My wife and I had a great experience leasing a condo managed by Ziprent. 1. They use technology perfectly to automate all the right things in the leasing and property management. So the process of leasing was pretty seamless and not very complicated. Very well set up for auto triggering of sms and emails for the next tasks and the website is pretty clean and clear. 2. I guess having central contact point through ziprent leasing email domain was good since we were getting relatively quick response. 3. Not having a single person to contact or talk to while going through the whole process was a little uneasy. Knowing we can text or call someone specific for our lease process is somehow reassuring. But it was not needed as such since everything went well. If there was some assistance needed, then I am guessing they have good process in place. Glad we didn't go through that though. read more

I am sharing my experience as a landlord who recently started to use Ziprent, and unfortunately, switching to ziprent has been my biggest regret. Their entire business model seems designed to pit landlords and tenants against each other while profiting off both through endless repair, cleaning, and contractor fees. Here's a real example. When our tenants first moved in, Ziprent pushed us to fulfill a ridiculous list of cosmetic requests, heavily persuading us by saying it would show we care and that we had "rare" tenants who would take great care of the home. Fast forward to move-out: the tenants obviously don't show 'care'. Yet, Ziprent completely flipped their script. They actively discouraged us from making deductions, citing lease technicalities and claiming it could "get us in trouble." They create a hostile dynamic where both the property owner and the tenant end up miserable, while Ziprent walks away with the cash. Landlords and tenants alike--see through their tricks and stay far away. read more

Unbelievably bad. ** We almost backed out of our lease because the process was so challenging ** and I am now very upset that they have my bank information etc - note for landlords if you're considering using them. They were used by our landlord to lease our apartment. The whole process was confusing, we had to sign our lease in 4 different places. They gave us a move in date and then on the EVENING of our move in day said that they needed 5 days to process our information. As is typical, we had given our previous landlord that date to be out so we had to extend a hotel stay. They made it seem like the landlord was the one making it challenging but near the end it was clear that that ziprent was not communicating well. The customer support was very helpful and kind on the phone but then our issues were not actually dealt with. We aren't supposed to have any communication with them once we signed our lease a few months ago and they are still sending us stuff -- last month we got bombarded with late rent fee emails even though we don't pay rent through them. We had to reach out multiple times to get them to stop. There were many other weird things as well and ** I just got an email that they're running our credit check and charging me.** I thought we were getting scammed but we're in our apartment now, I think they're just very bad at what they do. read more

As a tenant who unfortunately had to go with Ziprent because that I liked. Well let me tell you it has been a renters nightmare. There are so unavailable, you barely are able to talk to a human. All they keep saying is " we will notify the owner" but no action when it came to all our complains of house being dirt, electrical problems causing fire hazards, no having smoke detector on the living room, fridge had a fake nail inside!!!. The first day we moved in the dishwasher started leaking, the send somebody to check it our 3-4days after for repairs, we told them the second bathroom toilet has a continuously running water during our walkthrough, yet for them to do anything. The backyard was left full of dog toys all over it, dead plants and the garage is full of the prior renter or owner, yet to hear from ziprent/owner on regards to those too. As a renter I would run away from any zip rent, and as a property owner i would also not like to have my property be ran this poorly. read more

The management of your property ultimately falls on your tenant leading to higher tenant turnover and vacancy of your property. You get what you pay for-real estate is a highly localized business that requires property owner engagement or an actual property manager. Ziprent is a payment portal and provides access to a vendor network. The property management responsibility falls on your tenants. Repairs consistently exceed 30+ days due to Ziprent slowing down the process and you open up liability to yourself as an owner. Would recommend paying a little more for the property to properly be managed If you're looking to keep long-term tenants and reduce your liability. read more

