My wife and I recently moved into Admiral Cove on a very short notice. Jessica was AMAZING and so helpful in our move in process. She stayed after hours just to help finalize our move in. We were so grateful. We are loving our living space right here in Alameda. A backyard for dogs in the Bay Area is special! We also love taking advantage of the amenities like the pool/hot tub, gym, and fire pit. Highly recommend! read more

Been living here for almost a year and it's NOT worth the insane rent they charge. $5k/month is too much for what we deal with here. Random non-residents breaking in to use the pool/jacuzzi almost daily throwing parties and blasting music til well past "quiet hours". The app that management makes residents use is censored. The minute you say anything negative about any experience you have here to try and warn your neighbors, they delete your post with a message saying "please submit complaints directly to management for review." And when you submit your complaints, nothing happens. We expected a good community environment and instead walk outside to the smell of homeless people doing God knows what in the bushes because we're conveniently located right next to a halfway home/rehab center. The only redeeming quality about this place is the maintenance people who probably don't get paid enough for the bs they have to deal with. I observed one of the workers kick a group of teens out that hopped the fence and he definitely deserves a raise for that. Do yourself a favor and stay away unless you wanna get rinsed on your rent for a community pool where literally everyone is welcome (resident or not) and subpar management. Counting down the days until our lease is up. read more

You don't get what you pay for. I haven't taken my family to the pool or hot tub because management lets non-residents in the pool area (by not changing the pool gate lock, not making any changes to prevent people from trespassing, etc). Residents have complained multiple times: loud pool parties until 1am, unhoused people using the hot tub as a bath tub, and they don't do anything. Instead, residents get an email reminding us of the "rules". read more

Our building had a full turn over of tenants and some of the new tenants have dogs that sit outside for hours barking. It makes working from home difficult. The leasing office doesn't truly do anything about it. The valet trash has also been problematic and you never know if your trash will actually get picked up. The units themselves are showing their age--stairs creaking, lots of ants at certain times of the year, and our unit has a sewer smell in the living room because the sewer line is right outside our window. The dog park and other amenities have helped offset the negatives and it's still an easy commute to the city via ferry read more

Trespassers every night using the pool and fire pit and leaving it on we are genuinely scared for our lives at this point the trespassers leave the fire on!!!!!! They stay there till 2 3 in the morning being loud this has been an issue and management is not doing anything about it no security no better gates were told to call police but it's not our job to call the police who sometimes never show up!! read more

I would strongly recommend against living here. The management is incredibly unresponsive and sleazy. When I moved out, they added a bunch of unreasonable "security deposit" charges-repainting, weeding the yard, $800 for cleaning, etc... I emailed back to object, and ask for proof that we incurred damages, which is the landlord's obligation in CA if they charge against a security deposit. They never responded to my email, or multiple phone calls after to try to resolve the situation. Now I find out that they've sold this "debt" to a collections agency without ever responding to us about it. Very disappointed, to say the least. read more

Im a current resident at Admirals Cove and wanted to take some time to really appreciate the team at Admirals. Jessica and Eduardo specifically have shown they care for the residents. I had an emergency work order recently and they both attended to my needs immediately and followed up with me often which I really appreciated!! Our townhome is sized just right, we have a big backyard so my fur babies can enjoy and love all of the landscaping around! Looking forward to spending the next year here. read more

Maintenance staff is great! Eduardo fixed all three of our concerns within 24 hours and did a great job.

