We are already missing Addison Ranch so much! We lived there for over one year and had a great experience. If we will come back in Petaluma, we will definitely choose this apartments again. Yes, there are some construction on the territory but for us it wasn't a big issue. There are many reasons to live here. Great location, walkable to food and drinks (Safeway, Peet's coffee and etc.), public transportation. Excellent floor plan. We had a bright one bedroom apartment with washer and dryer. Everything working properly. Maintenance is great, always friendly and happy to help. Staff in here are super friendly, and they care about you living here. They were amazing in helping us get everything figured out to move in and move out and we couldn't be happier. The service provided by Lisa have been excellent. She's always on top of things. Really need 0 stars ... Where should i start? I was here for the LONGEST 5 months of my life (thank goodness I only signed up for a 6 mos lease!) Well in the last 5 months - was towed 3 times ($650, $450, $650) with registered vehicles. The last one was the final straw ... I was towed because they would not fix the leaking carport and it was oxidizing the paint on my $70k vehicle ... they towed my car because I had to park it in regular parking ... I was robbed, YES ROBBED ... their response ... take down your security camera (the camera caught the guy doing it, unresolved case ... that is a whole other issue!) .. and they had the pool closed for 2 weeks because they could not manage it, including the 4th of July holiday. They did finally reopen the pool, but it closes down at 5:30pm, umm people work right ... even the stated pool hours are until 10:00PM ... DO NOT RENT HERE ... it is not worth your sanity, definitely not worth your money ... poor management ... Ramon is amazing ... but everyone within the office ... WORTHLESS. The owner has a towing agency come remove guests from the parking lot ($650 to retrieve car) even though they placed no warning tow signs anywhere in the parking lot, and no space numbers. There is only 1 sign about towing on the entire property which is not observable anywhere in the parking lot - only before you even enter the premises. Highly recommend against renting from this company. Lived here for a year, not to mention the ridiculous price for a small apartment, plenty of other negatives as well. They towed one of our cars that had a permit. We also had a tire go flat inside of the parking lot due to a razor blade somehow?? Very odd. Upon moving out, were given none of our security deposit back, despite cleaning the apartment for a week straight, and being told by their inspection that the cleaning looked good and we should be all set. The papers we were given states that the apartment was "left spotless", however they still decided to have it cleaned more, costing us our entire deposit. So after having the police called on me for being frustrated that the company couldn't make their auto pay work, and then writing a bad yelp review, with a reply that said "we are sorry we didn't meet your expectations," Addison ranch is now trying to charge me $1,800 per month more for their month to month lease than what I currently pay. When I asked about how they thought they could charge a 60% increase for this lease, they (the community manager, Hannah) suggested that because I was in a newer building (that is not 15 years old) they could increase the rent by whatever they want. Be very careful renting from Addison Ranch - sketchy and immoral company with incompetent employees. This is clearly a vendetta for writing a bad yelp review. Or, more alarmingly, they don't mind price gouging hard working residents of Petaluma. They called towing company to tow my car because of wrong parking spot ( I had a tag on the window) and someone during this towing process damage my car & stolen my laptop. Tip: instead of saying "We are sorry that we haven't met your expectations" you can say "we are sorry that we caused you harm through our actions. We were wrong, and we will not tolerate this behavior from our employees." ​ This apartment complex has been bullying us for two years because my partner and I are queer and have pride decorations displayed inside our home. They send us notices about our balcony claiming the furniture is not balcony furniture even though it is. (A telescope is used to look at the sky. Not the ceiling. ) We know these notices are discriminatory because Denise in the front office said so on the phone that if we took down our indoor decorations that the balcony notices would stop. Just moved from this place after 4 years of living here. From the beginning there have been too many issues to name, all of which equate to a negative impact on tenants everyday living. Our apartment was left in tip top shape just as the previous apartment was that we lived in on the same property. Just like last time, Management kept our entire deposit and this time, sent us an additional "bill" for carpet replacement and painting, both of which were unneeded. My legal counsel has told me this place has a history of being beyond shady, poorly run, and caring nothing about the people whom live there. From