Two main reasons for this: 1) transparency and trust, and 2) a differentiator in the market. We have taken immaculate care of our home and were happy to have a third party inspector say so. Additionally, we knew we would be listing during a busy spring with lots of inventory, so having the inspection report in hand when we went live was a huge differentiator. Chris was amazing through this whole process. Super communicative, punctual, and professional. Chris and I are both veterans, so I trust his integrity and attention to detail on how he approaches his work. He arrived right on time, explained his process with a quick walkthrough of the home, left him to do his thing. The inspection took a few hours and when he was complete, he walked us through the highlights of his work. The majority of our home had no issues. He found a few things that he noted in his report and we discussed those in detail. It's critical to understand that inspectors review homes based on International Residential Code (IRC) and not local building code. Some things that are "deficiencies" in IRC may be allowed by local building code. He was super thorough and walked us through his findings and the impact it could have for occupants. His report was very comprehensive and supported by measurements, pictures, and recommendations. Overall, very satisfied with the process and report. I would trust Trailblazer Home Inspections with any future home inspection needs and am so glad we did it prior to listing our home. We came under contract to sell our home 4 days after listing and I'm convinced that having our inspection upfront played heavily in the buyer's decision!

I hate bugs. Nothing personal, I get that they serve all kinds of important functions but I get grossed out. Bad. Flying bugs are the worst for me. Fluttering wings of who knows what (attached to something I'm going to always assume has the ability to sting/bite/slime/infect me) making their way towards me doesn't make my personal list of "Top 10 Ways To Spend Free Time" but to each their own. After checking out pricing on the larger national chain service providers for a one-time visit, I turned to Yelp and found Rob with Cloverleaf Pest Control. I'm always impressed with a quick turnaround time, and Rob came through multiple times on that front. My first call was answered quickly, and we had a conversation about what I needed and how he could help. After getting the estimate (which compared favorably to those bigger companies), and talking to Rob I felt confident about moving forward. It's worth noting that I called in the afternoon, and was able to set an appointment for the following day. When that Cloverleaf vehicle pulled up to my house for my appointment, Rob greeted me and made an inspection of the area. Rob verified for me that I was dealing with yellow jackets, and walked through their process to resolve the issue. Very quickly Rob was suited up, and making my problem disappear. It's been a day since my appointment, and I'm seeing zero yellow jackets! The process was simple and smooth from start to finish, and if the need arises again in the future I won't hesitate to call on Cloverleaf Pest Control again.

We looked around and read many reviews. We decided to contact Twin Cities Furnace Cleaning. They did not answer the phone right away but I received a call very quickly. I explained the situation and how we have some allergies, and they took the time to listen and go over all the details. They then recommended Steve who is the go-to guy when it comes to allergies as well as other things related. We set up an appointment with Steve, and Steve arrived early. He set up his equipment and was very mindful about making a mess as well as getting things dirty and wet. He took his time to explain as well as show me what was going on and answer all my questions. Because of allergies Steve took his time and made sure each vent was cleaned as best as possible. The things I saw in the ductwork were scary, which had built up over the years of this property. After he was done, we swapped the air filter and within 20 minutes of running, I could smell the difference in the air. The air felt lighter and did not have a heavy feel. Also, my air purifiers were not reading off the charts anymore. Steve did a fantastic job and I would highly recommend him as well as Twin Cities Furnace Cleaning. I ended up getting their Ultimate cleaning or whatever the highest one was, and compared to other places, it was cheap. The price you pay for what you get is a bargain. It ended up being $541.00 with tax and worth every penny.

BEWARE: Independent contractors are used by this company who carry their own insurance. I had an…read moreunfortunate situation where a furnace drain hose was bumped out of place by one of this company's independent contractors causing a leak in my ceiling weeks before my house was to close to a new owner. My claim was declined. The insurance company required unrealistic things like a photo of the space prior to incident showing the hose in place. Who takes pictures of their furnace? This resulted in a costly last-minute repair to my ceiling. Essentially this means that you are at the mercy of a potential crappy insurance policy carried by the contractor and that the owner takes no personal responsibility for potential damage.