Update: Change of staff and it's all gone downhill from there. This place is "do what we say, not as we do". You'll be ok if you're white here. Take it for what it is. I also second most of the other reviewers comments: High rent, closed amenities, short notices and a TON of emails about petty stuff. The "townhomes" are restored, not newly built. Don't be fooled. The new carpets are cheap and installed poorly, privacy is a HUGE issue as all the windows face other units and you can see straight into others homes. The windows and doors are not sealed properly so it's expensive to use the baseboard heaters. Last but not least, the staff do not wear masks. Admiral's cove is part of a HUGE company and overall feels corporate and money hungry. read more

I really enjoy being in this community. I appreciate the attentiveness of the staff whenever we need something or any support with accommodations. Jessica, the manager is an amazing individual and I appreciate her leadership and constant communication with me whenever I reach out to her. She is kind and I also admire the reflection I see from that in her team. Would have given them 5 stars but I have to be honest and mention that the previous leadership and even corporate team lost our deposit check and left us with a balance that took too long to resolve. Once Jessica came on board and was made aware, she was diligent on staying on top of this until it was resolved. read more

I toured with Jessica a few weeks ago at Admirals Cove and she was just amazing! We looked at a few units and the amenities and the property was amazing! We ended up not needing to move to Alameda as we renewed at our current place but highly recommend booking a tour with her - so informative and sweet! read more

Admirals Cove is such a lovely place to live with great amenities and staff. Jessica is a great community manager with excellent communication skills, attention to detail and has put together fun community events for the residents. read more

Maintenance is the best! Eduardo is a hard worker and gets the job done! He helped us big time with the mouse problem in our house.

I will never rent in a Greystar community again. The townhomes are not "new luxury townhomes" as advertised, but a thin cosmetic update over some dilapidated off-base US Coast Guard housing. If you walk to the backend of the complex, you can see the un-remodeled units from long ago. Some have squatters (one of whom wandered into Admirals Cove and threatened my girlfriend while she was walking our dog). The floors are coming up all over, the paint chips off the walls. The backyard's landscaping fabric was never properly installed and is now coming up. Our heat does not work. We had technicians coming in to fix it every other week from November through March, never with proper (24 hours) notice. My girlfriend works Wednesday through Sunday as well, so this meant she couldn't be in our home on weekends, as techs needed access to every radiator in every room and the backyard. The complex offers a valet trash service, for $25 a month on top of normal utility fees (which is mandatory). For this we were issued a small 20-ish liter garbage and recycling can. The pickup company doesn't pick up on weekends, which is understandable. However, they have also missed multiple scheduled pickups, where I have to keep the extra refuse piling up in my apartment until Monday night, presenting a health hazard. There is an onsite dumpster, but we can't throw our own trash away because it's locked. Instead, we get to let it pile up in our kitchen where we cook and eat. When I spoke with the office about these issues I was laughed at intially, before being stonewalled and ignored by the staff. There are many amenities priced into the units which have not yet been built, including a dog park, and a pool area. I understand construction delays happen, but we were assured that construction would be done by December (well before any Covid-19 related delays could happen). Obviously, this is still not the case in July when I am writing this review. I wouldn't renew my lease here unless they'd cut the rent in half and credit me for the undelivered amenities and services. I thought to be fair, I should come add some pro's to my review: The neighborhood is nice, especially the proximity to the main street dog park and Alameda Landing. The ferry is close, so if you commute to downtown SF, you don't even need a bike. Of course, this doesn't make up for the poor conditions and toxic management, but if you only sleep in your home and live your life elsewhere, this place could suit. read more

I just moved in and so far loving it! Jessica went out of her way to help us get into our new home when we came from out of town and arrived late. She was so kind and caring to make sure it all worked out for us. Thank you Jessica for your help! Along with the great service we're loving the location, amenities, and community. read more

