There IS a difference in property management companies. Pioneer is the best property management…read morecompany I've worked with in the Denver area. The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.

I have never called the cops more or been more afraid to leave my apartment than when living here. We rented at 944 N Downing Street. Our unit itself was "updated", which included broken windows, cut up window screens, a gas stove that didn't functionally work (which we brought up multiple times with no follow up) and a kitchen that is 100% an add-on and provides no insulation in the winter. We constantly had vermin and roach problems, and his solve was to give us products from home depot that we could have bought ourselves instead of having an actual professional take care of the problem. We also had no smoke or CO2 detector in our unit OR in the stairwell, which I know is a violation. He lets a different unit and its tenants basically have the run of the entire building and common areas, and they constantly had homeless and junkie friends over storing stolen things and actively doing drugs in the yard, which I witnessed more times than I can count. These same tenants also had multiple DV disputes, one of which the boyfriend stole a dog and threatened to kill it, and also put hands on the girlfriend in the process. This was outside in a "common" yard for all to see. Rich changed the locks and banned him from the property, but when the boyfriend came back a week later, Rich allowed him to stay, even though he obviously has a history of violence and in turn put the rest of the tenants in danger. I've found needles and used foils in the SHARED laundry room with no reprimand to the tenants whose guests are the ones doing drugs openly on the property. We moved after these same tenants got into a verbal fight with us (three tenants were yelling and in my boyfriends face completely unprompted) and Rich took their side over us. We finally realized nothing was going to change and we were going to be perpetually in danger if we continued to live there. His favorite excuse was always that its Cap Hill, the building backs up to an alley, there's no fence, so the type of people coming through the yard was to be expected. I get that to an extent, but the buildings on either side of ours (one of which being another one of his properties) never had the type of issues that our building had. And it's 100% because they don't have the same tenants living there ruining the building for the rest of the people. He gaslit us for almost an entire year and is full of empty promises. He prides himself on "how far this property has come" but it's an absolute trash hole and will continue to be as long as he chooses to let bad tenants take precedence over good tenants like us. The only good thing he's ever done is let us leave without a lease break fee, but even then, he promised our security deposit back and after 60 days we still haven't gotten it, and he will not respond to our emails. The worst part is, I'm not even surprised. He also kept our entire months rent and let someone move in to our unit the very next day, so I know he didn't use our deposit to fix anything in the unit. I'm sorry for anyone that has had the misfortune to rent from him, and I hope this can help well meaning people STEER CLEAR of Rich and his properties in the future.

We appreciate the promptness and professionalism of their company in making the situation right. It sounds like they will do their best to ensure this situation does not occur with future tenants. -- PREVIOUS REVIEW: DO NOT RENT PROPERTIES MANAGED BY THIS PREDATORY COMPANY. We have been renting for 15 years and never experienced such predatory practices. We were model tenants and left the apartment cleaner than any other apartment we've ever lived in. We did everything on their MULTIPLE cleaning checklists including WASHING THE FREAKING LIGHTBULBS. They still found every possible way to nickel and dime us out out of half of our security deposit, including charging us $55/hour to clean things we already cleaned or to clean things that weren't on their checklists, routine wear and tear (paint touch ups) and the gas for their maintenance guy. Also, we were told during our lease that we could not hire our own carpet cleaners and the cost of carpet cleaning would be deducted from our security deposit. After our lease ended, they sent a message indicating they assumed we'd had the carpets cleaned already. We were honest that they hadn't been cleaned because they said they had to do it. Now I wish we had done it ourselves. Getting them cleaned ourselves would have saved us quite a bit as they charged us $212 for a 900 sf apartment. Our main contact was not very professional throughout the duration of the lease. He emailed and texted us messages meant for other people on multiple occasions. Our last month in the apartment he never contacted us once on what the move-out procedure was or offered to do a final walk-through. Not knowing what else to do, we left the keys in the apartment on the last day and texted him that we'd moved out. He didn't contact us until the day after our lease ended. Now I know why! It was so he could find hundreds of dollars worth of issues with the apartment to deduct from our security deposit after it was too late for us to do anything about it. It's clear now they intended to hire their expensive professional cleaners on our dime regardless of how well we cleaned. I've never not received my full security deposit back after 15 years of renting. Do not rent from New Age Realty unless they're fine with them spending your security deposit on expensive professional cleaners. They do not treat good tenants with respect and I'm glad to be done with them.