my own experience, management is a joke, amenities are plenty but never available and always tied to stipulations, and construction is poor to say the least. Our BRAND NEW UNIT #640 Unit D has had electrical issues since day one, washing machine issues, dryer issues, mismatched hardware, exposed tackstrips underfoot, bad chipping and cracking paint, loose electrical outlets, and more. . I could complain about the washer banging around that they they kept telling me didn't need fixing. I could complain about the paper thin walls between apartments. What I would rather focus on is that BLACK LIVES MATTER. I put up a Black Lives Matter sign back in May, shortly after we moved in. I noticed a few awkward looks as some passed by and a few people stopped by to show their support. In July things changed. We received a notice on our door with a highlighted section stating, "Posting Flyers. Flyers may be posted only in designated areas, if any. If flyers are allowed to be posted, we may remove any commercial or offensive material, or material not in keeping with the nature of the Property, as determined in our sole discretion." Let me be clear, this small sign the size of printer paper was within our patio space. Second, the flyer stated they may remove any "commercial" (not commercial) or "offensive material" (apparently our sign was offensive to them) or "material not in keeping with the nature of the property" (so they don't support Black Lives). I was so angry that I didn't take down the sign at first. Then a few days later I received a nock on my door. To people from the office came to tell me that I needed to take the sign down. I asked them why and they told me that some people found it offensive in the apartment complex. I asked them what was offensive about my poster. They said, "How would you feel if someone put up a Nazi flag outside of their apartment?" I was shocked! Perhaps it was just a poor analogy made up in the moment, but come on! Comparing a genocidal movement to a movement trying to bring equality and protection to a race of people who have been oppressed by their government? Anyway, I tried to explain that one movement was trying to save lives while the other was destroying. They switched their tactic and then said, "Well, we are telling everyone to take down any sign, whether it be a graduation poster for their child or a political statement." I told my significant other when she got home from work and we immediately put in our notice to leave. I replaced the Black Lives Matter sign with a picture of Breonna Taylor. I figured they wouldn't protest a picture of a front line worker in the middle of a pandemic with an American flag behind her. They didn't bother me during our last month and a half we were there. I saw the BLACK LIVES MATTER signs come down around the complex. People were allowed to proudly keep their American flags up while Black Lives continued to be lost. DO NOT RENT FROM THIS APARTMENT COMPLEX!!! BED BUGS!!! I would give zero stars if I could. Not only Constant noise from maintenance dealing with garbage from 7 AM to 9/10 in evening as well as valet service from 6 to 9, but sometimes they are late. unbearable odor and noise all day long and night if you live anywhere near the compactor. I have called them several times to fix the water pressure after the water went off in the building months ago and they refuse to acknowledge that the water pressure has changed or that there was a problem. In the meantime, I can barely wash the soap out of my hair every day for almost a year. The heater stopped working properly months ago, called them in to fix it again no problems there of course! Im really tired of being gaslit by this management company, they are the worst. Don't park your car for a minute anywhere other than your parking spot you will not get a warning like you should. Instead you will get a $400 tow charge. The people below me have been allowed for the last year to have different people moving in and out of the apartment and the management company claims to not know a thing about it. I believe they are the ones who brought the bedbugs into the complex a few weeks back, they had to tear out their baseboards and rugs and the people were out of the house for a week. I did not see that happen at any of the other apartments. My daughter and I have been getting bites from the bedbugs since September of 2022, we did not know what they were so we did not document. I went out of town and had my son and his girlfriend stay in the room that was empty since my daughter was away for months, when I got back from my vacation, they were both covered in bites. I had a friend come in from out of town and he stayed for two weeks and got eaten alive every single day he was here after he left I started getting bit for over six months or more. We have been getting bit by these insects, and they have only come to spray twice, and from what I read, the bugs are immune to the spray insecticide it's not working and they are not doing anything about it. The inspector literally looked me in the face and said that their sniffing dog didn't find any bugs and my daughter got bites two nights ago, look at me like I'm stupid and