My review is for a specific employee. Rose has been amazing! As an out of state parent it is super helpful to have such a sweet and supportive person assisting with questions and concerns with my daughter's apartment! Thank you so much Rose! read more

Like many of the other reviews here, they wanted to charge us a ridiculous cleaning fee after we scrubbed and santized the apartment very thoroughly. Terrible customer service, wouldn't even return our emails or phone calls. Would never recommend this place! read more

Awful, awful, awful move out experience. $200 to clean a light? Not just one, but two lights. LOL. The apartment was in better condition after move out than at move in. Tried to dispute it....but the absolute worst. read more

Staffing was unhelpful with my transition from a two bed to a studio. Signed a lease for one studio then the onsite manager called me two days later saying it was sold out. She made me resign a different lease with no choice in apartment or to back out. During move out in 2025, they "lost" my check for two months with no notice except a late charge on my account that should not have been there. Charged me for the wrong damages and refused to use the evidence I had (photo proof with timestamps) to take it off. There was mold in my old unit and all they did was wipe the walls down. Fees for move out are insane. They charge for anything and everything including things that were left from previous tenants which they never fixed. If I had kids, I would never let them live here. read more

I wish I could leave this place 0 stars. I haven't had a good experience even living here for two years. The staff is absurdly rude, takes at least 20 rings for them to even answer their phones aswell. The maintenance guys are the only thing good about this place. I emailed the manger multiple times about my rent pay and never got a response. Also making me pay for a wristband ( that I lost) and tell us they check at the pools, I've stayed every summer and not once did they ask me for it. People from other places will go and have parties and never get kicked out. They still made me pay almost 2K for a 4 bedroom (there was only 3 of us), and everyone else in my apartment, their rent was under 1,200!. The lady at the front desk told me it didn't matter because I resigned in the same unit. Why wouldn't I get a discount? Everyone only got $50 back when the electricity was out for over 30 hours. The scariest. part is that the doors don't work so everyone kicks them, it's an easy way to get in and the gates are ridiculous. Also they will charge you for ANY damages so be careful. Security is not there all night, only there for like 2 hours. Always open and easy access. I was friends with one of the front desk college students and she had access to every room and decided to break into my apartment! Not even telling me! Not a safe space at all, not worth your money, send your kids to stay either at the piedmont or somewhere else other than this place. read more

DO NOT LIVE HERE--WORST EXPERIENCE EVER! This place is an absolute nightmare. The parking garage is beyond dangerous--I've almost been in accidents countless times because of how poorly it's designed. I paid extra money for what I thought would be a "nice" room, but it turned out to be an absolute disaster. They completely failed to disclose all the issues. There were literal holes in the walls, the shower pressure was non-existent and leaking, and the room was unbearably hot--far hotter than any other part of the apartment. Even after countless complaints, they couldn't or wouldn't fix it. It's so bad that I had to drop out and move back home because living here was impossible. To make matters worse, the whole complex is filthy. It reeks, there's trash everywhere, and the overall maintenance is nonexistent. If you value your sanity, safety, and money, STAY FAR AWAY FROM THIS PLACE. It's disgusting, unsafe, and an absolute scam. Save yourself the stress and avoid this dump at all costs! read more

I really enjoy living here! The amenities are top class and the customer service is really great. They offer free coffee and cold brew (don't forget to bring your own cup) and it's walking distance to ASU, Trader Joe's and some really great restaurants (Board & Brew, Dutch Bros, Two hands & Taco Boys are great recs) I can't wait to live here another year! read more

Do not live here!!! The price is NOT worth living here. Over the two years of living here, we had to replace the dishwasher as well as have maintenance come fix it many many times. We have had leaks and many other maintenance issues. They have also been closing the pool for "private events." You can only use the sauna and spray tan machine on weekdays during office hours. I will say the front desk staff is very helpful and kind. read more

