Highly recommend to anyone looking for thorough, friendly, and informational inspections. We did everything from pool leaks (this is one of two companies in the area that does that) to termites for our inspection. We had an older house, and the owners Carol and Keith really took care of us for our first ever home purchase. They sent CJ out to do the inspections. Not only was CJ extremely thorough, but he gave us his personal number to contact him through so he could explain anything we had questions on. I am extremely impressed with the efficiency of this company and it's employees. Even when first scheduling over the phone, Carol was so incredibly sweet, very detailed in explaining costs and what's covered. The inspector Kendrick was efficient, puntual and very patient with me (and my 4 yr old interrupting) as he went over points of inspection in the house. I was pleased with the report which arrived the same evening as the inspection with all components, lots of detail, pictures and video of inspected areas. Then, I found out I needed to schedule an additional WDO inspection to satisfy requirements for VA loan and Betsy and Kendrick went above and beyond to meet my requests. DO NOT HIRE THIS INSPECTOR. While he appears to be very competent he is not thorough. You hire an inspector to protect your interests. This inspection cost me thousands of dollars based on misleading information in the report. Very courteous and competent sounding on phone. Very impressive web site. Report appeared to be very thorough. Indicated he had inspected the pool heater and it was fully functional. He DID not and COULD not have inspected the heater because there was no propane and the heater had not been used for several years. When we had the heater looked at the technician opened the panel and parts fell off. He told us it was in such poor condition it was too dangerous to repair and removed the fuse so that no one could attempt to turn it on. Cost to replace: $3,150. Noted on the report that the pool pump would need to be repaired or replaced. In verbal conversation he did not mention that to me, nor did he notate in the report summary. Cost to replace: $3,350. Indicated he had inspected the garage door opener and it was fully functional. Garage door does not open or close using any hard wired buttons. Indicated he had done a general inspection of electrical switches and outlets. There are several switches that do not operate properly and the lights only dim and do not turn off completely when switched off. Based on these electrical anomalies, we are concerned that there are other issues with the wiring and will need to hire an electrician for further inspection. Noticed that the upstairs shower head leaked while running. Failed to notice that the master bathroom bathtub faucet leaks all the time. Based on his comments and glowing review of the condition of the home, we did not negotiate down on the price, at all. We were handed a completely clean bill of health, with very minor cosmetic issues. And I quote "This house is in excellent condition. You'd be crazy to walk away." If we had known there were significant issues with the pool, we would have hired an independent pool inspector (although he presented himself as a trained, certified and qualified pool inspector) and had the gas tank filled, the heater inspected/tested and the pool pump tested/inspected. We even paid Closer Look an extra fee to inspect the pool and its equipment. Given what we know now, we could have potentially negotiated the price of the house down significantly. These are not minor, cosmetic repairs. Do not assume that he has actually inspected any appliances, furnaces, heat pumps, pool heaters, pool pumps, etc., based on the fact that he checked it off on his list. You will only know that he didn't when it turns out it doesn't work. read more

Hi! Buying a home is fun and exciting and it can be very stressful and anxious. As I write this, houses are "flying off the shelves" in Orlando. Where to start? These people come round to inspect the house...139 pages??? Really? On a property less than 1000 sq ft! Mentioning items that are just stupidly trivial... all in the attempt to please the customer and get them money off the price... didn't work. Now all you did was cost them a home. I would rather use an inspector that will look for actual problems on our houses we buy... not someone trying to fill pages with crap. read more
