The outdoor hot tub was a huge perk for us as was the billiards table and scrabble game. Every night they stoke a roaring fire in the wood stove. Perfect for when you come in from being outside. They offer free snow shoe gear to borrow, so naturally we took advantage and hiked outside on the trails. This place is 25 min from Muddy paws dog kennel to go sledding. Do it! It's amazing. While nearby restaurants are limited, what is around, is good. We loved this place. We will return.

I adored Pemi Cabins…read more My husband and I randomly decided to venture into Lincoln to visit Franconia Notch State Park after a weekend spent exploring Maine. We had no plans and no place to stay since we drove in on a whim. After driving up and down the main road a few times, we noticed a vacancy sign at Pemi, so we stopped in. The kind woman working the desk gave us the keys to both units she had available and let us look at our leisure to see what might be a fit for us. She even told us she could recommend somewhere else to stay if we didn't like our options. As soon as we turned the key on this cabin, we knew it was the spot for us. The location is incredible. These cabins are set right along the river so you can hear the peaceful rushing no matter where you are on property. We slept with the windows open all night so we could enjoy it. Our cabin had chairs on the front porch, so we sat and had coffee in the morning. Though we didn't stay long and spent most of our time out hiking, we did appreciate that this cabin had everything we'd need for a longer stay to be comfortable. It has a kitchen with a fridge and stove, plenty of towels and toiletries in the bathroom, and a very comfortable bed. I love that all the windows could be opened. There's a trail that leads down to the river for you to explore at your own risk. There's also a barn that has a few games and is the perfect place to hang out. We fell in love with the area and if we're lucky enough to make a trip back to New England, we wouldn't hesitate to book here again. I'd love to stay in one of their cabins with a covered porch to enjoy the river even more!

The shower floor is so spongy you question whether the floor will hold. The porch on the back also very spongy - rotted wood I would guess. There was no cable available on tv...no extension cord for the fan that is needed in the bedroom because there is not a plug in the bedroom and it's HOT. There is a teaser fan but no way to use it as there isn't an extension cord to plug it in. There is a delapitated discarded couch and chair outside with a "free" sign - next to the dumpster that you have to pass every time you drive in or out. News flash Pemi Cabins NO ONE wants that old busted up dirty furniture. Pay to get it removed! Never anyone at the "office" went several times door is always locked. Listened to an animal trying to rip through the bathroom ceiling for a straight hour, Missing screens and dinghy dirty looking quilts. Rugs in bedrooms need a good cleaning and vacuuming. Landscaping is overgrown and weeds almost as tall as the roof of the porch. It appears they don't care about the little things. Property doesn't appear as what you see in pictures. Not sure about these other reviews. They are questionable based on what we saw in Cabin 12. Another question: Where is the "friendly staff these other reviewers speak of. Apparently they quit because there isn't a one here.

First of all, I am not a camper but I was intrigued with glamping. I stumbled upon Huttopia looking…read morefor something different to do in the White Mountains. My husband is an outdoors enthusiast and has tons experience camping so I felt comfortable knowing that if this experience was less than glamping (i.e. a place to plug in my hairdryer - btw bring a hair dryer and conditioner) I would be fine. Well, it more than met my requirements for glamping. We stayed in Trappeur Tent #45 right by the brook. There's enough distance from adjacent tents that you do have privacy without feeling totally secluded in the woods. Each tent has electricity, running (potable) water, flushing toilet, a shower and basic toiletries. There's no cooking in the tent so be prepared to do all your meals on the outdoor grill. The kitchen area is fully stocked with pots, pans, dishes, bowls, glasses, utensils, cutting board, colander, cutting board and basic cleaning products. There's a small refrigerator but no freezer. We had a cooler that was stocked with food and ice that we stored in the bear proof outdoor storage unit. There's a fire pit that we used every day. NH has a strict law about bringing wood in from out of state, so you do need to purchase wood from them. All the details about this are on the website when you register. You have an option to bring your own linens, but we opted to have them provide it by registering for the Zen rate (again all is explained on the website). Our unit had one queen size bed and two bunk beds. There was a portable floor fan in the unit for cooling. We didn't need it because it got to the lower 50's at night and upper 70's during the day. The tent does have a wood stove for heating that we did not use. You do have to bring your own towels for the pool. On site there's a basketball court, playground, ping pong table, corn hole, foosball table, bocce ball court, movie night, other activities like yoga, kayaks and tubes for rent, and a variety of board games. You cannot drive your car to your unit but there are plenty of carts in your assigned parking area to haul your stuff from your car to your unit. You do have to dispose of your trash at their localized trash site which is a bit of a walk from your unit. OK it was a bit of an effort but I got my steps in for the day with that task alone. The food truck is great. We enjoyed crepes and coffee each morning. There are also muffins and smoothies. I am told that the pizza is quite good. The food truck opens at 7:30 AM. Check when you register what their hours of operation are since they run two shifts - morning and afternoon/evening. With all those details I was most impressed and grateful for the beauty of the site as well as the genuine friendliness of the staff. You are in the middle of the woods in the White Mountains "roughing" it with all the amenities. I was truly at peace and had some of the best sleep in months. We're heading back in September to do some hiking. I'm sure I'll rattle on about that experience in a few months. Just go! Have fun!