Tenants should never rent with Ziprent. Period. We (3 people) have been living in the property for 256 days and our days with major inconveniences: 119. Guess how much refunds we got for our experience? $700, a week's rent, less than $2 per tenant per day (we are talking about no toilet, no fridge, no dishwasher and living with rodents). First, I would still like to acknowledge a few positive aspects, despite the absolutely horrific experience: 1. Team members are decent people, always respond fast, do their part for coordinating between tenants/owners/vendors 2. Nice lockbox to enable owner-not-present or agent-not-present property viewing during COVID, fancy websites for paying rent (would be better if repair-and-deduct is allowed in payment, CA laws allow that and Ziprent should reconsider it) and seeing pictures of properties I will mainly talk about their business model and why it's super unfriendly to tenants coupled with my own experience. 1. Never expect same-day/same-week repair or replacement when renting with Ziprent. TBH, they might do a great coordinating job, but they have too little influence on owners/vendors. I am not saying Ziprent is fully responsible for the wait, but if you rent with them, these might be your experience: a) Appliances repair/replacement take weeks From Arvand's email "Given the above, any homeowner, general contractor, or tenants that owns a home can an attest to the fact that 3-6 weeks to get an appliance replaced is within reason". He might be right, but are you willing to live that long without a major appliance(dishwasher, fridge, toilet)? Just some data points for you from my own experience (9 times out of 10, we agreed to the vendor's earliest availability). How long we lived without these necessities during our 256-day tenancy till now: Dishwasher: 33 days, a great pain to clean dishes by hand/a huge waste of time Toilet: 60+ hours after it is marked by us as URGENT and nobody disagreed until it's replaced (another story) Fridge: 17 days, having to overspend on UberEats/Doordash, give up an entire fridge of spoiled food, and have no fridge in the meantime b) Pest control takes months, imagine rodents jumping around in your walk-in closet for 2 months and you having to throw away some fancy new clothes you just bought. And you might expect a scream from the rodent in the middle of the night when it's caught by the trap. Arvand says it's normal to take months to fully eradicate pests such as rodents. Our experience: Rodent problem: It took 65 days to eventually solve the problem. In the meantime, a county official sent a warning letter to the owner and then they got the problem under control in just a few days.(Interesting fact: they texted me the night before the pest control job, in order to stick to the deadline in WARNING LETTER). c) Maybe you, as a tenant, is super forgiving and think: "Oh, I know sometimes jobs take longer than expected. As long as I get some rent reduction, I am willing to live in a discounted version of an apartment I signed up to in the first place. Well, the truth is, you won't get a SINGLE PENNY for your totally reasonable request as long as owner says no, although Ziprent may agree that you have a point. Another disastrous weakness in Ziprent's business model when something fails in the property. In order to attract owners, they simply transfer all rents to owners instead of holding some money for "emergency fund" to support tenants. With all money in hand, owners have too much power. All in all: if there is an inconvenience, tenants may not get ANY refund/rent break if you rent with Ziprent. Our experience: For the rodent(65 days), fridge(17 days), dishwasher(33 days) and toilet (60+ hours) combined, we got $700 refunds. That is less than $2 per tenant per day for the inconvenience. Conclusion: Arvand, if you're reading this, you guys might be hardworking ppl as you guys always respond fast, even I can't diagree on that. But your business model favors owners too much by offering them super low management fee, transfering all rent money to them(tenants have zero power to ask for totally legit refunds), not having your own repair team for emergencies, and doing a bad job on pre-move-in inspections (things fail, I get that, but so many things having problems is extremely unlikely to be a coincidence) read more

Ziprent is a shit show! like seriously, I've never encounter a company that cares so little about their applicants... Every single time I tried to communicate with them, I was redirected to a new person to who, each time, I had to tell them the whole story so they could give me a vague answer. Whenever I tried to ask for someone in charge to talk to, I was bamboozled around and hit a dead end. When I emailed them for the 10th time about my application (only way to communicate with them) and to follow up with the process, I received a message saying "sorry but we rented it!" Ahhh!!!! I applied for this apartment when it wasn't even showing yet, got background checked, per-approved, everything... and the didn't even had the courtesy to ask anything, to notify me about the stages of the approval, nothing... crickets I got. A part of me feels relieved that we didn't got it... can't imagine for a second how they would answer in case I needed something as a tenant. As a renter, Ziprent was the worst lease/rental management company I had to deal with. It felt like I was a part-time lease manager managing them and the entire process. From the lease signing process to move-in, nothing was communicated to the right stakeholders at the right time. They often forgot or was very late in communicating information to the owner, the building management, and renter(me). Often there was inconsistency and misunderstanding in what was communicated. For instance, they failed to communicate to the building when we would go for a walkthrough of the property, so I could not do the walkthrough when I had traveled for over an hour for it... This particular issue is just the tip of the iceberg. Because they do not have accountability/point person for each case they deal with, nothing was monitored for timely communication or execution. And because of late execution despite having to push them almost every other day, all the amenities and utilities of the property I was moving into was not ready at the time of move-in. When I first started using ZipRent they were amazing and easy to reach. I also got a timely response to my emails. However, my tenants gave early notice - which is fine as we are selling the house - and it's been a nightmare. I can't get a response earlier than a day and a half to ANY of my emails, even if they are urgent, and I can only get someone on the phone 25% of the time. The house wasn't deep cleaned as requested (tenants had a dog and the house reeks) so now I have to request ANOTHER cleaning three days before we are due to list (NOTE: I ended up having to find my own vendor and get reminbused because ZipRent just didn't care to take the situation seriously). Even if I were proceeding with new tenants, I would not use ZipRent. I know property management is hit and miss (mostly miss) but I was really hopeful. I will say, I do love their platform though. I get that they aren't expensive, but now I know why. Additionally, I've discovered the main issue here is there are far too many cooks in the kitchen. The departments do speak with each other, but it's incredibly delayed and when you have three different departments all communicating with you but NOT communicating with each other, how on Earth can you get anything done? The process did not get better towards the end of the lease, it got worse; in fact, they ended up having to eat a fee because of a situation where one department didn't speak with another. It's an insanely frustrating process and I would never use them again. read more

Renting from Ziprent was a mistake. The move out process was horrible. We received constant emails meant to induce stress so they could get more free cleaning from us. One example - several days after our move out and ziprent's inspection (where the company said they would recommend returning the full security deposit), I got an email saying the new renters were threatening to move out and we needed to send our cleaners back for a full cleaning at our expense. This needed to be done in the next few days or our deposit would be dinged. This was coincidently a few days before the security deposit return... This theme of major work is needed to ensure you get your deposit back was employed multiple times after professional cleaning and carpet cleaning were complete. It was done in as a vague threat with a short window to act. It's hard to imagine how their team sleeps at night after toying with people all day. read more
