DO NOT HIRE GRACE CONSTRUCTION…read more Contractor identification: Grace Construction, LLC / Jay Colley -- MD MHIC #151417 | MD MHBR #9211 | WV #WV066389 | PA HIC #PA215319 If you aren't prepared to watch over their shoulder and inspect their work, I would seriously reconsider hiring Grace Construction. Based on my experience, without constant homeowner oversight, I believe I would have been left with a substandard finished product. My experience was a pattern of poor workmanship, poor judgment, repeated rework, property damage, and a serious lack of quality control. An entire outside rim joist was installed crooked and had to be redone. The railing was visibly crooked. They left the jobsite with the concrete in the condition shown in my photos. I had to go out while it was still workable and broom-finish it myself, but I was unable to edge it due to it being too cured at that point, and I still later had to have the concrete work corrected. Wire mesh remains exposed at the surface. The concrete requirements were written into my contract, yet I had to point those requirements out when the work didn't match what was contracted. I also dealt with drainage I had to dig up myself, concrete residue and staining on my asphalt, asphalt damage, jobsite messes, and work that repeatedly had to be corrected or redone. A relatively straightforward deck rebuild dragged on for about a month with an incredible amount of unnecessary rework. To their only credit, Grace Construction was generally willing to come back when I identified a problem. The problem was that, in my experience, their corrections too often led to another problem, another correction, or ultimately required a third party to correct the work. Being willing to fix mistakes is appreciated. Having to repeatedly fix the fixes is not quality control. They are more worried about other job sites instead of the one they are on. They will drag your work out to prioritize other things. There was plenty of lip service about quality and providing a great customer experience. My issue with owner Jay Colley and Nick, who was presented to me as their project manager, isn't personal--it's performance. I experienced repeated poor judgment and failure to catch obvious problems before I had to point them out myself. When the homeowner has to provide the quality control, that's a management failure, not a personality conflict. Grace Construction eventually tried to resolve the accumulated problems I considered acceptable. Despite everything, I was prepared to move on. Then they came back. During a return visit, Nick drove into the edge of the neighbors and left ruts in the lawn. I was ready to take my lumps and let everything go until Nick was sent to "oversee" the repair (whatever that means in the scope of this "company"?). That's when you will see pictures of the ruts left in my neighbor's yard, which Nick responded to with a sarcastic, dismissive attitude, as did Jay via text. He refused to answer the phone. Not that any of it needs explaining, but the neighbor had hired someone to come to his home and help with some street water diversion that was impacting his property. It had been there two days when nick drove over it. Again, to the point that a little situational awareness and attention to detail would avoid most of their problems. After everything else, another instance of carelessness with my property was the final straw. Everyone makes mistakes. This wasn't one mistake--it was a pattern. I have extensive photographs and communications documenting this experience. If you hire Grace Construction: watch everything. Check everything. Protect your property. Don't assume something was done correctly just because you're told it was. I would never hire Grace Construction again. When signing a design contract, I was so excited to work with Cedarbrook. Right from the beginning…read moreMike made us feel very comfortable and assured us he could replace our 20 year+ s me deck and patio within our budget. He was flexible with our schedules and answered all our questions. However, once he had our deposit that quickly changed. Mike's quote for a FLAGSTONE patio was originally $12-14k and advised if we switch to pavers it would be significantly less. However, after patiently waiting for him to finalize the numbers, he provided us a revised quote for the same size PAVER patio for $24k. Mike could not provide a clear or consistent answer for why the price doubled. At first he said it is because he omitted $8k of debris removal and haul away costs. (Which was our first red flag - how does a professional contractor with 17 years' experience exclude debris removal when doing a full deck and patio replacement?) Then Mike said the quote was based on a smaller patio. We were clear from the beginning the size of the patio can't decrease. So this answer is either false or he had a glaring error on his end. In fairness to us, we asked to see the drawing of the smaller patio that supported the original quote. We patiently waited; however, Mike was unable or unwilling to provide the requested drawing. Then Mike blamed another contractor saying that he doesn't set the prices. If that were true, how did he confidently quote us $12-14k before we gave the deposit? That question is still unanswered. Mike also was unable to complete the design in a timely manner - taking over 7 weeks to provide a plan and pricing to replace our same footprint. We were told construction could be completed by the first week in December - turns out that was also false. We put in over 2 months of time, effort, and planning into this project and are now waking away incredibly disappointed and frustrated. For a company with such great reviews, this is a true shame. Despite all these red flags, it's is important to note that, until recently, we wanted to find a way to make this work - after all mistakes happen. However, having an owner not be able to take ownership of his mistakes and work with the customer to find a solution is just bad business. I strongly advise anyone thinking of doing business with this company to be very careful. Sneaking in costs and not being able to back them up is simply wrong. We clearly dodged a bullet, so for that I am grateful.

James understood my priorities and limited budget, we settled on a few color combinations and design elements, then I took home sample tiles to see how they looked in the sunlit room throughout the day. After a month to let the decisions settle, the contractor was setup and the materials ordered. Very important: the contractor worked directly with Mid-Atlantic, I never had to be in the middle to relay installation assistance or anything ever (including ordering a few extra tiles when we had to add a seat to the design after finding in demolition that under the tub the stairway ceiling encroached into the bathroom floor space.) All materials were politely delivered on time, James was always available for my appointments, he worked seamlessly through the COVID shutdown, and they even accepted returns of a few unused pieces to get them out of my garage. Highly recommend, there were way too many choices and gotchas to approach the design on my own. Working with a professional was the way for me. Recommended!

Please note that I am providing my review for Juan's consultation and process of estimation…read morespecifically. I have not hired this company to perform any work. I requested a consult for my basement renovation. Juan was prompt in following up with me and we were able to meet and walk through my property within a couple days of making contact. We had a great 20-30 min face to face chat and I was excited about the possible opportunity to work with him given his portfolio, how they build things in house, his informative feedback, and how pleasant the engagement went. Because I was interviewing other contractors, I requested that all contractors stand by for me to submit a updated scope of work description which I accompanied with pictures of my basement and 2D and 3D future state rendering that I produced so that they'd all have the same information. Juan was perfectly fine with that, and he had left such a great impression that I considered him a top contender even prior to receiving an estimate--I was certain my choices would be him or the previous contractor that did my main floor kitchen and bathroom renovation. However, fast forward to a couple days after submitting my updated scope of work. Juan responded back to me declining to move forward because I included a price point for my bathroom vent fan (not to exceed $130) and the copper pipe (not to exceed $3 per foot) in my scope of work. He shared that he doesn't let customers dictate the pricing on materials or labor costs. Imagine my surprise and jaw drop! I was absolutely disappointed and taken back that Juan didn't instead reach out to share his concerns (e.g., let me know if my price points weren't realistic, inquire about whether I was flexible with those price points, etc.) before completely dismissing me and walking away from the opportunity. This was a small blow to my plans since I had to go back to researching additional contractors to consider. I followed up sharing my disappointed and that I would've been happy to accept his advisement and recommendation. I even told him that if he had a change of heart I would be happy to discuss further and continue exploring this opportunity. Unfortunately, I never heard back from Juan so it's safe to say that his mind was made up. I know customers don't dictate the cost of labors, but materials? Owners absolutely can/should select the materials used, not necessarily the building materials tho possible but the finishing pieces and/or main components (eg flooring, tubs, cabinets, light fixtures, etc). I say all this to say, If you ever plan on working with Juan, be aware that identifying price points for certain items are non-negotiable and he'll walk away without reasonable communication.