The one star is going towards the few amenities that this building includes and that is absolutely it. Otherwise, this building is a public health issue. Management has no regard for cleanliness when it comes to the building trash chutes and garbage areas. Security adds no additional safety, especially when these app-controlled gates continuously malfunction. There is just no immediate concern for the residents when it comes to anything and everything (red flag y'all). Front desk is either really sweet or exceedingly un-accommodating while seeming to have no knowledge of common courtesy (I think at this point we all know who the nice ones are). Overall, when we are paying such an egregious amount of money for rent -- you would think that the people who run this place would be knowledgeable, respectful, and have some basic sense of hospitality/administration but I guess not. I have fortunately left this place and do not recommend living here until they change management which probably won't happen. On-site management has clearly had no prior experience nor training when it comes to dealing with residents and resident needs. Madi B (Madison Blunt) who had the audacity to leave such a biased review is one of the managers here and I could (and deeply want to) go on about her but all that I will say is that she is unbelievably unprofessional and needs immediate training. I don't know who's hiring these people but whoever it is, do better. read more

Dishwasher broken for 3 months before maintenance came. Haven't had guest parking for months (or at least any time I asked front desk if there was parking they never knew) but today they decided guest parking was $75. Also lied about having a lot of amenities at the beginning of the year that in reality they do not have. There are a few good things about Canvas that maybe make it deserve 2 stars but I am keeping it at 1 to prove a point. read more

I lived here last year, and right off the bat when I moved in I knew I wouldn't want to renew my lease. i lived in a 4b4b apartment, and upon moving in we find out we live in a handicap apartment (none of us were handicap nor were we told we were going to live in a handicap apartment.) The dishwasher had mold in it, and the walk in closets we were all promised were nonexistent. Maintenance randomly came to inspect our rooms, there would be times I would be showering and I would hear banging on my bedroom door. All of the bathrooms on the top floor by the pool/lounge/gym had something broken in them, whether it be the toilet, the sink, etc. Never got fixed either. Another thing I'd like to add is there was absolutely no security in our building for a long period of time, and we were told nothing about why or when they would return. Lastly, I'd just like to say that I simply didn't like how thin the walls are in this building. I could hear practically everything from my bedroom, even if people were whispering. Very cheaply made building, would not live here again. read more

Moved into a dirty appartment and management refused to clean it. Always something going wrong whether it's app to get into room not working, wifi down, pool closed, all pool chairs taken due to non residents occupying them, laundry machine not working, bug infestations with no help from management, etc. Paying $1,600/month for all of that. I do not recommend. read more

pressured me into resigning for $1400 like 6 months ago, which was already a 40% increase. "Limited spots available" "Running out quick" they said. Mind you, this was the "market rate" according to them. Guess what, its now July, and the rate for my exact apt is $1200. Apartment is nice, but very scummy business practices, they will try to gouge you for every dollar in whatever deceiving way they can. Management is also very questionable. read more

A year ago I gave Canvas two stars. I'd love to have increased the rating as the building and amenities are still very nice. However. This year my apartment was broken into by a homeless woman. She was able to get into the place because the door to the garage which is supposed to only unlock using your phone was broken all year and never fixed, and the garage gate wasn't fixed the entire time I lived there. I also had my car broken into during this period, and Canvas refused to assist with camera footage or take any responsibility for their broken gate and lack of security. Canvas is located on the edge of the college part of Tempe and is right next to a semi-dangerous area, even had gunshots fired in our courtyard, so security really needs to be fixed. Had a roommate with an unregistered cat whom I reported multiple times as it damaged our apartment, and they did nothing and said the owner of the cat needed to claim the damages or we would all have to split the cost. Of course my roommate wasn't going to do that, so I had to pay for their unregistered pet scratching doors and ruining the blinds. read more

This place is a joke, I didn't think anything could get worse than my previous apartment complex's but Canvas proved me wrong! -Move in was an absolute joke and most amenities were not available for use until a few months ago (halfway through the year) even though they said it'll be done a few weeks after move in. You will also pay 12 months of rent but will only live there for 11 1/2. -If you have music playing chances are you will have security at your door immediately telling you to turn it off (one even threatened me with eviction even though it was the first noise complaint and a Saturday night) -Maintenance is a joke, our lock to our front door was dying so we put in a maintenance request for it to get fixed and they ignored it until I got locked out of my room and had to go downstairs to have them open and fix it. About 2 months later I got a text asking if we still needed our door fixed. I also put in a maintenance request at the beginning of the year for them to check the AC vents in my room since it is significantly warmer than the rest of the apartment, they never came and deleted the request. When we moved in our dishwasher didn't work and took about 3 months for them to fix. -It is very obvious they were rushing when building this place, there are marks, chips, and dents everywhere that I will likely be fined for even though it was there when we moved in. -You also need to keep your bedroom key on you at all times, I went out of town and they did a room inspection and locked our bedroom doors, even though they were unlocked when they went in, and said they would unlock our rooms for us but if it was "after business hours" you have to pay $50, my flight got in at midnight so I sent them messages asking if they could not lock my room since I won't be getting back till late and they ignored my messages and locked it anyways. -Now this weekend management sent out a silly little email saying that if our guests want to park in the "guest parking" they will have to pay up to $75 for 24 hours because apparently $1000+ a month in rent isn't enough for them. I would not recommend living here, literally go anywhere else! read more

