breaker); and, she failed to call out that had been previous floods in the basement (I had to put in a sub pump after the first rains). read more

I can confirm the positive reviews before me. They are true. I will also defend the fact Colleen was trying her best to schedule appointment. My case was untypical. As purchasing the condo I've been renting for a while, I needed an inspection to get me insights on the issues that I was unaware of, or any false worries I had. Some would say "Well, you've been there for so long, you should be aware of all problems already". Turned out I was right and there were problems I did not know about. Two of them more specifically, and one was hidden from the eyes and dangerous for health. Sigh, that was probably the issue that was root for my health problems since I've moved in and not realizing the whole time. Now it is being addressed! Thank you Colleen! read more

Sent a quote request to Coleen Brand to schedule a home inspection but never got a reply. Maybe her inspection services are good, but communication skills are deeply lacking, and with short timeframe, it's probably better to go with someone more responsive. Edit to respond to Colleen's comment: Im not sure regarding her need to lie, but we never spoke on the phone and yes, i disclosed in my email that I'm contacting multiple inspectors and shopping around like any sensible person would. Now that you've shown you're dishonest as well, I'm glad you never replied. read more

Extremely happy with this decision. I was referred to Rudy, hopped on a quick call to chat through scope of inspection, pricing, and scheduling... Bob (our inspector) was punctual, professional, thorough and took the time to explain everything. The overall pricing and quality of the inspection report (and overall service) is really top drawer! Highly recommended. read more

This review is LONG OVERDUE, but Colleen is a phenomenal general inspector who helped us with two separate home inspections when we were in our home-buying journey. Both times, Colleen did an amazing job of finding all the major issues that one would want to know before going all in on a home purchase. Colleen's thoroughness in her reports and follow-up responses to questions were invaluable in helping us make informed decisions. We're now living in the second home that Colleen inspected, and happy to say (with no surprise) that the home is solid and the only issues we've been dealing with are those that Colleen flagged for us prior to purchase (which we are now in the process of getting fixed). Do not hesitate - call Colleen if you need a house inspected. She is the best! read more

Colleen and I go back nearly 10 years. I've been recommending her to my clients because of her attention to detail and her willingness and patience to go the extra mile. Many of my buyer clients are first timers and Colleen definitely takes the time to really go through the home so they feel comfortable with their decision. An inspection can be very nerve racking and to a first time buyer, any inspection could really affect the outcome. Colleen is a great inspector and an even better explainer! Thank you Colleen! read more

I've had Colleen Brand do inspections for us on five different properties over the past 8 years. She is totally professional, thorough, and her knowledge base is simply incredible. I continue to hire her for each property because we find her honest and straightforward, and her reports are complete and accurate. I'd highly recommend Colleen for any home inspection. read more

I am a structural engineer myself, but twice recently I had the pleasure of hiring and working with Colleen Brand from this company during our house hunting process. And, Let me tell you, you wont find a more professional, knowledgeable, thorough and pleasant inspector anywhere IMHO. Do not waste your time looking for a better person, she is the one to choose. And, I will always turn to her if the need arises in the future. read more

Colleen to the rescue (again)! I've worked in the real estate field for over a decade, and have worked with Colleen several times. She is incredibly thorough, but also really user friendly. She painstakingly takes the time to explain all of her findings to make sure home buyers have a complete and comprehensive understanding of any potential issues. Some inspectors brush off buyers and act annoyed when they ask questions, but not Colleen. I've worked with many inspectors over the years and she is the real deal. The only problem with Colleen is that she is so well liked and used as an inspector that she is often booked up well in advance! read more

Colleen Brand is amazing! Buying a home is not an easy task. There is so much involved and its so important to have a good inspection. My husband and I were so pleased with the thorough inspection she did, her professionalism, her vast knowledge of every area, and her friendly and personable character. She inspected every little thing and provided a thorough and comprehensive report very quickly. Our agent even told us that some inspectors don't do the things she did. For example, she didn't just test the outlets with her device, she actually opened them to see how they were connected. She discovered that our outlets were bootleg wired so when tested with the device, it would appear to be 3-prong, but in reality its 2-prong. That's just one example. She really does a fantastic job. Even after our inspection, she still responded to our e-mails about questions we had about the property. She responds quickly and is just so pleasant to work with. I would highly recommend her to anyone. I would also contact her again for any home inspection. She's honest and a delight to be around. read more

Jon Reiver, TN license #0159 - inspected our home before making a purchase. After moving in, we discovered mold in the family room. This was not reported at all. Do not use AmeriSpec. read more

