We hired Inspectagator on 5/31 to perform a new home inspection. While obviously the builder will "handle" any issues that occur in the first year, we wanted to get a head start on anything we missed during our walkthrough. Safe to say, after we moved in on 7/11, it's been a disaster of fixing things. Between moisture in the walls due to leaky windows and a toilet, to a hole in the subfloor resulting in the builder needing to rip up flooring. We had a bathroom exhaust vent condensing and leaking water (yes, you read that right). We have horrendous water pressure in the upper two floors. Condensation inside our dryer. I didn't expect them to catch everything, but the report I received was mostly cosmetic things they caught and things the builder and I already taped off during a walk through. Yes, Inspectagator will warranty some items but that's useless on a new build. The inspection was supposed to give us some nominal peace of mind, but it did nothing other than take my money. read more

We had them come and do a full house inspection. Then the mortgage company said we needed a 4 point inspection. This company claimed they could not go by the full inspection, that cost us quite a bit of money. So they charged us another $190.00 to come back out. We have had nothing but problems since we moved in, everything they "supposedly" inspected doesn't work. For all the money they charged us, they didn't inspect anything. Beware of them! read more

Had a good experience the first time we iused the Inspectagator 10 years ago. Unfortunately things must have changed over the years. We used them last month 6/23 and they missed two major items. There was a significant crack at the bottom of a window in the master bedroom but it was never mentioned at all in the inspection. The blinds for that window also did not open and we're about to fall off. This was not as bad as the other missed item. The dryer vent was completely clogged. When we moved in we noticed our clothes wasn't drying and then looked into the dryer and saw the back panel "red" from heat. We replaced the dryer thinking since we had inspection we may just have bad luck with dryer. Our new smart dryer would shut off after a few minutes letting us know there was a 95% obstruction. We hired vent duct cleaners and they stated that the vent on the roof was not designed for dryers. It had a complete blockage. We had to hire a roofer to replace the vent who also stated that was not a dryer vent and surprised a fire didn't start. We contacted inspector and they stated that they only check for "functionality". Anyone can turn a dryer on and off. This was their test. I was disappointed to hear this as their response. And there was no follow up on the window cracks. After sending in the pics below as they requested they didn't respond. For the premium price I would use someone else. read more

So I have bought over a dozen houses and I have used inspectagator for the last 2 home inspections. I called Inspecagator for my home inspection back in July, thanks to a recommendation from a friend who had just used them on his home purchase. I had not really looked into many other home inspection companies, but I am completely fine that I did not. From the initial phone call down to the inspection, everything was 100% friendly and professional. The inspector was incredibly thorough, and they printed out a laminated report book of all of their results. He then sat down with me and talked me through every single detail and concern that he found. I still reference that report book to this day. On top of all of that, they take the ID number for all the appliances in your home, and for free, they email you monthly updates on if any of your appliances have recalls on them. Not sure how often appliances get recalled, but no harm in the free service whatsoever. Highly recommended. read more

A Must Hire for Inspections! I have personally hired this company on three separate occasions and they have literally saved me hundreds of thousands of dollars. The first inspection that I hired them for, they found structural and air conditioning unit damage as well as potential insect activity. With the second home I was going to purchase, I hired them again and they found an electrical issue that would have cost me $40,000. They performed an inspection on my third home, which I purchased because the inspection had very good results. During their inspections, they looked over every inch of the house including the roof, any crawlspaces, and attic spaces. They thoroughly inspect every inch of the home and also provide notices of any recalls with regards to any kitchen appliances and other major systems. I hired them because every time they do an inspection for me, I have a thorough and comprehensive evaluation of the property that I am buying and at least if there are any issues, I can choose to walk away from the agreement or negotiate a lower price. They may be a little more expensive than your average inspection, but at least you're fully aware of all costs associated with the purchase of a property in comparison to another company who may not do as good of a job and cost you thousands of dollars later. I have use this company personally multiple times and recommend them every time for a home inspection to others in need of one. I cannot stress enough that this company is essential to any buyer looking to purchase a property. read more

I hired them because I had white mold growing in my condo. I thought they would be able to figure out where the intrusion was or where the moisture was getting in. They were not able to identify this for me. Felt like a waste of $325 read more

Do not use this Company if you want YOUR home inspected. All they do are informational reports for people planning to buy a house. They will come and tell you that they will inspect your home so that you can do the necessary warranty claims, but when that report arrives...SURPRISE! It is not what you requested. read more

We had a home inspection today with Jon Bolton. We arrived on time and Jon was already there and had completed the roof inspection. He was friendly and patient and answered all of our questions. As first time home buyers we are anxious and nervous to make a big investment where potential problems could arise. Jon was very thorough in his report, made suggestions, and noted key issues that we would need to be corrected immediately. I would never recommend this company. We had a good initial inspection, but they did a re-inspection for us after the hurricane and did not notice a screen blown out on our patio enclosure and did not properly turn on the solar panel system to identify that there were three major leaks. When addressing this with the company, they had terrible customer service and were extremely rude on the phone. They are going to at least refund our re-inspection money, but we had to waive the warranty coverage that we received by paying for the initial inspection. read more

I have bought over a dozen homes all over the state of Florida and hands down these guys are the best! I can not thank them enough for the quality of work they provide. I almost bought a home on a sink hole and because of the thorough job they provided me, as well as additional recommendations, I was able to verify this was true prior to closing. I would have lost a lot of money as this purchase would have been thru a dishonest investor.