I wish I could rate this place lower. After last year I thought nothing could get worse than Apollo. oh I was wrong. first off the apartment building being no where close to ready. I don't feel like I need to touch on that much as people have already gone in depth about it. your basically living in the dorms with how strict they are about noise. the security literally walks the halls like RA's to listen for noise coming out of your room and if there is they knock on your door and tell you to turn it off. If you get one noise complaint kiss goodbye ever being able to listen to music again cause security flags your apartment and makes sure to listen to your door every night for music. I was watching TV by myself the other day and got a noise complain't. Maintenance. Well that's none existent. They havnt even come yet to fix the contrusticon damages and I know I'm 100% going to get a bill for that when I move out. If you so happen to have gotten a noise complaint and have a flagged apartmen, count on never getting any sort of maintenance done. They delete maintenance requests out of your portal. The management sucks. There's nothing else to say they just suck. plan on never using the amendaties. Those are never open. the pool was shut down for a month due to health violation. Maricopa county literally had to come shut it down. Long story short dont live here. It is awful. read more

I love living here at Canvas!!! There's an amazing rooftop pool, free self-serve cold brew on tap, as well as many other cool amenities.

I love living at Canvas, all of my experiences with the workers have been timely and informative. Whenever I had a question/ concern, the staff responds fairly quickly, much better than my last apartment. The amenities are beautiful and relatively well-kept. My only issue is the smell in some of the stairways.. it's bearable but def unpleasant. Other than that, the building is maintained very well. Super excited to continue my lease into next year :) read more

Rooms are nice and the gym is great but everything else not so much. Move in day trash piled up and filled up our floor (literally an entire hallway) for two weeks without the staff doing anything. Then they proceeded to raise rent by almost 400$ a month. The same housing group is buying all the apartments on the south east side of campus and making all of the rents insanely high and the same price so you don't have any options. They said I had a "early move in special" for $1700 for a 4 bedroom. That's over 6 thousand dollars they are making on one apartment. I literally could rent a mansion for less than that a month. Also DO NOT BELIEVE ANY POSITIVE REVIEWS as they are incredibly biased and the staff literally buy reviews by offering things such as AirPods and the new xbox, etc for leaving a positive review. read more

This place has some serious issues with the way leases are handled so please be aware before committing here. We tried to renew a lease at an agreed upon rate. They then claimed we did not meet the timeline for renewal and we would not get the same rate even though it was signed within ~24 hours. However, we never knew this and assumed we were locked in. Three weeks later, we get a new lease signing request at a higher rate asking us to sign it as soon as possible. They claim they left a voicemail regarding the previous agreement which was not signed quick enough for them and the agreed upon rate was no longer available. No email communication or communication through the portal at all on this. Apparently, a massive amount of people jumped on the lower rate and it was "no longer available" to us. Seriously shady business practices here. In general, the feedback regarding the place is the construction is shoddy and simple maintenance requests are either ignored or take an extremely long time to resolve. read more

