We were referred to Frank and his plumbing services through our home warranty company to diagnose and repair our tankless gas water heater. What should have been a straightforward process turned into a month-long ordeal. Frank spent weeks "diagnosing" the issue. Eventually, we were told the unit needed to be replaced. He provided a quote. We approved it. The insurance company approved it. We thought we were finally moving forward. That's when the real problems began. After approval, he suddenly "remembered" that a gas permit was required and demanded an additional $400. I asked him directly to confirm this was the final, all-inclusive price. He confirmed. We approved it again. We scheduled the replacement. On the morning of the install, his office texted to cancel because Frank had "forgotten" to mention that parts were missing. Shortly after, the insurance company contacted us to say Frank was now requesting another $400 because he had just realized the vent needed to be changed -- something any competent professional should have identified from the start. Within one week, the price had increased by $700 due to his repeated "realizations." He took zero responsibility. No apology. No acknowledgment. When I questioned him, he was rude, dismissive, and completely unwilling to own his mistakes. We decided to find another vendor. Even then, he delayed responding to the insurance company and claimed work had been performed that never actually happened, apparently in an attempt to extract additional payment from the warranty company. This experience was unprofessional from start to finish. Poor planning, shifting pricing, cancellations, lack of accountability, and dismissive communication. I would never work with this company again. Proceed with extreme caution. read more

The main thing that can be improved is to actually fix what you charge for. I had a stopped drain and the kid came over reamed out a few things and charged me 315 dollars clearly that didn't fix the problem so they send in the big gun Frank. He does a few things and tells me it's going to cost 870 dollars. No mention of any credit since I already shelled out 315 dollars. When he left we assumed it was fixed. Wrong! We went away again for a few weeks and didn't return until 9/29. Guess what? Worse than ever. Toilets won't flush if I let water out of the tub or even do a wash water gushes up from drains in all bathrooms. After all of this I doubt very much if this company is up to the task of plumbing. Stay far away from Alvarez....he's happy to take your money without fixing your problem. read more

Beware of them for home warranty service. The technician Eric was unprofessional, rude, and aggressive. He entered our home and quickly made a conclusion about our problem. He claimed our shower head was the issue and we needed a new one. I explained that the screeching will typically stop after running the water for some time and so it seemed like it might not be the shower head causing the issue. He immediately became defensive, aggressive, and snappy. After about 5 minutes of the water running the noise stopped. It became clear that it was an underlying issue not the shower head. Frustrated, he said he was going to check the water pressure outside as this was likely the cause. He found the home water pressure to be very high. He then told me he would not write this in his report since my home warranty claim was for a screeching noise in the shower. I'm shocked at how manipulative, unprofessional and aggressive this technician was. Beware of them for home warranty claims. Update 6/12/24: After speaking with the home warranty company, we discovered the technician lied about his findings during the assessment. He claimed our shower was not making the screeching noise and that our outside water pressure was too high. This allowed Alvarez Plumbing to close our case. Our initial warranty claim was submitted because our shower was making a loud screeching noise when turned on. The technician heard the noise upon his inspection and initially claimed it was from the shower head. After hearing the sound stop after about 5 minutes of the water running, his claim that it was the shower head seemed incorrect. He then claimed it was likely a water pressure issue. Upon further inspection, he found the outside water pressure coming into the home to be very high. He then stated that our water pressure into the home was causing the loud screeching noise. This seemed more accurate since I saw his pressure gauge reading and the pressure was high. When I called the home warranty company, they told us that his report claimed the shower noise was not occurring. He instead wrote that our exterior water pressure was too high. He left limited notes and the warranty representative needed to follow up with the company. As a result, the home warranty company denied our claim. We asked the home warranty company why he checked the exterior water pressure if there was no issue with the shower noise. The home warranty customer service representative was unable to explain why he did that. They were just reading to us what Alvarez Plumbing said. And because of this lie, the home warranty representative said we would need to schedule a new service appointment for a second opinion and pay the service fee again. We requested a different company. However, since they didn't have another company in the area, it would need to be with the same company. Now the same company that lied and scammed the home warranty system will be conducting a second opinion (on their first opinion?) and receiving double the service charge. We had an issue where our hot water was not functioning properly in our home. Called Old Republic home warranty and they sent Frank Alvarez as their contractor for this job. As we were having house guests arriving the next day, we requested priority service from both Old Republic and Alvarez Plumbing. We were able to get the recirculating pump replaced in 1 day, and even though they were book solid, they managed to get Frank, the owner, out to our home earlier than the scheduled appointment, and in less than one hour, everything was done and working perfectly. Can't say enough about how responsive and accommodating everyone at Alvarez Plumbing was in this situation. Also learned a lot from Frank when he was working on the job. My sister was visiting and after a shower in the guest bathroom she could not turn off the faucet. Water was blasting out at a strong rate. We couldn't stop it! Hot water went out twice this week so I think my thermocoupler is out. I logged a ticket through my home warranty company AHS and it was a blessing this company showed up 12hrs after requesting help thus giving at least 1 star but they arrived and left without any update or checking out with anyone. My sister is home on bed rest and I'm traveling and so she cannot get up to see if we currently have hot water so I called the office and they won't give an update on if it's fixed or not until their tech updates the notes in their "system." At least provide a yes or no and call the tech but they will NOT call their techs in the field and they do not permit their techs to call you. Meanwhile, I could have another plumber out to have diagnosed and fixed and at least have an update. Now, i don't even know if I have hot water or if I need to call someone else. Do not use this company if you want updates on the status of work or any communication on the issue. read more

