American home services did our home inspection before we bought and closed on it, never take your inspector nor their company's word. American home services "We offer warranty's on our inspections" a $500.00 deductible to each individual leak found, at times a single claim may cover multiple leaks; a deductible would apply for each leak, should the cost of the repair be less than $500.00 the home owner shall pay the lower amount. Wow so your professional inspector missed leaks and major water damage in 6 rooms and now we're being told we are responsible for it all. I am really disappointed in this company. They missed a big leak in the roof that was obvious, they missed a burst pipe in the irrigation system and an electrical issue. The total cost of their sloppiness will end up costing me over $3000 to fix. Worst inspection I've seen in my life. This is not the first time I run a home inspection so I speak from experience. The inspection is a joke. They missed the most obvious things (most of them don't even need a qualified inspector to be noticed) like pool timer not operational (and I paid extra 50 dollars for pool inspection), damaged screen panels in the patio (they called out 2 out of 15 damaged), water moisture. The AC inspection is hilarious. The guy didn't even noticed the AC is zoned, hence never learned the zone control panel was not working. When I emailed the owner about these issues he not only did not take any responsibility but was very unprofessional. But hey, they noticed soiled walls and minor holes in the walls around the house. DO NOT HIRE this company. You will just waste money. Run the inspection yourself instead if you have no one else. read more

This company inspected our home in October prior to us purchasing. We remodeled the kitchen and moved in a couple months later. As soon as we moved in we had a leak in the roof, my husband climbed up and there was a huge hole that was missed. We reached out and were told we were passed the grace period. Last month we found out we have to completely replace an outside balcony that is deteriorated and unsafe to stand on. Called my insurance company and they made it clear it was pre-existing so they will not cover. Will cost us over $9,000 to fix. The owner responded in an email that that it happened over the last 6 months when we have had little to minimal rain. The wood is rotted. The worse part is their lack of concern or care. read more

We purchased a home that American Home Services of Clermont Florida inspected. The only problem is the inspector missed some major damage to our swimming pool two cracks in the wall of the pool, and cracks around the drain collars of the pool. We understand these things can happen and even though they were on the shallow end, the inspector said the surface walls of the pool were good. We have reached out to American home services in Clermont several times, via certified mail, email, and several phone messages, including waiting on hold several times with zero response. We simply want to know who bonded / insured the inspection on our home, and have not been able to receive that information on a home we purchased 8 months ago. Tonight we waited 45 minutes to find out who bonded the inspection again. At closing they just disconnected me with no response from Brandon who would not even provide his last name for my records. This and the way I have been treated by American Home Services is starting to make me feel they are perhaps a little shifty and at the very least I won't recommend them to any government friends or groups. We are clueless as to how it fit to this? Isn't that why we have insurance to begin with? read more

We were disappointed in this company after using them for our first home inspection. After moving in, all within 2 days we realized the following things: the dishwasher leaks, and holds water at the bottom; the refrigerator ice and water maker are not working; and we have a leaky irrigation pipe; the ceiling fan in the living room is not working; and the one in the bedroom made a crackling sound and we started smelling smoke when it was turned on. None of these things were reported on our inspection report. It's just frustrating paying almost $500 for an inspection trusting appliances would be fully inspected and then moving into a home having to deal with all these issues! I was given a recommendation for this company but was extremely dissatisfied. read more

Tom was extremely thorough during the pre-drywall inspection and took pictures of any issues he found. He is a clear communicator who not only explained to me what the issues were but also what he would have the builder do in order to remediate the problems. He spent 1.5 hours ensuring he looked at every detail.The report he sent the next day clearly showed what passed and failed his inspection. It was very easy for me to send the report to my foreman and review anything he needed to fix. I was very disappointed in the lack of professional service and that they were not willing to properly respond to my current situation and then stated it was not there fault or problem that I have thousands of dollars in termite damages. read more

ALL the report pages had AT THE TOP OF EACH PAGE IN RED, they were NOT responsible for anything they wrote? IF, you can not be held responsible then what good is the inspection. I paid $500 for a report/inspection and it did not have anything listed as wrong (the hot water heater was past its life span....BUT rather then say that you took a BLURRY picture of the date of purchase ON the water heater that could NOT be read) and indicated the 'normal' life span of a water heater. I was terribly disappointed in what I thought would be the attention to details in the inspection process - they were paid to represent my best interests and missed glaring issues (age of heat pump, wood rot, and the condition of downspouts, water shutoff valves, and sprinkler system). FOLLOW-UP: The company refunded the majority of the inspection costs and wrote off the age of the heat pump as a simple error. They did not address other items mentioned. Overall the inspector was wonderful very helpful and knowledgeable. With the exception of one area, the pool. I felt this was a huge waste of money. There was obviously something wrong with the filter and the pool visually needed to be resurfaced but he knew nothing of this and when I asked he said he didn't know. I'm not really sure besides looking at the pump and seeing that there was a piece missing what he actually did for the pool at all. Overall: great on the home inspection but don't waste the money on pool hire a specialist it will be cheaper and more thorough. Especially in Florida where most homes have a pool. read more

Hopefully this review will save you $549! Unfortunately we followed the positive reviews and hired this company to do an inspection but they failed to report many defects including a MAJOR BURN HAZARD where the hot/cold water valve in our kids bathroom shower was reversed and the water temperature comes out at 140 degrees where it's supposed to be cold. They forgot to inspect part of the pool- which we paid an additional fee for and they had to go back- but the inspector couldn't return until a week later. That's unacceptable in a tight real estate market where you only have so many days to inspect and negotiate. Like other reviewers said, when we confronted the owner, we had to wait weeks for a response and were met with a defensive and rude attitude. We asked for a refund which we were offered only a partial refund, only if we signed a liability release, I never received a refund. Had I been able to read the customer agreement before they had done the inspection I would not have hired this company, but the agreement went into our junk email and we didn't find it until days later- after they performed the inspection and we were waiting on the report to be released. We should have known at that point that they don't even follow their own protocol that stated they MUST receive the signed agreement BEFORE they perform the inspection. They didn't even attempt to call us to ask why we hadn't signed the paperwork. This company limits their liability to the cost of the inspection- which means if they miss something costly you're on your own! Basically the equivalent of hiring teenager with an attitude to match! I'd recommend finding an independent inspector that doesn't hire inexperienced subcontractors/employees or in this case just not getting one at all because it was more of a hassle than anything. Don't be fooled by their gimmicky advertising as we were- they make BIG promises that mean absolutely nothing. THERE IS NO GUARANTEE except once they take your money- IT'S GONE! read more

My realtor recommended this company for inspection, I did a little research and found that you can pay less money but you won't get any near as thorough of an inspection. The house we are buying is 30 years old so I didn't see this as a place to cut costs. I wanted to be sure if the home had any issues. So I paid a little more for my inspection but it was easy to setup, the inspector explained everything to us, and the report with pictures and infrared is awesome. I've never seen a house in this way so I felt like I knew what I was buying.
