Some of you may feel that a strict inspector is important as a buyer's advocate (in a sense), and that is reasonable... but this inspector was incompetent, and caused real problems with the transaction. You do not want that in an inspector, you want someone who will FAIRLY and CORRECTLY identify real problems. So, first of all, he noted roofing problems, so we had a professional roofer come inspect (and give estimate). His quote was, "I have never seen a case like this; it's like he made up a problem. There are no repairs needed on your roof at all." We had to get the roofer to provide a signed statement disputing inspector's claim, and had to pay for that roofer's time. Second, he did an absolutely bizarre test of the home's fifth bathroom in the basement. He turned on the sink faucet at the same time as the shower and noted that when both were running, it was as if the sink faucet controlled the shower. Well, this was a ridiculous test, because there was no conceivable way that anyone would need or want to use the bathroom in that way. Again, this is the small, fifth bathroom in the house, not the master bath. Without running the sink simultaneously there was no issue with the shower (even if a sink upstairs was running). Not a real problem, just a way to shave a few bucks off the selling price for the buyers. Third, he claimed that the garage door safety mechanism was not working, since he could place a thin piece of cardboard (literally a few sheets of paper in height) under the door and it wasn't detected. How did I know that was his test? He left the cardboard as litter on the ground there. Well, he didn't recognize that the safety mechanism for the door would not recognize that, since it was an eye across the path of the door. This is the better safety mechanism anyway, since it accounts for kids running under a door. In other words, he cited us, but he himself did not recognize how the door worked. All in all, I found him to be highly unethical, to the point that I was considering reporting him to the attorney general''s office. I have been through lots of home inspections with competent and fair professionals. This guy was completely incompetent. EDITED (because I remembered more): The inspector claimed that gas lines to the fireplace were not consistent with code. Not true, they were replaced and inspected by the county. The inspector recommended that a self-closing door be added between the kitchen and garage. We have seen many, many homes... none ever had such doors, and no inspector would have recommended that, except one looking to help his buyer clients get over on a seller. EDITED (in response to business owner's reply to my google review): Business owner snidely "apologized for my disappointment in his commitment to industry standards." Nice try. I have information about those standards. On the bathroom issue, section 6.2 of the American Society of Home Inspectors (ASHI) Standards of Practice states that "inspectors are not required to measure water supply flow and pressure." It's fine if you do it, but your test and video evidence of it was non-sensical and misleading; you never showed that under normal conditions it behaves as expected. On the garage issue, the US Consumer Product Safety Commision issued rules in 1992 about garage door safety. They require that ONE of the following devices be enabled for safety: photoelectric eye (what we have), OR door edge sensor (what the inspector attempted to test), OR a constant contact door button. Again, those regulations only require ONE safety feature which we have. Of note, the inspector's test using cardboard wouldn't work for the door sensor test. The standard is to put down something substantial like a 2X4. So, he not only did the wrong test, he did the wrong test the wrong way. Ryan is personable and will possibly even make you laugh as he moves throughout your property, he will ultimately provide pictures and a written home inspection report... though I have come to understand that other companies line the pictures up with the issue they intend to convey as a part of their final report, this is not the case with A Home Sweet Home Inspection. Pictures are sent completely separate from written findings, so Seller/Agent will have to decipher issues on their own. I am a first-time homebuyer who emailed AHSHI to request a quote based on my contractual requirements. A chimney inspection was part of the required services; and I was provided a verbal quote by Ryan in accordance with these required services. At the inspection I was advised that he is not licensed to scope out the chimney to ensure no structural damage, though he did open the flue to glance up into the chimney which he self-determined to be a chimney inspection. I was never asked a question about what my interpretation of a chimney inspection entails, but what Ryan did in inspecting my fireplace is not what my contract details as a chimney inspection. So you are thinking that we must have come to an agreement on a reduced price noting that he did not provide the requested service... no Sir, no Maam. So I write this review as a BUYER BEWARE... PLEASE copy and paste your contractual requirements to ensure that you provide in writing exactly what services you need performed AND ensure that you receive a quote in writing (as MD state law requires that any service over $500 must be accompanied by a quote). This unfortunately was not the case in my business transaction, and I only discovered this requirement after our disagreement over services. I chalk this up to a novice error on my part and wish Mr. Siegler continued success as he continues in his day to day business transactions... though I respectfully agree to disagree on whether his fireplace inspection can be construed as a chimney inspection, as we verbally agreed on after his review of written request for quote. All in all, I spoke with other more experienced companies on HomeAdvisor on the day of my scheduled inspection and wish I had cancelled my verbal contract with A Home Sweet Home Inspection, based on prices as well as delivered product. If you are looking for just the basics this may be the company for you, though prices are more than where the market is at on most services ($375 vs. $300 home inspection and $200 vs. $139-$145 radon). Ryan purports to provide a home inspection service as if his mother were moving into the home... in my case I cannot tell if Ryan loves his mother or not, as I am purchasing a property without the chimney inspection we agreed upon, and time and money just did not permit me to contract another service provider that could perform the service in advance of the 7-day home inspection contractual time frame. :/ Ryan will tell you that you will receive your report in 24-48 hours, but please bake a little more time in as the radon report (a contractual requirement) was received after the 7-day time frame and written report received after myself and Realtor followed up multiple times, with me worried that I would have to execute a contingency plan to have another company come out to provide inspection due to not receiving report in the time specified. If you are looking for a nice guy this is your place... if you are about your business and need folks to keep their word and provide a service as contracted, GOOD LUCK. Less

My only knock on the service is that the documentation format is a bit old school and does not have pictures and a nice looking printed report for delivery. (Trust me, you want pictures. Be at the home inspection, follow him around and take pictures.) It is mostly hand written notes on a form.