I had a wonderful experience with Colleen Brand in the Baldwin Hills area of Los Angeles in Jan 2016. She was responsive and flexible with scheduling and arrived promptly. Once at the site she was willing and able to work around the chaos on site. Her report was thorough and she took time to educate me regarding the various utilities on the condo property. Colleen was highly professional and clearly knowledgeable. I felt very comfortable going into my sale that I understood all the potential issues and was able to get some things done by the seller that I would otherwise have failed to request before close of escrow. I highly recommend Colleen and AmeriSpec. Keep in mind when hiring any inspection service that their inspection will be limited in nature. Read the fine print and don't expect them to tell you what is going on inside the walls, unless you are willing the pay for a much more extensive inspection. read more

We contacted Colleen to carry out our home inspection for our first home purchase in the US. We had no idea what to expect or how the process goes and we got so lucky to find Colleen for the job. She was so extremely thorough and explained the process to us step by step. She also made sure to give us argumentation as to why certain things needed to be fixed by the seller. She contacted multiple manufacturers to double check about warranties and correct installations and came back to the house at least 3-4 times on her own time to triple check things when seller claimed they had fixed the items on our list. Truly, honestly the biggest 5 stars that I have given to any service in a long time!! You would be in excellent hands with Colleen!! read more

As a Realtor Colleen Brand is my go to inspector. My clients have used her at dozens of home purchases. She is thorough, conscientious and has a vast knowledge of how a multitude of different systems and materials that are found in a home function properly or not properly. When giving information about defect in a home she is non alarmist and factual without exaggerating issues that are minor but making sure you know the importance of the issue that are faulty and the approximate useful time you have with something before it needs to be replace. I am thrilled when she is part of my team of service providers because I know she inspects a house as if it were her own. In addition she is a pleasure to work with with a great disposition and patience for any and all questions. read more

As a first-time buyer the home inspection can be one of the most anxious periods of the entire buying process. Colleen was thorough, informative and just a pleasure to work with. She provided superb expertise and put everything into perspective for us as we were nervously assessing the potential repairs/costs we might have to deal with. But her expert home inspection was just half of the story. We had more questions after the inspection was done and Colleen provided helpful, timely and reassuring insight for us to confidently make informed decisions. We're so happy to have found such a great real estate resource and partner for years to come! read more

This is the 3rd house inspection I've had her complete for us and she is amazing! So knowledgeable and very easy to communicate with. Extremely organized and always answers are questions thoroughly. Please consider her for you home inspection services as she will always give you the truth. In fact the very first house I looked at, she basically told me in a nice way that it may not be the best investment. The next two were more suitable for our situation through her findings and the reports reflected that with great accuracy. read more

Colleen Brand was referred to us by a friend. My friend was referred to Colleen by one of his Realtors and liked her so much he used her on two houses he was considering buying and then referred her to my husband and I. We loved her. We were in a rush to get the inspection done because we were going out of town and she was able to squeeze us in on a Saturday morning. The house we ended up buying was 50 years old and definitely had its problems. In addition to pointing out everything we might want to think about she would give us an idea over whether things needed to be fixed right away and whether we could probably live with things the way they were although they weren't ideal. She is very thorough. She climbed on the roof and squeezed into our attic. She arrived early and gave us a short description of what she was going to do that day and encouraged us to tag along and ask questions as we went about. I think she spent about 4 hours conducting the inspection. The final report was delivered in a day or two and had pictures of everything in it. I definitely recommend her work. read more

We recently bought a home and used Amerispec to inspect it before buying. A lady named Colleen came, inspected our house, and gave her report. She reported nothing drastic- roof needs to be fixed and the plumbing underneath the house too. Okay, no big deal- we bought the house and are now living in it. After three weeks of living in it and remodeling we started to encounter electrical problems. Turns out all the wiring in the house is screwed. Its old, shoddily repaired, and basically everything is a fire hazard (a light switch actually caught on fire and we had to call 911). So long story short, we asked our contractor who is working on our kitchen to check on the rest of the wiring since everything seemed to be short circuiting. He gets up in the attic and found very thin wires incorrectly run to our ceiling fans and a lot other alarming things. Surprising right? we never heard of any of these problems when we got our 40 page inspection report from Colleen who also went into the attic to inspect the wiring. No mention about old wiring that needed to be replaced yesterday, no mention of all the extension cords used in lieu of properly run wires, and no mention that our house could probably catch fire any second. Thanks Amerispec, your inspection is basically costing us extra $$$ and stress that we could have addressed from the start. Needless to say we will not be recommending this company and will be warning our realtor and his company to not recommend them ever again. read more

Colleen Brand was fantastic! My wife and I are first time home buyers and we didn't really know what to expect with a home inspection - Colleen was knowledgeable, astute, very thorough and performed her inspection to the utmost of high standards. She even referred us to other inspectors we needed for other parts of the home and property and they were also excellent. I would recommend her in a second to anyone looking to buy, especially a home that has been "flipped" where the work can often be done in a rushed and cut rate manner. Thanks Colleen! read more
