Two main reasons for this: 1) transparency and trust, and 2) a differentiator in the market. We have taken immaculate care of our home and were happy to have a third party inspector say so. Additionally, we knew we would be listing during a busy spring with lots of inventory, so having the inspection report in hand when we went live was a huge differentiator. Chris was amazing through this whole process. Super communicative, punctual, and professional. Chris and I are both veterans, so I trust his integrity and attention to detail on how he approaches his work. He arrived right on time, explained his process with a quick walkthrough of the home, left him to do his thing. The inspection took a few hours and when he was complete, he walked us through the highlights of his work. The majority of our home had no issues. He found a few things that he noted in his report and we discussed those in detail. It's critical to understand that inspectors review homes based on International Residential Code (IRC) and not local building code. Some things that are "deficiencies" in IRC may be allowed by local building code. He was super thorough and walked us through his findings and the impact it could have for occupants. His report was very comprehensive and supported by measurements, pictures, and recommendations. Overall, very satisfied with the process and report. I would trust Trailblazer Home Inspections with any future home inspection needs and am so glad we did it prior to listing our home. Please note that his "errors and omissions" insurance only covers the cost of the inspection, and it expires after one year. We hired Scott to do a home inspection (November 2020) on our house we were considering buying, as he was recommended by our realtor. Scott completely missed many obvious things on the inspection that have (so far) cost us upwards of $34,000 in repairs in the 2 years that we've owned our home. A couple of these items are major. Major Miss 1: During the inspection, Scott mentioned that there was some indications of moisture in the attic, but explained to us that it was probably because the house was north/south facing, which can cause some condensation on the north side, which made sense to us at the time. The following winter, we noticed some water stains on an upstairs window sill. When we investigated this, we found that there was so much moisture in the attic that condensation was dripping down the walls from the attic above and onto the window sill. We also found moisture pooling in a light fixture. The cause of the buildup of moisture was because THERE WAS NO EXHAUST VENTILATION IN THE ATTIC. In the inspection report, Scott marked that the ventilation in the attic was "functional". When looking back at the interior and exterior pictures of the attic/roof, it was very obvious that exhaust venting was not there, and definitely not "functional". We had Scott come back and take a look at the attic, and although he never admitted he missed anything in the inspection, he said he would give us our money back because "we had a good realtor". 6 months later, and we have yet to see the money from him. Major Miss 2: During the inspection, when we were walking around the outside of the house with Scott, we pointed out a crack in the foundation, which seemed somewhat substantial as it was visible from the exterior. Scott walked over, looked at the crack, shrugged his shoulders and walked away, not saying a thing. He never put anything about it in the inspection report, and never talked to us about it any further. We have since discovered that our foundation is failing (critically in areas), to the point where it is so severe that the bottom course of cement block has sheared. This could have been investigated during the negotiation window. Other misses that should have been in the report: - Doors not closing properly (indicative of settling/foundation issues) - Exterior lighting that was not working, because fixtures were not installed correctly and were hanging off of the house. Moisture has gotten behind the fixtures and corroded the wires. - A cantilevered bump-out over the foundation was completely missing the exterior sheathing on the bottom of the joists, and there was a huge opening into the basement. Leaves were blowing in, and animals had gotten in previously. Please do yourself a favor and hire a different inspector, preferably one not recommended by your realtor.

Stricklund Home Inspections are crooks and align themselves with shady real estate agents to take YOUR hard earned equity during a home sale. If you are selling a home, walk away if the buyer is represented by Strickland Home Inspections. You WILL pay for it in the end like me. Otherwise have an escort. Picture examples below. The electrician stated it would take "great physical force" to remove this breaker and not normal wear and tear from it being installed and working correctly since 2008 until this inspection. The buyers wanted a new furnace so Stricklund Home Inspections stated in their inspection report that the furnace was leaking CO2 at a rate of 1600 parts per million or ppm. Minnesota Energy sent a certified HVAC technician who only found 22 ppm and said the furnace did not need to be replaced, AND the inspector did not even do the furnace inspection correctly because he never shut off the gas or red tagged the gas line. Very dishonest, unethical and illegal.
