He recommended three inspections, one before dry wall, the second before settlement, and the third 11 months after settlement. He said that the third one was a good idea because some of the builder warranties would expire after one year. I accepted his recommendations. He made the first inspection which resulted in a report and an invoice which I paid the same day. As for the second inspection, I contacted his office and arranged the inspection date approximately two months before my settlement. At the time of scheduling, the office contacted Chris for the fees. They got back to me with a fee of $223.49, which had to be paid on the day of the second inspection. I agreed. The day before the second inspection, I called the office to confirm the inspection for the next day. They told me that the fee was now $722.53. I was totally surprised and pointed them out to the quote that they had given me. They said that the quoted fee was correct, but now they think that they should charge more. They said that they had to contact Chris for the fee, which they did. Then they came back with the idea that they would be willing to complete the inspection for $622.00 instead of $722.53. I told them that if they wished to charge more, they should have given me more notice. The office lady thought that I had a good point. She said she would contact Chris and get back to me in an hour. When I received the final call, the message was that Chris would not agree to do the inspection at the price that was initially quoted. He wanted $622.00. I gave up, declined, and decided to hire another inspector. This was inconvenient for me because I was close to settlement, but I felt that the business behavior of this company was questionable and that I should not encourage it by accepting it.

One of them broke his toe earlier in the morning and was barely doing anything (don't blame him. Sucks they made him work through it) The other inspector frank was condescending and didn't seem like he wanted to be there. Had to argue with him to look at the deck and under it for issues we discovered ourself. Then we get a boilerplate inspection report with pictures missing and nothing meaningful. no response when asked about it. Not only was he the first to respond but he also responded almost immediately when I had questions about setting up the inspection, what I should expect, how to pay, when I would get my report, etc. I also looked on-line and found a sample report: I impressed by it. Andrew called me immediately after the inspection and gave me the highlights of everything he found. He answered all my questions and was extremely friendly. I had Phil selected base on his reviews and personal chat when I was checking for inspectors. His rate is higher than others bit a little margin but I think his attention to detail is a level above. Pros: - Very available to chat on phone or text before or after inspection - Very modern / up to date - for example he used a drone to check the roof of our 4 story town home under construction. I don't think we'd ever have found the exposed nail issues w/o that. - He is very thorough - for a pre-drywall inspection he actually stopped by the next day to check a few extra things as it had gotten dark the prior afternoon. He absolutely could have not bothered but he did find a few extra items to point out. - Phil will guide you guidance what is a 'must fix'; or things that you can probably just be aware of but not fight on. - Very good write-up with lots of photos, even a video in one spot to show a loose item. The write-up is available online in a system that you, and the seller or builder can view. It can also be downloaded to a pdf. A key feature is that you can identify just the items you want your seller or builder to fix and generate a PDF of just the 'fix request'. Phil did the final inspection as well and found a very small window crack we missed. Had he not found it, would have 100% been our responsibility after closing. Cons: - Nothing really.
