I agree with everyone - Chris is a disgrace, so grateful he's gone! I agree with a lot of the earlier reviews--there were definitely issues before, and it showed in the rating. It's a relief there's been a change in leadership. Since the new management came in, my experience has been noticeably better. The team I dealt with was responsive, straightforward, and actually kept me in the loop, which hadn't always been the case before. It's not perfect yet, but there's a clear shift in how they're operating and treating people. If they keep this up, I can see their reputation improving over time. This company operates like gangsters. When they want the rent check, someone is there within five minutes. When you need something for the office, they ghost you. The building we were in was a complete disaster, where the owner/Dr. in the building had an air conditioner in his own office but none for the building, which is filled with old people in medical need. Update : We are going on a year still no AC in our unit do not rent from these morons they give us the same excuses from last year why the AC doesn't work or completely lie the unit is working. They will not turn on the heater during the winter and will not turn on the AC during the summer. It is clear they are doing this to save money at the cost of the tenants paying full rent and violating their lease terms that they will provide a livable condition for the offices or tenants. WORST PROPERTY MANAGEMENT EVER! They do not take care of the buildings and they are all in poor condition. All their work is Mickey Mouse-held with scotch tape, the whole building shuts down at a time. The elevators do not work. My husband and client got stuck in the elevator one time. The restrooms are dirty. They make you sign a 3-year lease promising to make repairs, which they never do. The AC never works, it is too cold during winter and not enough cool air during summer. Worst property management company in Southern California. We've watched the rapid decline of the property at 17100 Pioneer Blvd, Artesia, CA under the management of Alamitos Associates the last 4 years since they took over. We have a 2 elevator building that has only had 1 elevator working for over a year and half. The parking lot and landscaping are atrocious! The HVAC system has been in need of repair for over 2 years so we freeze in the winter and roast in the summer. The windows have not been cleaned in over 2 years. They do everything on the cheap! Chris Mata promises repairs and improvements and never delivers. If you see a property managed by Alamitos Associates don't even consider leasing! NO AC and NO HEAT at office building. I would give zero stars if I could. Today it was 85 degrees in the office. I was put on hold for over an hour when I called they just left me on hold - nobody picked up. The building is horrible (elevators make loud noise, restrooms were closed) and management is very unprofessional. I agree with other comments that promises are made. They never fix anything and last time when I spoke with the manager he laughed at me on the phone when I said office was over 80 degrees. Our lease states they will provide AC and Heat. My recommendation DO NOT LEASE HERE! The maintenance/office service is terrible! Im not sure what's worse Chris's breath or the lies he speaks when he says things will be fixed. When maintenance workers were actually sent to my unit they stood around like snow whites useless dwarfs and leave saying things are fixed. Save your money and go lease from someone else. My company is currently leasing in Brea and everyone else in this building is slowly moving out. I don't know why we are still here, but we have a lot of issues here. Our main issue currently is the AC on our side. I don't understand how there is no airflow on one side of the building only. Our neighbors have the same issue and we have been calling nonstop only to get a response of "Someone is monitoring it, we will send someone, etc" There is no way someone is monitoring it if it has been hot for the last week. Even in the summer, we have to open our doors in order to get some type of breeze. Our restrooms sometimes have issues with plumbing and it smells. It is so difficult to get in touch with maintenance when we need something. read more

A horrible Management company, they would actually need to manage in order to be considered one. I had a lease with this company and I should have known better. It's move-in day and they are still not done with JUST painting and carpet, the doors cut to have the carpet fit but they weren't removed. so the cut were ALL wrong, almost as if a 2-year-old had done it. luckily the AC never broke on me but the internet kept going down, come to find out it was the janitor dropping the mop everywhere in the Communication/Janitor room. At the end of my lease, I inquired about a smaller office since they wanted to raise my payment by $739.00 which I think should be illegal anyways. they had a smaller office that I was willing to take on, The AC was broken So I asked to be fixed it took them a month, and when they said it was fixed I checked and It was NOT! it was still broken. so I decided to leave before the end of the lease. I cleaned everything with the exception of a clock on the wall. lol lol lol this guys charge me $150.00 for that ( removal, disposal, and paint ) that was coming from the same group that did a horrible job when I first got to the office. They didn't even send me my check on time, wait I still don't have it. I told them that I don't think its right and that I'm just supposed to cross my arms and have them take my money and wait until they remember to send it. They said you could do whatever you want but we will send the check by tomorrow. Funny because it was the same thing they told me on October 19th. Horrible company that's it!! read more