tell me. Oh, I'm sure she got bites, as if to imply, they were some other kind of bite, all of a sudden, it's a clown world at Alison Ranch Apartments! I tried renting here with my boyfriend last month and had a terrible experience. After paying the notably pricey application fee and refundable holding deposit, management continued to ask for unreasonable personal information. We thought it was odd, but were determined to live in Petaluma so complied best we could. Every day they would ask for more information, all of which was demanded in the middle of the day with disregard for our busy work schedules. We were informed if we could not provide the information they requested by the end of that day, our applications would be terminated. When I was unable to provide a physical copy of my social security card, they canceled our applications immediately despite our holding deposit. We attempted to redeem our applications and offered multiple solutions but management was firm in their decision. The whole process was irregular and was drug out. I have 5 years of renting experience and have never dealt with anything so bizarre. We contacted the office and even made an in person visit to ask when we would receive our refundable holding deposit back but never got it. We fear this company may be scamming people for their money and their personal information. Please proceed with caution when doing business with Addison Ranch. I'm a little confused by some of the reviews I've seen because my personal experience at Addison Ranch has been wonderful! My family and I have called this place home for the past 10 years and we couldn't be happier. We started off in a cozy 1 bedroom, but when our family grew, the management team was so helpful in quickly getting us moved into a spacious 2 bedroom apartment. The maintenance team is truly amazing - whenever we submit a request on the renter portal, they always have it resolved within a day or two at the most. Plus, the amenities are fantastic - the gym is great and the pool is even better, especially when you can grill up some delicious food on the barbeques in the summertime. And if you have a furry friend, don't worry, Addison Ranch is dog-friendly too! read more

These apartments are the most unorganized apartments I've ever lived in. There is only one nice staff member we have come across in the office. They constantly call months after we've already moved in to get "missing information" but told us we had given everything we needed upon move in. The cleanliness of the apartments are another worry. We have found syringes and tampons by the pool and when called the after hours security they don't come until the next day to take care of the issues. Not to mention they don't take into consideration families when they chose parking spaces for their tenants they move them even further away when there are plenty open spaces closer. We are very disappointed in our choice to move here as we thought it would be a good place for our family but many instances have proven that to be wrong. UPDATE: the generated responses to these reviews are so generic and not thoughtful at all. They do not have good customer service what so ever and the paperwork that was "lost" was an error on the apartment side, which has happened several time and it SUPER unprofessional. NEVER LIVE IN THESE PLACES APARTMENTS! By far the worst place I have ever lived in. SECOND UPDATE: AVOID THESE APARTMENTS AT ALL COST! They will do whatever they can to misinform you, ignore you, and just take money from you. I regret ever living here they aren't concerned for anyone but themselves. The management team is professional and friendly and maintenance is super responsive. The property is a lovely environment, the apartments are beautiful and the amenities are fantastic. The pool, gym and clubhouse are wonderful and so clean, there are many gas BBQ grills to choose from, all over the complex, with large sitting and dining areas. We lived here very happily with our two cats and were sorry when we had to move. Our security deposit was returned within ten days minus reasonable cleaning charges. We have nothing but positive things to say about Addison Ranch! It's a great place to live and highly recommend it to others. read more

He worked tirelessly to make our rapid move-in go smoothly. From first showing to move-in day was less than a week and he helped make it seamless and stress free. I stayed in the apartment because we had just moved across the state, had brand new jobs and couldn't afford the time off to find a new place to live. That is the only reason we stayed for our full lease. Also, things only continued to get worse after move-in. Finally, we were not offered a same day apartment transfer. That happened after we had lived in the apartment for over a week and I had to call your corporate office just to get that offer. Unfortunately, all the other apartments were equally as bad so there was no point in moving. We also asked if Addison Ranch would help us move between apartments and that was declined. Our master bathroom tub was super clogged I tried everything to unclog it but failed. I put in a maintenance request in the morning and some was there