Buyer beware. I wish I saw these reviews earlier below. They exhibit my experience too! I used this company and will never use them again. Facts: 1. The pre-qualification process. The prequalification is just a basic ratio with no rigor. You can be pre-qualified for a billion dollar home perhaps and then when clear to close happens a zero hour, the true diligence happens - from seeing your corporate returns to general ledger to bank statements that have not even been produced by your own bank. All the 45-60 prior you have be led to believe you were in good standing. The party that pre-qualifies is NOT the same party that clears you to close. 2. Study your timelines and overcommunicate to them. I never got so sharp on the mortgage process until I witnessed the comedy of errors from this firm. First, we were told we need an appraisal. Then we didn't. Next we asked for a new close date, and did not get but verbal from the Loan Officer. Then less than 48 hours from the closing day, the company asks for the paper-ed up new closing date documents. It was our experience that this company works from your close date to do EVERYTHING. While I asked for a 30 day deadline of standard mortgage dates, clear to close, 3 day closing docs etc,. NONE OF THIS WAS MET. I had to get the President to act on loan processing to actually get my loan into formalized review. Then, every sales manager on down called me but with no actual solutions. Terrible. 3. Closing docs - We got these 2 hours before closing time from the title company as they provided less than 24 hours in front to the title company. Imagine having to read about the terms of your new home purchase with like 2 hours or less. Then imagine that potentially the formalized review forced you to have to cough up more cash (like significantly more) because true review of your DTC ratios forced a different number on closing day. 4. Rate. The rate, the rate, the rate. We basically had to work with our LO and determine when to lock. We were glad we locked when we did but sad we did not lock earlier. If you have any understanding of markets - insist on the rate lock when you feel comfortable. Our Loan Officer was nice, but you could see his helplessness. I would have been WAY better serviced going with a nationwide company like Rocket Mortgage who communicates and holds internal SLA for this process for you. Buying a home is stressful enough much less having to manage Amcap through the process. Never again. I hope you factually gain insight from my experience. read more

If you are looking for a lender to drop the ball then this is it. look no further, they will make empty promises, fail to produce time sensitive documentation and avoid answering phone calls and responding to emails. In the end they will move onto cover their tail leaving their helpless buyer at a loss of deposit funds, no home to live in and cancelled contracts on homes that appreciated prior to the close of Escrow. read more

This place is terrible. Maritza the branch manager is incredibly rude and disrespectful. She would barely allow me to get a word in as I was explaining our situation over the phone. She even hung up on me when I started to question her ways of qualifying us for a home loan. For some reason, she could not handle being challenged for her understanding of the basic requirements for the FHA loan. She was unwilling to provide detailed explanations for the loan amount she said we qualified for and said that I was talking based on what I was "feeling". No. This is not a feeling, this is based on actual information and data. Do NOT go to this place! I am a realtor and will be telling all of my clients to never go to this place either. read more

Tried dealing with Austin who was a branch Mgr. What an absolute joke and how unprofessional he is. He rushed me and kept pestering me to submit the app. When I finally did he was completely unresponsive. This was for a re-fi as I'm a homeowner and have purchased many properties. I'm not a new buyer, have excellent credit and never have an issue getting a loan. I gave up chasing him. Do not use this lender nor Austin. They're a joke! read more

She also was very open and honest and gave us different options so we could choose what would be the best solution for us. I am a first-time home buyer and when I contacted AmCap, Ronald helped us and gave us a great interest rate and lenders credit. I signed the disclosure and 4 days before closing the loan, he called me and told me that we need to lock the interest rate and by then, interest rates went up significantly. When I asked him that why didn't he tell me that the interest rates aren't locked, he said that I can go and get the loan from some other lender. He was just taking the advantage of the situation since I just had 4 days to close the loan. I ended up with a bad interest rate and got less lenders credit that he agreed on initially. To make things worse, our loan also didn't close on time since he ordered the appraisal very late. He just wasn't taking the situation seriously and it was completely unprofessional on his part. If you are working with AmCap Company, I'd definitely suggest that you don't work with Ronald Gaydos. read more

I first looked at the major lenders, my bank, local credit unions and those lenders I saw on TV before committing to AMCAP. I found AMCPA to have aggressive pricing, extremely transparent and a clean and easy process. I had several folks who guided me through the process. Don was always available checking in, seeing if I had any questions. Which oddly enough, I did - I just hadn't asked him. When we were finding a home Brian Mathison who was another LO made himself available if Dustin wasn't. Kelsey FitzGerrell was our Processor and stayed on top of everything. Plus, they had a really cool app for my phone which made uploading documents a heck of alot easier than trying to scan or fax them in. The app also kept me updated as to any outstanding items and status changes. The team also helped me sign the final documents while I was on the road moving from California to Houston, which could have been a logistical nightmare. Thanks AMCAP Team! read more

Scotty worked with us when we purchased our current home. He was able to lock us in at a good rate. I'm very thankful for all the updates from him that we received twice a week. You know the waiting game can be strenuous! Scotty was honest, courteous, knowledgeable, and available to answer all my nonstop questions. He even showed up to our closing just to make sure things went as smoothly as possible. This was my third attempt in purchasing a home in the past decade so I have experience with other companies. The first one was REALLY bad. The second one was okay but I didnt get the updates or visit like I got with Scotty. I highly recommend him if you need someone for your next home purchase! read more