They lied, said they had to make modifications that I was responsible for. They refused to give me a breakdown of their work. He identified the problem almost immediately and was able to correct it also immediately. Beware. We used them for home warranty services. We were scheduled for a leaking faucet through our warranty, paid the $100 deductible and were assigned to this plumber. After scheduling with Alvarez and describing what we needed they suggested we cancel our warranty request and pay them directly just the $89.50 service call because the other items we wanted looked at wouldn't be covered by warranty. The other items we were asking about were having all the sink valves checked and look at the water heater regarding how previous owner had installed. Unfortunately we were led to believe by Alvarez that paying them $89.50 instead of the warranty company the $100 was a more cost effective option. But they left out what would happen with the faucet repair that was covered. When Eric arrived he determined the water heater and valves were fine and didn't recommend anything be done with them. So there would be no additional work (that wasn't covered by warranty). However he fixed the leaking faucet cartridge and we were billed over $264 ($89.50 for service call and $175 for the cartridge and few minutes of labor) when we should have only paid the $100 warranty fee. Alvarez's response was - oh well, too bad for you. What was I thinking when I let them talk me into paying them directly instead of using our warranty? Why wouldn't Alvarez work with their partner at the warranty company to submit our repair under the coverage? So wrong. Beware of these business practices. Eric the plumber gets 5 stars for his honesty but Alvarez gets a generous 1 star. Thanks for your reply. I stand by my statement. Your company should have had me stay with the $100 warranty deductible to fix my faucet. If you wanted to charge me $89.50 to also inspect my water heater and valves that would have been fine. Then I would only be out $189.50 instead of paying your full price to repair the faucet plus the $89.50 service charge which totaled $264.50. I did not receive a receipt for the work or the bid promised for the hose bib. So when I called your office to follow up and ask for these and express my displeasure that I felt the way you suggested I cancel my warranty and pay you directly ended up costing me more. The warranty company would have been paying you instead of me. When I called your office to ask for a receipt and the bid for the hose bib it was your staff that said they would ask you to discount the hose bib to make up for the way I ended up paying more. That would have at least been a good alternative solution. But - Instead of taking care of the issue like a good customer service oriented business, now we are discussing this all over Yelp. You made no effort to make it right and your response shows you still take no responsibility, accept no fault, and defend how you handled it rather than apology and offer to find a solution either with the warranty company or offering some other alternative. I shared this to warn other people on Yelp how your business operates and handles customer service. Again- your staff suggested adjusting your price on the hose bib, but you rejected making that offer. Please do not try to make this sound like I'm trying to get a lower price on a hose bib installation. Geez. Beware, people. read more

Had a 2 hour window and they were supposed to fix things covered under my warranty. They showed up 1 hour late and said they were only there to look at things. They said everything was covered. Next morning no water coming from my fridge. Called them to come back as everything was working day before and they were under my sink and must have done something. They misdiagnosed the issue and stated that it was an "improperly installed" tankless water heater... Mind you, I verified with the HOA that ALL of the water heaters in our complex are installed in the same area and the same location. Long story short - the home warranty DENIED the claim. Alvarez promptly sent an employee to assess the problem, discuss options. I chose an on demand hot water heater. Alvarez took great pains to keep me posted on obtaining the heater, worked overtime to make it fit and function perfectly in the small space allotment of a 1956 trailer. Thank you Francisco for posting another excuse answer! Again you do not have a clue on what happened.  You explain that my tenant wasn't there at the time of service. Which is correct but you state that I did not want to pay for another service call which is totally incorrect!  I did call the warranty company back and told them that we would pay for another service call since it was our fault. They sent the new work order to your office. But every time I called your office they had no clue and I kept telling your office that we will pay for another service call and that select home warranty keeps sending them out new work service orders but your office wanted nothing to do with it! I would get off the phone with your office and call select Home warranty and then wait on the line and select home warranty would call your office and tell them that they're giving them a new work order, then I call your office back and say they didnt receive it! I was questioning the reliability of the T&P Valve on my water heater and contacted Select Home Warranty and they had Alvarez Plumbing Services come out and Diagnose my T&P Valve. When they arrived they said it is not a good idea to tough that valve as it might start leaking. I informed them that I heard that you are supposed to check the valve annually. That said no. They did not even touch my water heater and didn't get within 10 feet of it. How can you Diagnose from 10 feet away. I paid them to Diagnose and they did nothing. read more
