I rarely write reviews, but I had to for this property. Every question I had was answered quickly and communication was clear. What stood out most was how respectful and organized they are.If you're looking for a property manager who treats tenants like people instead of numbers, I definitely recommend working with Shannon. Shes an asset to the company! read more

If you're looking for a smooth, stress-free move in Santa Rosa, I highly recommend connecting with Shannon at Arrive Sonoma Ridge. From the moment I reached out, Shannon was incredibly helpful, professional, and genuinely cared about making sure everything went perfectly. She answered all my questions quickly, walked me through the process step-by-step, and made the entire experience feel easy and welcoming. The community itself is beautiful, well maintained, and in a fantastic location in Santa Rosa, but what really stood out was the customer service Shannon provides. It's rare to find someone who goes the extra mile like she does. Another big bonus is the 24-hour gym, which is perfect if you have a busy schedule and still want access to great amenities anytime. If you're currently apartment hunting in Santa Rosa, do yourself a favor and ask for Shannon. She will take great care of you and help you find the perfect place to call home. Arrive Sonoma Ridge 2900 St Paul Dr Santa Rosa, CA 95405 Trust me -- great communities are important, but amazing people like Shannon make all the difference. read more

Nice property with so much to offer in amenities, gym, pool, laundry, play for younger kids. Friendly staff.

how they try to do at this place once you move out is keep your deposit. We kept everything perfect had maids come in at the end. I can understand a minor cleaning but to change the whole carpets I call bullshit. Unbelievable. They just find ways to keep your money not a good place to rent. read more

The property was beautiful. The staff was very informative and helpful. Worth checking out.

Looked at an apartment which was beautiful. Location is close to amenities that are important to me. The grounds are very nice and it seems pretty quiet and well maintained. The manager and the consultant were extremely helpful and friendly. read more

We have lived in the building for over 3 years and what once was a peaceful place to live has become constant harassment. Work being done all the time, constant inspections, intrusions into our units, threats to tow vehicles and punish tenants. Sandra is a terrible manager, argumentative and unhelpful with only a view to the property management bottom line. We were so happy here before and now this place feels more like a prison. Beautiful on the outside, rotten on the inside. No peaceful enjoyment. The tenants have been talking as a group and there is a feeling of unhappiness with the consistent harassment. read more

This property has deteriorated dramatically since new ownership took over. What was once an enjoyable and well-managed community has become an increasingly dysfunctional and frustrating place to live. Over the years, the conditions have steadily declined -- nothing seems to work properly, and there is constant turnover in management. It feels like there's a new property management team every month. The last genuinely helpful leasing staff member was Andre Garcia, who has since left. Since his departure, communication between tenants and management has broken down completely. The office seems disorganized and disconnected from residents' needs. Financially, the situation has worsened as well. Long-term tenants and those on month-to-month contracts are now charged the same rent. This year, the rent increased sharply by almost $200 -- from $2,549 to $2,735. On top of that, tenants are being charged over $100 per month for trash, while the City of Santa Rosa's provider, Recology, charges homeowners only $88 for three large (96-gallon) bins for garbage, recycling, and compost. The apartment complex also charges around $200 per month for water and sewer, whereas the average cost for a single-family home in Santa Rosa is approximately $165. Because of these rising costs and poor management, tenants are leaving at an unprecedented rate. The turnover is alarming -- people move in and out as quickly as customers at a gas station selling overpriced, low-quality fuel. While the property may look appealing from the outside, the reality of living here is entirely different. Prospective tenants should be very cautious before signing a lease. As for my personal experience, living here has caused significant harm to my family's health and well-being due to the property's failure to enforce its no-smoking policy. Cigarette smoke constantly infiltrated our unit. I reported this issue multiple times to management, but each time their response was limited to sending polite reminders to residents. At one point, they even confirmed the identity of the smokers but only provided me with an air purifier instead of addressing the root problem. This prolonged exposure to secondhand smoke has had serious consequences. My five-year-old daughter developed respiratory issues and now requires daily medication, including Claritin, Zyrtec, and a nasal spray. She often misses school because of her symptoms. During her pregnancy last year, my wife also suffered greatly from the smoke exposure in our apartment. Again, the leasing office's only response was to use the air purifier they provided. Earlier this year, I began experiencing chest pain and went to the Kaiser Permanente emergency room, where doctors discovered blood clots. I was placed on a four-month blood thinner treatment under close supervision, as missing even one dose could have led to a stroke. This period was extremely stressful for my family. Based on medical advice, and given the consistent exposure to secondhand smoke, I believe my condition was likely linked to that environment. When the smoke smell became even stronger in recent months, my family and I decided to break the lease and move out for reasons of habitability, as permitted under Santa Rosa and Sonoma County regulations. I have documented every part of this situation and intend to pursue legal action against Arrive Sonoma. My goal is not only to seek justice for my family but also to set a precedent for past, current, and future tenants of this property. I firmly believe I should not be required to pay any early termination fees under these circumstances. read more

If you value your privacy, do not move here. They enter illegally and without proper notice. They tell maintenance to go in while people are at work. This is the bare minimum an apartment should do to ensure tenant satisfaction and they can't even do that. I do not appreciate having someone walk into my apartment while I'm in the shower. I feel violated and constantly on edge living here. They have done this on more than one occasion and I have reported them for it. There are numerous other issues that the other reviews have covered. Needless repairs. Rude staff. Shifting blame. Towing your car out of your paid carport spot. Incentivized 5 star reviews (do not believe the good google and apartment.com reviews, they are fake). They seem determined to make it impossible to live here. I do not want to have to move, I'm sick of moving, but I can't live like this. I have tried so hard to not come across like a problem tenant to them but they make it absolutely impossible not to send constant complaints. I have overheard them calling other tenants crazy for being upset for these constant legitimate violations. The staff has absolutely no respect for tenants. It used to be a great place to live before this company bought the place in the fall of 2023. It's so depressing what it's become. And yes, a real estate investment firm is what bought them. Not even a property management company, but an INVESTMENT firm. It's all about money and tax deductions, not about keeping long-term residents or creating a good community. read more