Hi, I have been a resident of Admirals Cove for going on 2.5 years, since moving to Alameda with my husband, toddler, and our dog from Oakland. I love the convenience of being close to shopping and the tunnel and my favorite thing is my wonderful neighbors, some who have become good friends. I like having my own assigned parking space (which I pay for yearly) so that no matter how crazy street parking may be, I know I will always have a spot in front of my front door. I love having the dog park and greenery behind our townhome, though I know that high rise apartments will be built in its place and it's been awful the lack of Communication or transparency with residents, especially since many of us have asked about it multiple times without any answers. When I moved in, management was amazing, however it's been super subpar the last year+ and it has effected how the whole property is run along with resident satisfaction. Luckily we have a new manager- Jessica, and she's been super responsive and great since starting very recently. We aren't allowed to put our own garbage In the bins here, and the trash collection that we have to pay for has been an issue since I moved in. There are days where it isn't picked up and birds tear open bags and trash is strewed all over. It's frustrating. Another thing is that our private "locked" pool area is used by tons of random people off the street who trash it and act very innapropriate and though management knows about it from multiple direct complaints over the past year especially-nothing has been done. Strangers just reach over the short gate and open it like it's nothing. I was told by staff that they were putting a new gate system in last summer, but it never happened. Also our water and gas bills aren't clear at all and multiple tenants have asked for a breakdown for months now since they're sky high here compared to anywhere else, but that has not yet been provided. A big positive has been our maintenance team. They're so friendly and responsive. Turnover time is great! Mark and Consuelo are doing such a great job and I have really Noticed a big difference since Mark started (he's the Maintinence manager). Unless the issues j mentioned are fixed I will not be staying when my lease is up and couldn't recommend living here, but if they are then I would absolutely recommend Admirals cove to everyone! Thanks for reading my long review :-) read more

Eduardo is one of the best maintenance professionals I've worked with. Super responsive, kind, and knowledgeable! So thankful for him as we've tried getting settled into the community! read more

Maintenance team responds quickly and efficiently fix our problems. Pleasant to work with.

I love love love my townhome but it is truly expensive. It's a nice community and the maintenance crew is really wonderful. Mark Torres, the maintenance supervisor, has been especially empathetic and helpful with issues we've experienced during a pipe bursting incident in our home. Knowing he and Eduardo are here for us makes us feel secure and well cared for. The rental team are also quite lovely and the units are well-appointed. I just wish they did not cost so much. read more

Eduardo came by to repair my ceiling fan and towel rack. He was very efficient. It didn't take long at all. He also wore shoe covers which I'm assuming is something new. I greatly appreciated however, because we don't wear shoes in the house. Thanks Eduardo read more

This review is NOT for admirals cove as a whole but for a maintenance person named Eduardo who is amazing. He is smiley and friendly and never makes me feel bad when he has to come fix things. He's very skilled and works very hard. On the other hand admirals cove overall is no where near as good as it used to be under previous administration. So 5 stars to my maintenance man, he's the best!!! read more

Had our washer burn out so put in a maintenance request. Mark came and replaced it with a new one because it was a special part which would taken longer to get. Total time without washer was 5 days, which was not maintenance team fault. Thank You! read more

I've been taking more pictures of trash left out in bags, on the ground, throughout the neighborhood, it for whatever reason I can't upload them. Probably because I've uploaded so many at this point. It just never ends and Admirals has done nothing to give the community tools to fix the problem. I was also very annoyed to see what appeared to be a holiday gathering in the community center the other night. The same community center that we're still paying for but unable to use due to the shelter in place orders. read more

Love the maintenance staff. Eduardo and team Are amazing, always come in promptly. Beyond that we only live here because it's convenient for work. Lots of hidden fees above your rent - trash based on how much you have, heating system is is terrible so has to to run all night to work so bill racks up. read more

