We live in a 70 yr house on a hillside with amazing mountain views; but often besieged by the paranoia of being on a hill. Mark allayed fears both times, answered questions to explain the subtle phenomenon that concerned me every so often, & confirmed everything was normal. Inspections were thorough & no unnecessary work suggested. Often, homeowners aren't knowledgeable about civil and construction work. Speaking to these gentlemen is like speaking to professors who'll tell you clearly if you don't need work; and what you may need 15 years from now. We ended up being advised that nothing was needed to be done. The most remarkable example of integrity.

If I could give you more stars, I would. Thank you for a project done to perfection. Foundation Repair LA also did our seismic retrofit. Cesar, Magdaleno, and Cesar were outstanding. They had the project completed on schedule and were also easy to have around. Matt also set up this project for us and it was very easy to complete. It took two days. The cost of both projects was within reason and they gave me a discount because of having both projects done one right after the other. The whole team made for a positive experience. Taylor in the business office was also responsive and friendly. Thanks to everyone at Foundation Repair LA. for making a dreaded project easy to get through. My new driveway looks great, by the way.

    I have a bedroom in my house where I noticed the floor is sloping. So I contacted one of those…read morefoundation companies featured in home magazines, which offers home services. Two men came out (in different cars), did a perimeter assessment, and used what seemed to be a leveler gun that they used in the sloping area, and quoted me 9K without even stepping a foot under the house. I found that odd since I would think you would need to assess the actual structure/foundation of my home, especially if you're recommending to hijack it up. They asked me about my home inspection and what they found. I forgot- I had used LA Structural for the home inspection when I purchased my home in Aug 2022. So I thanked them for their time, and contacted LA Structural. When I contacted LA Structural and requested a consultation, I mentioned that I had the report and that they wanted to see it. They said, Nope, we'll look at it with fresh eyes (Green flag #1). Brandon came out and asked me a few questions. I showed him the area, and he didn't hesitate and said he was going to look under the house to see what was going on. Brandon put on his suit and mask, then squeezed through the narrow crawl space under the house. When he came out, he gave me the rundown. He explained that there was nothing wrong with the structure/foundation of my home. However, if I wanted to replace the posts and piers under the house with concrete piers, I could do so, but it wasn't necessary. The sloping area of my home was caused by an old furnace that was still there, which was settling slightly. What I could do to fix that would be cosmetic. He gave me a cost range, which was similar to the original assessment LA Structural had quoted me a few years prior for the piers and posts, off the top of his head - so I knew, right then and there, that I was given a fair assessment. And if you're thinking, "Oh, they just looked up the report before they headed to your home," nope. Because they called me shortly before my appointment, asking if they could see the report, as they couldn't find it (I remembered I used a different email when I had the inspection done, sorry guys!). When I was asking a few questions, Brandon explained what was happening and what to look out for in the future. I forgot to mention, Brandon is an ENGINEER. So, his foundational knowledge is rooted in academic learning and practical experience. Without hesitation, I recommend LA Structural. They have been consistently fair in their assessments and didn't try to push or suggest something that I didn't need. Thank you, Brandon and LA Structural, you saved me thousands!

    LICENSE SUSPENDED: Avoid This Contractor: Failed to Comply with CSLB Arbitration Award…read more I am updating this review to warn other homeowners to check the California Contractors State License Board (CSLB) records before hiring LA Structural. As of March 2026, their license has been officially suspended due to their failure to comply with a legally binding arbitration award. On October 22, 2024, LA Structural requested and collected full payment for the second contract (permit acquisition for all work listed in the first contract) before any permit-related work began. Note: This is a violation. Despite full payment on November 26, 2024, none of the required permit finalizations occurred as promised, and the contractor stopped all permit-related work. Required tasks--such as coordinating inspections, correcting the soil compaction report rejected by LADBS, and managing final permit approvals--were not performed by LA Structural and were left entirely to me. I spent the following five months working directly with LADBS and city inspectors to complete these tasks. During those five months, I identified two defective areas of work. First, the soil compaction report was rejected due to LA Structural's circumvention of requirements. LA Structural hired a deputy instead of a third-party geotechnical engineer, bypassing the grading inspector's requirement and misleading me as the client after charging an additional fee for this engineer and report in November 2024. Consequently, in February 2025, Inspector Bonvouloir officially rejected the report. Later, Clark Inspections--the subcontractor hired by LA Structural--emailed me stating that LA Structural planned to use their in-house engineer to revise the soil compaction report, again attempting to bypass the requirement. I ultimately had to redo the soil compaction report through a licensed geotechnical engineer and resubmit it, after which it passed the city's review. The second defective work involved the drainage pipe and was documented in the CSLB investigation report. After 13 months of CSLB mediation, investigation, and site inspection, a mandatory arbitration hearing took place on January 22, 2026. The arbitrator ruled in my favor and ordered payment within 30 days. LA Structural failed to comply, resulting in their current license suspension. Notably, prior to the issuance of the stipulated arbitration award letter, the contractor repeatedly attempted to have me sign his own private settlement agreement--non-CSLB documents with terms that went beyond what had been agreed upon at the hearing. Don't sign it! I later learned that this is a common tactic contractors use to remove CSLB from the matter. Per CSLB instruction, I filed a claim with their bond company, Jet Insurance, to recover the awarded payment. Despite their written commitment on February 11, 2026, to issue payment if the contractor failed to meet the CSLB deadline, Jet Insurance instead extended the deadline to March 27, 2026, stating that "the contractor intends to make payment by this week." LA Structural failed to meet this extended deadline as well. On March 30, 2026, I received an email from Jet Insurance stating, "Attached is the Final Release and Assignment of Claim agreement, relating to the claim...In order to issue payment for this claim, Jet Insurance Company requires the attached agreement to be reviewed, physically signed and all pages returned." It has taken 16 months to recover my funds for their abandoned and defective work since their collection of full payment. Based on my understanding, when a bond company pays out a claim, the contractor's license remains suspended until specific legal and financial requirements are met for reinstatement.