Canvas Tempe is alright. If you look past the fact that move in was a joke, that half of the amenities weren't available for the first 1-3 months, and that the upper management here is a joke, it's really quite nice. Lower management and the front desk staff are some of the nicest and most helpful people you'll ever meet. Upper management, on the other hand, is almost impossible to get a hold of and refuses to take responsibility for the problems they cause. For instance, their rent payment system was broken to where you couldn't make split payments, which means nobody could use the concessions we were given which we were told we could use to pay for rent.. until the day after rent was due management somehow fixed it which meant we would have had to pay late fees to use the concessions we were given. Also, conveniently, I was unable to get ahold of them as soon as I asked if they would extend the late fee deadline... they never responded to me but have responded to any other questions I have had, even ones I asked after that question. Out of respect for the lower management and front desk staff, I won't be removing a star for terrible upper management. -1 star: crappy initial move-in coupled with lack of info What I will be removing a star for was the terrible move-in experience. When I got here I was greeted by a room that was in disarray, my fan was missing lights, my wall had two large patched holes in it, the floor had drywall pieces/dust all over it, the bathroom had a bunch of goop and other stuff in it, and half of the breakers to my room weren't flipped on which meant I didn't have power in half of my room. For most of that I decided to put on my big boy pants and just take care of it. My roommate, on the other hand, was told that his room was fully move in ready, yet was greeted by a bathroom that was missing shelving and a mirror... which I'm not sure what you're supposed to do about that other than call maintenance. While we were given concessions, the fact that we were unable to use them towards rent for a month on top of all that along with the fact that we only received an email the midnight before move-in about these problems forces me to remove a star. -1 star: sloppy workmanship in the rooms Another reason I'm going to remove a star is that even though the room looks "fine" now, it still looks extremely rushed. For instance, the paint-job in the room is one of the worst paint-jobs I've ever seen. The painters clearly didn't use painters tape on the edges, but instead seem to have skipped over all common painting practices to hurry and finish the job. The caulking in my room also needs a good amount of work done to it. There are paint and other stains still on my floor/cabinets. Also, the door hinges have painted tape on them which both looks and sounds terrible. Overall, until the room gets a completely new paint-job where the painters don't rush through the job, I'm going to have to keep this star off. For anyone looking to move here now, though, I definitely recommend it. Security is either hit or miss, some of the security is really nice whereas some of the security guards are really rude. Now that all of the amenities are done, that maintenance requests don't take 3 weeks to get finished, and that the rooms are finished with the exception of the sloppy paint-job, it's a very nice place to live.. as long as you don't look to closely. I'll include some pictures of the current state of my room for reference, and you'll see how it looks nice from far away, but when you look at the specific tiny details it looks rather rushed. For now I'll give Canvas a 3/5, I might consider raising it to 4/5 later. read more

DO NOT SIGN HERE. The employees all give you different information about how to get out of your lease. I was promised my security deposit back, and the ability to pay to get out of my lease. Suddenly I can't get any of the $2,000 back and they aren't letting me and my roommate get out of the lease at all. They basically told us we're forced to live here. The "rules" have changed at least 12 times. Every time we call we hear something different. The only reason we changed our thoughts on this place is because we heard how AWFUL maintenance was. Our friends didn't have air conditioning for over 6 weeks after having reached out numerous times to make maintenance requests. Not only that, there's no security and 90% of the time last year their doors were broken letting anyone be able to get inside the building. None of the staff are on the same page and every time we call we get a different word. I've heard everyone I know have nothing but awful things to say about this place they are seriously such a nightmare. They say the only way out of the lease is if we find other people to live here but after the way they have handled everything I wouldn't recommend it to anyone. read more

If I could give Canvas a 0-star rating, I would, but since I can't, I'll list the 4 main reasons it lost each star for me. 1. Maintenance is a huge joke. I made a request 3 separate times for them to fix the heat in our apartment to which I continually got notified it had been completed. When confronting the management via text I was told just to turn it on and off again, so we went the entire winter without heat, which is illegal according to AZ laws by the way. That's beside the other ignored requests, including the battery to our door lock, leaving the door unlocked and causing a security risk. 2. The security is a joke, and I'm not just talking about the people who respond to noise complaints. My car was hit in a hit and run in the garage, and my bike was stolen, and the staff basically said "oh well, contact the police" (which was pointless in both instances) and did not give a shit about my damaged and stolen property. In addition, the coded doors are unlocked, especially the doors to the parking garage so literally, anyone can walk in. The security guards are decent people, except one woman who told my roommate it wasn't her problem when we expressed concern about her crazy ex showing up, so I guess it's not their problem to make people feel secure. 3. The place is filthy. I don't need to reiterate what other reviewers have said, it's always dirty, and I feel so bad for the cleaning ladies. My worst experience was in the trash room where literal slabs of rotting meat were just lying on the floor. I blame the residents for these issues, however. 4. The management does not care about you. It's all about money and ends there. Especially if you aren't a certain type of person. The social media Canvas posts and the way it presents itself appeal to a certain group of people and if you aren't a part of that, good luck feeling included or cared about. Overall this place is waaaay to expensive for the location and the way the place is run is mediocre at best. The only somewhat redeeming qualities were the amenities I used once or twice and my roommates. I probably could've written another five pages of why this place sucks but if you decide to live there be prepared for disappointment and to loose all your money. read more