by the afternoon same day. He fixed our bathtub super fast and our sick which was apparently also backing up. He was so nice, especially given the fact that our bathroom was looking it's greatest at the moment. Inside these apartments: 5 stars. The living experience: far, far less. I went in feeling very optimistic when I moved in Summer 2018. They were finalizing construction, opening up a nice new pool area, and treated my wife and I with respect. We moved out this summer and the departure experience overall was drastically different. We moved from the East Coast and parked our POD on property -- no one told us we couldn't nor did they say anything. When we got our POD to move out there was major opposition. I told them that I had no other option because we were moving across the country and we had parked in the lot before and they didn't care and acted surprised that we were allowed to use a POD when we moved in. They also didn't inform me that we needed a permit to park the POD on the sidewalk (far away from our unit). The parking was also a nightmare. There were multiple occasions where I had to park on the street and walk 5 minutes to my apartment. Keep in mind, I was paying for a spot and even the open spots were unavailable. I think the last straw was in June when we put a Black Lives Matter sign on our patio (as did a number of other tenants). Management made sure to go door-to-door and tell us to take them down as we were violating our lease. They proceeded to tell me that we wouldn't want to see a Trump sign up so they can't let us put our sign up. I didn't take it down until the day I left. Typically I wouldn't care, but everyone was apparently violating their lease with plants on the patios, decorations up, religious signs and decorations in their windows. But when it came to speaking up for Black Lives it was suddenly a rule worth enforcing. I'm sure everyone meant well, but wow. What a terrible experience. Despite the garbage all over the property, daily cannabis use on patios (which is prohibited), and loud neighbors, I liked living there. But when we moved out there was hell to pay. The management or secretary Rachel is a bully to seniors - has zero skills... needs a lesson in Customer Service basics. I'm not sure anyone taught her what that means. I wouldn't move here had I known about this ridiculous inflexibility. They have no desire to work with you whatsoever. What the x do I need that for?? I have all the emails. I guess this is what you get when you hire people who never graduated from elementary school. This is not a home it's just a building we are now forced to stay in while listening to senseless threats from people with no training in what the term "customer service" means! . My wife and I were so disappointed with the management at Addison Ranch. There were three different experiences that contributed to our disappointment and frustration. 1. We had bed bugs, TWICE. There was disagreement over who brought the bugs into our home. My wife and I are very clean people. We needed to prove our case SEVERAL times so they would not charge us for cleaning fees. I even needed to consult a lawyer. This all happened while my wife was due with our first child, and contributed to great stress and anxiety for us both. 2. Our car was TOWED in the middle of the night and we were charged over $700. Parking is AWFUL at Addison Ranch; I can rarely find a spot inside the complex after coming home from work. Visitors have to park in the surrounding neighborhood. Management tried to implement parking passes to residents to counteract this issue, but it proved to be ineffective, because our car was towed EVEN THOUGH OUR CAR HAD A PARKING PASS. 3. There were HIDDEN CHARGES. Upon move-out, we received our security deposit back, which was only $125!!! We had put down $800, which means there were almost $700 in fees. This was after we had vacuumed and thoroughly cleaned our apartment. I had even called the office before we moved out to confirm if we need to remove nails, patch holes, etc. They said no. If that's the case, why were we still charged??? From our personal experience, I would strongly advise that you DO NOT move into this complex. There have been three changes in management over the past 12 months we've lived there. This inconsistency has resulted in poor and unclear communication. Consider other options. read more

No where in the lease does it say you have to have a "licensed professional cleaning company" clean your place upon move out. I paid my regular cleaning person cash to clean after I moved out. They even cleaned the OUTSIDE of the windows. It was brand new when I moved in. Other than a crack in the crisper drawer (fridge is to close to wall to take crisper out to wash it...renter beware!) the place was still in BRAND new condition. I work 80 hr weeks. So I was hardly home. In fact I used the stove less than 10 times. I totally can understand being charge for the crisper drawer. Whatever. $40. But they charged me $250 for cleaning services! When I argued they said send us a email. I did. No reply. Totally ignored me and sent me a check minus my final water (again understandable!) the drawer AND cleaning. Do not waste you money. The walls are thin. You can hear neighbors snoring and children screaming at all hours. People park in your parking spots all the time and it takes forever to tow them. We had ants HORRIBLY and even had to have a rat box put outside our patio because a RAT ran across my patio during the day when they were doing some landscaping and digging by my place. We also had a major pipe burst in the ceiling of the master bathroom when we moved in due to crapping/fast building. Again. Don't waste your money. read more