We had a trash fire experience with Admiral's Cove. ---Act I: AC takes our $$--- Online application was a trash fire. Wrong dates, wrong prices. Rep said, "Apply before midnight so you don't miss the promotion! We'll fix your info tomorrow!" Like idiots we paid an application fee and (this is important) the $600 security deposit. ---Act II: AC displays never ending incompetence--- Fast forward three months, after a lot of back and forth, they finally get our info right. In the meantime they push our move-in date multiple times due to construction delays. Then they send us a lease which has 1) missing information, 2) illegal clauses like asking us to sign a class action lawsuit waiver (illegal in California), and 3) just weird stuff like they can photograph us and our children on the property and use it in their marketing material in perpetuity. We outline these problems. They say they'll get back to us. ---Act III: AC fulfills 0 promises and refuses to return our $$--- They don't get back to us. Instead they push our move-in date again. Then they send us the *exact same lease.* We said, "What about this stuff that's missing? And this illegal stuff?" They said, "Our counsel said to leave it." We said, "Eff that. We're tired of waiting on your delays and indulging your incompetence. We've signed nothing. Give us our deposit back." They said, "Nope." We said, "That's illegal. The state of California explicitly prohibits non-refundable security deposits." They said, "bUt We hELd yOuR aPaRTmENt." We said, "That's a holding deposit which is different. Every piece of documentation you gave us said this was a refundable security deposit. Even if it were a holding deposit, the apartment was *never available* for us to move into." They said, "It's our policy to keep the money." Conclusion: It's their policy to break the law. ---Unnecessary Act IV: We put in ridiculous effort to get $600 back--- We filed with the Better Business Bureau (BBB). Admiral's Cove ignored the BBB mediation attempt. (They now have a D+ rating.) We then initiated proceedings with small claims court, starting with a demand letter. At the very last moment before we filed (the papers were ready to go), we got a knock on the door and FedEx had a $600 check for us. ---Epilogue--- I hope you don't move to Admiral's Cove, but if you do, I hope they do better by you. Good luck, friend. Pro tips: + Keep every piece of communication and terms of agreement. I know they've updated their online application (hopefully for the better), but they may have put in terms about keeping the deposit. Read and screen shot everything. If it's shady, push back. + Small claims court is always an option for disputes under $10,000. It takes some research, but it's doable. You don't need a lawyer and they can't be represented by a lawyer either. Just google "county of alameda small claims court" and "california courts steps to filing a small claims case." In our experience, the demand letter was effective. (You'll need to send with delivery confirmation to the registered agent. As of 2020 this was Becky DeGeorge at CSC Lawyers in Sacramento. Refer to the small claims steps to make sure you get this right. Otherwise, they'll ignore you. The Alameda Courts website also has a demand letter generator. The defendant name is the company's name on the lease, which if it hasn't changed is "CP VI Admiral's Cove, LLC.") If that doesn't work, you can always file a class action lawsuit. *wink* read more

My review is about Eduardo. He is great, reliable and hardworking handyman. Having a handyman like Eduardo who consistently solves problems is valuable. Forgot to mention in my original review that there was a sewage problem when we moved in. They had to come and work on it for a few days because the unit smelled like a porter potty. I originally thought it it was just my unit so I didn't share but I later found out it was quite a few units and they blamed me flushing baby wipes in the toilet to my neighbors. They didn't tell me this and I don't flush baby wipes down the toilet. They constantly are trying to cover up that this place is built horribly and is overpriced. read more

Great community, great staff and great homes! I've lived at Admirals Cove for 2 years and excited to continue my residency here. Maintenance is also noticed and appreciated! As a current resident at Admirals Cove, I can tell you it's such a wonderful place to live! The infrastructure here is excellent, but what truly sets it apart is the amazing staff. Admirals Cove has been an amazing place to live! We moved here because we have two little ones, so having a yard, and safety of the neighborhood were big concerns for us. I'm happy to say the kids love the space, and the neighborhood is safe, quiet, filled with families with kids, but isn't far from any amenity in the East Bay! With its huge landscaped green spaces, Walking paths, pool, BBQ's, and gym, we really love living here. The best part of the whole place is the staff though! Jess, Italy, and Eduardo have all been so kind and helpful even when we had to change our move-in date, or change what townhome we had to rent, they were always willing to work with us! It's so nice to be able to deal with people face to face vs through an app or email, we really love everything about the property! It's been such a great experience moving here! read more

I moved into Admirals Cove about 2 months ago and want to say Jessica -the manager is the entire reason I moved in. The application process was smooth and she was very responsive. This long overdue review is specifically for Eduardo, who handles maintenance and other tasks around the complex. Eduardo is a gem.
