Positives: Located next door to a barber shop and a small grocery store, pool & gym, fully furnished, study room w/ (limited) free printing, relatively affordable, plenty of parking, and rooms are very spacious. Early on my unit's dryer, washer, and dishwasher started having issues; it took a couple days, but management replaced all three. Negatives: Usually trash in the hallways, maintenance can be slow, elevators are frequently out of order, walls are pretty thin, no in-ceiling lighting (so it can be pretty dark), AC system is finicky, Wifi can go out for days at a time, dogs that bark until 3 in the morning, and they just recently started charging $4 for guest parking (even though the top two floors of the parking garage are always empty). Definitely not luxury apartments, but they'll get you through college.

if i could give this complex anything less than a one star i absolutely would. Do not, and i mean DO NOT waste your money at this scam of an apartment complex. i'll admit they got me with the tour of the neatly posed bedroom and the newly renovated clubhouse/pool area but i'm beyond my last straw. from guests and people who don't live here sneaking in to the complex at any given moment for ridiculous parties and using/destroying the amenities or the absolute filthiness of every outdoor surface i just can't take it anymore. i shouldn't be paying almost $800 to come home to horrendous smells and literal poop smeared on the wall by the elevator that's barely 20 feet from my front door. i shouldn't be disturbed by someone's guest climbing and jumping off the complex railing and having the police/fire department all gathered together in front of my window on a sunday morning. Between the elevator being broken 80% of the time or the in unit washer dryer taking 7+ hours to wash a small load, wanting the things we pay for to work seems to be too much of a task to be fixed well or in a timely matter. so unless you are looking to party at all times with people who don't live here, walk amongst piss, poop, vomit and all types of garbage, wait all day for half done laundry, or climb several flights of stairs because the elevator is down AGAIN, i repeat DO NOT LIVE HERE.

    same thing lol

Below, Catie and Devyn are even being nicer than how I'm going to talk about this place. If I had the ability to give Alight 0 stars, I would. IF i had the ability to break my housing contract without a fee, i SO would, and would've done that after my first month living here. NEVER MOVE IN THIS PLACE, UNLESS YOU ENJOY HATING TO PAY THEM RENT BECAUSE OF ALL THE GROSS, ANNOYING, IMMATURE, AND VILE THINGS THAT HAPPEN HERE ON A DAILY. Soooo, let's talk about the move in process that happened for me and my friend.... On the day of move-in, my friend and i were excited to see our apartment, and we got our keys and folder that they give you open arrival. We go up to our floor and find our apt number, so we tried the stupid electric keys that they decided to use, and the light on the key pad was flashing red. We tried multiple times until we gave up, annoyed, and went to the front desk. We spoke with Laurene and she tried to tell us that the keys were reset and to try again. I said no, I'm not gonna trust a rubber-plastic key to open a technological key pad and think that when I get back to my door I'm not gonna have the same issue. So I asked Laurene to send a maintenance man to our apt to fix the keypad, because I knew it wasn't the key, it was the pad on our door. After the maintenance man arrived at our door, he starts drilling at the door for over 2 hours to try and get us in our apartment. By the first hour I left because I had work, but my friend stayed with her parents, and they were outraged. They finally got in after putting a whole new key pad on the door, and my friend couldn't even move in til a few days later because of her work schedule. I was planning to move in that night, but upon arrival, I saw a sanitization sticker on my door saying it was clean..... and this is the funny part, as I open my door, not only do I see stains, glitter, clipped toe nails, other nails like screws and tacks on my bedroom floor, i moved the dresser they gave us with a SHIRT underneath it. I could go on with more things that I found just disgusting in my bedroom, and knew that my place wasn't cleaned AT ALL. Almost the whole management team came up to my apartment, one being Dana, trying to tell me that it looked clean to her..... I about lost my mind. I asked, "so you would move in and start unpacking everything with it looking like this?" she obviously didn't answer with a yes let's say. Let's move on to another issue. The stupid doors, that never seem to be working right, since I see almost on a daily, homeless people walking around in the parking garage, around the complex, and even sometimes in the stair well when coming home. I've had to call multiple times for security to do something. And also, let's talk about the elevators as well. The elevators are always so dirty, and within the first month of living here, there was dog piss all over the elevator floor, and someone had the audacity to just leave it and think it's not their problem to clean up. I know at the center of this, it's not the managements issue, but if you would like to deal with other college students that don't know how to clean up after themselves, and seem to still think other people will clean their mess for them, then go right ahead on wanting to live here:) But in a way, it is managements fault for not having enough cameras. Like, this issue and all the trash and footprints of people putting their feet on the door, trying to break the elevator could be resolved if there was a camera in the elevator. It would tell other residents to stop trashing the elevator and stairs if they also put a fee in place. There was a time where the plastic ceiling squares were missing because someone popped it out and took it. Idk why they don't get with the program and find the people that do these things , because honestly this just shows that management doesn't care, they just care about the money. To go on, honestly the whole courtyard in the center of the building, where dogs poop and their owners don't clean up after themselves is honestly why some shouldn't even have dogs if you don't know how to take care of the situation. Like, there's no consideration at all for other people living here. If you have a home and want to leave that in YOUR backyard or front yard, then by all means leave it on YOUR yard, not a communal space. Let's also add on to when all residents have the time to drop off their bag of trash by the designated spot by their door, for when the valet trash come to pick it up. Multiple times, and I mean several within a month, I've seen several bags of trash just thrown down the stairwell, and FOR WHAT???? like are you that immature to not understand to leave it by your door to be picked up? and do you really hold no consideration for other people that use the stairs instead of the elevator? like it sucks to have to smell what you ate 4 days ago, and the stench of alcohol that wasn't finished, mixed with old fast food from a drunk night.