Dangerous and Hazardous Conditions: Recently I visited one of my favorite lunch time eateries and upon leaving the parking lot I heard and felt I tremendous impact. My bumper was destroyed and partially ripped from my vehicle. I got out to inspect the cause and there was literally and 1-2 foot high tree stump planted in the parking structure (which is not visible to a driver sitting in a parked car nor is it adequately barricaded). I found a second 1-2 foot high tree stump in the parking lot as well (which is not visible to a driver sitting in a parked car nor is it adequately barricaded). Upon further inspection I notice both stumps have been hit several times before. How do I know? 1. Both tree stumps have fresh impact marks. 2. There's debris (pieces of damaged license plates) surrounding the tree stumps. 3. A shop employee told me that a month prior to my incident that another vehicle was stuck on the tree stump and needed to be chained and hoisted off. I called Alamitos Associates (The company that manages the property) to report this incident. I spoke to Chris Mata, he initially acted surprised and stated that he was unaware that these conditions existed. He told me that he was going to visit the property, inspect the conditions and call me back later that afternoon. I never received a call back, so I called Chris Mata back the next day and he acknowledged the conditions were poor and hazardous...then he got silent. I asked him if the company was going to repair my vehicle and he responded (in a cold, short tone), "No! That's what you have insurance for". Then, in a nonchalant manner he tells me to sue him. Note: He never asked was I hurt and he never inquired about the damage to my vehicle. A week later...the hazards (1-2 feet high tree stumps) still have not been removed or properly barricaded. It is my assertion that when you know a hazard exist it is your responsibility to the customer/community to warn and/or remove those hazards in order to prevent injury, loss of life and/or property damage. At this point my concern is for the safety of other drivers and the hundreds of college students that cross through that property everyday. (The shopping center that this incident occurred is adjacent to a college). Clearly this company (Alamitos Associates and all of its subsidiaries) are not concerned with the safety of the community...and because of this at least (2) businesses in that shopping center will loose my patronage (not to mention hundreds of my friends and co-workers that regularly frequent the aforementioned businesses) solely because of hazardous conditions in the parking lot. About 18 months ago, I signed an office lease with Chris Mata of Alamitos Real Estate Partners. He comes off as honest and helpful, but he talks a good game. He over-promises and under-delivers. The building is in serious need of repair. The elevators have been out of service more often than they've been operational -- one of the elevators hasn't been operational for as long as I've been there. As of this writing, the other elevator has been out for 6 of the last 8 weeks, so the building now has no working lifts. How this isn't a violation of the ADA is beyond me. Chris tells the tenants it's being worked on -- and keeps promising "any day now" -- but it's just talk. Like a broken clock that's right twice a day, so, too is the building's air con... They only work when it's cold outside. Completely worthless all summer long. Chris continues to insist that it's working, or that it was temporarily turned off, or that it's a minor problem that's "being worked on", but again, all talk. Building maintenance (or lack thereof) is shocking. Hallway lightbulbs go out and do not get replaced, trash left in the public bins haven't been emptied for weeks, etc. I wish I'd never signed with Chris and Alamitos Real Estate Partners. He doesn't return phone calls, he breaks appointments without notice, and he's otherwise a major flake. Still, he's charming and manages to placate and convince you that whatever is wrong is only temporary and will be fixed "in a few days", but in my experience over the last year and a half, it's never true. The worst experience of my life! If there is a no star rating - that is how I will rate Christopher Mata, this company, and his staff. My contact with him began October of 2018 when I needed another office to move into. This leasing agent takes DAYS to return numerous phone calls and emails. He does not know what he is doing as the finalization of the lease agreement took 3 months before he can put everything right in the contract. It should have been a warning to me but I proceeded in signing the contract and giving my deposit as I really liked the location and the office layout. Our walk through to finalize improvements that I want in the office was a big disappointment. He did not bring the paint swatch so I can pick the color nor sample of the flooring I wanted during our appointment. He told me that Home Depot is just across the street and for me to go there and select what I want and just email it to him. Reluctantly I did as we are running out of time and emailed him my selection. I then proceeded to apply for the business license and the City Engineer told me it will be placed on hold as they have building permit issues they have to fix for the said suite. This was relayed to Chris Mata right away. To kame this short, we reached the end of our lease in our current office and I was left with no choice but to extend it for another 6 months. I ended up cancelling the contract as Mr. Mata and his company were unable to deliver what they have promised. As of July 31, this company has not settled their building permit issues yet. I would not be surprised if the situation remains the same at this time. Today is 11/22/19, I don't have my deposit back yet - almost 4 months later after the cancellation and after Mr. Mata promised me that he will refund my deposit. I have filed a complaint against him and the company with the Better Business Bureau to which he responded. He told them I will get my check on 11/15/19 after 3 pm - no check was available. I called on 11/18/19 to find out when I can pick it up and I was told to go there today after 11 am. I started calling their office since 10:30 am to make sure that I will not waste my time. No one picked up the phone on all occasions that I called and those were numerous. No one has returned my messages either. I finally got hold of someone (Joel) at 3:45 pm. He checked the Accounting office and there was no check available. Joel is unable to provide any information about the check at all. I requested Joel to inform Michelle Rodriguez in Accounting or Christopher Mata to give me a call. this landlord christopher mata at alamitos associates took a deposit & 1st months rent from me & the place was in the worst condition, the housing inspectors of long beach came & took violations report & this landlord refused to give my money back , i didnt stay there not one night, my movers felt so bad for me they stayed until i got another u haul truck, the next morning , no doors would lock no screens we're on the windows & several violations- roaches everywhere. the health inspector came out and sited this unit unfit to live. chris mata took $3000 refused to refund a dime. plumbing was horrible. this person christopher mata took my money & refused to give it back..i was taking care of a sick mother of which chris mata knew this, mother ultimately died a year later. do not deal with this company read more
