    Dangerous and hazardous conditions at a property managed and/or owned by Alamitos Associates.

    Dangerous and Hazardous Conditions: Recently I visited one of my favorite lunch time eateries and upon leaving the parking lot I heard and felt I tremendous impact. My bumper was destroyed and partially ripped from my vehicle. I got out to inspect the cause and there was literally and 1-2 foot high tree stump planted in the parking structure (which is not visible to a driver sitting in a parked car nor is it adequately barricaded). I found a second 1-2 foot high tree stump in the parking lot as well (which is not visible to a driver sitting in a parked car nor is it adequately barricaded). Upon further inspection I notice both stumps have been hit several times before. How do I know? 1. Both tree stumps have fresh impact marks. 2. There's debris (pieces of damaged license plates) surrounding the tree stumps. 3. A shop employee told me that a month prior to my incident that another vehicle was stuck on the tree stump and needed to be chained and hoisted off. I called Alamitos Associates (The company that manages the property) to report this incident. I spoke to Chris Mata, he initially acted surprised and stated that he was unaware that these conditions existed. He told me that he was going to visit the property, inspect the conditions and call me back later that afternoon. I never received a call back, so I called Chris Mata back the next day and he acknowledged the conditions were poor and hazardous...then he got silent. I asked him if the company was going to repair my vehicle and he responded (in a cold, short tone), "No! That's what you have insurance for". Then, in a nonchalant manner he tells me to sue him. Note: He never asked was I hurt and he never inquired about the damage to my vehicle. A week later...the hazards (1-2 feet high tree stumps) still have not been removed or properly barricaded. It is my assertion that when you know a hazard exist it is your responsibility to the customer/community to warn and/or remove those hazards in order to prevent injury, loss of life and/or property damage. At this point my concern is for the safety of other drivers and the hundreds of college students that cross through that property everyday. (The shopping center that this incident occurred is adjacent to a college). Clearly this company (Alamitos Associates and all of its subsidiaries) are not concerned with the safety of the community...and because of this at least (2) businesses in that shopping center will loose my patronage (not to mention hundreds of my friends and co-workers that regularly frequent the aforementioned businesses) solely because of hazardous conditions in the parking lot.     Used this company because a friend referred us to them. Despite the low rating on Yelp, we decided…read moreto give it a go. My biggest regret is allowing Palazzo to manage our property. Communication is slow--expect a response in 3-4 business days, and that's if you decide to blow up all their phones, which is not acceptable when your home is vacant, you're trying to prepare it for new prospective tenants, and they should be the ones supplying the vendors to come out and clean. Speaking of vendors, their cleaning company did an ATROCIOUS job of "professionally cleaning" our home and when Wendy did the final walkthrough with us and noticed how disgusting the home still looked she chalked it up to the fact that "they don't charge that much." That is no excuse whatsoever to charge $300 for a terrible job because like Eppie put it "[her] seven-year-old daughter could've done a better job." While they offered to ask their person Lazaro to come back and clean the place again for free, they didn't care to follow up with him or me, so my mother had to go and clean the mess the tenants left behind. Once we realized their communication delays were extremely significant, we decide to contract our own vendors because we couldn't trust them to do so even though they were charging us $225 monthly....for what? I'm not really even sure because our last month with them once the tenants moved out was brutal with their incompetence. They simply took note of things that needed to get done and took 4 days to get back to us on anything, hence the reason we had to pick out our own vendors. One piece of advice to anybody who wants to hire them or has already hired them: once you realize what a huge mistake you made, be sure to email them 30 days from the date you plan to fire them or they'll let you know two days before the new month that you had to give your notice via email, charge the $225, and not do a SINGLE thing for you that entire month they charged. So incredibly thankful we no longer have to deal with them. This was a huge mistake and I take full responsibility for not trusting the reviews on here.
