    If zombies were to plan a worldwide sabotage and needed a headquarters, Alameda would be it. Specifically, this abandoned naval base. With nothing to shield you from the sun above, the heat radiates against the asphalt below causing an overly-cinematic wavy-glare on everything in the distance. You get the eerie sensation that thing's are a little too quiet. A little too vacant. But life exists at the skatepark just beyond what was once the navy yard's security checkpoint. Who's there? Likely John Connor when he's not with The Terminator. Deep in the belly of Area 51 version 2.0, there's lots and lots of liquor though. St. George Spirits hangs its flag from the trenches of this desolate concrete cemetery and Rock Wall Winery (created by the Rosenblum daughter) lies there as well. If you're intrigued by the bizarre and out-of-place, Alameda Point is a destination you don't want to miss. And once you go, don't miss out on tours/tastings at the aforementioned watering holes (just make sure they're open or haven't been raided by brain-eaters).

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

I spoke to one agent, then made an appointment to have calls with others. The Cal Agents called me, and in less than a minute I realized it was someone from a Philippine call center. What a slap in the face. Outsourcing is a hot button issue, and I will NEVER share personal information with someone overseas, but also: WHY? Are they too busy for a two minute call to make that connection? Introduce themselves? Answer relevant questions? And perhaps MOST CLOYING: is this the same company that employs those same call centers to make masked cold calls asking to buy our property? HARD PASS.

So the process of leasing was pretty seamless and not very complicated. Very well set up for auto triggering of sms and emails for the next tasks and the website is pretty clean and clear. 2. I guess having central contact point through ziprent leasing email domain was good since we were getting relatively quick response. 3. Not having a single person to contact or talk to while going through the whole process was a little uneasy. Knowing we can text or call someone specific for our lease process is somehow reassuring. But it was not needed as such since everything went well. If there was some assistance needed, then I am guessing they have good process in place. Glad we didn't go through that though.

Their entire business model seems designed to pit landlords and tenants against each other while profiting off both through endless repair, cleaning, and contractor fees. Here's a real example. When our tenants first moved in, Ziprent pushed us to fulfill a ridiculous list of cosmetic requests, heavily persuading us by saying it would show we care and that we had "rare" tenants who would take great care of the home. Fast forward to move-out: the tenants obviously don't show 'care'. Yet, Ziprent completely flipped their script. They actively discouraged us from making deductions, citing lease technicalities and claiming it could "get us in trouble." They create a hostile dynamic where both the property owner and the tenant end up miserable, while Ziprent walks away with the cash. Landlords and tenants alike--see through their tricks and stay far away.
