They handled everything--ripped out the rotted wood decking, added DensDeck recovery board so we're set up for a future rooftop solar setup, laid down a cold process SBS modified bitumen roof, reinforced every detail with liquid flashing, and hooked us up with a heavy-duty 6K commercial gutter system to finally fix the drainage mess. The crew finished the whole job in just two working days, right on schedule. They kept the site spotless and really watched out for our property and our neighbors--super considerate. After a rigorous interview process, we selected NY Roofing for a full roof replacement. From the beginning, their level of preparation and professionalism stood out. They mobilized an 18 person crew along with a knuckle boom crane to efficiently remove debris and transport materials to the roof, allowing the project to move quickly and safely. Our building has a complex roofing structure with a concrete slab deck, which required a more specialized assembly than a standard roofing system. NY Roofing installed a proper vapor barrier to address condensation issues that the original developer had failed to include, along with high R-value insulation to significantly improve the building's energy efficiency. The roof replacement was completed in 2017, and we are pleased to report that in the nine years since installation we have not experienced a single leak. As a board, we take vendor recommendations seriously because they affect every resident in the building, and NY Roofing proved to be a contractor we could confidently stand behind. Essentially, the entire roof system had to be rebuilt due to ongoing leaks and poor prior workmanship from another contractor. Mike coordinated the project from the beginning and was on site and involved throughout. The crew arrived on time with equipment and immediately got to work. What stood out most was their approach it never felt rushed or careless, they knew what they were doing. The work was clean, organized, and the site was kept under control throughout the day. Communication was great, and the pricing stayed exactly as originally discussed with no surprises. Overall, it was a solid experience from start to finish. Everything was handled smoothly and they applied protection to the attached neighbor. the roof has been performing well since completion.

    ## **Detailed Review of Royal Renovators (Experience from ~2023) **…read more My experience with Royal Renovators in 2023 was extremely disappointing, unprofessional, and ultimately costly. I normally don't leave reviews, but the level of incompetence and deception I encountered deserves to be shared so others can avoid the same situation. ### **1. Repeated Misdiagnoses and Unnecessary Charges** We originally contacted Royal Renovators because our roof was leaking. They came out twice and still couldn't identify the source of the problem. Each visit came with new explanations and new charges, none of which made sense in hindsight. Eventually, they claimed they had finally found the issue and charged us approximately **$4,800** for the repair. We trusted their assessment and paid, hoping the leak would finally be resolved. ### **2. Leak Still Present -- and More Confusion** The next time it rained, the leak was still there. Same spot, same issue. When we called them back, they used a drone to inspect the roof but still couldn't figure out what was wrong. Their uncertainty was alarming. We ended up using **our own drone**, and we were the ones who actually located the problem area. When we pointed it out to them, they insisted the leak was coming from the chimney area -- which was completely incorrect. At that point, it was obvious they were guessing, not diagnosing. ### **3. The Skylight Disaster** While they were assessing the roof leak, we made the mistake of agreeing to have a skylight installed at the same time. That turned out to be another huge error. The skylight they installed looks like a **DIY project**, not professional work. It has a **constant draft**, and when the weather gets cold, the draft is unbearable. It's clear they had no idea what they were doing, and the workmanship reflects that. Instead of adding value to our home, the skylight became another problem we had to live with. ### **4. Lack of Professionalism and Skill** Between the misdiagnosed leak, the sloppy skylight installation, and the inconsistent explanations, it became clear that the workers and foremen lacked the knowledge and professionalism expected from a roofing company. Their priority seemed to be collecting payments, not fixing the actual issues. ### **5. A Competent Company Fixed Everything** We finally decided to get a second opinion and found **2BQ Roofing**. The difference was immediate. They assessed the roof and instantly identified the real issue -- something Royal Renovators failed to do after multiple visits and thousands of dollars. 2BQ Roofing fixed the problem correctly, and here we are **three years later with not a single drop of water**. That alone speaks volumes. ### **6. Final Thoughts** I would never recommend Royal Renovators to anyone. Their service was unprofessional, their workers were incompetent, and their repeated misdiagnoses cost us time, stress, and money. The skylight installation was just the final confirmation that they were not capable of doing the job. If you're looking for a roofing company that actually knows what they're doing, skip Royal Renovators entirely. Our experience with them was a complete waste, and the only real solution came from hiring a different company.

I saw Shawn Reynolds' workers in the neighborhood a few blocks away and he looked over the house. He returned with more of his staff to view what was needed. I needed old rotten gutters removed and restyled new gutters installed. The roof is high, steep, with a lot of angles. The roof was removed and replaced in 3 and a half days. The gutter work took a couple of weeks because it was detailed fabrication. All went as well as it could. A hurricane and big rainstorms were no problem. Highly recommend!!

I liked that the same person who gave the quote did the work because sometimes there's some misunderstanding from what was discussed with the sales guy and what the workers understand should be done. Ben's quote was very detailed which I appreciated and he was thorough in explaining the work to be done. Anytime we had questions or an issue that had to be discussed, Ben was always available even on weekends. The work took about two extra days than expected but we were fine with that as we didn't feel Ben was sacrificing quality to rush through the work like some contractors may do. Overall we are very happy with the work and would recommend Reynolds Restoration. I attached a before and after pic of our stairs. The carpet was not done though by Reynolds Restoration but everything else was.