Glamorous Camping AKA Glamping this memorial day weekend…read more This is the second time in a row we came here. The place is very peaceful with all the facilities of a service apartment. Furnished tents with fresh linens, kitchen stuff. Our tent had a full bathroom with stack of fresh towels, soaps and shampoos. It is a pet friendly place with swimming pool, volleyball and basketball ground, food truck good staff. Both the evenings of our stay, they had a concert and magic show for kids. Kids loved it. I am definitely coming back to stay in their nee Chalet cabins.

Unforgettable experience....as usual! First off, we have been patronizing this campground several…read moretimes a year since the new owners (John and Lisa) took it over a few years ago and made countless upgrades and additions to make this campground one of the best in NH. We stayed here for our usual (3) nights in late August 2023 at our usual (brook front) site (no I won't say the site number... its ours LOL) with my wifey and our "son" (dog). I am constantly amazed how dog friendly this place is. Most notably the welcome he receives upon check-in and the obvious love of animals from the staff. Most notable, this past trip a male employee (maintenance) I believe (sorry I don't recall your name) went above and beyond by showing our dog so much love, making it a point to stop and say hello to him in passing and even bring him his own bag of dog treats on our last night (which he devoured before we got home). The campground has (3) amazing dog (ambassadors) which make the stay even more enjoyable. First there is Lacey, a quiet yet reserved doggo with an obvious sense of class and sophistication. Then there is Tyson and energetic lab who will be your best friend if he sees you with a ball. Last but not least there is Rocky the rottweiler who has been the "framed" by some bad reviews as intimidating (LOOOL) he is an amazing, well trained, kind, asset to this campground and it is your loss if you find him to "Intimidating" to say hello to as he is passing by sitting shotgun on the chrome wheeled chariot (golfcart) that he frequently "patrols" the campground in. Most notable in some negative reviews this campground has rules! and has security! for a reason! The rules are simple (DRIVE 5 MPH!) It's common sense! You wouldn't speed through a school zone so why a campground with countless kids and animals! And yes, if you speed you may get told to "slow down" please don't take offense to this like your being personally attacked. It's the employees and owners taking a stand to ensure their guests are safe! The second rule is "Quiet ours are 10pm to 8am". If you are making excessive noise during this time, yes, you most likely will be spoken to by security. Again, don't take offense to this "outrageous" rule. This campground is surrounded by (2) beautiful brooks and the last thing that needs to be heard is excessive noise in such a great location. We can honestly say in the several years we have been coming here we have never had a noise issue. However, if you do have an issue there is a convenient phone number you can text where your issue will be addressed promptly. Everyone here is either guests or friends which shows by the extent the owners (John and Lisa) go to ensure you are having a great time. The few negative reviews I have seen are mostly because you didn't give them a chance to go the extra mile for you, or were just plain rude or entitled. We have personally seen the owners and staff go the extra mile multiple times! As far as the campground itself its situated in the heart of the white mountains close to many major attractions (Clarks Trading Post, Kancamagus Highway, Storyland, Santas Village, Flume Gorge, Polar Caves, Lost River Gorge) to name a few. This campground is wooded! Yes, there are no wide open spaces it's a wooded campground in the heart of NH and there are trees, winding roads and each site is unique. The owners made it simple to plan your visit by having posted photos of many sites online as well as provide information while booking explaining what the features are to each site and what type of equipment it can accommodate. There are rustic (primitive) sites, full hookups (water, elec, sewer) as well as gorgeous "Glamping" cabins and more rustic simple wooded cabins! The (3) restroom/bathhouses are always clean and welcoming. The onsite laundry room served us well after we were ill prepared during a NH summer downpour! During the day (especially weekends) there are activities such as games (Human bumper ball!!!) as well as "Fairy walks!" Ice cream socials, arts and crafts and our personal favorite the "dance parties!" featuring the fairy lights (see attached photos) during the evening the area around the bridge is lit up by countless laser lights which reflect off the trees to create a truly unique experience. Each time we arrive our site has been immaculate and ready for us which is another kudos to the amazing staff. After writing this review, I feel like I have not touched the surface of topics I could talk about regarding this campground. We will continue to patronize this campground and consider it "our campground" and our "home away from home!". 10.5 out of 5 stars! -Lavoie family!