DON'T RENT HERE: New Management Team and the old management team are and were horrible! Andre and Sandra now with the new management team. Let's just say no empathy or respect at all! No communication with to regards to any maintenance work at all! The supervisor Michael or Rudy? No idea what they are doing! My nightmare started the Friday the 15th. We noticed there was water in the hallway closet and at the entry of the door. The came and looked at it and said the plumber would be here Monday. Granted I had out of town family coming for the weekend. Oh boy! Well Monday the 18th came and the plumber came and they said he need a technician to come out, but that wasn't going to happen until Tuesday. They already put holes in the wall in the closet. I had asked them to please block the holes because I have a cat and didn't want her to go exploring in the holes. Oh did I forget to mention that they were tracking in dirt and I had drywall shavings everywhere. Now Tuesday comes and the bathroom was torn apart. Toilet put in the shower, vanity out and now more holes. With all this going on, not once did Sandra and Andre communicate what was going on. I had to call or send an email. And then they would call. Every call I got from Andre was not nice. He was rude, would cut me off from what I was saying and then proceeded to tell me that his deep voice was probably the cause of what I thought he was rude. Let me tell you, it wasn't his deep voice. Now Christmas is coming up and I know for a fact that there wasn't any work going to be done. Again I had to call them asking them what's up? Oh yeah it's Friday and guest what oh nothing is going to happened until the 27th. And Andre says to me oh it will be completed on the 27th. Nope! Didn't get done. I also told Sandra that I am requesting some sort of compensation due to this inconvenience. She said what inconvenience? Oh my, maybe the lack of communication and I can tell you that if this was your apartment you would be livid. She said she's waiting to hear from her supervisor. I'm like really? Get a move on it. Again no communication what so ever. Did I also mention that we had maintenance leave our door unlocked when they would leave. One day they left the keys hanging in the door. That was so unacceptable! And the maintenance guy Michael or Rudy whatever his name is said oh that was me. I'm sorry I got distracted. Oh hell! What the hell!! No respect. Well we had maintenance Steve come out yesterday because the new cheap vanity was leaking. Now Steve seems like a nice guy and very empathetic. He had to come by 3 times. He had to put the tracks for the closet doors back on because no one else did. And because of the the baseboards they closet doors don't close at the top completely. But then again, wait until the pictures come. So now with rent due tomorrow, I'm still waiting for a response before I dish out too much money! And another thing, this apartment complex charges for so much for Sewer, trash, hot water, heating element for your hot water, a fee for using a third party vendor and can't remember what more. So if your rent is $2500 add another $248 for your utilities and then don't forget you have your own PG&E bill for Gas and Electricity! That's ridiculous! I don't usually put reviews on social media, but people you really need to know about this place. I love the area but this apartment is ridiculous. They say newly renovated? Nope! Look closer to the paint on the walls. There is absolutely no storage! So Happy New Year to all! I'm hoping 2024 will be much better and I can find a better place to live! There are way more pictures but I'm only allowed 10! read more

This is the second company to try and renovate these apartments to try and turn old apartments into luxury $3000 apartments, but they're still old and you should know that going into it. Not only that, but management is not helpful when they have to move you out of the unit due to extensive repairs. I had several leaks going on in my apartment and had to transition to a hotel after only living in the unit for 5 months. The company only gave me $300 toward my several week long hotel stay and I eventually had to break my lease and go back home to live with my mother. This company should be ashamed with the way they treat their residents. While they struggle with bigger issues, like leaks, they constantly make needless repairs on the place (like swapping out the thermostat to something almost identical. I feel bad for anyone still living there. There is construction going on outside 24/7, they keep threatening to tow people who live here, they are tearing up all the perfectly good plants to put in nearly identical ones. Slapping paint on things that were just painted, etc. This company is run by a real estate investment firm too (FPA Multifamily, LLC), so it's all about squeezing that extra money out of you while giving little in return. They do not care about residents and their goal as a company is to pay as little attention to resident happiness as possible. I'm so glad I won't be living there anymore. Also, Sandra and Andre in the front office are horrible. Sandra is mostly just an airhead. She has no clue what is going on despite being the property manager. Her assistant, Andre, is passive aggressive with everything and will constantly try to shift blame. The head maintenance guy has actually laughed in my face when I had an issue. So they're tearing up your apartment for useless renovations and laughing at you when an issue such as unannounced water shut offs happen. And the good reviews? They are incentivizing those. Every week they send an email asking you to leave positive reviews in return for "rewards." So I wouldn't trust any five star reviews, especially those that have shown up from October 2023 onward. There's a reason they have a 1 star rating on Yelp despite their 4 star rating on apartments.com. read more

They are now under new management. They are making unecessary repairs and property management can't seem to properly communicate what time or date vendors will be entering our homes. It's difficult to live here now and feel comfortable, as I had maintenance knock once on my door unexpectedly, and enter my apartment before I had a chance to tell them to hold on. Most recently I was told to empty our closet for the electrical panels to be replaced, then after was informed that Sandra, the property manager communicated the wrong date to our entire area (about 6 units). Everyone prepared for the new date provided, but the electrician STILL showed up on the original date. They consistently say they are going to enter our apartment, and then either not show up, or show up completely unexpectedly on the wrong day. I highly recommend looking into other complexes, this one does not respect its residents or their privacy. check out google reviews too before you move forward with these people. read more