Truthfully, no one came close to the knowledge, honesty, and thoroughness of Solomon and the Sunshine team. What stood out most was that they never tried to oversell me. They were straightforward about what needed to be done and what didn't. The dirt removal ended up taking about twice as long as originally estimated (not their fault - there was was just way more dirt than was viable), but they still did not hit me with a change order. Finding a contractor that is honest, communicative, and actually sticks to their word feels almost impossible, but Sunshine did exactly that. I also asked them to move the start date up by two weeks because of our move-in timeline, which was a huge ask. Ram, the owner, personally made sure it happened and clearly moved things around to make it work. Ram and Solomon were available throughout the entire process, from start to finish, and they even had their crew working overtime to help us hit our target completion date. They truly went above and beyond. Sunshine did an amazing job removing a massive amount of dirt and reinforcing our raised foundation. I will be doing seismic retrofitting with them in the near future. I could not recommend this team more.

My husband and I knew we should get earthquake insurance but the cost blew our minds but when we heard that you can get a 25% discount if you complete the retrofit, we explored what it would entail. Well the EBB subsidy which came out to $3,000 was a huge motivator. Selection: To select a company to work with I went overboard reading reviews, not just looking at ratings- Yelp, Google, Angi, Houzz. Plus, I always look at Next Door because our city is finicky so I wanted to see which companies had delivered excellent experiences for homeowners in our city and lastly I look at Reddit. I invited 3 highly rated companies with excellent track records to provide quotes based on the work required. Out if the 3, two came, went into our crawl space and provided a detailed breakdown of the necessary work and cost with photos. The third company provided a quote over Yelp without coming in person to do a visual inspection. So they were eliminated from consideration. The remaining two which included Sunshine were excellent and after putting together a side by side comparison of the work and costs along with their answers to some initial and follow up questions from my husband ( who was a 35 yr construction industry executive), we selected Sunshine and specifically Adam who was the lead that came to our house and who provided detailed and technical responses that instilled so much confidence. EBB approval: Well from there, it was like we had a retrofit concierge with Diana guiding me through every step which is necessary because there are things that need to be done on the EBB website to ensure compliance to receive approval and given Sunshine's vast experience, they have it down to a science which eliminates a ton of confusion I am sure I would have had to face without them. The retrofit work: The team was on time, had detailed instructions, and worked diligently the entire time they were here and they provided photos of their work. And a bonus was I didn't have any clean up to do afterwards. I need to note that out of an abundance of caution Adam ( who is also a licensed electrician) came back out to take care of a wire that looked suspicious but was probably not an issue. If he had not mentioned it, we would not have known City inspection and approval: A breeze! The gentleman that dealt with the city came by after to give us the good news and it was apparent he was trusted by the city inspector. Retrofit completion certificate Diana expeditiously provided the certificate i needed to provide my insurance broker to get quotes after instructing me on how to complete the final EBB steps Success! We now have earthquake insurance and saved 25% off the premium. Side note: get your quote from GeoVera and not the Earthquake Authority. our quote for better coverage by a more highly rated company saved $1,500 in annual premiums So, for a project that seemingly would have been a bear, it was probably the easiest construction like project and process I could have imagined that gives us added confidence in protecting our home. Enrique returned my call quickly, had a great conversation (I told him that I have had trouble with contractors keeping their word or not showing up in the past), and made an appointment for the next day. Later he left me a message that he was tied up, but would send Alvaro in his place. Alvaro was quick, professional and pointed out issues beyond the EBB. Enrique sent me an EBB estimate within a day, but I needed to know what the additional price would be for the other issues, so I made an appointment with him for mid-week, agreeing that if his city inspections held him up, he could call me to schedule for Saturday. I needed to meet him face to face, ask questions and go over the additional estimate that he was supposed to send. Remember, we are talking about thousands of dollars! He didn't call, failed to email the additional estimate, and didn't show. When I called him, he didn't return my call. I emailed to say that if I didn't hear back, I'd move on with another company. I got an email, apologizing, saying that he was tied up with another customer, and he understood if I hired someone else. Since he got back to me, I responded to his email, offering one more chance to meet in person, but he just blew me off. I pointed out that with the additional work, it seems that my job would be beneficial to his company, and that I don't understand how any business today cannot return a call, message or email, considering they carry a phone with them everywhere they go! I ran a mobile business for years and never let down a customer, and back then, we didn't even have cell phones! In the end, I guess I got off easily, because it is better to not have signed a contract and then been let down or lost money, but the truth is this company wasted not only their time, but also mine. Hopefully this review will alert others to think twice about hiring any business that doesn't really want to work for them, misses appointments or doesn't return calls quickly.