The fact there is no way to contact anyone at this property is ridiculous. I've left messages as well, no call back. She asked several times to move in early because her previous lease ended and she had a 2 week gap in housing. University House told her there was a waitlist, ultimately she was not allowed to move-in until August 14th. Yet apparently, her rent was due August 1st , so she arrived on her actual move-in date already owing a $40 late fee that she had to pay before receiving her keys. How do you charge someone a late fee on an apartment you haven't even allowed them to move into yet? If University House is going to require rent before a resident is permitted to take possession, that needs to be made exceptionally clear. Finding out you're already "late" before you've even moved in is ridiculous. Especially considering these are college students! More concerning was what happened when my daughter questioned the fee. She spoke with Deja, who told her she wasn't going to keep explaining the same thing. My daughter asked to speak with a manager. Deja told her that SHE was the manager and that there was no one above her to speak with. At move-in, my daughter learned that Deja is actually the assistant manager and "Mitchell" is the property manager. So why was she told there was no one above Deja when that was not true? And where is the accountability for that? This is student housing. Parents are trusting this office with young adults who may need management's help with issues far more serious than a $40 fee. If a resident ask to escalate a concern, they should not be misled about who is in charge. Nor should they be intimidated & undermined. After reading the other reviews, I see that complaints about management, communication and unanswered phones are not new. That makes this experience even more concerning because what are y'all doing about it? Do you even care? I want the $40 late fee refunded, but more importantly, I would like management to address why my daughter was given false information when she specifically asked to speak with someone above the person handling her complaint. I'll be sending an email as well.

There were fruit flies in the hallway, which seemed tied to the trash chute not being properly maintained. The building also often had strange odors that made common areas unpleasant. Maintenance response times were frustratingly slow. Several issues took far longer to fix than they reasonably should have, and communication wasn't great when things were reported. Hot water was also inconsistent, sometimes going out for a week or two each month, which made living here really inconvenient. The gym is very underwhelming and not well maintained. On top of that, I was moved here after being kicked out of GLV for a semester due to ASU housing placement, which made the experience even more frustrating. I was living in a "renovated unit," however, the built-in desks in the bedrooms were old, the couch was old, the built-in entertainment stand was old but everything else was updated & *poorly updated at that. The paint was just thrown on the walls, cabinets and countertops were put on quickly & it shows. Maintenance was pretty good at responding to calls & getting things taken care of-- I'll give the complex that. The biggest issue is that everyone in the office has a different answer to your question & nobody can give you a clear answer on anything. I needed to find a relet for my unit since I graduated early. They barely give you any instruction on what to do. They told me to have my person who was taking my relet to fill out an application & indicate on it that they were taking over for me. Nowhere on the application is that an option. Additionally, you have to pay 85% of your current rent rate to them to break the lease. So they give me my balance & tell me to pay it as soon as I can online. They gave no date it was due by, nor did they tell me my online account would be deactivated once the new tenant moved in & I would be required to pay it via money order or check ONLY because previously, I was told I would keep access to the account as long as I had a balance. Finally, I get a letter in the mail showing I have 30 days to pay the balance or I will be sent to collections (even though I'm given no date it's due to begin with but okay, fine). So I go online to pay which I cannot because my account has been closed & I live in Ohio now, and when I call to ask how I can pay, they say they have sent my info to collections but it has not been 30 days yet? Long story short, I ended up having to send a friend money via an online app and have them write a check & take it to the leasing office to be processed to avoid being sent to collections. Moral of the story-- if you have to cut a lease short or need the office to do a task more difficult than giving you your mail, be prepared to have 5 different answers & have very vague letters come in the mail that have no information or clear instructions on how to complete something.