Going to add to previous statements below. I find it funny that Garrett the owner says call customer service. Yet they do little to nothing when you call them and complain. The underwriting must be former NFL receivers, because they seem to be very diva like when working with your Loan Officer. After we closed and signed all the paperwork. They would not fund the loan until they received an updated Bank statement. Why was this not asked for way before closing? Worst company ever to try and obtain a land loan from! I spent a lot of time sending them all the documents they requested. Kept having to follow up and after 4 weeks still didn't hear back from them for pre-approval. Amber, the loan officer finally followed up with her manager when I kept reaching out to her to see what was going on and got word we were good for the loan. She asked a couple of questions afterwards about the funds we were going to use for the down payment. I promptly responded. After that, never heard back from her. Ridiculous that I would have to keep following up! Customer service definitely not a priority to them! We ended up getting approval from another lender in a week. Would not waste my time again trying to get a loan from them!!! read more

Hard Inquiry to Credit Report by this company (and several others). Likely due to partnership with HOME LOAN GURUS whose website says soft inquiries only, but then tells their lending partners they have permission to run hard inquiries. Shame on these companies for doing business with HOME LOAN GURUS. Did not approve because I know I do not currently qualify. Still call me and justify the pull and try to sell me the loan. Will not get into business with crappy companies like this...remove the inquiry and I will change the review. read more

I am a realtor representing a corporate seller. The buyers are currently using AmCap. I must say I have NEVER experienced such unprofessional behavior in a transaction in my life. The loan officer only supplies a cell phone, whos' mailbox is full. Fails to respond to emails, calls, texts, or the title company. This contract has been executed over 60 days ago. I have tried in vain to contact loan officer to no avail. If this is how this company treats professionals within the transaction processes, I would be exceptionally cautious for any and all potential clients. Can't say enough positive thing about Amcap mortgage company. This is my 2nd home mortgage with Amcap and staffs are very experienced and efficient. They do not waste time. Instead of dealing with large institution like major banks that has multiple layers of communication or advertised lenders that has inexperienced loan officers which will paint beautiful picture for you and tells you at the end that they cannot obtain a loan and ran a $400 appraiser for you. When you work with Amcap, you are working with a team that will work with you all the way and not going through multiple layers of communication which may cause you a delay. Amcap will also work with you to make sure you are in a good shape before pulling an appraiser which you will have to pay upfront with any lender. I referred two of my clients to Amcap and all have success experience. I highly recommend this team and will continue to refer them to my clients to get their dream homes! read more

I had paid my Jan 2023 loan payment to AmCap before getting notice it was sold. The payment had not posted at the new lien holder. I contacted AmCap and was provide the FEDEX tracking number where they had sent it to the new company, they had received it almost 60 days earlier. I then called the new lien holder and was told they did not have it, and i would need to prove I sent it. I had already provided the tracking # and asked to speak to a supervisor. The supervisor told me she would submit the information to try and locate it. I asked if I would get a call back, she told me I could go online and look at my account to see if it had posted. I then called AmCap and spoke with Pamela. After telling her my experience, Pamela took it upon herself to email the other company and by 5 pm the same day, she called me back to tell me the payment had been located at the other company and would be posted to my account. Originally applied for a FHA cash-out refinance while in Chapter 13, 8/20. gave them all my documentation, but was told to wait another 12 months of perfect payment record with my repayment plan. Then again applied 7/21. Again gave all records, verified repayments to court & that trustee made all mortgage payments. Court gave refi permission with new repayment plan 11/21. But when I was asked the reason for my cash-out, I disclosed it was for ADA renovations for my home now that I'm disabled. Things abruptly slowed down & all kinds of new hurdles were thrown at me by Amcap. Now, 3 months later, I'm told HUD won't let them approve my application because my bank statement shows I'm not current with them. Well, duh, I'm in Chapter 13. I have showed them in HUD chapter 4, section C that there is no such requirement. I believe they have been searching for a loophole to deny me because they found out I'm disabled & think I can no longer work, earn and repay the loan, which is nonsense and discrimination. Terrible service, incompetent people, and needlessly stressful. My loan processor was impossible to get on the phone. She constantly left the office early and was impossible to reach. My lender's, lackadaisical attitude was infuriating. Time and time again my team would fail to communicate with me what they needed, why numbers were wrong, and what was going on. Every realtor and lawyer will tell me oh this is just the buying process. This adage is not reassuring all this told me was that everyone was so numb to how terrible this process was, that it would not in fact ever change. I don't know if other lenders are better, as this was my first mortgagee, but I can tell you I will never use AmCap again. Specifically I will never recommend George to anyone, and if you ever have the misfortune of having Keri Ann as your loan processor, my advice to you is to find another lender as soon as possible. I was forced to pay for HOA questionnaire, told my loan closing cost would be 7k higher despite numerous attempt to get the correct numbers and told my final closing cost wire amount less than 24 hours before before the closing, despite the fact that I had been working towards this closing for 2 Months. read more

I tried this mortgage company on a whim. I talked to a loan originator with AmCap prior to applying. She was nice, so when I was ready to apply I decided to go with this company. This was a mistake. I would not recommend. Because of this company (or one person at this company (loan processor)), I wasn't able to close as scheduled (Dec. 30th). Thus, instead of being able to apply for homestead exemption this year, I have to wait an entire year. Thus, this company cost me money. It seemed as though everything was progressing and the one week I would call and they would tell me the same thing that I was being told last week, that is getting ready to go into underwriting. The company failed me. They asked for things last minute and they should have/could have asked for these things at the beginning and I would have been prompt in providing They also asked for things toward the end that I had already provided, further delaying the process. They offered no remorse for causing a delay in my closing. Then, I'm told interest rates are climbing, so I had to pay $1000+ for a rate lock that I was not prepared for. I would stay far away.