Do your research and find a different company. I ended up using Amerispec in a pinch (based on a prior arrangement between Amerispec and my realtor) and had one of the worst experiences with home inspection. The inspector that was supposed to do the inspection did a bait and switch on me and when I called to discuss I was told "the inspector doing your inspection has over 10 years of experience". I will say this, experience has nothing to do with results in the case of Amerispec! I was informed, by my realtor, to come for the last hour of the inspection to review the house with the inspector - this seems to be the standard inspection practice based on prior inspections I've had. However the inspector did not do a walk through and review, instead he just printed out the short inspection, handed it to me, took the payment and left. To his credit, he did point out a few things in passing as my wife and I were perusing the house waiting for him to finish, but nothing in depth. I was later told by Amerispec (front desk) that I should have been at the house the entire time of the inspection and was supposed to follow the inspector around so we could discuss as he went. However, he never implied that when we were trying to stay out of his way - our realtor was caught off guard as much as we were. The report was horrible. A minimum of 80% of it was boilerplate, none of the original images were provided (thumbnails on a printed piece of paper, really?), and he did not state if we had any questions we could call him or Amerispec. The report was so bad I opted to find another inspector and have one done the following day. Turns out Amerispec missed a major fire hazard in the attic and indicators of prior fire damage in the past. Since I was not going to use the original report I called to let Amerispec know, thinking they would tell me they would void my check and apologize. Not in the least. Debbie asked what I thought was "fair" and I said that I wouldn't be interested in paying more than $100 for the report - she agreed and said she would check with the owner and get back to me. I told her I would give them back the report and she said that that was not necessary. She never called back to discuss if the $100 was what they wanted to move forward with. Instead I got a call from Debbie stating I needed to resolve the outstanding balance and that I now needed to send the report back. Really? I called Debbie back within a few minutes and when I told her I would need to deduct the shipping from the $100 she angrily stated "Oh for ****** sake, just keep the report". Wow. I informed her that her inspector missed a fire hazard and previous fire damage and that based on her response to me just then I would be writing public reviews of Amerispec. This is one of them. Amerispec is neither a professional nor a reliable company in my view of inspection services. If your inspection only requires very simplistic things to be looked at (maybe a yard shed or a pole barn) they may be adequate. However, I would not use them for any personal property you will live in. The product they produce is mediocre at best, and compared with the report that I got from the VP of the NAHI of MN (which was cheaper) there is no way their product is worth the money they charge. Do your homework before you use them, watch out for bait and switch and be prepared for a rude front desk assistant if you have any problems. read more

My wife and I recently used Amerispec twice for a radon and home inspection. We had the pleasure of working with John Kaiser the first time and Mark Slotvig the second. We have nothing but great things to say about our experience. They showed us where every major component of the house was located and how it functioned. Every issue that was pointed out he mentioned how much it may cost us to repair/replace in the future. Not only did they show us the bad, but also the good. It can be overwhelming to hear bad news after bad news, but after hearing lot of good things about the house it helped put our minds at ease. He spent an hour and fifteen minutes thoroughly explaining every picture and issue he noticed. He then prepared a detailed inspection report and sent it to us that same day. It gave us the confidence we needed to place a really strong offer on our house. When we got into the house however, we quickly found many issues. The oven did not work. In the inspection documentation it stated that the oven was working and was heated up. If they had actually done that, they would have found that it had a broken igniter which causes the house to fill with gas. Since moving in we've had multiple services that have needed to be done - expected maintenance of owning a new house. Each of the professionals we've had come to complete these services, including new oven install and plumbing, they've told us the same thing: "Wow, I can't believe this wasn't caught in your inspection.", "This is definitely not up to code." are among the phrases we've heard repeatedly. It's getting tiring to hear that after having one thing after another need to be fixed. They did not do a thorough job with our inspection and I would not recommend their services. I'll give them the benefit of the doubt that I have heard our city is pretty strict on their guidelines, but that shouldn't excuse this negligence. The oven issue could have seriously caused us harm and we were naive to put our trust in peace of mind.