I absolutely LOVE these apartments. It's our first time moving out and our moving experience could not have been better thanks to Bradley. Bradley helped us find exactly what we were looking for in an apartment, then walked us through every step of the process to ensure we got the unit we wanted. He was incredibly kind, passionate, and responsive any time we needed something or had a question (and there were lots lol). We were living in our dream home within a week of touring! We have been here almost 2 years and really enjoy the property. While the complex wasn't completed at the time it is now and it looks great. New pools, new gym and the landscaping looks great Any maintenance request has been handled quickly, thank you Ramon you are awesome, with a follow up email to make sure the repair was handled To our satisfaction The property is located close to everything you could need including transportation to SF and Santa Rosa. We attempted to apply for an apartment here. The staff (aside from Jaclyn) were dismissive, disorganized and repeatedly contradicted each other. Our situation was a little bit difficult, but at every attempt to rectify things on our end we were met with 'um... I dunno, let me ask my manager'. Bradley was the worst. He was rude, he threw my husbands passport at him, and when he called me by my middle name and I corrected him, he said, 'nah, I'm just going to call you that anyway'. When he contacted my husbands employer he was rude and brash. When I offered my bank statements (which are from a European bank) I was told this was fine. When I didn't hear from them I called and was asked if I was Russian. I corrected them (YET AGAIN) and was told they couldn't use the t because they couldn't verify it. Unlike every other apartment I've ever rented, who seemed to be able to verify quite easily. Ultimately they wasted our time and we were forced to move on. Given that we have to move in less than three weeks, the fact that they wasted a week of our time is infuriating. The property is gorgeous. The management is garbage. I'm guessing the previous reviews about Bradley were written by people who knew him, because he seemed to know nothing about customer management or his position. It's a shame, because this place could be wonderful. Fix the management, they're the problem. read more

Brad and Denise are as helpful as they can be when addressing my questions, requests, and concerns. They display the listening and problem solving skills necessary to manage such a large apartment complex and the various issues that can arise. I am typically satisfied with their service. I have lived in this apartment for almost two months now. While I do understand some of the other reviews about frustrations with new construction, I am a contractor myself and I believe the minor issues I have had with the building were the best option the new construction team had to bring the old buildings up to today's safety standards and codes and they've done a good job with what they had. The new management and staff have been extremely accommodating. I had a few issues come up in the first two weeks that were immediately addressed and fixed, often within the hour. I don't understand the review about the bottom floor yards being smaller than the upstairs balcony; that's simply false. I haven't received a single "new rule" notice that another reviewer mentioned either. I also have not seen any of the police incidents that the other reviewers have mentioned nor would I place blame on the new management if I had. They do have a security team but legally, every security guard has a limited list of actions they can take other than calling the police. The new staff has been so nice and helpful through our whole moving process, they have invested time in getting to know each of my direct neighbors and I so I find it difficult to believe the other reviews about the staff. I even watched one of the staff calmly and gracefully resolve an issue with an angry aggressive tenant. The location is superb, if you know Petaluma I don't have to tell you that East Washington and South McDowell give you access to everything you need and you have a school and small park between you and the traffic sounds. My only complaints are that I have been struggling with the internet here (which obviously might not be their fault) and my yard isn't finished yet but both of these things will be resolved in time. I would recommend this place to a friend. I almost forgot to mention there are brand new energy efficient appliances including dishwasher and a washer dryer combo inside each unit and they will take your garbage out if you leave it at your door. read more