My roommate and I had a 3 bedroom but for the first year and a half there was no 3rd roommate. We were given a smaller fridge by the first owners cuz when we moved in ours was broken. They promised that they would get us a bigger one and if we didn't get it right away then for sure it would be supplied by the time we got another roommate. We get a new roommate and we ask for the bigger fridge- they promptly tell us no and tell the new roommate that we are lying and they never promised that. I have email proof but they ignored it. And we decided not worth a fight. Then we get to the fact of me moving out. I moved out early cuz I had a two day drive. I asked them how to submit keys when I'm leaving at 5am and they don't open until 10. There isn't a drop box for us there isn't anyone there to call. So what do I do? They tell me to leave it with my roommate. I leave on Thursday before move out she turns them in Saturday before move out. I get a statement about my deposit refund and they deducted money for keys, utilities, and pet rent. 1) why the keys if they were turned in? 2) how did they get my address in a state I didn't give them? 3) why am I paying these rental charges when I paid the months rent before I left? I cal to ask and am quickly met with annoyance and rudeness from management. Mind you- I hate confrontation and was very sweet and kind simply saying I wanted to understand the charges. When I say my roommate turned in the keys, they say no, they never received them. I'm like okay then where did they go? And then when I ask how did they get the address when I didn't give it to them, they said they'd call me back. They call back to say they found the packet and I was charged for keys cuz the keys were turned in late. I was like ummmm probably not cuz my roommate turned them in Saturday BEFORE move out like I checked with her. But whatever. So then I say ok what about the rental charges, they say oh everyone has that but you're not charged for it. It's a misprint, your charged for just the keys. I ask to clarify that I'm being charged nearly $100 for just keys not rental also cuz the statement says keys cost $12 and the manager YELLS at me and says that $100 is how much keys cost. Woah. Ok I never raised my voice. All I asked for was clarification. Way to be professional. He then hung up after I said oh ok just clarifying. I didn't even get to finish saying thank you (cuz I'm polite) before he slammed the phone down. Needless to say, you will have a mediocre experience while living there but once you leave they don't treat you well and are rude and disrespectful. I wouldn't wish this life on anyone. Also the question about the address is still up in the air- guess they also have ways of tracking you when you leave. Stay safe and far away from this place.

My sink was backed up for the entirety of my eight month lease. I didn't look at other options, I just moved into this place right away basically they're redone motels very eerie vibe not for college kids definitely an older crowd scary walking at night apartment itself was a shit hole looked like a trap house had a little flies coming from the sewer drain so gross. My neighbor stole my Amazon package pool is disgusting. It is a hassle trying to get mail and Amazon packages because the Amazon delivery people never want to come through the gate so you never get your package on time I still have like five missing packages never made friends with any neighbors cause everyone keeps to themselves and honestly is pretty rude. I had an incident happen when I knew the cops and I was screaming and not a single person came to check up on me therefore, if something terrible happens, you're all alone again really creepy and eerie vibe at night. There's people walking in the back and one night a homeless man watched me sleep because the apartments are outside so I had to get a camera and my door lock was broken as well. Don't recommend staying here. People are great though the workers.

They said that a past tenant from a building that I DON'T live in CLAIMED it was their couch so they walked over to MY building and took MY couch. I'm contemplating making a police report. When I called and asked Kathy, she laughed and didn't have any good answers notes did she call me back. I was followed up with a weak email that I will be posting. I'll update this review based on what happens but please beware. The office staff is not upfront nor kind like they portray.