Canvas Tempe was the first apartment I have ever lived in. I was so excited to experience that with my best friends, but that experience was never a possibility because of canvas. Probably the worst management team and even my parents from another state are absolutely amazed as to how terribly managed this place is. So for that reason, and many others to come, I give it 1 star. If I could give 0 I would. When I was supposed to move in, I couldn't even do so and had to stay in a hotel for a week, so I was charged for that first month even though I never got actually to live there. Next would be the so-called "amenities". The gym was not even ready until like 2 months into my first lease. Nor was the amenities deck, the tanning booth nor the sauna. And don't even believe it when they talk about a damn nail salon. It's been a year and there have been no developments on that. Even though these things weren't built, we were still getting charged for "amenities" which is a fucking joke. Then I put in an amenities request because my refrigerator filter needed to be replaced. It took 2 months just to get that damn filter replaced. They kept marking the request as done when no one had come in so on top of waiting, I also had to submit 20 different requests just for the same damn thing. I had also renewed my lease, don't ask why because I have no idea why I decided to continue to live in this joke of an apartment complex, but I did and my renewal is a transfer which means I would move apartments but stay in the same building. I am an out-of-state student. So I can't just pack up and drive 20 hours home just to drive 20 hours back. The move-out date is July 31st, but I am not able to move in until August 16th. Meaning CANVAS HAS LITERALLY LEFT ME HOMELESS for those 16 days. They won't compensate for a place to stay or a storage unit. And just in general, how can you morally just tell someone that you have made them homeless. I have cried for days because of it and I still do not know what to do. To quote a different review since what they said resonated with me so well... " Overall, when we are paying such an egregious amount of money for rent -- you would think that the people who run this place would be knowledgeable, respectful, and have some basic sense of hospitality/administration but I guess not." DO NOT LIVE HERE Also, madison blunt (one of the managers) is probably the least helpful, respectful, or even caring person I have met. Good pool view! But parking lot is so small and you need to find other places to park your car.

The management is not very responsive or helpful. The apartments themselves are pretty nice and the layouts are great. The wifi sucks which can be frustrating when trying to do homework. However, I have been getting charged every month for insurance even though I've had private insurance uploaded since before moving in and every month they make it a process to get a refund and tell me the problem is solved then I am charged again the next month. When leasing from there they do not inform you about the tier system so even though you sign the lease they send it doesn't mean that's the price you will pay. They kept changing my lease until it was too late to go anywhere else and was more expensive than they told me. Will not be living here next year. read more

Living here has been a complete and utter nightmare. Starting with moving in the first day after paying a "cleaning fee" and having a completely empty fridge with mold and liquid stains riddled all over it. Then having to deal with their terrible maintenance as any request to have anything fixed even for the tv's that they claim have cable but tend to lose reception every hour or two. Or there reliably fast internet that never seems to work or have great speed. Next there amenities that you have to schedule ahead of time and not just by an hour but by a day at least since the front office would rather sit on their phones or gossip about residents than do their actual job. And the constant missing packages. Or even the parking which currently they are building a new second gate as if the $60 a day parking isn't deterring enough guest. Granted the new gate has 2 separate doors with a steel beam making it a wonderful idea for anyone with a car larger than compact to drive through. The parking garage is already a disaster with people whipping around in dimly lit and zero visibility around each corner. Then the instant jack up parking rates along with rents that leads no one wanting to resign. Oh and the quarterly "check-up" where they barge into your residence because "they gave you a 2 day heads up" such bullshit living here. Honestly can't wait to get out and still find it hilarious how they are begging for people to resign or going to the GLV and on campus to attract those who haven't been informed of their terrible service. 3 leasing companies and 4 security companies in their 3 years really says a lot about a place.
