Our roof was hidden beneath a wood deck, so the first replacement decision involved more than…read morechoosing a membrane. The deck had to be removed, the roofing needed to be inspected after it was exposed, and the walking surface then had to return without damaging the new work. Water had already reached the bedroom ceiling below two support locations. We could not comfortably pay for the entire roofing project from savings after budgeting for the separate carpentry work. We paid part of the roof cost ourselves and financed the remaining approved balance through a third-party lender. The lender established the monthly terms, while the roofing business did not provide the loan or make the approval decision. The deck removal and reinstallation were covered under a separate carpentry agreement. Those costs were not described as part of the roofing financing. Numbered boards were lifted and stored on the property so reusable material could return to its original area. With the deck removed, the old EPDM membrane showed punctures beneath several sleepers and supports. Some sleepers had been placed directly on the rubber, while others had been fastened through it. Debris had also accumulated around a drain that had been difficult to reach for years. Moisture testing found wet insulation around the punctured areas and drain. The wood deck below remained sound except for one limited section near the bedroom leak. That area was photographed and replaced before the new roof assembly began. The replacement included tapered insulation, a cover layer, new EPDM membrane, parapet flashing, drain work, and a rebuilt threshold at the terrace door. Protective pads were positioned beneath the redesigned deck supports. A removable group of boards now identifies the drain-access point. The lender approved our application quickly, but final processing took another day after an additional income document was requested. That delayed the roofing start without affecting the carpentry removal. We received the revised construction date before any roof surface had been opened. Two older deck boards split while they were being lifted and could not be reused. The carpenter supplied replacements, although the new boards were visibly lighter at first. That difference was expected to soften as they weathered. After the deck was reinstalled, the roofers returned to inspect every support location. One support sat partly outside its protection pad and was repositioned before the terrace reopened. Photographs show the completed membrane both before and after the deck returned. A small amount of sawdust remained near the parapet after the first cleanup. It was vacuumed during the final visit. The access stairs and bedroom below were also checked before the interior protection came down. The terrace has now been back in use through summer heat, winter weather, and multiple heavy rains. The bedroom remains dry, and we can reach the drain without dismantling half of the deck. Using savings and financing together made the roof manageable, while keeping the carpentry agreement separate made it clear which contractor was responsible for each part.

(i hired bricktech because a couple of weeks previously they had done a clean, quality job for my neighbor.) i asked asad to please use a larger grinder to properly cut the slab. i return from getting a coffee and asad's 2 "assistants" are packing the broken concrete of the original 5" slab into the flags that are about to be hand mixed and poured; i tell asad that the new slab he is installing can not be 2" thick and he should replace the original 5" slab with a 5" slab especially since it is a corner with a bus stop. asad suddenly says he can't do the job if i am not happy! i had zelled him $1150 (%50) as he started the job; as per our agreement. i ask asad why he is doing such a crappy, dishonest job for me when he recently did a nice job, up the block, for my neighbor. asad starts to cry and tells his 2 "assistants" to stop work and get back into the fancy new truck. wow! wow! i never met a cry-baby concrete contractor!! asad obviously embarrassed to tell his dad about his unprofessionalism has not reimbursed any part of the money. i really think asad is a spoiled child who just wants to drive an expensive new red truck but he does not know how to do his job. he is unprofessional and incompetent; i recommend working exclusively with his father or any other contractor. asad left me with a large 2 flag hole to fill at 3pm! luckily i was able to get a yard of premix delivered (whithin 1hr) and knew two guys who could help otherwise it would have been stressful! reimburse me what you owe. asad you are a dishonest person who needs to grow up!
